Has been a very pleasant experience here at Orion McKinney, management is very friendly and helpful and in my experience maintenance has been on point. The units are nice and the apartment grounds and walking areas are beautiful. I love all the amenities they offer here and love how everything stays clean and well kept up with. Shout out to Timothy! Timothy was very welcoming and professional and got me into my unit and made the whole process as easy as can be! And shout out to the property manager Tamara as well! Tamara has also been very helpful and professional they all deserve a nice bonus and or raise! Needs an entire new staff and management team for the structure of this company. This place is trash! They stole items out of my apartment while I was out of town and all of my things were packed and ready for storage once I was moving out the ram-shacked my children's and my personal belongs while I wasn't home. Once I returned and saw what happened, I then called the office staff to speak to them about these issues and to further see why anyone would have been bothering my things on a claim that the apartment maintenance staff needed to do work inside of the apartment. They placed a few things (Roomba, Bluetooth surround sound speaker, etc.) that they stole that I mentioned over the phone and noticed that were missing at the time on the outside patio the profusely kept lying acting as if no one had taken anything out of the apartment. No cameras on the property, the gate stayed opened and messed up, no security. No regard of safety for tenants! Office staff are thieves, liars, and just down right unprofessional!!! I would highly recommend you to ALWAYS record every interaction you have with them in person or over the phone . I have proof of every interaction I had in person and on the phone with them . If you want your property to get broken into and see a person get stabbed , someone trying to break into your aparment in the middle of the night while you are asleep . This is the place !!! I lived here for over four years. Neighbors were good, management was not. I heard they have new management now, but rent hikes, high utilities, and poor management contributed to such a horrible experience, I cannot recommend this place to anyone ever again. Glad I got out when I did. The utilities in the townhome units are very expensive - between $140-$280 for an 1 bedroom over the course of the year, even with a smart thermostat. I moved out into a house, and my utilities have been cut in half. (Yes I called maintenance to inspect AC every summer I lived there, they told me my AC was working 100%) When I moved out, management told me they lost my final move out check, then proceeded to try and take me to collections just 3 days after sending me a bill, over 2 months after I moved out! I called, left voicemails, emails, and had to call the regional leader before finally hearing back. Nobody had any clue what was going on, and nobody would respond to my calls or emails. I ended up paying more than I should've, because I didn't want anything to dink my credit, but they definitely screwed me. Avoid like the plague, there are plenty of cheaper, newer, and nicer apartments within 10 minutes. Don't waste your time with this one. read more

Had to clean the apartment upon moving in. The kitchen light cover felt on my head numerous times as it wasn't fitted corrected. Shower rod was a cut piece of metal with sharp edges that kept falling over. 2 people from the office staff that acted like I was bothering them during their own conversation. Plugged up dryer hose that I had to take care of myself. Disgusting odor coming from the dumpster. Last ice snow mix in the winter of 2023 that I could not leave my upstair apartment due to them not salting the steps, and were too icy to go down. I'll share photos as well read more

if I could give 0 I would. I have lived in this complex in 3 different apartments over the course of 13 years. This last year 2023-2024 has been the year from hell living here! The leading office has hired people that have no clue what customer service is. I have even been hung up on by the person they deem as an assistant manager. When I reported this to the Manager at that time, all I got was , "oh, I'm sorry, she is a really nice person." "She may just be having a bad day." No, she is just rude, unknowing, unhelpful and just don't care. Now let's talk about maintenance. Every unit I've lived in, I have had to call maintenance consistently about the air conditioner or call the office about the garages. They are dented up, a couple times it fell of its hinges. You have to wait a week or so for them to get the people to come and fix it. In 13 years, the only update to these "so called" luxury apartments have been a coat of paint and a dog park. All they do is patch up things. Nothing has been done to these apartments to update the appliances, the lumpy flooring, faucets, lumpy shower floors, and the list goes on. In less than 30 days I have made has 4 maintenance request concerning the air condition unit. One time I was told that if it was 75 degrees on my thermostat, it's not an emergency. This was in the dead of summer in Texas. Also, I'm a 57 year old woman going thru the change of life. Who are they to get to tell me 75 degrees is not an emergency in the summer time. Oh and because the air conditioning units are old and trash, look forward to astronomical electricity bills. Also look forward to smelling your neighbors weed smoke, whatever there are cooking and you can hear them walking, talking. I called to ask for the corporate office number and they said, they don't have it, I have to call back Monday to speak to the manager to get it. This is just the recent problems, there is so much more, that I am writing a letter about to corporate. Lastly, there is one beautiful soul that works there, they call her Lee. She has been there for as long as I have lived here. I only wanted to deal with her and they didn't like it. When I would ask for her or only want to communicate with her, they force me to deal with the other incompetent people in that office. I have a couple more months here and I'm so excited to move. Let me start out by saying when they were trying to get me to sign a lesae they could not do enough for me. Now 10 months in to my lease the staff in the office are horrible, rude and just do not care. I have been having an issue ongoing for over 4 months with the people who live across from me. several reports made, police called twice. Staffing office even indicated "they were taking action" since the courtesy officer indicated to the leasing office himself that the people across from me were aggressive and suggested they needed to do something as he himself being an officer was concerned for my safety. So assuming they issued a vacate notice, the people across now feel like they can stand outside my window at all hours of the evening and scream profanities. as well take it upon themselves to bang on my door at all hours. i have never spoken to them and will not engage on any level. I called leasing this morning to follow up and they had the audacity to scream at me telling me i am not cooperating with them and calling the police. i was instructed by the courtesy officer to call him first. so i did. Also supplied two case numbers and the officers names. i will not be talked to in this mannerism and again they noted the manager will call me and never has. i asked for corporates number, wont give it to me. i have 5 months left in this lease and believe me i will be directly contacting corporate and will be calling the police if my neighbors even think of banging on my door again. Terrible experience here. I just cannot get over the office staff thinking they can raise their voices with me as if i have done something wrong! I've enjoyed living here. My neighbors are quiet and respectful. The staff members are always courteous and professional. Whenever I submit a maintenance request, they respond quickly. The maintenance team is very quiet while onsite making repairs and that's really huge since I work from home. I'm excited about the recent improvements the Orion management team has made to the property. Not the place to live for a forever home. We moved in April with my family and it was odd how we got in the apartment so fast. We looked over the apartment before we moved in the next day still had sticky paint on the doors and walls. It was basically hard to open and close the door. It seemed like they rushed and barely got anything done & cleaned before we got into the apartment. Anyways, the main point is...there were BED BUGS... Two months after we moved in, NEVER had these problems in our previous apartments. I had bites all over my skin ( my arms, legs and feet). Especially when it comes to bed bugs, once you see one...there's many!!! I lost all my furniture including my mattress in my room and I had to throw everything out. I was absolutely distraught and angry in the same breath!!! It gets worse, we tell the front office about this situation and they blamed it on us and pointed the finger & tried to make us pay out of pocket $900....for ORKIN to come in and spray out the apartment. A loss of trust and safety had left us when it comes to this complex. Furthermore, instead of buying a new mattress, we had to resort to an air mattress because we are scared (to this day) of this unfortunate situation happening to us again. Disgusting is an understatement. Had misfortune of residing here for 15 months. Off the bat the staff up front were RUDE. They all feel a sense of entitlement even though they are just reception workers at a apartment complex but you would think they own the property by the way they act. They will never call you back they will never answer the phone, several times I had to use a friends phone just so they would pick up. Not to mention I had warned them countless time to NOTIFY ME WHEN ENTERING MY APARTMENT I HAVE A RESUCE DOG WITH A ROUGH PAST and they continued all throughout my entire time there to enter at their own time without ever notifying me. Pet rent here is ridiculous as well. Loud neighbors. Constantly had ants all over my apartment biting my toddler and dogs! The water will run cold after maybe 10 minutes on a good day. My a/c was constantly going out. Power here is constantly going out in general. Pools were closed most of last summer and when they were open they were nasty. Gouged me when it came to returning my deposit and knit picked my apartment claiming it filthy. Minor issues and some dirt in a sink THAT WAS LEFT UNFIXED AFTER SEVERAL MAINTENANCE ORDERS PUT IN JUST FOR IT TO ALWAYS CLOG BACK UP THE NEXT DAY, also a scratched up stove LEFT BY THE PREVIOUS OWNER AND AN OVEN THAT ONLY WORKED SOMETIMES THAT WAS ALSO "FIXED" SEVERAL TIMES. I lived here for several years starting when it was called Grande Estates of McKinney. It started great and then became more faceless and corporate as the years progressed. All in all it was a decent experience. Except for the rats that damaged my engine wiring. And the faulty air conditioning. And the massive increases in rent. And the threats that they were monitoring us via camera in order to fine us for throwing away trash when the dumpster was full. And the attempt to charge me almost $300 for essentially sweeping out my garage after I moved out. And the fact that they turned me over to collections when I refused to pay it. HAVE YOU BEEN SCAMMED by Orion McKinney?! Read on... I was 7 months pregnant when we drove across 3 states to move to TX. It was a 5 day journey. I rolled up ahead of my husband to grab the keys for the apt just in the nick of time ( late Friday afternoon). They insisted I sign the lease right then and there. Exhausted and anxious to rest after a long road trip I signed the lease agreement. A short while later after settling in we noticed the lease was written to expire Aug.8th. The actual agreement which appears on all prior correspondence and documentation was for it to expire Aug.1st, a 4 month lease not a 4 month & 8 day lease. (Attached is the welcome letter as just 1 supporting document). We must ask a serious question here. Is it common to have a 4 month lease end at 4 months and 8 days? In addition how common is it for a lease to end on the 8th day of the month? Wouldn't it make sense when the lease document was written that the drafter would perhaps double check this end date? I called the office and went in person to dispute this. Surely they made a mistake by pushing our move out date an extra 8 days. DEAD WRONG! This seems like a SCAM! Each and every time we had exchanges with the staff they told us ' the computer made a mistake, however it's a legal binding document and we cannot change it'. One would think subsequent to the 'computer glitch' they could in good faith offer a refund of the additional 8 day charges. Nope, the GM is not interested in this. She is hanging her hat on the underhanded document signed effectively under duress. The strategy seems obvious. They see who wont notice the additional days and if you miss it due to being overwhelmed and/or exhausted with a move your out of luck and they get your hard earned money. This has all the indications of an underhanded SCAM! We have since discovered that others have experienced similar issues (interesting that the computer system glitch has been going on for so longespecially when the only party benefiting from it is the company with the 'defective' computer). After months of being given the run around as mentioned, we insisted to speak with the GM. We believed this was quite correctable and that it would be indeed corrected. Nope! She refused to change the move out date or offer us a refund which enriches this company with an extra $650.49! (Yes, that's 8 days after all the fees including a late fee of $150 due to our contesting of their claims). Also please beware, they charge a pest control fee. We asked numerous times to have the termite problem in our suite addressed. When they finally sent someone out, he told us he wasn't the right guy for the job but he would have 'the terminator' come. After a few more attempts to have this addressed there are now many holes in the walls and trim from termites ('the terminator' never showed). They will charge you but will not provide you with the service). What's next? They will charge us to fix the termite damage they refused to address? Luna at the front desk ensured we could drop a check for $115.00 intended towards having their cleaners clean the apt for our move out. We dropped the check with the memo stating 'for cleaning'. Suprise,suprise the office applied these monies toward the unwarranted $650.49 bill and not what we specified it for! We again approached the office in person but the assistant manager laughed it off saying ' I saw the memo on the check. But, if you don't pay up we just send it to collections. We don't care'. She also refused to apply the check to the cleaning. - As a side note, Luna was coughing and sneezing when we approached the office. She said she would stay away from our 2 month old baby because she had a cold. With this news we fled the room until Luna left! So let us get this straight. We still go to work when we are showing symptoms of a flu to share it with all?! In addition, our realtor was never paid the referral fee after many months of requesting it. I have lived on this property for over 7 years and have recommended it to several friends and family. I recognize the names on the negative reviews and I can tell the majority of them are angry about a specific incident, or because the previous owner (Grand Estates) let the residents run wild. When the new company took over, they started enforcing the rules and lease agreements, which helped filter out people who were causing issues. It set a standard that everyone is held to, not just some. Most of the people leaving the reviews are in fact those same people who were causing the issues. The crime complaints mentioned are definitely not isolated to this complex, as you will find out it happens city wide. I always feel my kids and I are safe here. I have definitely enjoyed living here and recommend it to anyone looking. read more

After going through a rough break up... and moving out of my horrible apartment at a close by community.... i was left with a bad taste in my mouth with apartment living. Due to needing something immediately... i was limited on options and pressed for time. I read the reviews for this place & was a bit skeptical... so i decided to take a look for myself. Very impressed... from start to finish!!! These ladies in the office were on it! I've been a resident for a few months and i love my apartment. So when I was 17 years old I was homeless and had no where to go. A friend lived at these apartments and decided to let me stay for a few weeks until I could get on my feet. I had a full time job and was hardly ever at the apartment. Well one day I was locked out because this friend was at work and I didn't have a key. As they would be off in an hour, I waited by the pool. The leasing lady had seen me a few times and asked me what I was doing there and I told her I was staying with a friend for a few weeks. She said nothing. Well that day I was at the pool some man in a Superman tank top approached me, keep in mind I'm a young girl in my swim suit. I told the man to please leave me alone. He then pulled out a police badge and said "I'm with the fu**ing blah blah police department you will answer my fu**ing questions." Turns out this undercover cop was the leasing lady's husband!!! My experience is mixed. I had an issue from the beginning with understanding the market rate which can change daily. When I viewed the property, and a week or so later, the rate had went up hundreds of dollars. Which is BS, in addition, they will tack on other fees no matter what your rate is. Morally this is wrong. But this is business and you are rushed to sign a lease. That's where you messed up, the management there will hold you to that signed lease. Which is fine except when it isn't. Move in day I noticed a roach. In the following days I noticed a LOT of roaches. To the point I saw roaches in the bedroom, bathroom, closet, kitchen, everywhere all day and night. I couldn't live there and had to stay someplace else, stopping by the apartment each morning to get clothes. And the office manager said I signed the lease. They did very little to fix the issue and told me they legally had time to correct the problem and how does she know I didn't bring the roaches. So, I decided to take photos and videos of every roach I saw (I still have every photo and video). And after a week of that, I contacted corporate and told them I was going to start posting negative reviews along with the photos and videos. It was THAT day that the office manager decided to do something to help me. I was allowed to relocate to another unit at the current market rate which was $200 less a month. New building was roach free. Of course I was freaked out and spent months anticipating roaches, but it was roach free and I enjoyed the apartment from that time forward. I was able to cook & eat in peace. As nice as the new unit was, it's still an apartment. Someone above me walked on their heels, so it sounded like they were stomping whenever they walked. They were up during the night going in and out of their balcony which woke me up with regularity. The constant coming and going of people in the parking lot. Dog poop everywhere! The crew does good job picking up after the residents, but people in general suck. People leave their trash bags next to the trash bins. Just freaking lazy. And then of course people dumping the trash from their cars on the property. The smell of weed. A lot of people smoke it on the property. In fact, I used to love taking my little boys to the pool on the townhome side, but once I was there where a big group of guys were smoking in the pool and passing joints around IN THE POOL. None of these issues were really the apartment management's fault. The fitness center is decent. The only downside is that it's small and will be an issue if other people decide to workout at the same time. I rarely saw anyone else in the fitness center, so it wasn't an issue for me. The area around the apartment is nice. It's located in a good area with access to everything. The ladies that work the front desk are pleasant and nice to talk to. The maintenance request are fixed promptly. The only issue I had with my 2nd apartment was that a lot of debris came out of the vents. You literally had to sweep the floors daily to keep from walking in grit. I bought a house so it was time to break the lease and go. You will be charged the full amount allowed when you break the lease. read more

So let me start off by saying this place is by far the best place I have ever lived in. From touring , to renting, to living. Every step of the way has been easy and great! The staff is super friendly, always makes a point to remember our names and families. They do small holiday events that makes the months fun and is a great community. Since moving in here we've had a few maintenance related issues and they've been solved so quickly. Today our water heater went out at 5 o'clock and they had two gentlemen in there fixing it so I can get ready for work within 15 minutes of me placing my maintenance request. So let me just start off by saying the only reason I downloaded this app was just so I could leave Orion McKinney a bad review. This was my first apartment on my own (19 y/o) and I couldn't have picked a worse one. First off the staff is completely unfriendly, they don't smile or try to make you feel like a valued customer unless you're the sucker whose about to sign the dotted line. They won't make eye contact, and when you have any serious issues they basically just shrug it off and make you deal with it. I will say however, that the maintenance guys are pretty much all great. The only positive thing I can say about Orion is about the maintenance guys. The complex would be better run by them than it is by the current staff, so cudos to you guys for that. In terms of my actual lease, I signed a 13 month lease in January of 2016 and they were telling me that I only signed a 12 month lease, even though I had proof to show otherwise, and of course that meant they charged me a nice couple extra hundred dollars for the last month just saying that the rent "went up". Also, they told me that they charged me the prorate for February in January's rent, sounds well enough to me, it's an extra 300 for the first 9 days of February. I started to regain a slight bit of faith in them for charging me the appropriate amount, but then I get an invoice saying that I have to pay close to 500 for 9 days in February for the prorate. 9 days! So all totaled they expected me to pay 800 for a prorate. It has illegal written all over it. I'm still disputing this as of right now, I'll report back when anything happens. No wonder none of the staff will look you in the eye or smile at you, they are too busy robbing you for that. Renters beware. read more

Well after reading all the reviews I can't wait to share my experience! I moved into these Apts in 2013 when it was Estates of McKinney I lived there for 5 years! When Orion took over it went to hell in a hand basket!! I recently moved out because I bought a house. I gave my 60 day notice in writing I left my apartment spotless I did everything I was supposed to do. I received a check in the mail for $33.77!! They said I owed 2 months water bill plus 32.00 for one day of rent! So needless to say I didn't get my deposit back! I have never been treated so poorly by so called professional people in my life!I was put off several times and someone would return my calls never happened! So I like to start out that I am a super chill person that never writes bad reviews, or gets upset at anything. I like to give people and places the benefit of a doubt. I give more chances to people than I should. This may be a long post, but please read it. I beg you. If you don't read past this, just don't move here. But I want to write this in hopes that it stops someone from making the mistake of moving here. Please do you and your family a favor and don't move here. I honestly wouldn't even give this place a star, but you have too. I guess I will start off with what happened this morning, My car was STOLEN off the property, filed police report and they found it completely totaled. Went to go talk to the Manager Lori right after it happened, and she didn't even make eye contact or ask us if we are okay, or anything. I'm sorry but if I was in her shoes even if I was busy I would be checking on the people whose car was just stolen and doing everything in my power to make them feel better. I guarantee if she was in our situation she would want someone to help her immediately. But nope, she was to busy to even look at us or even talk to us. We've had 3 attempted break ins, where our windows were messed with, and the door handle jiggling checking to see if it was unlocked. I'm a stay at home mom. So that is super scary. Crime is insane over here in this area, it may look nice but please don't let that fool you especially if you have children! Peoples cars have been gone through non stop. Last month my other car was keyed 3 separate times. and the manager didn't even seem concerned or try to help us or anything. She tried to make it seem as if it was my fault somehow. Like what even?!?! I don't make trouble with neighbors, I swear I'm super sweet, my family and I keep to ourselves. Not a huge deal compared to the other things above but we also were promised a parking spot, in past apartments, we'd always have to park super far away and with a toddler, we wanted a close parking space. On the day we were moving in and in our uhal they called us telling us we didn't have a parking space anymore, and we couldn't even buy a parking space, which we begged for. They've been working on getting us a parking space for almost a YEAR, a freaking year we have been told they are working on it. We can never get ahold of management either they are always "busy" and they'll get back to us. NEVER HAPPENS EVER!!! If I can say anything good about these apartments, the leasing agent Lori and Dan are awesome, and all the maintenance guys are sweet and speedy and I love our floor plan. But Lori the manager is awful and rude to everyone except if you are moving in so beware. There is more I could write, I feel like since we moved in Jan. 2017 its been non stop problems... ): and they nickle and dime you for anything and everything. so be prepared. Don't move here. We just moved out of our 2bedroom apartment/townhome with a garage.. as my husband took a position near Fort Wort..We would still be there today if it weren't for the job change. Our experience was always top notch. Our home was extremely spacious and all the amenities were that of a new construction home. The management treated us like family and we always felt important. All I can say is there's nothing out there as large and beautiful as these homes in any apartment community. Truly a value for what you receive. Thank you to Lori for handling any question with care and to the manager Susan for running a great office with true professionals. We received our deposit back. I have lived here for a few years and I love the community! The grounds are clean & maintenance is always quick to resolve my issues. My favorite part about being a resident here is that there isn't anything that I can't do online. There is also a catered brunch each month as well. If you're looking for an apartment complex that has a staff, especially Angela, with zero tact or professionalism - this is the place for you! Icing on the cake was the rude voicemail, email and phone conversations I had after moving out where they accused me of stealing a washer and dryer that was never installed at my apartment and then couldn't even follow-up to confirm they were not taking me to collections (as threatened) over their error. It made me so happy I moved and would not recommend this complex. read more

These apartments are not worth rating. The manager Lori has had my deposit since July of 2018, t have called on several occasions and even called today only to be hung up on. I called back to speak with Lee who informed me she was trying to find someone to speak with me on this and couldn't find anyone and hung up again. I called a third time to let her know that I would be out there to discuss my deposit but I thought against it because they may try and use that against me and not give me my deposit back. I have tried to get a corporate number or another apartment name that may be ran by the same people to get this taken care of and there is no one. I rented an apartment with Orion McKinney back in December 2016. Things were good until I lost my job and it became a struggle to pay rent. Though management was understanding, my roommate and I ended up going into eviction status so we packed our things and left. The keys were turned in on the 8th of September 2017 and by the 12th, we were sent to collections and didn't receive the final bill until the 16th, which had a plethora of charges that did not make sense. I emailed both Hayden and Laurie Chaney time and time again and they never responded to my emails. I even called the office looking for Laurie and showed up during my lunch breaks to try and make sense of the charges on my account with Laurie but I was always given some wild excuse as to why I couldn't talk to her or see her. I've been there recently to try and get an explanation from Laurie as to why I was prematurely sent to collections and she's always hiding in her office, claiming she's "busy". Something that should have been $3-4K is now on my credit as $8,000+ To make matters worse, I've practically been homeless because I can't rent another apartment. How the heck do you send someone a bill after you've sent them to collections? I'm ready to take them to court for making my life a living hell read more
