    Checked in so late the next day from our original, lovely Delta maintenance issues. The courtyard is nice. It looks like a world cool hotel. It's not in the nicest part of downtown though. The room is nice. Bed sheets aren't so nice and soft or silky at all. Would have been nice if the bathroom wasn't right next to the bed. Although it's nice to have a full kitchen, doesn't do much good not having any cooking utensils, bowls or silverware at all. Our second room is bigger, but now we have stairs to get to the second floor bathroom and bedroom. Every inch of the first floor creaks at every step. The bed is a queen instead of the king bed I had booked. The bathroom is smaller and has no sink counter space and the smell of sewage comes into the bathroom every time you flush the toilet. We didn't want to move again, since this is the second time this week we have had to move rooms due to an issue. It's not fun having to pack up everything and unpack twice in a hotel. $30/day for self parking. The gated parking lot is convenient, you can get it Valeted as well, for a little more. The neighborhood is so-so, a lot of vacant buildings nearby and some less than desirable folks hanging out close by. We mostly opted for drive everywhere around us.

    Beautiful and Quaint Hotel! We booked here for our 22nd Anniversary, because its ambiance and location. We got upgraded to the Presidential Suite and WOW we did not expect the outcome - absolutely stunning and homey! This place is old but well kept. The staff is super friendly and helpful! We highly recommend! 10 stars!!

    We stayed here in early August for 3 days and 4 nights. I would not book this hotel again if we returned to Omaha. Location: Location is good. Walking distance to The Old Market which has lots of shopping, dining, and bars. Internet: Internet is terrible. We checked in on the last day of the month and were there for three full days after that. The front desk gave us the wifi code, but neglected to tell us that it changes on the first of each month so on our first full day, we couldn't figure out why the password was no longer working and had to go ask the front desk if there was an issue with the wifi. The same girl who checked us in the day before, told us the password changes the first of the month, information she should have already provided us upon checkin. I needed to be able to work remotely while I was there and was not able to. I would connect my work laptop to the internet and it would work for about 15 minutes before it dropped off and wouldn't reconnect again. As a result, I didn't meet my required hours for work while I was there. As for my phone, I just left wifi off on my phone as it was faster to use the phone without their wifi. Hotel: It's a historic building with some of its original details which is nice and has been updated. Rooms are fairly small. AC worked well. The shower is super funky and has a really large step up/down (around a good 10") that felt really unsafe. The sink drained really slowly which was gross. The bathroom has really cheap bath products. The bathroom has one of those awful barn doors that offer only visual privacy and not noise privacy, but it didn't offer much visual privacy either. It was so heavy and the handle is in a shape that, if I closed the door all the way, I couldn't get back out! I had to have my husband come open the door from the outside of the bathroom. I had to leave it cracked each time I used it. Parking: They have a gated parking lot in the back which is nice, but they charge you $24 a night to self park which is really high. We had to do it because we couldn't find alternatives in the area other than meter parking which, according to the front desk, you have to renew every three hours via an app which would have been a pain to remember. Noise. We were on the second floor facing the front street. We didn't really hear any street noise. There weren't a lot of people staying at the hotel so it was quiet on all nights until our last night. Our last night was a Saturday night and several people had checked in that day. They all got in very late. The doors to the rooms don't have soft closing so they slam unless people take caution to close them gently so from about midnight to 1:30am it was a cacophony of constant slamming doors and sex noises through thin neighboring walls. Information: It's hard to know any specifics about amenities. There is no information available in rooms at all. No printed information and no QC code linking you to information and none of the specifics on the internet. Apparently they offered room service, but I'm not sure how you would know you could order or what you could order as there was no menu. There was no information on where to find the ice machine, the microwave, or the vending machines (all on different floors by the way). No information on the restaurant's hours for each meal service. No menu for the restaurant (except in the lobby, but it didn't have hours listed on it). They set out cookies every night but there's no information on that (it's 8pm which is oddly late in my opinion). There are definitely better places to stay if you're considering an overnight in Omaha.

    Wow this place is super cute, and at times the decor, and the art deco design of the building, turns from just "super cute" to absolutely stunning! Truly, I've never stayed in a hotel like this before that has actual character and isn't just another chain hotel, and I can't recommend this place enough! Plus the restaurant in here has pretty good food too

    On my first visit to Omaha, I stayed at the Magnolia and was blown away with how gorgeous of a hotel this is. There really isn't bells and whistles but it really is such a beautiful space. It's decorated well and definitely feels like a boutique hotel. There's a shuttle to and from the airport and employees that operate the shuttle and work at the hotel are super friendly. Will definitely make it a point to stay at this gorgeous space when visiting this awesome city again.

    Absolutely terrible experience ever! Being a self called 4 stars hotel, it does not has the services like it suppose to. A 4 STARS HOTEL, with only 1 towel! A 4 stars hotel with a 2Mbps internet, slower than using a 3g mobile Hotspot, even worse, it was not available half of the time I stayed here. Btw, I stayed here 3 days, at the premier Loft, cost me $359 a night! It is not worth it, and would not recommend this hotel to anyone who planning to visit Omaha! Disappointed...

Open wires near the bed and nightstand, stains on the floors that matched the blood or red/brown splatter on the duvet, dirty bathroom/hair on towels, and splatters on the walls. That was not a big issue but the next day I had absolutely no hot water so while checking out I mentioned that and was told the problem was known and now fixed. Why wouldn't you tell your guests that of this known issue? The worst part is that management questioned me for pictures after I left even though I complained in-person, right away and they moved me. I expect this kind of treatment if I booked through a third party app but not when I booked straight through the hotel. I've included the last letter I wrote to Guest Relations. It was my third and final attempt to get any sort of recognition for the ill situation. I was awarded 15k points (that I probably will never use) before Veronica even contacted me. Management and guest relations couldn't care less about making things right with the customer. She definitely took my last paragraph seriously and did not respond whatsoever. I guess if they're ok ending it like this then so am I! Hello Veronica, Personally, I would have liked to see the situation handled a little differently by starting with a callback from the GM, Jason Johnson. To me, that sounds a little more personable than an email and I didn't think it would be too much to ask since you are indeed in the hospitality industry. However, I will gladly send you the pictures of what I have to help assess the situation. Of course, I do not have pictures of the microwave not working properly, the smell of the room, or the refrigerator and shower temperature. I do have pictures of the text interaction between my mother and Haley after finding the mold and wires, as well as the lamp and splatter on the duvet. I was in town for a funeral and to reunite with distant family that I have not seen in years so forgive me for not taking pictures of the mold or wires. I was more concerned with spending time with my family instead of worrying about the hotel room. Keep in mind that I moved rooms rather quickly because of Haley being so responsive in fixing the issues. She was an absolute pleasure to deal with and I hope she gets the recognition she deserves even with due circumstance. I appreciate the points even though I'm not familiar with them. We travel at most, once or twice a year so I'm not sure I will use them but thank you for offering something more than a cookie or breakfast. I understand in your position that you need to be wary of guests who tend to over exaggerate their issues or concerns but I never thought I would be questioned for pictures over such obvious issues in the room. I suggest speaking with the housekeeping and management team about the unsanitary conditions of room 236. If my young children would have grabbed those wires and been electrocuted we would be having a very different and difficult conversation right now. I am not happy with how this is being handled but I am also ready to put this behind me so please do not feel obligated to respond. If anything, I ask that DoubleTree by Hilton Omaha-Southwest 'DO BETTER' because this entire situation could have easily been rectified.

This will be my go-to hotel to stay at while in town!

The only reason that I gave four stars is an issue that we had the day we checked out. I booked this location was it advertised to have hot continental breakfast starting at 6 AM. My husband and I we're down at 6:30 to find it nothing was there except for the juice machine. When we asked the staff what was going on in regards to breakfast, she said she was running late and it would be at least 20 minutes more. Since we needed to be on our way, we ended up grabbing breakfast at Dunkin' Donuts.

The bathroom of the room we booked was described as having "Shower with hand-held shower hose and shower with built-in transfer shower seats." (These descriptions have subsequently been removed from the website, but we have screenshots. Curiously, when I called the 800 number during this stay, the rep told me that only corporate can change website items. The room we were assigned had only one grab bar, no shower chair of any sort (a built-in transfer chair was advertised), and no hand-held shower hose. We went to the front desk and asked for a shower chair, and the front desk person (who was doing his best to provide good service) was told by the general manager that they had no ADA shower chairs. The GM refused to talk to us and made the employee take the brunt of our frustration. The GM's solution was an old, dirty folding chair (We have photos) to place in the tub for my wheelchair dependent daughter to use. This is not a safe, ADA-compliant solution. We were told that the folding chair is the only shower chair available at their property. We were given a second room with a better tub and better grab bars, but the toilet seat was completely unattached on one side. When we reported it, they offered to move us again, which would have been the 3rd room they had us look at while finding an acceptable ADA-compliant shower. The next day, we went out to a hospital supply store to purchase a shower chair, only to come back to find the toilet seat fixed (thankfully) and a small, previously used shower chair in the bathroom. Good for in-shower use, but not a transfer chair for a wheelchair dependent person. Upon asking the front desk about the shower chair, the clerk (different from the evening) was unaware that one was needed or requested. We were thankful for the chair, but we then had to return the shower chair we had just purchased. The purchase of the chair and subsequent return took 2 hours of our day. We were not told by any associate that they had located a shower chair, apparently from storage. The parking in front of the hotel is actually arena parking and is well-surfaced, but there is a sign that says "Arena Parking Only." The hotel parking lot is beat up with potholes. The handicap parking is on the far side of the building, and the closest door to it leads to two separate flights of stairs. IHG should seriously investigate the blatant disregard for the needs of its ADA guests at this location.

Needed a space directly off 80, which is maybe the only redeeming quality of this hotel. Booked 6 rooms through corporate not directly through hotel. If I were corporate I'd be embarrassed to have my logo in this building. Called ahead letting them know that we would be arriving a little late. They informed me that they would need to charge our card before we arrived because they were full. I said that was not a problem because we were on our way. Had I known then what I know now I would have RUN FOR THE HILLS! Drove into zero parking spots. 5/6 cars parked in two spots. Back door propped open at 1am for anyone to walk in. Loud music blasting in the lobby. 2 or 3 men walking the parking lot, not sure if they were guests or not. Not exactly something you want young men and women around. We should have left right there, but we were tired and already paid for the rooms. We went to rooms. They were disheveled, dirty, and stinky. Walked past two rooms that smelled like weed. One of our rooms smelled like someone smoked a pack of cigarettes in the room, to which the desk said "oh no one is smoking these are smoke free rooms." One room had food crumbs on the floor. Another room had tooth paste on the wall and curtains. Bathrooms were not clean, floorboards cracked and warped. And this was a few of the things we found in the 30 minutes we were there. My wife got in the elevator and a man asked if we had ever stayed there before. When my wife said no he told her to check the beds for bedbugs and don't watch the movies. One of my students when we were leaving was asked by a guest if she was leaving. When she said yes, the women said "I wish I could leave too." But wait there is more...when asked for a refund I was told that the manager was the only person who could issue a refund. I should call in the morning. So after driving through the night rather then staying in this hotel I called and was told this illusory manager would be in at 11. So I called around 3 because I fell asleep after driving all night. Was told, surprise, the manager was not in and never came in. I was told he might be in tomorrow at 9, and when I asked why only one person could issue a refund, the front desk turned rude and hung up on me. I called corporate and they filed a complaint for me and she told me that there were lots of similar complaints. But only the hotel manager could issue refunds. I highly doubt that I will actually hear from hotel management, except they are really good as posting on here saying sorry. But if I can save anyone else the nightmare of booking here it will be worth it. Put down the book button and back away slowly. Maybe try Council Bluffs.

We had a standard K room & went almost immediately for the bed, exhausted. Which brings us to the bed... she was worn out. Not getting old, not starting to wear. I'm talking sit on the edge and slide to the middle before being swallowed up by this very beyond it's best buy date mattress. Lastly, the breakfast room is huge & had tons of options. We didn't look at them all. No bananas, tho... only apples. In all fairness, every property we stayed at this trip, regardless of brand, had no bananas. We had boiled eggs, scrambled egg-like substance that was loaded with veggies & the hubs had a waffle. Coffee was drinkable. For under $100 to crash, it was acceptable. I'd prefer they raise the rate & get new mattresses!

At check-in, I noticed I was not offered a room upgrade despite holding Titanium status. Because I had a meeting, I couldn't address it right away. Later that day, I spoke with Eric at the front desk--and that interaction alone guaranteed I will never return. Eric was rude, dismissive, and clearly uninterested in doing his job. Instead of assisting, he deflected responsibility, stating he had "just logged in" and implying I should have handled it earlier. He then brushed me off by saying he would "let them know" in the morning--completely ignoring the fact that upgrades are based on availability at the time of request. When I tried to clarify whether he understood Titanium benefits, his response was vague and borderline sarcastic. It was obvious he either lacked basic knowledge of Marriott Bonvoy elite benefits or simply didn't care. Either way, that level of service is unacceptable. To make matters worse, I was told at check-in that Titanium members would be charged $50 for a late checkout beyond 3 PM--this directly contradicts the guaranteed 4 PM late checkout benefit. Providing inaccurate information to elite members is not just frustrating--it reflects poor training and mismanagement. I travel frequently across several states and stay in Marriott properties often. I have never been treated this poorly or with this level of disregard. The combination of incompetence, misinformation, and outright disrespect from staff is inexcusable. I will NEVER stay at this property again and will actively discourage others from doing so. There are far better options in the area that actually value their guests and honor loyalty benefits.
