We had been under a management that merged with this company. Our current manager ended and left. We dont know why they departed this company as it was swift. but we had a new rental company now. Wow they never fixed anything on our house list for over 2 years. Our back fence / tree was sliced was down from weather we had reported it over 2 years ago along with a list. Since noone fixed anything we had multiple scarey people who would enter through the backyard due to the fence not being rebuilt. We had police activity due to suspects running through the back fence. Im disabled and its unfortunate that we had to deal with irresponsible company that just worried about the rent each month. I moved out. To be safe..I would not recommend them at all..The fence is still not fixed and the tree looks like it will fall on the neighbors home. read more

The Rivera apartments in Corvallis Oregon are all in all, a nice place to live. Its location is pretty perfect as many quality businesses and services plus bus service are close by. The property mgmt is alright and I have no problems with the way they conduct their business. A 1b1bath apt is roomy and rather quirky in a good way. I plan on renewing my lease and I enjoy living here. read more

NWPPM is by far the worst property management company in the Corvallis area. I have live in the same apartment for 6 years, there were two other rental companies that managed the site for at least 4 years before NWPPM. It was a very nice place to live, but when NWPPM took over they stopped staffing the office, they don't even have anybody in town because they are based in Salem. They failed to renew garbage collection so waste piled up for a month before they came to inspect the site for the first time. They do not keep up on site maintenance, it is near impossible to get the to respond to phone calls or emails unless you have the personal number of one of their employees. They do a poor job of maintaining their web services, and when there is an issue they put it entirely on the tenant, because in their words they're "doing everything [they] legally have to do." Which apparently does not include responding to tenants, because (again, in their own words) "communication from [them] is a privilege." Communication comes from them in the form of texts from various unrelated phone numbers, written letters in the mail, or emails from address that do not accept responses. Rent had been static up until they took over, since then they have raised rent twice at the maximum rate possible under rent control laws, and have announced another rent increase for the end of the year. When it is possible to talk to an agent face-to-face they have no problem lying to your face. They will tell you what you want to hear, but if you request it in writing you will never hear back from them. Their agents are incredibly unprofessional and lack the skills to manage any property, let alone one outside of their own range. The agent's excuse was that "[they] don't get paid for their gas to drive down here" so all responsibilities fall on the tenant. It is near impossible to get a response from the company, but you can expect to get regular letters informing you of new, arbitrary rules they are imposing. You will not be getting your security deposit back, they make sure of it. Since they took over rent has gone up 36% while doing less than any company has before. The continuously antagonize their tenants then ignore any of your concerns. Their behavior should be illegal as they have no ability to manage a site out of town. The only good part of dealing with them are the individual maintenance techs, who are contracted from another company, and they hate working with NWPPM as well. Dealing with NWPPM is not worth the hassle or the money you will lose to them. read more

If only review sites allowed 0 stars, but I am forced to give 1 star. We have gone 12 weeks with inadequate heat. We put in a maintenance request the first week of December, and initially they did respond to it. They sent out an electrician to inspect the circuit box and send an HVAC company to inspect the furnace and ductwork. They were informed that the ductwork needed to be removed and redone. They were informed that half the house is set to a single breaker switch and needed to be rewired or add extra amps for increased power usage. They said the repairs were unnecessary and too costly. I told them we had 2 small children, who are too young to know to stay covered up at night. The bedrooms are 10-12 degrees colder than the rest of the house during the day, and have gotten as cold as 47-50 degrees at night. We can't even use those bedrooms. If we plug in a space heater it instantly flips the breaker switch off. But they refused to do anything about it, then ignored my calls, emails and maintenance requests for 7 weeks straight. We had additional maintenance issues that went unanswered. I wasn't able to cook or use the oven from Jan 4-26th, we had plumbing issues where black toxic smelling water was flowing randomly out of an exposed pipe. I had to mail a letter in order to have them contact me. Even after all of that, they still haven't fixed the HVAC issues. They have sent 3 different vendors to inspect the ductwork, everyone has told them it needs to be removed and replaced. Whenever I ask for an update they say they are "waiting on the estimate" or "waiting on approval" I have spent the entire winter freezing cold and worrying about my children. They didn't even offer me a rent discount. Barely even gave me a half assed apology, instead they just said "we didn't know any of this was going on, you should've written in to us sooner." read more

I had to repair my own toilets my own screens cover a couple of holes on the wall this management is a complete joke please do not rent from them all they care about is the money. Renters beware. These folks are slow to respond, and difficult to communicate with. Worst, they have a company policy of not providing a rental reference for current tenants until AFTER the tenants have submitted a 30 day notice to vacate. I have never heard of any property management company having such a policy. Tenants have to turn in a notice to vacate BEFORE they have secured another place to live? This is nonsensical. read more

Let me tell you why I am of the opinion that you should view Northwest Pacific Property Management as a racist disgusting company that you should avoid at all cost. My sister and her boyfriend applied there, they lied about her boyfriend's demeanor, I think it was because they thought he was a Muslim because he had an Arab name, they denied him housing because they said he had inappropriate demeanor to have human housing apparently. When his story came out they sent my sister a cease-and-desist and threatened lawsuits for $10,000 against her and her boyfriend, what these clowns didn't know is that her boyfriend recorded everything, so her boyfriend went out and release the recordings to everyone, then filed lawsuits knowing that they would make him sign a non-disclosure when he beat them for tens of thousands of dollars which he did, but because he knew they were going to make him sign this non-disclosure beforehand, he was smart enough to distribute everything before the settlement meetings, so now it's easily provable that these people discriminate and lie about innocent people. They have also been fined for asbestos, avoid these people if you want the Good life is what I would tell anyone I care about. Now that I'm retired I'm going to spend my time telling everyone about this company and I dare you to come after me Pat because I will easily expose you and I'm not afraid of you, I'm going to teach everyone you have victimized how to go after you in the courts and in the media and how to go after anyone that lets you rent out their property when appropriate to do so! read more

First of all, we had to clean the house we rented before we moved in. It was surface cleaned only - not truly clean. Management wouldn't help us with a nightmare neighbor - and they knew about this neighbor. We found out a couple weeks into it, from other neighbors, that the nightmare neighbor was the reason for the high turn over of this house. People would live there a couple of months and then break their lease and move out. Of course, we had no idea of this - NWPPM lied right to our faces. The staff at NW PPM said it was our problem. We feared retaliation and/or violence if we called the police on the neighbor. We broke our lease and moved out. They blamed us for not being able to handle the neighbor. It ruined our lives. We had no place to go and had put a lot of money into moving to that house ie the deposit, furniture, towels that matched bathroom, washer and dryer, lawn mower, etc. We had to move in with friends and try to start over and save up money. They are awful humans and worse management company. read more

At first these people seem to be very nice. However, they eventually show their true colors. Well actually I suppose it's actually the main guy, Pat. Never ask Pat for anything because he will "forget" it, how he became the manger of this place is beyond me. Maybe he owns it so he doesn't feel he as to be "good". Anyway, he also takes as long as possible to get someone out to do any work that is needed. If a new appliance is needed it will be the smallest, cheapest possible. An old refurbished appliance is always their first choice. Make sure to take pictures of the place when you move out. They hate to give back deposits, and will mess things up for their photos to try to get you to pay more. I've heard of black shoe polish being smeared on kitchen cabinets, and pee on floors. I've heard of them trying to get $5000 to pay for "cleaning" costs. So get your own pictures, have people sign statements that your cleaned and that there was no damage to the walls or windows or window coverings. Because they will take you to court if you challenge any of their "costs". Or better yet avoid renting from them all together. read more

After another round with the office, we did finally get a small part of our deposit back and their 2nd check didn't bounce. They said it was odd that their check bounced. "That's odd, OMG that's odd that our check would bounce." Glad to be out and bought a house. Just don't! We rented from this company for 5 years. In some ways, they are a professional company. If you submit a maintenance request, they are usually prompt. In other ways it was an incredibly frustrating 5 years. 1) Threats of rent/trash going up. This was a constant during our time living here. We would get letters threatening us with rent increases if we didn't stop dumping so much trash. Seeing as our complex had a communal trash area, we had no control over this. It didn't matter in the end anyway as we saw massive rent increases and at the end they were charging for trash pick up. 2) Mold problems. We had severe mold problems in our bedroom, various closets, and the bathrooms. Per our lease agreement, we reported these issues to our landlord. They said it was our problem. We could barely stay on top of it in spite of having humidity absorber things in the closets and in our bedroom. We dumped cups of liquid of every month. Clearly something was wrong with the buildout. 3) Maintenance. While they would come out if we requested maintenance, I eventually dreaded putting in a request because I was blamed for anything we needed fixed. One repairman said to me (and I quote), "You shouldn't think of a dishwasher as something to wash dishes." He told me that if he came back and found any bits of food in my dishwasher he would know that it breaking was my fault. Every single thing I needed fixed he found a way to blame me for or harass me about. Again, to be fair, the maintenance guys were professional, had on uniforms and name tags and I didn't otherwise feel threatened. 4) Moving out. Plan on losing most of your deposit. That "refundable cleaning fee"? It's not refundable. When we moved in, our unit had a layer of dust/grease on it but I wasn't worried. I cleaned it myself. When we moved out, my husband and I worked hard to clean it to the level of when we had moved in. Still got dinged for the cleaning fee. So that's not really refundable. We also got dinged on a few random things. A lightbulb (kid you not) and a screen they replaced several years prior during our stay (that was damaged prior to us moving in). This company will nickel and dime you for sure. We were good tenants--no police calls, no noise complaints, rent always paid on time. Also, we did get a tiny refund but the check bounced. NWPPM didn't want to refund us the bank charge back for bounced checks. I had to go into the office and prove it. read more

When my father moved to assisted living I decided to keep his home and rent it out (and he needed the income), but I live out of state and did not have any other rental properties so I needed an excellent property manager. After meeting several 'recommended' property management companies (recommended by Realtor's) I was not impressed. I found Northwest Pacific through Yelp and it was the only Salem area property management company with any review from an owner - and it was positive. So I gave them a try and am 100% happy with the service. Pat started the company with the thought in mind that property managers, in general, do a poor job so he wanted to create a company that bucked that trend and does a great job - and so far they have done so! They have been managing the property now for over 3 years. They do a great job in several ways, but I'd like to highlight two of them: 1) Preparation and repairs: Pat is a licensed general contractor and has several handymen on staff. If he cannot do the job with his guys he'll sub-contract it out - and he knows who to use too. I had several mid-sized projects that needed to be done before the home could be ready to rent. 2) They also have in-house landscape maintenance crews which you can choose to hire to keep the place looking good. I was not happy with the crew my father had been using and although I could have kept them it was easier to use Pat's crew and they ended up doing a better job too. Every time I'm in town I drive by and the place looks great! Bottom line: Highly recommended! read more

I've been renting with them nearly 3 years now and overall I'm a satisfied and happy tenant. If I had one complaint it would be that maintenance could be faster or more communicative but really everything I've asked them to do has been taken care of. Any complaints about other tenants or renters I've brought to them was taken seriously and dealt with quickly which is a big plus in my book. Avoid like the plague!! We bought a house and had to leave our lease and we knew they were going to charge us. One extra month plus one half extra month. We paid that pretty hefty fee. We decided to clean the place ourselves and we did a great job but they still charged way too much for cleaning they said they had to do. Ex: "wipe out the cabinets in the kitchen and move the appliances to clean behind". We did all that and took pictures. They said there were picture holes in the walls. We never put up any pictures so the holes were there when we moved in. Unfortunately it is really hard to see how clean something was left or what little holes in the walls are there in a picture. They said I'm young and i don't have long credit history and the i start a new job this year, "which is bad to them i guess"my wife dont have rent history and that she does not make 3x rent ( which she does) i don't know why they said that if we gave them our pay stubs.. Did he tell you about his asbestos violation history before you signed a one year contract? Did he tell you about the fact that asbestos can take up to 20 years to take hold and that he could be legally on the hook that whole time? Did he tell you its possible for YOU to get sued for something that they do according to lawyers in Salem Oregon? Yes, read that last line again then call your attorney and get a referral for a lawyer who specialized in landlord issues. Renters Beware. Lots of positive reviews for the people owning the properties that rent through this agency. I rented a duplex in Monmouth and previous to me living there, my friend rented the same unit plus another friend rented the unit next to mine. This is a college town and students share info. Please do not rent from these people. There are a lot more companies in the area that are not over billing and price gouging. First off, this agency raised my rent more than 15% a month after living there one year. That's $145 rent increase. We gave a $2500 deposit when we moved in which they kept and then billed us for another $1300. They gave us 10 days to pay or they were taking us to small claims court. I contacted my friends that lived in the unit before us and they said they experienced the same thing. We compared our move out repair list and they were charged for the very same things. They fought it and had the bill decreased. I didn't have the time to fight it.. had to pay. My friend who rented the unit next door to me had the same problem except they were billed for replacing the carpet, which we have proof was never replaced. The people who moved in after her were in school with her and also friends. The same stains were on the carpet after those friends moved in, proving the carpet was NEVER replaced. The master bedroom door frame in the unit I lived in was coming out of the wall.... the whole frame, not just the door but the whole entire frame and we were billed for that. These duplexes are on the sound side of Monmouth and are very poorly constructed and made with cheap materials. Not my problem or fault if the entire door frame comes out of the wall. Please think twice before renting from this group... you will lose all your deposit and then some!! read more

Two words...RUN AWAY!!! Horrible customer service. This company has no human characteristic, no customer service, and no regard for people or families. Read the reviews. The majority are negative lest a few suspicious entries that basically tout a canned speil. Suggestions of health violations including asbestos, failed repairs, and a plethora of unhappy tenants who experienced their wrath make up the majority of reviews. Owner is a contractor, not a business professional. Leading personnel consist of family members who spend time acting as judge and jury for potentail clients. The owner is unreachable as the "fam" filters calls and emails away from him. There is an overinflated exhibition of power. They won't batt an eye kicking you to the curb and seem to enjoy placing families into jeopardy. Your life is their game not their concern. This company placed my family into a homeless situation at the 11th hour for unprecedented reasons. They showed ruthlessness, lack of basic human kindness, and a complete absence of professionalism in every regard. This occurred AFTER I was approved and signed papers. My opinion of them is very poor. Best advice, use a smaller company that still remembers what it's like to be human. When in the business of people, lives, and security, one would expect a certain caliber of human regard. This company only wants your money. Again...RUN AWAY!! read more

I am currently a renter. The rent has gone up and up since they took over. And they insist on a Nazi level of control. For example: we can not store anything in our garage. They insist it's for cars and nothing else. Also, window a/c units are forbidden, even in windows that face the back yard where no one can see. And everytime they come by, we are all on eggshells, waiting to hear what new nit picky thing we are doing wrong now. We hate it here and will soon be leaving. read more

What is happening today in the rental market here in Salem? It's become downright atrocious. I've never seen so much intimidation, horrible customer service, discrimination (outright and in your face) and corruptness. It is in the renters best interest to start saving your money, working on your credit and find stability in order to buy a house. Renting just isn't feasible anymore in this area. Property managers will scam you, neighbors are hell, drug deals, etc... apartments complexes, except for a few, just aren't safe anymore. I'm making that statement as a blanket accusation of all Salem management companies. I just don't trust any of them. Regarding NPPM, I did a walk through of two of their properties, both single level and either a cottage or duplex. Just not up to snuff in any way. Outdated, smelly and in bad neighborhoods. One of them backed up to a drug house. I had to bolt out of there quick. read more

Of all the units Northwest Pacific Property Management manages and all the tenants they work with only having a few unhappy folks is an incredible testament to their professionalism. I now have rentals in 3 states and have worked with Pat at NW Pacific Property Mgnt for over 10 years. I wish I could find management firms as good as Pat's in other states. But Pat has set the bar so high none of the others have reached it yet. I used to manage my own rentals and have had to deal with unreasonable tenants, it takes patience, tact and even then some just go ballistic if they don't get their own, unreasonable way. I've even had a couple of tenants tell me that they appreciate Pat's attention to their needs, that's something that hasn't happened with any other management company I've used so far. Pat has good vendor contacts and gets reasonable prices for necessary maintenance or repairs. Of course tenants want worn or damaged appliances replaced with top of the line Dacor appliances and equally landlords often want to try and repair old appliances well past their service life. Pat keeps it real, encouraging the replacement of old appliances that will cost more to patch up over time than what they are worth with good quality, reasonably priced replacements that offer some of the bells and whistles that tenants want, keeping both parties contented and the properties rented with happy tenants. Happy tenants stay longer, so few vacancies, and a better ROI - THAT'S what a good property manager is really all about! I would recommend Pat to either someone looking for a rental or someone with a property to rent without a second thought. read more

I give one star only because zero is not an option. I was ripped off my entire deposit plus billed for last tenants damages! I lived in apartments managed by the property management. No pets, no kids and barely there.. I've always received a deposit back as I leave my place cleaner than when I get it. I was even charged a late fee on returning the keys when the keys were left on the counter in the kitchen upon leaving. I do not advise ever going through this company, they enjoy screwing people! I lived in grey stone terrace apartments for almost 5 years, they gave me a "no cause" termination of lease. When I called and asked what was going on they stated they didn't need a reason. It appears from reading other reviews on here they were giving quite a few people "no cause" evictions (I was given 60 days to move) they kicked me out in December 2015 that's right, threw me out on the street at Christmas. It gets better! Not only did they take my $300 deposit but they gave me an additional invoice for $1300! They charged me for normal wear and tear things such as repainting the unit (700sq ft) for $150 and $200 for "painting supplies" $150 for carpet cleaning and $200 for "additional carpet cleaning". These carpets were not new when I moved in! I even wrote on my move in check list about the condition of the carpets. They charged me for a new filter for the hood range of the stove... Like really? The fan works I did not damage it, if it needs a new filter after so many years that's normal wear and tear! The list goes on and on of ridiculous charges... Oh and they charged $200 for cleaning. If they paid a cleaning professional $20/HR which is generous, that's still 10 hours worth of cleaning for a 700sq ft one bedroom apartment! Just insane. $145 for new blinds. They were not damaged at all.. When I tried to dispute the bill or ask for pictures for proof of damages they emailed me stating they are not required to provide past tenants with photos of move outs. Ok so you expect me to pay you but will. It justify what your charging me for? SO it's pretty obvious that they gave me a no cause eviction because they wanted to raise the rent (it was $550 but I saw online after I moved out they are now $750 for the same unit) and they upgraded everything in the apartment and tried to stick me with the bill! That's right kick me out in winter at Christmas, upgrade the apartment and Bill me! Lol just a joke. So I have filed a claim at the courthouse and we have court scheduled! The judge will be the one to have the final answer. They were trying to take advantage of me because I am a young single female in her 20s who lives alone but they will be held accountable for what they are doing to people! read more

WARNING DO NOT RENT FROM THEM! I rented with Northwest Pacific Property Management for a few years. I asked if I could add my Girl friend and her son to the lease so they could move in. Sarra said that I had to have an entire home inspection done before they could be added to the lease. That makes no sense. I went through the inspection. I set an appointment with Addy for the three of us to come to the office to sign the lease. I warned my Girl friend and her son that Sarra was very rude to me many times in the past before we walked into the office to sign the lease. Sure enough once we walked in Sarra was at the front desk and went full blown psychotic and was yelling, screaming, cussing at us telling us that they could not be in the office only me, treating my girl friend and her son like crap. This was over three years ago long before the pandemic. There was absolutely no reason for this behavior, as well as consistently being insanely mean over and over in the past to all customers I saw her interact with. Sarra was consistently rude, insane, psychotic and one of the most hateful people I have ever met. She is the main office secretary so you will ALWAYS have to deal with her. Jeff was great getting me moved in. Addy was great answering E-mails. I will never do business with this company again because of the way we were treated by Sarra! Not to mention the house was cleaner when we moved out than when we moved in and they still charged our cleaning deposit fund. read more

Seeing all of the bad reviews on here, I feel I need to give mine, as my experiences have been quite different. I can only speak for my own experiences but hopefully they can give a different point of view to aid you in your decision on whether to rent from NWPP or not. Also I want to be clear, I am in no way a part of the company or associated with them, other than being a tenant for many years and renting a couple of different properties over the years. First off, I have always had working appliances, water/sewer/garbage etc. When something goes wrong, they have always been very quick to fix or replace a problem appliance or issue. The maintenance staff are always reasonably polite and accommodating. I have dealt with several repair staff over the years and all have been pretty nice. I even had a response back once within 15 minutes of sending a repair request email. Not bad. I also know that every other tenant I have talked to in my small complex has said that they love having quick turnaround time on repairs. Look, a lot of Salem properties are old. It's just the way it is. That is not the fault of the management, as they do not own the properties. They only manage them. And like I said, repairs are always quick. I agree the owner can be stressed out and short sometimes, and from the sound of some reviewers I am clearly seeing why. Again, my interactions with him have been different. He has been perfectly reasonable with me and at times he has been above and beyond willing to work things out when an occasional problem came up. (Like helping me get a pet approval in a no-pet place) Sometimes I think people forget "the customer is always right" is a great motto, but it is a two way street. Decent attitude when dealing with a company employee can go a long way toward getting an agreeable outcome. So to sum up my review, I have been a tenant for around 5 years give or take. In those years I have never experienced the negative issues others have. I am not saying they are, or are not legitimate. Only that my experiences have been almost always great or at least good. Their prices on rent are very competitive. So yes, some properties are older but in my experiences always well kept up. I have never waited more than 3 days for a repair, and that was over a weekend so it was understandable. They don't raise rent frequently, like other rental agencies I have used in past years. Some properties may, but I have not seen it at all thankfully. Anyway, I just felt like I had to stick up for them a bit since my experiences have been virtually always positive and far different than these other reviews I see on here. Again, I am not a part of the company and nobody even knows I am writing this but I feel it is needed, as potential tenants might be scared off from some real good value rents because of one sided reviews. I honestly believe this is the worst company I have ever had anything to do with or seen in my adult life. I don't know what gave them the nerve to think it was okay to treat me the way they did. It really made me wonder if maybe they think that they are above the law and that can just make fake reviews online to drown out the cries and despair of anyone who tries to warn others at their whim. I don't know. But I do know this.. after doing some research.. There are plenty of wonderful management companies in Oregon. I think you should find one that is known for treating renters, applicant and property owners well. One that does things right and that has never been fined for asbestos violations. (Yes, this company has been fined thousands for past asbestos violations, call up Oregon Department of Environmental Quality and ask them about this company and see what they tell you) read more

I hated everything about the place I saw and the staff was unlike any I have ever seen. I am not sure I even have the words to justly describe what I experienced. Lets just say I am not surprised this company was fined thousands for an asbestos violation in 2012. HA! Now some might worry thinking asbestos violations are not an easy thing to catch a company for, thus wondering if violations could still be happening, well for that you are going to have to seek out an expert because I have no idea what to tell you as far as that goes. One thing that is problematic about reviews is that you can not really make someone appreciate how bad a smell is plus smells are subjective after all I am certain pigs enjoy smells that most people do not. I'll get back to the smells in a second, so the unit I saw advertised was not the unit that was available when I showed up, now there maybe a legitimate reason/excuse for this or there could have been a disclaimer that I missed that would pardon this so I am not holding that against them but you may want to have them confirm over the phone before going out. As I drove there the trash bins in the area were over following. When I met my guide all I could smell when she approached me was cigarettes and very assertive perfume. I asked if many kids lived in the area she told me no, it was all adults, yet in the carport it was stacked with kids bikes. As I came into the unit I could smell I guess it would best be described as an animal smell being masked with a large amount of agents like air fresher. It reminded of a friend in college commenting on people who think they can substitute perfume for bathing ''You just end up with funk that has a scent'' it was so funny how that was the first thought that came to my head when I walked in. I don't care for using subjective terms and try to avoid them but I personally would have been ashamed if I was a realtor and had to show someone the home I saw especially after I asked if maintenance was going to work on the kitchen floor and the walls and she said no the unit was ''rent ready''. I personally would not rent from this company nor would I allow them to manage anything that has my name on it. read more

Horrible staff that is rude and condescending. Staff is also inconsistent with procedures when you call. If you have any blemishes on your credit, regardless of income, circumstances or supporting documentation, be prepared to get raped with deposits. For the property worth and quality, it's ridiculous. It's perfectly clear why their property has vacancies when no one else does. Would rather sleep in a dumpster than rent from them. read more

Rented almost three years, first day moving in no heat. Went 48 hours no heat. Next month water heater started leaking 72 hours later the repair left a gaping hole in wall around water heater and left all debris on ground. The fence started to fall down rotted supports, first submitting "oh we never received". Second the same, and finally were told we are submitting too many work requests. Just don't do business with these folks they don't have the best interest at heart for either the owners or the renters. read more
