Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Let me start by saying this is a review for a rental…read moreproperty so Sam isn't entirely responsible for the ongoing of this. We rented a home in December 2016- my husband and I found out we were expecting a baby and apartment life in the city wasn't going to cut it anymore- however we also weren't going to have a home built in time...hence renting for a year and a few months. We insisted on moving in early because I was nesting and wanted to be in the home before Christmas so I knew things wouldn't be 100%. However I was over promised and incredibly under delivered on. Sam repeatedly via email and text said a cleaning crew would be sent out. The home was horrible! Cob webs, dust everywhere, old razor in he master bath with old personal hygiene products left. Weeks passed and nothing ever happened. We couldn't even get the shower trim on the door replaced so we had to put up mats to ensure the leaking that took place every time we showered wouldn't be an issue. Never mind the safety hazard that between each room there was no trim so you'd skin the bottom of your foot on the sharp edges. Moving on. Sam repeatedly said they'd fix things. Never did (my husband didn't have a functioning garage remote the entire time at the property) the small things they did fix (paint here and there: rehanging the towel racks which still never stayed on holding a dry towel let alone a used wet one). The property owner Robert Brenner refused to absolutely to anything. To my knowledge him and his wife were moving in after we rented so we would Be the last of many tenants at the property. So I can understand Mr Brenner didn't want to pay to fix things...any-things. Not The molded dishwasher a rodent died under months ago. He didn't want to replace the sink that did not function, the garage door opener, the trim on the unfinished floors, the shower strip, the back door that had so much damage upon moving in we taped strips on during our stay due to all the already there weather and termite damage. We had to buy our own dishwasher and switched with the disgusting one before we moved out at our own expense. We had to mow the lawn which was ridiculously 6 inches tall when we moved in. All of this to say, when we got our deposit check we were charged for replacing the grout and caulk in every room, the backdoor, cleaning crew, mowing, Etc. see attached. We never even had a walk thru in the beginning with Sam due to his schedule- which again this was a rental property he didn't make any money off of as his usual selling homes so I'm sure we didn't get his professional demeanor he would have maybe otherwise displayed. Instead he called us liars that we made it up. (Ahem- we have dozens of emails to prove) he also wasn't able to be there before we moved out for a walk thru. He did the end walk thru with the owner himself who moved back into the home! We are getting back $15 out of $1600 of our deposit. End game is: Sam did not communicate well. Was unprofessional. Did not do his own part on either walk thru and did not follow up on what he promised us. I would extremely hope this isn't his attitude towards home buyers and just in case I would caution you to avoid at all costs! Absolutely horrible experience!!!!! Here's another testament to character The one repair we needed done quickly is the fence being blown over. Our neighbor who was selling his house fixed it for us in return Sam agreed to pay him an $80 check. He never got paid. We were constantly misdirected. They even tried to throw on an extra $15 on our rent because to wire the money each month (which is stated as an acceptable way to pay rent) was costing the owner $15 due to his bank fees. They tried to get us to cover that!!! It was unreal. This is all completely factual and attached are emails, photos etc. also note our move out date was April 30 and we were told by law we get our deposit back in 30 days. We got our $15 check on June 3rd. Now we are having to go to court. For us it's more about principle and character that this man and the owner have wrongfully withheld our deposit and lied to us the entire stay made our experience horrible! Not to mention lied to our neighbors about paying for the fence repair.
