I'm updating my review based on my current experience over the last 3 months. To start, the pool was never fixed and has now been out of order for 2 years. I never got to use the pool and I've lived here since August 2023. In the last few months, there has been ongoing construction at a massive scale that has been incredibly disruptive for every tenant that lives here. Scaffolding everywhere, our balconies torn out (unusable since September), construction crews everywhere which slows down ability to use our elevators, affects privacy when they're working outside your patio doors, blocks street parking and traffic flow on our already busy street, etc. There is jackhammering, drilling, hammering, etc. The decibel level of the jackhammering was so loud for a couple days that I had to take my dog and leave my apartment to try and find somewhere dog friendly to work from while it was going on. The jackhammering put a hole in my bedroom wall and when replacing windows they chipped the paint around the sill. Both of these things required a crew to come into my unit, two separate times, to fix. This caused added disruption and displaced me again as I tried to find somewhere I could work in quiet. There are tarps hanging over doors and windows blocking any natural light. While our windows and patio doors were replaced to nicer, more insulated models, they did not replace the screens which means if we leave doors or windows open, bugs can (and do) enter the units. We won't get screens for months, as stated in an email we received. There is 0 airflow in these apartments right now and with the added lack of natural light, it's taking a toll on both wellbeing and habitability. Shapell has shown very little empathy or understanding and frankly has been blatantly disrespectful and indifferent to what tenants are going through. There are people here with pets, with newborns, who work from home, etc. This construction is slated to go on until at least May, but with them being behind schedule, I wouldn't be surprised if it lasts until summer. There is also an imbalance and inequality in who is being offered a chance to break their lease early without a penalty. Every single resident in this complex should be getting a monthly rent concession for the severe impact this construction is having on everyone who pays premiere prices to live in this area (without access to a number of our advertised amenities). I enjoyed living here the last 2+ years up until this all started, and still really appreciate our onsite/maintenance staff, our location, my neighbors. I don't envy the position our office manager has to be in with what Shapell is putting us all through. But if you're considering moving here, I'd seriously recommend holding off until this renovation project is done, or at least come in armed with a lot of questions to get an accurate picture of what to expect (and get it in writing that you can break your lease without penalty). read more

I've been a resident here since 2021, and I've been a big fan of living at Masselin Park West up until recently. For the positives of living here - it's truly one of the best neighborhoods in LA. We're so close and walking distance to The Grove, LACMA, La Brea Tar Pits/Hancock Park. Dog-friendly and great neighbors! Everyone in the building says hi and I believe there is a strong sense of community and just general good vibes. I really love living in this community. For the downside, and it's a big one, it's been the construction project that has commenced. As many individuals have noted, our pool has been closed since the end of 2023 and we've been given false timelines of when it would be reopened. It's an amenity that doesn't effectively exist and likely won't for a long time. Terrible noise non-stop during business hours Monday through Friday, and it has just overall decreased quality of life. Dust and lack of sunlight, since they've boarded our windows - lack of airflow. Additionally, the construction has caused damages within the unit too. Cracks in the ceiling, drywall coming down, and all of this combined with poor transparency. Everything they communicate is just ChatGPT BS and there's no human empathy behind. read more

Updated to add that it's still ongoing, we've been without a balcony since September 2025. Very disappointed as someone who moved in May 2025 & didn't have this communicated before signing, If i knew what i toured wouldn't be what i was getting i wouldn't have signed. We've had a lot of ongoing issues due to the construction including: termite poop, window was broken as a large chunk of drywall fell through- which could hurt a kid or pet if they were near the window at that time! Cracks in wall due to demolition of exterior wall, balcony boarded off and little to no natural lighting since September 2025 with no end in sight. There's also no recessed lighting in the bedrooms or living room area, so we have to turn on lamps at 2 pm which is ridiculous since there's great natural lighting, the boarded up sliding door just prevents it from coming in. Unrelated to ongoing construction but the parking lot has rusted leaking pipes all over, and rust leaked onto my car. I've had hives and fungal infections since construction started. when it rains there's plastic covering the windows, making it difficult to sleep with all the plastic swaying at night and creating really humid conditions which caused my fungal infection. no ventilation whatsoever, and my dehumidifier broke from the amount of dust and debris it picked up. read more

Management is wholly incompetent and unprofessional. When I toured, I was told construction would be done by the time I moved in. It didn't start until 3 months after I moved in, and has effectively constructively evicted me from the residence I pay to live in. Management has behaved disrespectfully towards tenants including myself, and knowingly put us in an unsafe living condition with an exterior not up to code; termite infestation; hazardous dust seeping in through poorly caulked seams; drywall pouring onto furniture; blocking exits; and not providing any kind of protection or warning us a reasonable amount of time ahead of 110 decibel jackhammering outside the window. Shame on this management for their failure to effectively communicate with its residents and for being overall abhorrent. read more

DO NOT LIVE HERE. I have been here for 5 years but the construction has made this building unlivable. The drilling and hammering into the walls and more recently the ceiling begins at 8 am sharp (which is great for someone who works night shift often) and every amenity the building boasts about has been taken away. Balconies have been off limits for months and the pool has been closed for renovation for three years with no sign of it reopening anytime soon. It's almost impossible to leave the parking garage as construction vehicles and equipment completely block the view of the street and you can smell the portable toilets the workers use from down the block. It's unfortunate because I do think that the people who work here care about the residents but management's communication about the construction is void of any kind of empathy or even warmth. The whole thing has left such a bad taste in my mouth that I actively want to go up to touring prospective residents and warn them: DO NOT LIVE HERE, YOU WILL REGRET IT. read more

I lived here for 2.5 years and really loved it. Management is super responsive (Leticia as manager and Robert as building super are both amazing). Being able to walk to Ralph's, Starbucks, Equinox (I didn't use the building gym so can't speak to it), several restaurants, and The Grove (which is exactly 1 mile away) made it a very walkable neighborhood. I never had any noise issues, but I also lived on the top floor. Their pool is currently drained for repairs but hopefully that gets fixed this year. If I hadn't purchased a home I think I'd be living here for a long time. read more

Been thinking about moving to this area. So much great restaurants and things to do. Took a tour of this place. Nice exterior but interior hallways and some units are outdated. For the rent I was expecting more I guess. Maybe your paying for the location. It is a great neighborhood to live in. They also don't seem to have a package storage system. As we toured, a lot of packages were just left in the hallways in front of people's doors. So not very secure. Also one of their elevators were broken that day. Don't know if this happens often, but they only have two for the whole building. They had a small gym on the first floor and a pool area which a jacuzzi. The gym didn't have a lot of equipment in it. Mail area had boxes and packages scattered on the floor. I would be a bit nervous about getting packages here. My old building has a locker system we used that was more secure. read more

Although our upstairs neighbors remained pretty loud it wasn't as bad as it was before we had mentioned it to Leticia. This Management company is some ghetto a$$ crap. They literally have ants and termites nesting and hatching in the walls and plumbing and coming out of every crack in the apartment...on the THIRD floor nonetheless. There's nothing in our apartment for them to get, so they just run around in droves aimlessly and it's disgusting. This is the second hatching of ants in the walls that has occurred. Last time they were coming out of the sinks in our bathrooms and followed the pipes into the kitchen and came up the drains into the dishwasher and sink there, and then started to come out of the electrical socket in our kitchen, too. I told them 20 times they were nesting in the walls, and they didn't believe me, but finally after a month and a half of me demanding an exterminator come out, he confirmed the same thing in 30 seconds. This time, I have been calling the apartment manager for a week and a half to no avail. He doesn't return messages or calls and has been absolutely no help in ridding us of the ants. I have spoken to the other tenants and EVERY SINGLE APARTMENT IN OUR BUILDING HAS ANTS AND TERMITES. Now when I walk on our floor I'm nervous the foundation is weakened from all the termites and I really hope the structure of this building doesn't fail because of the creatures with wings that are eating it. read more

I really enjoyed my time at Masselin Park West. I only had to leave due to COVID-related reasons, but I could totally see myself coming back here in the future. I personally did not experience any issues with insects or flooding as others have mentioned, but that may just be because my apartment was located in an area where that didn't happen. However, the only complaint that really wasn't the fault of the apartment per se, was having noisy neighbors upstairs. Sometimes people would have parties late at night and into the super early hours of the morning, even on weekdays. I kind of didn't complain at first because I didn't want any sort of weird retaliation by those people, but pretty close to when I moved out I started to complain because I couldn't stand it anymore. Management seemed pretty open to making sure to let the noisy people know that that they needed to calm down. Apart from that I really enjoyed using facilities (before covid). I liked the gym as it was always clean and almost nobody ever uses it so you have it pretty much to yourself. I also enjoyed using the pool and jacuzzi (again pre-covid). The facilities are well maintained. Lastly the only other minor issue is random power shut offs that happen every couple of months. Last year I was traveling a lot for my work so I missed most of these instances, but this year as I've been pretty stationary I have experienced it and it was pretty inconvenient. Not sure if this is the fault of the apartment or of LADWP but it isn't something that happens frequently, just occasionally. I feel like for the price you pay (in regards to the 2 bd/ba apts) and the amenities you get which include parking, this is a pretty great spot. It's centrally located and you can easily walk to grocery stores, shops, and even the museums. Also more importantly, it's a safe area. read more

Came for a tour and wasn't quite impressed with this place. It's definitely older than I envisioned. Seen an older remodel unit and it had a small bathroom. Strangely the shower head was low. Also could hear the neighbors next door so the walls were very thin. Elevators also took forever as we toured. Definitely better to get a newer remodeled unit if available. This will be my third year and it's been the worst most traumatic experience of my life. I've so far dealt with - three floods -my kitchen sink burst 3 times and they somehow spun the blame on me every time (for jamming the garbage disposal. I've lived three other places and this never happened, I only put fruit down it.) - we've had roaches, silverfish(allot), large thick spiders. -the vents haven't been cleaned in so long one of my roommates had to take it down and vacuum out himself. - theirs no ventilation in the bathrooms leaving a yellow coating on everything after a shower and buildup that what looks like black mold - constant plumbing issues through the building. As photographed, the unit above me coincidentally had the same garbage disposal issue causing their sink to overflow and flood into my apartment leaving a massive hole in the ceiling for a week and a huge air conditioner in our apartment unable to put the heat on in the winter also giving me a sinus infection and bronchitis (guess who paid that doctors bill) a pipe burst in the garage, a pipe burst on the 4th floor leaking all the way down to the 1st floor. Their is now a massive hole in one of our bathroom ceilings covered with tarp and now ceiled off from entering the restroom facilities at all while the humidity vents for the next week. Due to overuse the public washing machine leaked and over flows regularly. And lastly the noise. Their is NO insulation, the walls are so thin u can hear a suitcase unzip above u and even little baby dogs paws. I really wish u could upload videos so u could get a better understanding. A typical day is waking up to maintenance needing to fix something at 9 am Construction outside fixing pipes at the dog park, the laundry room, the garage or units needing renovations. Then at 5 the people above me come home and stomp and what sounds like move furniture until they go to bed blasting the tv. All while other residents stomp down the stairs and slam the door all throughout the day. (Their are 4 fire door exits on every side of the building,this will happen at any unit you're located at here). I've exceeded my text limit so the rest of my review in the photo section. read more

Very nice building, quiet and peaceful, I did need a few repairs in the 2 years living here but maintenance always fixed repairs timely. The only complaint is the packages get STOLEN right in the lobby. They need to get package boxes as usps, ups and fedex leave packages on the floor to easily be taken by anyone. read more

All of the negative comments on here are old. This property is under new management and they, and the rest of the staff, are amazing! I've never put in a work order that wasn't taken care of THAT day. They're extremely friendly and welcoming and go above and beyond to (literally) make you feel right at home. Every time I walk into the office the manager, Golly, doesn't only greet me, but also my dogs and that strikes a special cord with me every time. Also, this building is very clean and has had some recent renovations that has the building looking even more fantastic. I heard Los Angeles is a lonely town but living here has been a dream. read more

I have recently moved into this apartment complex with my husband and two kids. I was a bit reluctant because of the bad reviews online but saw that most of the complaints were about the manager and management company and that they had recently been changed. I am so pleased that I ignored them! The new manager Denise is lovely. I have two kids. The oldest (who is two) always want to go and visit her in her office because she made us so welcome when we arrived to sign our lease. The day we were moving in she held a community bbq where we popped in to meet some of our neighbours (all of whom seemed very nice). Louis, the maintainance guy, also went over and above his duty helping us to move in. At the moment they are renovating and upgrading the building. One elevator has just been upgraded and the second should be finished by the 20th October (according to the signs). The garage is now well lit and has been since we moved in. We love our apartment. It's in a great area...close to the Grove and Pan Pacific Park, some great restaurants etc. The Tar Pits and lacma are practically next door. Hancock Park is a lovely place to spend the afternoon with the kids. The building is quiet and we feel very safe here. There's a security guard who patrols the halls from about 11pm to around about 5am/6am. I've seen him checking the fire exit beside our apartment a few times. If you are looking for a quiet, clean, safe apartment complex in a great area I would highly recommend this one! read more

Management plays nice here but they will try and get every dollar from you possible without addressing any of your concerns, however reasonable they might be. They billed us extra money on top of our deposit even though our apartment looked like nobody lived there after we moved out. It's the sort of place that at first glance looks nice but the more you use certain aspects of the building the more it starts to crumble before your eyes. I'm surprised the building is still standing considering how low quality everything is put together. Paper thin walls, slamming doors with no hinges, constant water and power issues, an unbeatable game of hopscotch designed with dog poop outside every entrance, Jacuzzi out of service, low quality craftsmanship in renovated units, etc. Other tenants have mentioned the termites, and throughout the building you can sense the pockets of decayed wood, with every step. I swear, I can feel the place swaying on especially windy days. It's one big cheap dollhouse and i'd imagine if you strip away at the front layers you'd start to see the mangy and worse for wear complex it really is. There is a revolving door of tenants, because no one in their right mind would pay what they are asking for the living space they are providing. Worst of all is management who have nothing behind the eyes when they tell you they are looking out for you and try and invoice you for every last dollar you have. Sure, they greet you with a smile but their smile conveys death. read more

I finally moved out of Masselin Park West and it was a disaster. The management is terrible, the building is full of termites, and they were awful when I moved out. (Accidentally left out a decimal place making $95 accidentally $9500 - opps!) I would never recommend this place to anyone no matter how nice they can make the photos look. Simply awful experience living here. Management just emailed me to tell me they are laughing at this review with new clients. Super professional. Happy to pass along the 7 exterminator documents if you think this is a joke. Golly's lovely parting email is copied below... You obviously find time in your "important job" to bring joy to your life by damaging one's character with reviews. However, I can assure you that your reviews have been laughed at by my prospective tenants when they have come by to tour and have made for great jokes as we walk around the building with the crumbling foundation. 3 reviews just make you look like an angry person and not a reputable review...you even went on Moss & Company's Yelp page. Stay away from this place!! They work very hard to get you in there by being super nice and telling you about all of the improvements the new management is doing to the building. We lived there for just over a year and here are a few observations: 1. The office staff and maintenence crew ALL completely changed three times. By the time we left 13 months after we moved in, there wasn't one person there who had been there when we moved in. 2. They very keenly played a bait and switch on us. They showed us one apartment that was totally redone with everything brand new and told us that the place we were getting would be the equivalent and just casually added that if the appliances in the apartment we were getting were still good, they would not replace them. We walked into the apartment to a 25 year old stove and dishwasher. Lesson learned on my part! 3. They also told us that they would either replace the carpet or just shampoo it. Of course, they just shampooed it. 3 months after moving in, stains started to appear all over the carpet. It was disgusting. When we moved out they then took money out of our deposit (almost $200) for carpet cleaning saying that they had pictures on file of the carpet from when we moved in. Of course, the pics were taken just after they shampooed it. Trust me, we are very clean people and didn't make one stain on that filthy carpet. 4. After speaking to many of the neighbors in the building, I heard the same complaints about the management from all of them. The place has a pretty high turnover rate for this reason. There are people moving in and out almost every weekend. Also it's loud and the halls smell like marijuana smoke most of the time. There are lots of young people splitting the rent, hence lots of parties and loudness. The office staff and maintenance crew are all very nice people, but for the prices you can do much better than this place. read more

I have lived all over the city of LA and have never encountered an Apartment Manager so on point, so thoughtful and helpful 24/7 like Golly Rivas. Seriously folks, I moved into the building in October 2012 and yes, moving is a bitch but Golly made everything from seeing the apartment, giving deposit, signing lease super easy. She was great at getting back to me and answered all my concerns and annoying questions. The staff in general, are always super helpful and pleasant. The common areas are kept really clean. I mean really clean! I am quite impressed and so are my guests. Masselin Park West is a great place to call home. Not mention the location of town is perfect too! read more

I had the misfortune of living here back in 200X. I was coming cross country and I had reserved an apartment and paid a deposit. 2 weeks prior to moving, I called the office manager to make sure that everything was in order and was told that I did not have the unit because someone else had taken it. She said there was another one, but I would have to take it sight unseen which I did. This place was unreal...almost surreal and something that I could not wake up from. It was dirty, dingy and my view was of the pool. It was so noisy from the pool area, as well as from anyone walking on the floor above that I had to sleep with ear plugs in. There were roaches all over the place as well as some other exotic insects. The garbage was constantly piling up in the chute and the hallways smelled. There was a family of 20 living down the hall and they would do hibachi in the middle of the living room- with coals and everything. I ended up breaking my lease and moving somewhere else after a few months. This place was a nightmare then and it seems from the reviews that things have not changed at all. Oh I also forgot to mention that people's cars were constantly being broken into and there was identity theft taking place as someone apparently had the mailbox key and was swiping people's mail/information. This had apparently been happening for many months when I spoke to a resident of the complex at the time. read more

I love this apartment. The building, the unit, the management, and the maintenance are all top-quality. I moved from a very cramped old apartment in Koreatown with horrible management, so really anything was an improvement. However, I have been nothing but impressed by Masselin Park West since moving here in September 2013. The building is well-maintained; the trash chute areas, the hallways, the elevators, and the garage are all very clean and any mess that residents make are quickly eliminated. I love the nice little courtyard with a pool and clean hot tub--it's become my favorite place to relax. The office staff is very friendly and responsive; they've helped me track down FedEx packages, quickly programmed a spare key for me, and replaced the batteries on my garage remote right away. The maintenance staff is always quick to respond to work orders and are very friendly when I see them around the building. The neighborhood is really very nice and relatively quiet for Los Angeles. There are a lot of great restaurants, parks, and shopping within walking distance. The other residents here seem to all be quiet and friendly, but mostly keep to themselves. My neighbors are great and I feel like I could ask them for a favor, if needed. I just couldn't ask for a better home in the Miracle Mile. The previous reviews are really outdated and I don't think they reflect the current state of this building or the current staff and management company. I definitely recommend taking a look. The rent is well-priced for this area and the floor plans and amenities are perfect for busy Los Angeleans--singles, couples, and children. read more

I have lived at Masselin Park West for a little over a year and renewed my lease for another year. This is by far the best apartment I have ever lived in. Golly, the apartment manager is the best and her whole staff is so hard working! The floors are always swept, mopped, ect and the place is always spotless looking. They have continued to update the building to make it look even better. My apartment is very quiet and I can never hear the people above me. I also think all the tenants are really friendly and respectful. For the price, the amount of space you get and amenities, it's such a deal for the neighborhood. I love the location because I can practically walk anywhere I need to go. I also feel safe if I need to walk to Ralph's at night. read more

This place is a joke! I moved in a year ago because it was the cheapest in the area so of course I was willing to overlook: dirty hallways such as stains on the carpet, some trash in the common areas, paper thin walls, etc just because tenants could be to blame for the most part and the super thin walls is just that I can't expect that to be fixed. But the management stinks and need to take a class on customer service, especially Denise the "Manager" I honestly have a list of complaints but I'll only list one my security deposit. How was my cleaning fee and carpet cleaning fee combined the exact amount of my security deposit? $235? By far the worst experience I've ever had, DON'T MOVE HERE! read more

I have lived at Masselin Park for two years. I have a renovated unit that is very nice. The management (Golly and Negena) is extremely helpful, vibrant and courteous. Anytime I had a maintenance request, big or small, it was handled right away. I am very satisfied and would recommend this place to anyone that ask!
