We lived here for about a year, had one of their nicer units facing north toward the tree line. The buildings are older, and the rent reflects that. Maintenance crew works hard and are friendly. We noticed a lot of nice neighbors, many having lived there for many terms, imo, a good sign. Because the buildings are older, it was quite leaky/drafty for us, which caused a lot of allergens to permeate indoors. I don't think this is actually an issue for most folks, we're probably on the more sensitive side of this spectrum. I'm tickled that there's another review mentioning Vicki Hurst, we also noticed that almost every time we saw Vicki, she must've been having a bad day. I hope she's doing better now. read more

I usually do not leave bad reviews unless the same problem keeps happening and nothing is being done about it. We have only lived here since March 19, 2026, and we have already had several problems with our unit. The main issue is the washing machine. We have called maintenance many times, and they keep telling us they cannot replace it because it still washes clothes. Yes, it washes clothes, but now we smell a smoke or burning smell every time we use it. A single load takes over 3 hours because the washer keeps stopping during the spin cycle. We are only washing normal clothes, nothing heavy, and we always make sure the clothes are balanced. The machine still shakes hard and bangs loudly against itself. I believe the part inside that spins is not working correctly. Maintenance said they have done everything they could, but the same problem keeps happening. The noise is very loud, and the walls here are thin, so we worry about disturbing our neighbors. We started laundry around 4:00 p.m. and did not finish until after 9:00 p.m. because we had to keep stopping and restarting the washer. I also reported the smoke smell coming from the machine, but I do not know if anything will actually be done. Another problem is the noise around the community pool. Teenagers stay outside late at night screaming and making noise like nobody else lives here. It wakes up my baby often. We also have neighbors arguing loudly at night, and if you live under someone with dogs, you hear constant noise all day and night. We also had a problem with the microwave sparking. The first time I contacted maintenance, they removed a metal piece that the previous tenant had left inside. I do not understand why it was not removed before we moved in if it was dangerous. Maintenance then told me to clean the microwave because there was a black spot where the sparks were happening. I cleaned it, but it still sparked after that. I told them I would no longer use it because it was a fire risk and dangerous for my family. Only then did they replace the microwave. read more

The experience we had leasing here was honestly extremely frustrating. The worst experience I've ever had at any apartment. I'm a life long stonebridge resident - and these are not up to standard. We LITERALLY lived with mold in our bedroom and laundry room.. This made me SO sick. Confirmed that's what it was ESPECIALLY after moving out. - There was animal poop consistently on our steps. - A raccoon CONSISTENTLY rips trash apart and no one, including the tenants cleans up said trash. So it just stays in the breezeway and rots. Smells lovely in the summer. - Front office places responsibility on you if your trash isnt taken out/raccoon rips bag open (which obviously you're unaware it was ripped open and I work nights so I'd be gone and get home at 2-3AM to trash everywhere and have to pick it up) but don't provide you with a valet trash bin ‍ - They change trash schedules frequently and only communicate via email, not text. So, if you don't consistently check your email you have no idea the trash day changed. - The foundation of building 7 is f***ed. Our bathroom AND bedroom door only closed when it was cold outside. Otherwise, gotta with the door cracked bc.. it won't shut. - The front office lady is super confrontational and not at all understanding or willing to work with you on your issues in your apartment. - Maintenance literally walked in one day unannounced. I thought it was my boyfriend coming home and surprise! It wasn't. A man I didn't know opened my door and I was laying on my couch in my robe post shower - Installed blinds that didnt fit in the space so they caught and cracked - and yes they're trying to charge us for that. We moved out 2 weeks early (AFTER paying rent) and the leasing lady literally ran out to the car and tried to tell us we had to stay until the 9th when we dropped keys off.. which was hilarious bc no one is going to tell me where I have to live lmao. Like no ma'am we paid rent and we just want to get into our new place. And then she told us we had to pay for 9 days in March. Ummmm. We never saw that in the papers provided to us.. We moved out, took videos of the door split from the door catching the wall in the bathroom, videos/pictures of mold etc. and have records of anything bc we knew post move out was going to be a problem. We just knew it by the experience we already had. And we were right. We got a $1,500 bill. I haven't even looked at the breakdown yet because it's laughable. We are CLEAN responsible adults and not destructive - there is NO WAY we owe $1,500 ESPECIALLY after our deposit. Where did the deposit go??????? The damages were that bad it ate up our deposit and was PLUS $1,500????? Laughable. My mother would come over frequently - and said the same thing. WHAT DAMAGES? This place is robbery and a Karen runs it. And I really hate to leave a nasty review like this but it's the truth.. and when it comes at my expense you best believe I'm going to speak out. Look somewhere else.. trust me. This is NOT up to par for stonebridge and the rent amount. Pictures of our experience are posted on my boyfriend's google review. Yeah definitely would not suggest. First experience with an apartment after coming from a rental house. Loved here less than 2 months. They will make you pay the "valet trash" fee even though it's a hit or miss whether they actually take the trash. The best part is that when they don't take it you get to pick up the trash all over the hallway due to the raccoons that will dig it all out. Based off that I have hard time trusting anything that I could request maintenance wise and would rather do it myself. Just like how I'd like to just walk my trash to a trash can and not have to worry about food and trash being strewn all over the hallways. 10/10 would suggest saving the money and living elsewhere. Also I'll add the first day we walked in to move in the bathroom was flooding due to a broken or improperly installed pipe. This wasn't noticed by the leasing agent even though she had done a "walk through" to make sure everything worked. read more

Not even a tenant yet. I popped in yesterday afternoon because I happened to be driving down Virginia lol. I've been watching these apartments & Retreat for the last month or so. Figured I'll see the floor plans to kill some time until a dinner we had. They had just opened barely a few minutes before we unexpectedly arrived. Sarah was awesome & glad to show us around. My child was crazy hyper & way too "enthusiastic" about seeing everything but she was great with him. She answered alllllll of my rambling questions including discussing a lot of personal detail that you can't predict on paper. She helped with a lot of manual intake as well while the online system was being weird. The app process was still super easy & straightforward though. Really great experience & glad I stopped by. Also can't forget Matthew, who took the time to address all questions a few weeks ago at the very end of the day. It was that call with him that definitely narrowed it down to these last 2 places - unlike the unfriendliness of the ladies at Cypress who were inconvenienced that I called to discuss their online pricing lol. read more

I moved in on a short term lease and moved out as fast as I could. It was overpriced, included nickel and dime charges for services never received (pest control) or rarely received (trash pickup) and extraordinarily too many days/weeks the security gates were broken and left open without repair. Don't even think about moving with a pet! $300 each per dog deposit (one of mine died a week after I moved in and they refused to refund my deposit!) $50 per month per dog for "pet rent" and then charge me for a "dog smell" clean up (no accidents, just the "smell") after I move out? Do not recommend this place AT ALL. When I first moved in the unit was filthy dirty and it was clear no one did a walk through or sent anyone to make it move in ready. I made staff aware of this and nothing was solved. This the worst apartment that I have ever dealt with in my entire life. They absolutely do not care about their residents. My elderly mother could not continue to live on her own per doctors order and they wouldn't accommodate a doctors note stating she could not live on her own. We had to pay 2 additional month plus lost $600 deposit and were billed an additional $500 after move out with very little explication as to why. I would not suggest this apartment complex or management company to any human being. I have never left a bad review for anything in my life. I lived here for two years (2010-2012) and would never recommend it to anyone. When AMLI sold their property to MAA and changed office staff, get ready for excuses. One leasing manager told me you pay more because you live in Stonebridge. I don't think that's how it works... They raised my rent $95 once then $100 the second time, and added another $30 in fees. Their explanation was because my apartment was too low below market price and they HAD to raise my rent. Not to mention the added fees; $5 to mail my rent statements, $5 for pest even if I never had a bug issue, $8 trash pick-up, $4 utility admin fee which they couldn't give me a real reason behind that one. Then add sewer and water. Where I live now I only pay $8 for trash and maybe $10 for water paid separately from my rent. That's it. The apartment itself wasn't worth the money spent. I had water damage in my laundry room, poor water pressure, especially if they outside sprinklers were on and water damage in my bedroom around the baseboards. I had my water heater, dishwasher and and an oven heating coil replaced within 6 months of living there. The layout leaves for much wasted space.The patios for the small one bedrooms are so small my patio table wouldn't fit. The grounds are o.k., nothing special. The pool is really small and people abuse the privilege, staying in the pool til all hours of the night and way over the occupational limit on weekends. No one follows the trash rules. You are allowed to put your trash out on the curb between 6am and 9am. Most put out trash the night before, making the local critters (raccoon, opossum, etc.) very happy and trash ends up all over the parking lots. In McKinney you can water twice a week. They water ALL NIGHT two nights a week. So if you have a dog to walk, be prepared to get wet and eaten alive by mosquitoes. And forget finding a parking spot after 7pm or the gate working. The resident kids, purposely unhinge the gate to let their friends. Many of my friends and myself have moved out in the last 3 months. I suggest you save yourself the grief and not even try. HORRIBLE MANAGEMENT! My son and his friend were there yesterday, completed applications and were approved. Went in today to provide bank statements and sign a lease agreement only to be told they were actually NOT approved. Was told that the leasing agent read the results wrong. Seriously? It's either APPROVED OR DENIED....how do you screw that up?! Just an "I'm sorry" doesn't even begin to touch the surface of all the wrongs done by this facility. I read the bad reviews but honestly thought to give them the benefit of the doubt. So, we went to 2 other complex's, both of which use the same system for approval of applicants and what do you know?! They were APPROVED! That's right. APPROVED. Even printed out the forms for proof. I've lived here for 14 months and will be moving out soon (I'm moving for a shorter commute, covered parking and more space). I had a few issues with this complex: 1. Dog feces everywhere! The grass is like a mine field which is annoying because bags are made available. Not really MAA's fault though. 2. No covered parking unless you pay a lot more for it. After a hailstorm last year everybody was hit and a few people lost windshields. Including my wife and myself. 3. Semi slow maintenance. They could be so much worse though. 4. Cheap cabinets, counter tops, appliances, etc for the price. (However the size and location for what you pay was decent) 5. We lived on the top floor. For half of our stay there it was relatively quiet and nice. Then the unit under us got a new tenant who really loved rap music and was aggressive when addressed directly and indirectly. Around this time we also noticed our next door neighbors really enjoyed shouting matches. (The walls aren't SUPER thin but if your neighbors are animals you're going to hear them). 6. Children. Everywhere. In the streets in the evenings and mornings and they don't seem to give a s**t about you trying to come or go. 7. Not a huge deal but my car was lightly vandalized. An expletive was written in the dirt on my car which was discovered by my super religious in-laws. Cool, thanks. However the residents were very nice with very few exceptions. The staff was, for the most part, very friendly as well and attentive. I never dreaded having to talk to them or the maintenance crew. The lady who processed us when we signed up will definitely be missed. I wish she would come work for our new complex! read more

I have been a McKinney homeowner for 30+ years, and had to unfortunately move temporarily into an apartment complex in the McKinney area; I chose quickly and should have read the reviews first. Recently, a main pipe in the Attic flooded my entire building and all 3 floors. The response from this apartment complex Manager named Ashton Brantley was atrocious. I actually had to move my family out while they fixed all the damaged walls and ceilings and my furniture and possessions were damaged as well and Ashton Brantley offered no help whatsoever; Ashton offered no assistance in any way and did not even mention any apology. I would not rent here again and I would caution those in the McKinney area to seek another apartment complex. read more

We absolutely do NOT recommend this property. Our master bedroom windows have leaked since day 1. It has been 14 months of getting the run around. They send people out to "fix it" and it gets painted over until the next time it rains. I've gotten corporate involved, so we'll see what happens. Our dishwasher was missing a majority of the top rack prongs which hold the dishes in, never replaced. The dishwasher door has always been broken, never repaired or replaced. Now, our water heater has been leaking for 2 days with zero response from maintenance, even though I've called 4 times and it is considered an emergency. I've now gotten corporate involved in that situation as well. The walls and ceilings are so thin you can hear people cough, take showers, walk, and anything else that goes on. Aug 21, 2014 We were refused admittance to this apartment to view it prior to our move in on the grounds that it wasn't "made ready" and they were not "legally" able to show it because of liability issues. We were shown other apartments with the same floor plan and assured that the apartment we were renting was in the same condition. I repeatedly stressed that the condition of the apartment was of importance to us. We did not see this apartment until the morning of our move in. It reeks of animal urine, it is filthy, it hasn't been cleaned at all, the shelves throughout are covered in grease and dirt, the kitchen cabinets are completely destroyed down to particle board and are dirty, chipped and stained. The countertop is chipped and separating at the seams. The floor tile is separating and is ancient. The tile grout in the bathrooms is dirty. The "designer white on white appliances" they advertise on their website are nasty and have dents and broken handles, they are all yellow with age, have never been "designer" appliances even when new, which was many years ago. The tub and shower pan are stained and disgusting. There is caked on dirt on all the baseboards and the exterior concrete on the front entrance and patio are stained and dirty. The ceramic tile in the front hall is cracked and the grout has probably never been cleaned. I asked for the apartment to be cleaned again and a cleaning woman with a spray bottle and rag showed up which was completely insufficient to the problem. There was dried dog poo on the patio. The only solution the management has come up with is to move us into another apartment which is in a bad location and doesn't have the attached garage that we said was a priority. The management is refusing to do anything about the condition of the apartment and is offering excuses. They had a "cabinet contractor" come out yesterday to see what they would do about the kitchen cabinets. When he showed up he told me the process they would use to restore the cabinets, which right now I cannot even put anything into so effectively we do not have a kitchen in this apartment that is usable. Then the manager called me and said they would not be doing anything to fix the cabinets. We feel we are victims of a "bait and switch" tactic. This is in no way the "luxury apartment" that was advertised and that we were told we would get. They are supposed to reface the cabinets and resurface the countertops, the countertops are to be done next Wednesday and the cabinets drawers and doors we are now being told will take 3 - 4 weeks as they are a custom order. That was surprising as we had initially been told by the cabinet contractor it would 10 days to complete the cabinets. They are also supposed to power wash the front exterior and patio but haven't been told when. I got a call from a VP of MAA in the Dallas area. She was very rude and dismissive and very patronizing and informed me that these are old apartments and we would just have to accept the condition they are in. These apartments were built in 2001, they aren't old, just not maintained adequately and sufficiently. Age isn't the problem, incompetence is. We are not asking for a new apartment, we want the one we were promised in the condition we were promised. Some of the on-site staff have been wonderful but can't help feeling that their hands are tied. I was also told by the MAAS VP that since I found their cleaning crews inadequate (can't tell they were even in the apartment and did any cleaning at all!) that we could hire our own cleaning crew and be compensated for the expense (up at $150), which we will have to do. When the cabinet and countertops are being done ("resurfaced" instead of replaced, which is like putting a Band aid on an amputated arm.) we have to pack up and/or cover all the items we have been able to unpack and had to sign a waiver of liability for the countertop resurfacing company saying they cannot be held liable for any damage they do our personal items. And we have to vacate the apartment for 24 - 48 hrs and we have to pay for a hotel during the work. Wow. Continued to be frustrated and disbelieving at the way we are being treated. We did not do any of the damage in the apartment or cause any of the problems (which took a lot of neglect to develop on the part of the management company) and because we are not accepting the condition and problems that are present we are being treated as if WE are the problem! So I moved into a one bedroom apartment 6 months ago here on a 12 month lease... and i wish I would have done my research. The fact these apartments have 2 stars and horrible reviews doesn't shock me! Being a girl in my early 20s and living by myself security is a huge deal breaker for me. The gate is almost ALWAYS broke, and parking isn't included in the rent (unless you pay 100$ more LOL). I work night shifts so I usually get "home" around 11-12 in the morning and I have to park across the complex and walk almost every night. I mean the gate is always broke so it is open to the public to park at! 2. Management sucks.... bad... everyone is rude and I constantly feel like i am getting talked down to because I am young. 3. The apartments are built super cheap. The floors are laminate. My microwave is falling apart. And my dishwasher is broke. And i live in the "upgraded" 1 bedrooms. The cabinets in the kitchen don't even close all the way either. The insulation sucks also & the dry walls are so thin... I have never been in an apartment where I can hear my neighbors unlock their doors from my bedroom. So if you work night shifts and have to be up at night and sleep through the day, don't be shocked if you get noise complaints from simply walking or closing doors late at night. As far as insulation goes i can put my apt at 72 and be sweating and 69 and it feel like the North Pole 4. The pool is always crowded and is surrounded with trees??? So it's always dirty. Leaves and dirt are in the pool 24/7. They say the pool "closes" at 10, yet almost every weekend there are people drinking & partying at the pool at 2 or 3 in the morning. (The security officer quit or got fired so no monitoring the pools so much for "high security right?) I could say a million other things about this place but these are just the basics. Needless to say I am counting down the days till my lease is up. Please save your time & money there are way better apartments with nicer management in mckinney!!! So if u want to pay 1000+ for an apartment that's built cheap, no parking, no security, bad management, shit that is constantly broke, and a dirty pool Venue at Stonebridge Ranch is the place for you! read more

When your lease is up they automatically start putting notes on your door asking you to vacate apt and fill out an inventory of what needs repairs or in move-in condition. I lived and called the Venue @ Stonebridge Ranch for over 4 years my home with my girlfriend. We first lived for 4 months in a one bedroom apartment, then transferred into a two bedroom for more space, in which we stayed for 2 years, then back apartment into a bedroom apartment because of the pricing, and stayed there for another 2 years. We really loved this place. However the entire time we lived there, they had at least 4 different office staffs members (I mean not just one person, whole new crew including maintenance staff), so every time, it became a real pain quickly to constantly having to explain to some new about my apartment issues, since the previous ones never updated our file. Surely this entire place went to hell within the last year and a half. The craftsmanship of the apartment is very poorly. The Venue states, that they are a luxurious apartment, however you can tell right away, that all the material used are of the cheapest quality. You are being force to use their electric company (Co-Serv), and the Venue provides you with a trash bin, that you can place outside your door at night for the trash collectors to empty out. That's great, but the trash collection costs you $30/month, you can't opt out of it, and the collectors only will pick up the trash Sunday night through Thursday night. And if there is any report of possibility of inclined weather, they won't even show up. Anyways, the last apartment we moved into (1 bedroom), we were given only 24 hours to check the apartment for any damage, and to say at least that apartment was not move-in ready. We had stains in the carpet, on the kitchen counter, on the walls (which was due to water damage from a leaky roof), cracks in the ceilings and walls, and a few doors that had multiple colors on them, not sure if the previous person was indecisive what color the door should be or what. The stove and oven were left dirt, stuff caked/burned on, so we had to clean them first like crazy so we can actually use them. Fridge was also filthy, and under the sinks and inside cabinet drawers there were several stains and/or water damage. Had a big noticeable dent in the wall behind the entrance door of my apartment from the doorknob that was created from the previous resident, repaired it myself, since asking for repair seems futile. I have notified the management regarding my additional findings, and asked them to add those to my file. I was informed that it will be done, but found out now that it never happened. Luckily for me, because of previous bad experience from another apartment complex, I was able to contact my own walk-thru before the move-in with video/picture footages. I notice that while moving into the 1 bedroom apartment that there were several hornets flying around, at times preventing myself and my moving team from commuting up and down the stairwells. Luckily for all of my moving crew, nobody was stung. Found out later that several Hornet colonies have nested in the crawlspace under the roof. I had to remark to the management several time of maintenance repairs, like burned out lights, or their timer for the outdoor lights not turning off and staying on all day, and then turning off at night leaving the entire place in solid darkness. I also complained to management regarding kids playing in between cars, and then running into the road, and how dog owners would not clean up after their four-legged friend, and all my complains went unanswered. Same when I noticed non-residents entering the complex and using the services, which I pay for, like pool, gym, etc. The Venue claims to be a gated community, but it surely is not. There is a clearance by the fire station without any fence or barrier that you can simple walk right onto the apartment grounds, and behind building 9 & 10 is a creek, and NO fence again either, so again you can simply walking onto the apartment grounds. Not really that safe. I address my concern to the staff, but I just get blown off. I never received a call, but instead a bill. Here are the charges, from counter resurfacing - $191, carpet stain treatment - over $80, and get this, a whopping $15 for a cheap showerhead (found out from a maintenance worker that the shower heads are only worth at most $5). I don't think that the previous management updated my file of my previous findings, and now I am being charge for the previous residents mess and their screw-ups. I contacted the Texas Apartment Association for help.Well, I guess we'll have to see what will happen. It is sad that the entire time, the staff will kiss your butt, but after you inform them of moving out, the Venue will treat you like dirt, charge you for fraudulent claims, and scam residence out of their deposit even if you have photos or videos like me, they don't care. So to conclude, do yourself a big favor and stay clear of the Venue @ Stonebridge Ranch if you don't want to get your wallet cleaned out by them. read more

The cabinets are peeling and old AF - oh yeah, and there are parts being held together by duct tape... yup. This is almost like a second chance apartment, heck it probably is... needless to say it's ghetto! There is absolutely no parking. The AC units are older than the apartment managers grandma, so you electric bill is going to be high as a MF. The maintenance people look like they're on drugs, they probably buy them from some residents lol. Our journey with this apartment complex has been unsatisfactory at best from day one. The unit we originally looked at was rented out to someone else because of the lack of communication skills of the agent we were working with. We then agreed on another unit, which wouldn't be ready until three weeks after we were to move in to the original unit. This left us without a place to live for that time. We were told that we would receive our current rent with a six-month lease term. When we came in to sign the contract, the agent had written it up as a twelve-month lease term. We were more-or-less accused of being liars and management would not honor what the agent had originally told us, including a military discount, which they said they would honor but they usually do not have a military discount (but they have a fire/police discount...). Because of the run-around, we had already giving our prior apartment our intent to vacate notice and though they tried to help us out, we could not find a unit to move into at the price we had been paying and they had already found a resident for our apartment.
