We contacted Mr. Jacob to help us buy a lot in a residential development after first trying to do so on our own, unsuccessfully. The lot was one in a group that was bank-owned (after the original developer folded), had changed hands several times already, and was still changing hands as big bank fish gobbled up smaller ones, and as the properties were being sold and re-sold to different investors. We had never dealt with a lawyer before, and were pretty clueless. Mr. Jacob explained to us how it all worked. We agreed to hire him, put down a reasonable retainer, and he got to work. He used his contacts and resources to fill in the information gaps on the lots, and also to put us in contact with the current owner, who turned out to be uninterested in selling to us since they were already in the process of selling as a bundle to a real estate holding company. Mr. Jacob offered to either refund the remainder of the retainer (almost all of it, actually), or let things play out and try again. We opted for the latter, eventually engaging the new owner (once their purchase was complete). Mr. Jacob helped us negotiate a deal that exceeded what we originally hoped for. Throughout all of this, he was very responsive and kept us appraised of the latest developments with weekly status updates, also keeping fantastic records on his time spent and our retainer balance. I was impressed at how efficient he was with his time and how little he charged against the retainer. Late in the process, the county released information that the entire neighborhood was being re-classified by FEMA to be in a 100 year flood plain. We immediately wanted to back out. But Mr. Jacob informed us that our agreement to buy the lot could be held as legally binding even though it was only by email. He explained all of our risks and options, and did some research to find us our strongest angles/arguments. He also probed for some information and got the seller to reveal that they were in possession of that information (had been in discussions with the county about it) weeks before the county posted it all (including prelim maps) publicly. Ultimately, he helped us navigate our way out of the deal without getting sued for breach of contract. Highly recommended, this guy is a definite pro. read more

We recently worked with a reputable agent and broker to sell our house. We had known this person very well and this person had helped us buy the same house few years ago. But after we received the offer on our house ( before the open house also), our agent became very nervous and would not allow us to negotiate at all and it seemed that our agent was not our side at all. Two partners and I were interested in opening a coffee shop. We hired Marc to help with registering an LLC and for general advice and assistance. We were underfunded from the beginning and maybe should have saved more money before starting the process to open the business. He helped us register our LLC and apply for a state loan, and he didn't help us with applying for a sales license. Before we found out if we were approved for the loan he sold us on hiring him to negotiate the real estate. We then find out we were not approved for the loan, which Marc had us assuming we were in a good position to get approval for the loan. Marc has charged us $4,250.00 up to this point. We determine that we can't get a loan and we do not have the money to open the shop. Marc said on June 6th he will refund $875 to make the total amount we paid him $3,375. It is now July 31, after reminding Marc our address and that he said he would refund $875, we have not received that refund. Marc is quite eager to accept your money, I'm having trouble getting any back from him, and maybe worst of all he is annoyingly litigious, he continuously reminded us the services he wouldn't do because they were not specified in the paperwork such as obtaining a sales license. He could have helped us more, he could have suggested that we save more money before applying for the business loan, he could have refunded our money more promptly. read more
