I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

BEWARE!!!! By far, the WORST apartment complex I resided in. After a few months of living here, I…read morecomplained of water leakage coming from vents. Maintenance team came out and told me they saw nothing. I, then, informed maintenance of mold on my belongings. Maintenance came out, said it was mildew and not to worry about it. Mold spread throughout my entire apartment, from my belongings to my clothing to even the food my dogs were eating. I reached out to the leasing office demanding urgent reconciliation for this matter to which they responded their maintenance supervisor came out and did not find any moisture/humidity leaks. They sent maintenance men out (without my knowledge and hoping I wouldn't be home) to clean out my vents in which every vent had an ample amount of black mold, which they would've noticed months ago when I continuously complained of water leaking from vents. City View wanted to be cheap and not spend money on an actual mold company to come out and evaluate the condition of my apartment and how extensive the mold damage had gotten. As an asthma patient whose symptoms deteriorated beyond inhalers and to a biological injectable medicine because of the mold neglect, I hired my independent mold inspector and property development company who provided me with a report of how many mold spores there were in the apartment and how they in fact DID stem from the moisture in the vents. Fast forward, I demanded being let out my lease after hearing several other neighbors complain of mold to which they responded by giving me a Release in Full paperwork. This paper basically said I wouldn't sue them for any prior, past, or future mold issues. I refused to sign that document because it took me mentioning my health was deteriorating and I was taking legal action (I had already retained a Personal Injury lawyer at this time) for them to release me. Long story short, they sent me a hefty move-out invoice to which I am suing them in small claims court for Constructive Eviction and they are attempting to counter-sue me accusing me of negligence and improper notice of mold. Thank God I kept all maintenance requests, videos, documentation, reports, and medical summaries resulting from the negligence caused by this disgusting and greedy company. My personal injury lawyer and I will be teaching this company how to properly care for concerns like mold early on so things don't have to go this far. OVERALL, PROTECT YOUR BELONGINGS, HEALTH, AND PEACE OF MIND AND STAY AS FAR AS POSSIBLE FROM THIS APARTMENT COMPLEX. BEWARE!!!!!

Davia listened and sympathized and was more than willing to help me as much as possible. She really went above and beyond for me. Even the manager (whose name I have sadly forgotten) was a pleasure. Although I do not live here, just the immediate response to help me, spoke volumes. That alone made me want to live here more. Living a couple minutes away from Buckhead Village (without being in the middle of everything and enjoy the quietness of the booming neighborhood) is wonderful. You get access to all the stores and necessities steps away from your door. The community is extremely pet friendly and you live right across the park which is wonderful when you have a husky that never gets tired.. The team is always available to help you, answer any question you may have or just say hi when you stop by the leasing office. Same goes for the maintenance team that is available and quick to answer when you encounter a problem in your unit. This is never was an issue the first year I moved in, so this is based on recent feedback. Furthermore, it's noted that you can't have alcohol at the pool. The rules don't seem reflective of the community and seem unenforceable given everyone drinks can beers, or other spirits at the pool. Just acknowledge it was overreaching and pivot. You're doubling down on something that could easily be addressed because it's not an ongoing concern.

There is also pollen and leaves all over the place. They have a landscaping crew that come by weekly to clear the lot. The gym is open 24/7 but there are only 2 treadmills, 3 bicycles, and some weights. Gym is never crowded so you can also exercise. The pool looks nice and is surrounded by chairs and grills. This is a gated community. I have not had a problem finding a parking spot or issue with the gate. I have not had any problems with neighbors. Sometimes they will have to shut the water off for hours. They usually send an email to let you know they will do that. I will probably live here as long as I live in Atlanta.

Yes this is an older building but the new management team has been focused on giving everything a facelift. Atlanta had a major power outage recently that knocked out the elevator power and within minutes the management team communicated and had the maintenance team servicing the elevators. This building is centrally located and you're able to walk to all restaurants and shopping places from the building. I love it here and will be here for a while as long as this team stays in place. So when you are seeing this building being price lower than the others in the area please believe you are going to pay the price one way or another. Bugs in the apartment constantly, Nats spiders, ants, you name it. I also find it ridiculous that in 2026, where we are the most technologically advance we've ever been, they stopped, allowing people who split rent to pay it separately. They don't care about people they only care about money, stay away!
