The con is that being an old apartment complex, you can tell they haven't upgrade many things, like kitchen and carpet seems to be unchangeable (even though that seems to be a common thing at many complexes I have been). Another con from my point of view is that everywhere you go smells curry food. I like Indian food but those smells can be truly powerful and annoying if you want to smell lavender, for a change. Also the pool area seems dated as compared to new complexes. Overall is nice because of closeness to so many things and having a great park nearby too.

The landlord complains about "heavy walking" with upstairs residents as if anyone tries to walk heavily. It feels like you have to walk on eggshells for this landlord to be happy with you. Meanwhile, the rent has gone up by $100 a month. I don't recommend living here. The sister complex is on Balboa where all of this toxicity is.

And when they finally returned the deposit after a month of us moving out, we were slammed with $300+ in cleaning related deductions. This is against the law since it had been more than 21 days since we vacated the apartment in perfectly good condition. The landlord Hugo just refuses to respond to text/email/calls/voicemails even now as I try to resolve the dispute outside of court.

The management isn't going to accommodate you in a best way after you signed the lease. The location is great and the neighborhood is good, but inside the building is another story. The property has a paper-thin walls, you can hear neighbors walking in adjacent units. The noise from the faucets is so loud that might wake you up when people take showers at night. A constant smell of cooking food is everywhere, in halls, in the unit and it's coming from other tenants prepping their food. If the unit is facing the parking lot, you might also get a smell of weed or cigarettes. Some people "relax" in the back of a parking lot daily, and it's getting to a building. These are only minor things that some could find annoying. But it's hard to not notice a trash smell inside the building in the summer time. Don't rent units close to a trash disposal or elevators (too noisy). Avoid units facing an adjacent lumber store. It causes a lot of mill dust from its operations. If your unit doesn't have an AC, ask for one. It gets too hot in summer, with the AC always on it gets to 80+ degrees inside small units. Anything facing the pool is right under the sun path. The good part is that you'll get a ton of sunlight, and it's constantly bright in rooms in winter times. All in all, beware. There are better places in this neighborhood. No loud slamming door noise even though I lived at right next to the exit. -. Management The manager is not always in the office, but I didn't have any issue that I needed to call/meet her. Email response was reasonably quick. They have maintenance portal and the response for maintenance is quick. -. Location Not to mention, location is nice - close to San Antonio shopping center, Walmart, Target, Safeway in a walk distance. Since it is located at the end of the street, it is a quiet place and street parking (for visitors) are easy. -. Utility Compared to other similar apartments, utility wasn't that high. (Again, I realized this after I moved to other apartment that has similar rent fee) [Cons] -. There is an A/C and heater - but not a central A/C or heater. A/C is attached to the window, and heater is a radiator, which is not that efficient. But, with this rent fee, it makes sense. If you find other apartments that have similar rent fee as this (in this area) & they have a central system, the utility fee will be skyrocketing, not as efficient as in a new building. If the heater runs by gas, it would cost much less, but it runs by electricity, this may cause more your PG&E cost. But utility fee itself is not that much. -. Caltrain noise This apartment is close to Caltrain railway, so there is Caltrain noise. If you are very sensitive to it, this is not your place. I could hear it, but that was not a big problem for me. (I would choose this noise rather than neighbor noise if I had to choose either one.) They kept replacing old windows with an upgraded windows that can block the noise (mine was before replacing). [Summary] This is an affordable apartment. No rental apartment is ever truly home, but Villa Cerise is reasonably priced in an ideal location…read morewith washer/dryer in each unit. Renters pay their own gas/electric and cable/telephone, but the rent covers water and garbage. Each unit includes one covered parking spot and at least one storage closet outside the unit itself. The one-bedroom apartment floor plan is not as open as the two-bedroom floor plan, but both are equipped with the same amenities. Each unit has a fire escape that is separate from the front door since the kitchen seems to always be situated right at the front of the unit. If you have plants or like to be on your balcony/patio a lot, don't even think about anything but a top-floor unit. There is a pool in the complex too. The location itself is right off El Camino at Mathilda and DeAnza/Sunnyvale Avenues, between 101 and 280 with Central Expy nearby. Even taking El Camino, it takes less than a half hour to get to Stanford University or Santa Clara University. It is within walking distance of downtown Sunnyvale (CalTrain, Town Center, and Murphy Avenue). The Villa Cerise complex is situated on the same block as: Trader Joe's, OSH, Aaron Brothers, Baja Fresh, Big Five, Peet's, Border's, Starbucks, Chipotle, AG Ferrari, Olson's Cherry Orchard Shop, PF Chang's, and many more shops. It is within three blocks of the Sunnyvale tennis center, Las Palmas park, Ginger Cafe, Smoothie King, Pak N Save supermarket, Toys R Us, Ross, Circuit City, Armadillo Willy's, Sports Authority, and Office Depot. There are buses that go from Palo Alto to Eastridge along El Camino (routes 522 & 22) and connect with the free #10 bus that goes to the airport (SJC), so if you are keen on leaving a smaller carbon footprint, you can take advantage of these. The interesting thing about Villa Cerise is that there is a company (ie, flock) of wild parrots that resides in Sunnyvale and visits the rooftops of Villa Cerise in the morning and late afternoon each day. The parrots are noisy, but when else will you live someplace with wild parrots on your block?! It is far from perfect, but a better deal cannot be found.
