My girlfriend and I were looking for a new home in Bradenton. Shopping remotely from Massachusetts presented some obstacles. Ken came out to the residence, arrived on-time, and did a thorough inspection, pointing out items of concern along the way. The inspection performed was complete and not just a percentage of the interior as other inspection companies provide. The full report and easy invoice procedure was provided by email the following day. We only require an interior inspection, but for those needing exterior as well, I was informed that they (Manatee Inspections) also 'walk the roof' not just view from the ground. This company did a pre-purchase home inspection on my manufactured home on 8/18/2022, I was moving here from Kentucky and had no idea of the issues that could arise with homes in Florida, especially manufactured homes. I was assured by Ken that he would do thorough job, that he knew what to look for and did not just check the major areas, that he went over it the home with a fine tooth comb. This gave me confidence that a good job would be done. Not long after I moved in, I went to mount my TV on the living area wall, and almost fell through the floor, it was rotted out from water damage. This area is approximately 4'l x 2'w along that wall. I went to see what was on the other side, and found that the bathroom sink cabinet floor had not only been replaced but looked very bowed, like it too was leaked on. I then inspected the floor around the toilet and found that this floor was also mussy and disintegrated only being held together by the vinyl and laminate floor over it, all of this due to a water leakage. This all should have been caught at the time of the inspection. I was told that Ken provided service above and beyond because he was experienced with inspections of manufactured homes, I believe if that was the case, he would have look harder at the floors, especially in the areas where water had access to, because even I know, after looking at several homes, the floors are vulnerable areas and should be looked at closely. It was also obvious that the washer in the second bedroom had over flow at some point causing the carpet to stretch out. The was no mention of this in the report, I was just told restretch the carpet. This is what I was paying the company to do, to be my eyes and ears on location, knowing that I was not in the area and was relying on their "expertise". There is no mention of ANY water damage in the either bathroom, living area or bedroom in the report and I am not sure how it was missed. Dissatisfied Customer read more

The process to order the inspection was very good; the lady I spoke with on the phone did a very good job of answering all of my questions. The inspection went well. My inspector was thorough and explained features of my proposed house well. The inspection report was incorrect; it took me almost a week to get it corrected. (This made me nervous as it pushed against my contract deadline!) The problem is that they have somebody other than the inspectors write the reports. This process can create errors in the final report. In the end, the owner fixed many things in my report but the process required way too much effort on my part. We were under contract on a house built in 1955 in Bradenton. We had only owned newer homes and our current home was a new construction. We were apprehensive about the condition of the house because it was much older than anything we were familiar with. Ken was on site for about 2 hours and patiently answered our numerous questions regarding the roof, stucco, windows, flooring and many other aspects of the construction of the house. I have bought 4 homes before and never felt the home inspectors to be that helpful. They were just in and out and only provided brief answers when asked about certain items. Scheduling the appointment was easy. The inspector was friendly and gave me ideas on how to correct each issue as he discovered. My problem was the time frame. When I scheduled my appointment I was told I would have the report within 2 days. The inspector said since my appointment was Friday 3:00 I would receive the report Monday, Tuesday at the latest. By Wednesday I hadn't heard anything, so I emailed and got no response. I called Thursday and was told I would have it late that night. Friday I was told it would be emailed by end of day. Friday night I called and got voicemail & said if I didn't get the report by Saturday morning I wanted my money back. It finally arrived and was a thorough report. read more

There is simply NO ONE better to do a home inspection in the Bradenton area! My husband and I couldn't have been happier with Mr. Miller's work. The inspection report was so thorough and full of pictures. We hired them from out of state and we couldn't recommend them any higher. Five stars is insufficient! Tameka in the office and Mrs. Milller were so courteous and helpful. Mr. Miller is a total professional. We learned things that we never would have known about our new home as a result of his detailed and technical inspection. He left no stone un-turned. Further, as if his work wasn't top-notch enough, he took the time to talk with us for nearly an hour after the inspection, explaining things and even forwarding extra photos that weren't in the report. And he turned the report around very quickly to meet a deadline we had. The price was extremely reasonable and they offer discounts, which they don't have to do. As if this isn't enough, they are the nicest, most honest people to deal with. They are truly God-centered, good people that set the bar for inspections and reporting. We were thoroughly disappointed to read the results. Many items stated they could not be tested and we needed to test them ourselves and call an electrician or someone else if it didn't work. We paid $330 to have peace of mind in moving forward with a very expensive purchase. In my last home purchase the inspection was very detailed and they took a light bulb out to test other areas versus asking us to test them ourselves. Then the oven was left on when the inspector left. Luckily our Realtor noticed and turned it off. She also had to call him to come back as he stated he could not get into the attic to take photos for the wind mitigation yet the termite inspector had no problem at all. Stated to my husband we could call him back and pay a gas fee after we purchased if our insurance company didn't allow any discount for the roof. He was able to get into the attic to complete his report. Please note: The owner, Ken responded insincerely and short with excuses. We are not trying to cause issues but I would want to know in the future what kind of company I was dealing with for the future consumers. We just wanted peace of mind not be out $330 and still concerned.... read more
