The floor plans are spacious with modernized appliances, French doors leading to a deck overlooking manicured landscapes of greenery, plants & trees. The complex encompasses a diverse community with friendly, waving neighbors masks & all. The property is immaculate in boasting modern amenities - oasis pool setting with various lounging areas & fire pits, fitness, auto, & recycling centers, a nature walking trail with a few points of entry. The gated community is a five-minute drive off of I-20, & absolutely redefines luxury apartment living. All moved in & settled my relative is very pleased with their new place at Avonlea Tributary, which makes me joyful. There are no cameras to protect us. Rent is incredible high for these thin walls and floors. Some footsteps every now and then but it's so quiet. The community is lovely, a lot of young professionals / couples. Everyone is so polite and courteous. The Managment are some of the kindest people I've met - every issue you have, they solve quickly and with such warmth. Every holiday is decorated for, and the space is always extremely clean. They give gifts to the tenants consistently (holiday cards to every door signed by the team, Valentine's Day bags with relaxing goodies and treats, scavenger hunts for prizes, easy holiday competitions for gifts) there is always something they are trying to do to draw community in. It's a quiet, calm place to live, and maintenance is done in a timely manner. If you send them an email, they respond within the hour. Mail is easy and organized, the amenities are killer - pool/gym/skylounge/multiple game rooms. It's wonderful place to live. The rent is reasonable, I plan to be here for years. 10/10

I could list every detail of the mistreatment and mishandling of residents by the hands of Waypoint, but I don't have enough time. The highlights: From the dog poop littering the faux grass in the courtyard, the overflowed mail boxes and regular theft of packages, the broken equipment in the gym, the missing door handle on the building side entrance and garage access door, to the frequent elevator outages, the garage doors regularly left open, and the hours each week of loud trucks blocking the parking garage while draining (I believe) sewage? I spent nearly 6 months without consistent access to power (lights, appliances, wifi, fridge, etc.) despite monthly paying my bill in full, it was evident there was an electrical issue in the building. I verbally reported the issue in august 2021, formally reported in September 2021, and instead of immediate resolution, spent months begging the leasing company to bring in help. During these months, i didn't have access to the wifi I'm required to pay for by the building (I work from home), I had to throw away multiple loads of groceries when my fridge would go out, I spent 2 weeks in quarantine in which several days were spent without access to lights or electricity, my safety was compromised and my expenses were effected at no fault of my own. I've been patient and understanding for 6 months, and a loyal resident for 3 years. When I asked for a reimbursement or compensation for the expenses this ordeal caused, I was met with silence, followed by eye rolls, nasty attitudes, and obvious annoyance. the electrical issues weren't fixed until January 2022 and I haven't seen so much as $5 comped from my rent for a reimbursement let alone the inconvenience. Ive attempted to contact the management company directly for 2+ months, no luck. I even called the "investor relations" line just to get a Human on the phone. Yesterday, I had to find temporary accommodation after discovering a water leak that flooded my bathroom, seeped into my bedroom, and eventually dripped through the ceiling over my bed. At no point we're any accommodations offered by the company, nor did they at the very LEAST send someone to properly clean the absolute mess this leak caused. This morning, after 2+ months, I received a call back from an obviously annoyed Waypoint rep. Before I could express the entirety of my experience, I was told I should've just "broke my lease" if I had such a problem. A solution that was never offered to me, because for me to break my lease, someone would've had to answer the phone. A solution I never expected to have to exercise because I had no reason to believe the building would not prioritize the safety of its residents for nearly 6 months, but I was proven wrong and have continued to face that reality. Here's my solution to you, future resident: DO NOT LEASE FROM WAYPOINT MANAGEMENT / SPOKE the rent goes up every year, and the quality of living goes down. For your own safety, and peace of mind, live anywhere else.

My wife and I lived here three years…read more The Good Grounds: It's a gorgeous property to drive into, especially during spring. Feels like you're driving into a resort. Overall, the grounds are well maintained. Lots of trees and flowers. Many units have rear and front windows, making them feel more homey than modern apartments. There are multiple well-maintained grills and patio areas, too, and two dog parks. The pool is stunning. Windows: The tall windows offer views of woods if you're lucky to have the right unit. The one in the kitchen was especially nice. Staff: Overall, the maintenance team is quick to handle routine problems. The office staff were friendly, as well. Parking et all: Parking is easy and abundent. Unlike other apartments we've lived in, they don't nitpick you with overreaching rules, like having stuff on your patio. The Bad 20 years out of date: Unless things have changed since 2024, the apartments have designs and fixtures that are way, way overdue to be updated. The kitchen and bathrooms are subpar - peeling veneer on the cabinets, cheap appliances, chintzy flooring, peeling tubs. I'm pretty sure the lighting and HVAC were from the 80s. Overall, the color schemes are dark and a bit dreary and there are areas of many apartments I visited that were dark in large areas. I hear some units can have hard flooring upgrades, but ours was carpet, which just look outdated. Some dumb design/layout choices: I had to duck under outdated, and too long ceiling fixtures. In addition, we had carpet extending to the bathroom sink! Why would anyone decide that's a good idea. One spilled lipstick and your carpet is forever stained. Unreasonable price increases: We moved there for the amazing price of our 2 bedroom and the grounds. However, our rent went up $600/mos in the three years we lived there. Others have faced that, too, and, as a result, many families had moved out and more transient, roommate situations popped up. For nearly $2k a month, there are more modern apartments in the area to choose from. Low ceilings: As a tall guy, the hallway ceiling in particular was so low that if I was wearing a hat, it would hit the ceiling light. Leaks: We had a leak in our ceiling (that was promptly fixed) but our neighbor below often had leaking from our bathroom. My mother in law, who was on the bottom floor of a nearby building, also had mildew and leaks in her ceiling. Stairs: If you live on a top floor like ours, you won't be able to get extra large furniture up the stairs as they curve too aggressively. We had to buy a modular couch, for example. No sidewalks: For such a beautiful property, it was annoying to have to walk on busy roads with no sidewalks, and there is ample room to put them in. If you leave the property, the long walk up has to be done dodging fast cars. Recommendations to the property manager: Update those dreary kitchens, fixtures and bathrooms. Install sidewalks. How about a bike locker? Many newer apartments have them and there is no room to store a bike reasonably in these units.

Upon arrival, the unit was dirty and the fixtures were outdated. The cabinets and countertops were old and many drawers did not function. The shower was dirty and many of the blinds were dirty and had a sticky substance on them. We had to do a deep clean upon arrival which was very disappointing. There are other complexes in the area that are nicer and newer for similar prices. I would look elsewhere.

You'd think with paying close to $2000 a month, the level of service and just the overall interaction with the management staff would be better. I should've known when I initially moved in that I'd have problems here. A friend of mine moved here a few months prior and felt that things could be better only after I had made the decision to move into the apartment community was that expressed to me. I have added the pictures to better explain and give a visual of my current situation. This is one of many incidents that have taken place since I moved into the apartment community. Just to briefly give a summary of my experience upon moving in I was never walked through my apartment I was literally handed the keys and a folder with paperwork. I had to ask for them to send me the link to pay my rent for the first time because it was never explained. Well it was never sent and they also added a late fee although I had asked an hour before the late fee was added. That's the first situation and I've experienced multiple. A water incident back in July, multiple maintenance situations, my guest was harassed and held up at the gate by a resident and the management condoned it right in front of me and made an excuse even, a break in occurred in November and my glass was broken out of the back patio door and it took them over a week to fix it. I am here now, yet again another water incident which resulted in the ceiling falling down along with gallons of water onto myself and my dog in the wee hours of the morning. The pictures posted are real time pictures of the state of my apartment for 11 days after the water incident occurred on 12/10/18. Not one time did the management ask was I ok nor had they even attempted to come over to check the state of my apartment which was uninhabitable. They told me I'd have to go through my insurance company again for the 3rd time and I have still not been handled appropriately, the company's attorney even attempted to treat me inappropriately and talk to me very aggressively. Empathy is clearly not the company's strong point and they seem to struggle handling things in a timely manner. I have been told they don't know who the properties insurance company is, which is what the property manager told me. The attorneys have yet to comply with me the property manager told me they are dealing with a very big case. I asked to speak with the owners and the property manager told me (even after I expressed this situation has yet to be resolved or really talked through after almost a month) that I should keep in mind it is a holiday week and not everyone is in the office. This has been the most mentally, physically and spiritually draining occurrence that has transpired in my life to date and between me having to be mishandled almost on a daily through my correspondence with the management. I have experienced a decline in everything in my life from this situation, my professional/financial , academic, and just my mental/physical health. Even when I've expressed this in my several attempts to settle this matter, I feel the property manager thinks it's a joke because she constantly chuckles, giggles and I suppose she attempting to make me smile throughout the process of dealing with such a chaotic situation but I have yet to find any humor or reason to smile at any point since this all transpired, as I have truly been trying to maintain composure and keep my mind off of it all to keep from breaking. I am exhausted at this point and wouldn't wish this on my worst enemy. All I ask is for those seeking an apartment community to consider checking into the reviews and truly making sure you are informed. To management or a word of advice to the owners get new management staff or promote the assistant property manager because she's much more proactive and handles things accordingly. It's truly disheartening and I feel like I'm in a bad dream but typing this makes me realize it's my reality. The pictures show how the maintenance moved around and broke my very expensive antique/ retro hand painted Italian furniture, how the third party restoration company used my dishes and left urine on my toilet seat and just left my home in disarray. P.S. They haven't prorated my rent, never asked me to move into another unit until the work was done and I almost had to beg them to clean it after they were done destroying my personal belongings.

There is also pollen and leaves all over the place. They have a landscaping crew that come by weekly to clear the lot. The gym is open 24/7 but there are only 2 treadmills, 3 bicycles, and some weights. Gym is never crowded so you can also exercise. The pool looks nice and is surrounded by chairs and grills. This is a gated community. I have not had a problem finding a parking spot or issue with the gate. I have not had any problems with neighbors. Sometimes they will have to shut the water off for hours. They usually send an email to let you know they will do that. I will probably live here as long as I live in Atlanta.

I was shocked as I entered the property because I didn't know it was this expansive or nice to the eye at least. This is a gates community. The gate does work. I mention that because some properties are gated but their gate does not work. The property was very clean. There was no loitering, loud noise or other issues that I could spot as I was passing through. I did not see anything out of the ordinary. The grounds are very up to date. This complex has to be less than 20 years old. Do the research but it looks fine from the outside.

I also find it ridiculous that in 2026, where we are the most technologically advance we've ever been, they stopped, allowing people who split rent to pay it separately. They don't care about people they only care about money, stay away!
