She seemed dialed in on Salem's property scene and was initially responsive enough to entrust her with my business. She had high ratings on Yelp and other platforms, so it seemed like a sure thing. I learned quite a bit in my year of working with her: * She's got a lot of ties with the Salem Housing Authority and various organizations in the local area. She has a good amount of experience with various forms and the process it takes to expedite them. * At 10% commission, her fee seemed quite standard for the area. * This is a family run business, consisting of Karen and her daughters. I believe she does most of the face-to-face work and makes herself available to tenants and prospective clients. * She takes Fridays off and most of the weekends. * She is not the most responsive with email. Most of our replies have been between 4 days to a week. * When in doubt, call. She is the most responsive in the mornings and is the least responsive in the afternoons and evenings. * She does not have an online system / portal for folks to check up on their properties. Instead, a monthly report via Quickbooks is scanned and sent as a PDF. The scans are likely done manually, given the non-stop alignment issues. * We had communication issues and accounting issues. They were resolved, but not without a lot follow up. At the end of the day, I think Karen is a super nice person but seems to be at a pace where it may be tough for folks who need an immediate answer. It would be recommended to be on the ground in Salem and to relay any thoughts in person.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

Initially they were very responsive to my concerns, but after sending pictures of the dying and horribly chopped trees and plants, they no longer responded. The landscaping was ignored for several weeks, then resumed with no improvement. There in ONE employee who is responsible for all of the landscaping in a 300+ retirement community. He has had no training in the proper care of trees, shrubs, roses, rhodedendrons, azaleas, perennials, etc. The arborvitae that borders my building are diseased and dying. It's very unsightly. I can't recommend their services.

I have complained multiple times when bad neighbors have occurred and although they cant just go off my word they have always walked me through the process to make a complaint and get the situation sorted out. I have always heard of places taking FOREVER for maintenance but with everyone of my experiences they get ahold of me within 24 hours and its usually my schedule they are going around. I recently wanted to move and didnt even think twice of applying for another management company or private owner because ive heard horror stories like the ones described in some of these comments but ive NEVER experienced that with Bertolucci management and for that I am grateful. Even now in my new apartment their has been a more difficult situation that I wont go into and up to this point I have had no problem being able to speak to someone about my concerns. Multiple people in the office celebrated with me as we moved into our apartment. I wanted to share my experience because there is always two sides to a story

    I don't know what these other 1 star reviewers are talking about. Ever since this company took…read moreover managing my rental property from Coldwell Banker (don't get me started on them), they have done a far superior job. Their management fee very reasonable and beats others. Normally you get what you pay for. Well, I had Coldwell at 11% management fee and this company had far superior customer service at a much lower percentage. I had to wait 3-4 days (if ever) to get any kind of response from my previous RM company. I work with Renee from Willamette Meadows and she always gets back to me in 24 hours--more often than not, she actually responds within the hour! We have had them do backflow testing as required by Salem and they took care of everything. We had them do a repair and they were on it. They check on the property to ensure its being kept up (as opposed to my previous management company that didn't do that and the lawn had to be replaced front and back). Bottom line: If you are looking for an inexpensive rental management company that cares about both its tenants and owners and responds quickly, look no further. It's great that I will never need to change rental management companies again because of their great service!

I was told after the approval for…read morethe apartment that I would get weekly calls, and I didn't receive any contact until I reached out to them. Even after reaching out, return calls were non-existent and after months of waiting I was told that I no longer fit the criteria to be eligible for rent. They told me I could pay 6 months in advance to move in, or I wouldn't qualify anymore. This is all after I had already been approved. Ridiculous company that I would not recommend anyone go through. I can't imagine what it would have been like to actually live under them.
