Absolutely Horrible Place to Live…read more Riverwalk Apartments is, in my experience, an absolute nightmare. We are paying a lot of money to live in what feels like a dumpster. Cigarette butts are scattered around the property, dog poop is everywhere, and the entire place often has an unpleasant smell. My previous neighbors were renting rooms through management, and the situation became extremely disturbing. It looked and sounded more like a brothel than an apartment community. We even had women running around completely naked and banging on my door. We complained to management, but nothing meaningful was done. The parking situation is another joke. If you need an additional parking space, it feels like you have to be friends with the manager to use visitor parking freely. Residents paying thousands in rent shouldn't have to deal with this kind of favoritism. And then there is Jackie, the property manager. In my experience, she is one of the worst property managers I have ever dealt with. Don't bother expecting real assistance or having maintenance issues taken seriously. Getting a problem addressed feels like pulling teeth, and residents are left frustrated and ignored. For the amount of money residents are paying, this place should be clean, safe, properly maintained, and professionally managed. Instead, the experience has been extremely disappointing. Think twice before signing a lease here. Visit the property, look around carefully, and ask current residents about their experience before handing over your money.

Now they're pushing changes to how they bill water -- excessively delayed water billing (5 months!) is in violation of lease terms for "timely billing at pace Owner is billed", and recent proposal to change how water billing is calculated requires advanced notice and could not be applied retroactively to these delinquent water charges the property management group has yet to resolve. On-site management cannot give clarity to confused residents as property management company regularly provides none. Residents will likely have to absorb double billing (or worse) to "catch up" to these illegal charges, and people moving out may get hit with up to 5 months of illegal charges. Otherwise, community is nice. Pool is freezing cold though there is a heater. The gates provide good level of security from adjacent neighborhood which can be rough. On-site management is incredible - Mark and Lindsey are supportive of building this community and really care about their/our home - the people really make this place the sanctuary I needed to find.

I understand wanting to keep the property secure, but there's a respectful way to handle situations like this--and this wasn't it. A simple conversation would've gone a long way. If this is how visitors or delivery drivers are treated, it definitely raises concerns about how people are approached here. I hope management can work on being more respectful and professional in the future.

Our unit was definitely on the spacious end for a 1 bed / 1 bath, offering plenty of room and an abundance of kitchen storage, which was a huge plus. And we had assigned parking which is always nice to have in the Bay Area. What really made our time there exceptional was the outstanding support we received from our landlord, Abbas. He was incredibly friendly, attentive, and always quick to address any questions or concerns we had. It's clear he genuinely cares about his tenants and the property. The only reason we ended up leaving was due to a job change that required us to move out of state. I would highly recommend Gateway Apartments to anyone looking for a great place to live in Campbell. When I reached out to explore a possibility of moving in, I began with a tour which confirmed my desire to move there. I was met with a staff member that was kind share her knowledge of the space in place give details around the financials, which made it feel possible for me to find a way to make Bay Tree my next home. There was nothing available yet, but was put on a waitlist and notified right away when a space became available. We worked through the details of the financials and how to become approved. I had questions along the process and was met with patients and follow up to make sure that everything went smooth so that I could make my dream into reality. I'm moving in in a few weeks and looking so forward to a fresh start in this new community.
