Overall, the community is just decent…read more From the outside, apartments are appealing and the pond is great to walk the path on a sunny day. However, a downside is the gate. The gate is always open. Anyone can drive in. In the two years I've lived here I've seen the gate closed a handful of times. An upside is, maintenance is super responsive and quick to address issues and honestly the best part of the experience but there were many wear and tears before/after moving in. Units are not updated, duck tape under the sink, and the A/C would stop working on occasion. Prices for a two bedroom was reasonable in 2020 when moving in but now that it has gone up to the price of updated units in more established towns, it's not worth it. Management is ok but I have had better experiences with other teams before. I have dealt with Manon often and she has been the most helpful, respectful, and communicative. Other members lacked in these characteristics. Lastly, the community only allows AT&T as your Internet service provider. AT&T does not offer fiber optics in this area so your selection of high speed internet is limited. Because of this, the internet will drop often and phone service is subpar even with other carriers.

His apartment is spacious, has high ceilings and a wall of large windows that provide natural light during the daytime. The unit is equipped with a washer and dryer, built in entryway cabinets with a hall tree, and a wine fridge. The secondary bedroom has a large walk in closet and the bathroom has plenty of storage space. The kitchen has ample cabinetry and counter space for meal prep. The unit also has wood like flooring and stainless steel appliances. The master bedroom is roomy and has dual sinks and a large walk in shower. Waterford has many amenities such as two pools, two gyms, two game rooms, two meditation rooms, and two lounge areas equipped with coffee/hot chocolate machines. They have various monthly events such as breakfast tacos, bagels for brunch, and pool parties to name a few. The leasing agents are very attentive and any items that are broken are promptly repaired. Barbara is the leasing agent he has the most contact with and he says she is amazing at setting up events for the residents. In addition, he said having the Frisco Fresh Market close and open on Saturdays and Sundays is very convenient for him to visit for groceries and the like. He enjoys being close to downtown Frisco to be able to participate in the different events hosted at the soccer stadium and in Frisco Square. I wrote this review based on his experience with Waterford and the brief encounters I have had with the staff when I visit him. Overall he says he enjoys living there because of all of the events and activities. He higher recommends Waterford for individuals looking for a luxury apartment with awesome amenities and ambiance and one that is close to coffee shops, sporting venues, shopping and restaurants.

Let me just say this, none of the other properties we visited had anything on this property. No competition at all. We signed our lease a day after touring with Barbara. We were skeptical just like many other people are I'm sure when looking for a new place to live. But Barbara was amazing, there are plenty of reviews talking about how great she is. She exceeded all of our expectations and was the most personable person ever. She made us feel so much more comfortable; especially considering the fact that my wife and I are new to Texas in general. Thank you Barbara! 10/10 would recommend considering Waterford to be your next home and would recommend touring with Barbara.

Unfortunately, my experience at move-out was very different, and I feel it is important to share that. On September 5, 2025, I provided notice of early lease termination and stated that my final day would be November 11, 2025. I planned to use the weekend of November 8-9 to complete cleaning before turning in my keys. However, on Friday, November 7, I received a call from the office informing me that I was scheduled to move out that same day and that my keys needed to be returned by 5:00 p.m., as a new resident was scheduled to move in on November 16. I work in Irving, and the apartment was in Prosper, so I had to leave work immediately and rush to remove the remainder of my belongings by their deadline. I later learned of a $424 balance that was reportedly sent to collections. I never received a final account statement, itemized bill, or notice of any outstanding balance prior to it impacting my credit. Had I been notified, I would have paid it immediately. During my residency, I consistently paid my rent on time or early. I am currently working to obtain documentation and clarification regarding the charges. I hope management will review this matter and ensure proper communication procedures are followed for future residents. I believe in being fair, which is why I am updating my prior reviews to reflect my full experience.

I recently moved because I got married and needed more space for my wife and our dog. Aside from that, this place was everything my wife and I needed and more. There are a few people who truly made this apartment feel like home: Guy Kohavi - Great Maintenance Assistant with amazing communication and an awesome attitude. He was always a pleasure to talk to and work with when finding solutions to normal wear and tear issues. Britnee Scott - Assistant Property Manager with a really positive attitude who was easy to work with. She made living there seamless. Lisa Smith - A very kind front desk representative who always did her absolute best to answer any question I had. If she didn't have the answer immediately, she would do whatever she could to get me one as soon as possible. Thank you so much to the Watterscape team for everything you did to turn our apartment into a home. I truly appreciate it.

Our daughter lives in a sister property and she took pictures of the property and was very pleased with all the amenities, pool, gym, pool room, TV room, game room, etc. Th property is beautiful and the apartments have a lot of amenities too. We love the Frisco Square area with all the restaurants, bars, library, Cinamark, Frisco museums, soccer field! Just to name a few. We love it here and highly recommend the Remy apartments!

Where to even start with this horribly run, awful complex. I suppose let's start with the staff. Here we go. I want to preface this with the property manager has remained the same since the property opened in April 2024, (I moved in May 2024) yet the remainder of the staff has had HIGH turnover. Stacey the property manager is rude, condescending, evades all accountability and will blame you for things you have nothing to do with. Stacey accused me of having a man living with me and ran with this narrative for 8 months and counting because I used a man's name for my doordash orders for safety reasons. I explained this to both she and the staff and I was still accused of this. She CONTINUED to blame me for this until I moved out too. It was the wildest thing I had ever experienced at any apartment. It wasn't framed as a concern either. It was a direct attack, a random email on a random Tuesday that read, and I quote, "is the man living with you gone?" Which this is a lease violation by the way so she was trying to get me for a lease violation. Mind you, I lived here for a year and a half with no complaints made against me. All the good reviews written about Hira are from her friends and family. I had a really horrible experience with her sharing my personal info with the neighbor beneath me. I had complained about the neighbor beneath me's smoking as they would smoke nightly and it would come up into my room while I was trying to sleep. She Called me 3 days later and said "yeah I told the neighbor beneath you that you complained and he was talking about you". WHAT?!??? I never met this neighbor nor did I have any idea who they were at all. She told them my personal information which is a fair housing law violation and they could've retaliated against me which I addressed to her and she rudely responded denying it. Stacey the manager backed her on this. I didn't have any negative experiences with Tammara or CanDase as I never met Tammara and CanDase I only interacted with twice. It was Stacey and Hira I had negative experiences with. CanDase is sweet but she seems to be afraid to stand up to Stacey. Maintenance - I have truly never met a more incompetent, lazy maintenance staff in my entire life. My washer leaked every single time I used it from the time I moved in until I moved out. There was never a time it didn't leak throughout my entire tenancy here. When I first moved in, maintnence was in my unit 3-4x per week "fixing it" but it was never fixed. I was initially told it was a drain line issue the first time they came to fix it (which it was). Ironically, as I began to speak up about why they had been in my unit 3-4x per week with no solution of it being fixed, maintenance began blaming me stating it was a leaking because I "used too much detergent." This was false as I had used the washer in a vacant unit at one point since mine never worked, I used the same amount of detergent and ran 3 loads, and no leaks. They continued to blame me and never fixed it. There was one time my washer had leaked all the way into my bedroom. For reference, the washer is located at the front of each apartment as soon as you walk in. I told Kurt the maintenance guy and he said he didn't believe me since I had cleaned up the water prior to him arriving. The water had leaked into the laundry room door and baseboards and Kurts response was "this wood doesn't mold due to the materials its made of" which I thought was a really strange thing to say as I've never heard of this ever as this isn't physically possible. Both he and the Whirlpool tech told me that for future leaks to not worry about them because the water will evaporate. Yeah, well my entire laundry closet and door ended up molding. BAD. Due to their incompetence. Photos attached. Mind you, I made the entire leasing office very aware of my mold allergy upon move in and even sent them a letter from my doctor stating my allergy to it. The lack of urgency with fixing leaks prior to molding was really insane. They're now charging me for this and won't return my security deposit although I complained about this as soon as it happened and it was never properly fixed by Kurt in maintenance.
