This apartment complex and the unit itself are a dream come true! Spacious floor plans with tons of cabinets in the kitchen, upgraded appliances, heat, AC, beautiful landscaping, a pristine pool, a fitness center, and dedicated parking spot. Very serene and calming with so many trees and unique plants in the courtyard, feels like walking through a garden. The LVT floors, recessed lighting, and stainless steel appliances give it a modern touch, while still preserving some level of old world charm. The location is unbeatable: within walking distance to Whole Foods, Lunardi's, Starbucks, Philz, and lots of other stuff. Super easy access to highways (17 & 85), while still being tucked in enough that you don't hear or see them. The management staff is also really helpful and attentive. While signing the lease, they walked through all the terms and answered all my questions, leaving no room for ambiguity. Rex even allowed me to ship a couple of small packages to my new place a few days before I moved in and held on to them in the office until I arrived. This had a few basic essentials, like a pan and tea kettle, which improved my quality of life while I waited for the rest of my stuff to arrive from this cross-country move. As I moved in, I did a walkthrough and made a note of all the things that needed minor repairs (such as bent window screens and misaligned cabinetry). We were fortunate to call this community our home for the last three years and could not have been happier! Rex, the property manager is kind, friendly, responsive and was available anytime we had any problems or issues. I resided at Live Oak Apartments for one full year, and I must say that this community is EXCELLENT!!! Huge thanks to Rex Benetton who constantly made sure that the grounds were always kept neat and today, the pool was always sparkling clean, the gym was always in great working order and the facilities were always in great shape and everything always operated properly. Additionally the BBQ was always full of propane and the parking lot was always clean and cars were always parked correctly. What a great place to call home! Covered parking nice sized pool and gym .washer and dryers in- building that accept credit card. I lived here for 3 years and really liked the place. Nice apartment with air conditioning, a little gym and pool with bbq. It's a good complex with friendly neighbors. It's close to downtown and many stores and the park by vasona lake. A few loud neighbors moved in during my time, but they were evicted rather quickly. Everything on the property is maintained and kept clean. I would recommend this place to anyone. read more

We lived at Live Oak Apartments for 5 years and it was truly a hidden gem. We had the best view of Vasona Park and enjoyed every minute of living there. The maintenance staff and property managers were all so helpful and on top of things. If we ever needed something fixed, it was immediately addressed. We were grateful to have worked with all 3 property managers in the past 5 years, and they were all lovely, helpful, kind, and experienced. The grounds are maintained weekly and although some of the common areas were outdated, the apartments themselves were updated nicely with recessed lighting, vinyl flooring and crown molding. We were honestly sad to leave the complex when we moved. If you are looking for a hidden gem in an incredible location with walks to downtown Los Gatos or to Whole Foods or Philz coffee, this is the place to be. read more

Two stars because of the location. Its such a shame that such a good location has such negative management. Maintenance sucks here. It takes them weeks to fix anything. The assistant property manager Daphne is a nightmare of a person to interact with. Rude, unreasonable, unprofessional. We cannot wait to move out. We had mailboxes broken into twice and our tax documents stollen. Our cars broken into. Marsa, the property manager, is very friendly and responsive. My husband and I lived at these apartments for one year. We moved out because we were in a one bedroom and were expecting our first child, so we wanted a larger home. While we were there, everything was great. The property is well maintained and the grounds are beautiful. It is nice and quiet and the other residents are friendly. The reason why it doesn't get 5 stars is because of the move out process. Before moving here, please be aware that you will have to sign extensive (20+ pages) addendums to the lease agreement, one of which states you will pay for blind and carpet cleaning and painting upon moving out. The charges are not listed on this addendum, only the percentage of what you have to pay. We cleaned the apartment for a whole weekend and it looked spotless. What they expect is that upon moving out, you will have the apartment move in ready. We discovered that regardless of how nice you leave it and how much time you spend cleaning, you will be charged a $150 cleaning fee (not listed on the lease or addendums), in addition to painting, carpet, and blind cleaning, which is in the signed addendum. The cleaning fee is an automatic charge that is undisclosed. Out of all of this, the painting charge was the most frustrating. It was a total of $379. The only damage to the walls were the few nail holes from hanging pictures. In the receipt they provided us, they used 4.5 GALLONS of paint for walls, and 1 gallon to repaint the cabinets, all of which we had to pay for. They also repainted the ceiling! To give you an idea of these costs, we received $150 back from our $800 deposit. I have never heard of a landlord charging tenants to bring the apartment back to move in ready condition, this should be part of the landlord's cost of maintaining the complex. What had been a great experience living here ended up leaving a sour taste in our mouth, which is a shame. read more

This property is in a beautiful park like setting, attention to detail throughout. Everyone is very friendly and welcoming. Parking is not a problem nor is finding a nice quiet outdoor setting to read a book, take a stroll, get a great sunset picture or enjoy your own nice sized unit. The gym is never full and the pool is located in a great place, in the middle of the complex. Walking trails, downtown, Vasona and all of the summer live music venues within walking distance. As a Realtor, I would definitely recommend anyone who is not ready to purchase a home in the Bay Area to live here until they are. So this is hard to say, since this is there first "yelp" but hey..it need to be said. My husband and I and our little girl lived here for one year. Now being a home owner. I think its apartment's "jobs" to make your life a living HELL when you want to leave. I mean, I get it. You want people to stay, but there is NO NEED to make someones life HELL because they have moved on. Let me get this all together. So when we came to check out the apartment. We were okay with it. We knew that we weren't going to have our own washer and dryer. And we were going to live upstairs. Two things I must say. You never should do when you have a toddler. Well, in the pictures of the apartments you'll see crown molding. And I was very excited to get that. Well, only "some" of the homes have this. Second we move in, and I'm not sure why i didn't notice this before. But the day we're moving our things there. There is NO microwave! Now this was super weird to us? We are paying 2,000 dollars a month for rent? And we don't have a darn microwave? Call me crazy??? But if I saw a couple, with a child wanting to live here, I would some how say HEY just so you know this is EVERYTHING this home DOES NOT HAVE!! But whatever, we bought one. And moved on. So you can see how your going to pay WAY too much for very little. Really all your going to get is that "zip code" the LG zip code. And its really sad. Now come 1 year later, I walk into the office to let Frances know that we will be leaving. And we got a house. And come to find out our lease will be over in 5 days!!!!!!! NEVER did we ever get a letter asking if we wanted to stay or leave ANYTHING! So what we had to do, was pay day by day, until our leave date. And to tell the truth. That was ok. I understand people forget things. But what really upset me, and I really wished I took this place to court over was two things. First, Frances came into our home, to do a "check" without asking, or telling me. She will say she did up and down. But this women will lie straight to your face. It was unbelievable. Second Frances calls my husband after we've moved out, to say that she's going to remove all the carpet in the home, and going to bill us 1,600!!!!!!!!!!!!!!!! Thank GOD we work in Los Gatos,so i rushed over there to see what she was talking about. Now I'm not kidding you. She was talking about 5 states the no bigger then the size of a dime, that were a lite pink! Really???!!! I said??? I am NOT giving you 1,600 dollars for this? So while we were talking, or yelling more like it. She would flat out say that there is nothing she can do, almost a "oh well" attitude! Who in there right mind acts like that? To just take people money like this? So she jumps on the phone with the owners of this apartments. Telling her that I'm not going to pay, making the stains sound bigger then they are. I couldn't believe what was happening. So to make this horrible story come to a end. The owner of the Live Oak Apartment comes down with the price of 965 dollars. I gave them this amount of money right in the same day. So i wouldn't have to hear or see these people ever again. Please, do not live here! This women Frances, will take your money with out a care in the world. Will lie straight to your face, and talk to you like your nothing. I wished, I've taken this place to court for the lies, and the scam they did to my family. Sorry, but this is the truth. To the owner of this apartment, I hope you replace this women, and really look and see what she does. 2,000 dollars for these apartments are WAY over price...get a better place! I've been living here since 2008 and still love it! The people are friendly, the entire complex -- including gym and laundry room -- is clean and quiet, and the park-like landscape is beautiful, not cookie cutter. Tenants are quiet and respectful, too, and I just love the summertime sounds of kids in the pool. Marsa, the property manager, is professional, responsive and very friendly. She took over a few years ago and it's been a refreshing and wonderful change to have her overseeing the complex. Each of the grounds and repair crew are respectful, friendly and helpful. Although the kitchens could use a makeover and I wish there was an in-house washer/dryer, I am really happy to be living here. You can't beat the location either! read more

I have lived at LO's for 5 years and have been very pleased with the quality of life here. The company has spent a lot of money improving the buildings and the grounds and this continues. I have been treated well by the management staff and any maintenance issues have been dealt with in a timely manner. I am confused by the comments about noise, as I find it to be very quiet. The pool is in the middle of the property so you do have people at the pool in the summer. If you don't want to hear people at the pool you can choose an apartment in the back of the property. It is Los Gatos, so you do pay for the location, and the property is competitive with others in the area. A great location for the schools and access to the highways. So I give it a thumbs up!! read more

I have lived at Live Oak Apts for two years now. It is very well maintained and maintenance issues are taken care of immediately. It is extremely conveniently located. The major issue at the apts is the noise level. It is very noisy. If you are looking for a quiet complex, do not live here. The pool area signs to keep the noise level down are not observed, especially on the weekends or evenings. Kids are out there screaming and teenagers swearing and carrying on are disturbing. Even though the workout room has a front door and an air conditioner residents keep it open while in use and I can clearly hear phone conversations (especially if the talker has a loud voice) and the voice of the announcer on the TV! Asking mgmt to post a sign to have the door closed has gone on deaf ears. It is nice to keep the doors and windows open during the fair weather months and it is very annoying to listen to this chatter and loud TV noise at 7am in the morning. If you are one that likes to keep the windows and slider open ...beware!...very noisy! The "no skateboards" sign is not respected and not enforced. There are loud conversations in the back parking area in the late night and early hours which you can hear very clearly. People are not aware of how their voice travels and how inconsiderate it is. read more
