This building mismanaged and stole $10,000 worth of ACH transfer from my family. This building is also committing multiple scams of real estate fraud and mishandling my security deposit, promotions (claim to have promotion then fraud and lied scamming me), maintainance (no maintainance whatsoever), steal my belongings and designer goods like Hermes and had staff bullied and physically assaulted me in the elevator. read more

I have lived at Modera Hollywood for over 17 months and I love it. The views are incredible, not only are there rooftop views of the Griffith Observatory and the Hollywood sign but being this close to Highland and Hollywood it is often I get to see parades, premieres and more without even leaving the building. The Staff is otherworldly, they not only do a perfect job but they go a love and beyond keeping things secure and efficient. Letícia is always a warm face and like to make you feel like you've found a new home by being so friendly and developing community events. Joys is a great assistant manager, there is nothing she doesn't know about the building but still bubbly and positive in every interaction. Derrick has the biggest smile and brightens my day every time I enter and leave the building. The Community is filled with bright and engaging people. I couldn't feel more safe or fulfilled, the amenities are always super cleaned and well maintained, the maintenance team goes through everything with a fine tooth comb. Over all I couldn't be more in love with property and highly recommend it, will be renewing! read more

1 month update of our time at Modera: The pros: - Naki, the leasing agent who took care of our move-in process is very friendly and attentive! He made our move-in so easy and was accommodating when we had to change our move-in orientation date. Actually, all the leasing/apartment staff have been so nice. From Stephanie the community manager to the other gentleman (I'm sorry we don't remember your name yet!!) at the leasing office to the maintenance guys.. they all greet us when we walk by the office or even around the buildings. - The finishes: I love the finishes of our apartment. There are a few scratches on the floor in the living room but not exactly the apt's fault (I just wonder what the previous tents were moving around to leave such big scratches on the floor lol). I do love that the island is moveable but that thing is heavy AF (can I even say this on Yelp?) I almost broke my back moving it lmao. We do recommend lifting one side of the counter up first and sliding a towel or something that'll help it glide easily as you lift/move the other side. Plenty of storage space for both kitchen and just throughout the apt (for our layout at least, we have a storage cabinet by our entryway and a coat closet). If I could change one thing about the layout of my unit, it'd be less bedroom space and more living/dining room space. - The amenities: this is the most time we've spent at our apartment's amenity. We haven't used the pools yet but we've hung out at both rooftops and both lounge areas. The gym has all the machines I normally use at a regular gym (the fiancé needs other ones but he's still happy with what we got). We've also used the karaoke room even (the system is kind of hard to use and the songs are limited). The dog relief area is super convenient for when I don't want to go outside of the building (but there are cons about this). I've even used the dog wash station for my big dog. - Walkability: I actually love walking around this area. We were actually quite worried and unsure about living so close to Hollywood Blvd because of the tourists/homelessness but the tourists doesn't really come this way and when we looked at the apt building on Google maps, it showed a row of tents one block away from the 3rd building but it seems like they've cleared it out. We have spotted 2 different tents that have been put up at the same spot but apparently we're in an area called "the zone" and the city does street cleaning/removal of tents during certain days of the week. There's a lot of things to do in the area, Hollywood Walk of Fame being one of them ofc and the Ovation shopping area. We've walked to Ghirardelli Chocolate Shop just to get hot chocolate one night, we've tried the amazing Italian restaurant a block away from the apartment buildings, I'd say if you really wanted to, you can even walk to a Target/Trader Joe's/Ralphs to do your grocery shopping (about a 20 min walk). Lots of coffee shops (Javista being our fav). This is the most walkability we've had compared to any of the apartments I've lived in in TX. (OK this is getting a bit long so I'm gonna cut it short) The Cons: - Noise (this depends on which building you live in and which layout you have and where your unit is located): we're right across from a drumming studio lol. And some times they'll practice until laaate at night (I'm talking past 1am late). Google says they're only open until 6pm but I guess students of that studio can just go in & out. It's not TOO loud but just a bit annoying at times when you hear it at night. The layout of our unit has our bedroom back to back with the elevator/hallway. So when we're in our bedroom, we do hear the dings of the elevator and "Going Up. Going Down." LUCKILY the residents in our building aren't too loud and not many seem to go out late at night so again, doesn't bother us too too much. Then just the occasional homeless/drunks yelling - the drunks have been kind of funny though. Idk we're pretty chill but others might find this more annoying. - Dog Relief: YOU LAZY RESIDENTS NEED TO PICK UP AFTER YOUR DOGS. Like goodness gracious. There are bags literally RIGHT THERE and I've never seen that bag dispenser empty. Also even if it's empty carry your own poop bags they're super cheap on Amazon but stop being lazy and dirty gahdamn. I hope the apartment does fine your a**. If you can't pick up after your dog why do you even have a dog? Makes me wonder how you treat them and your own house?? - Packages: some delivery drivers can be quite lazy in figuring out where packages go. But I guess you just have to be really descriptive in how you want your package delivered because I've seen packages left outside of our building that we've actually delivered to residents (these companies need to pay me instead). My husband and I lived here for around 2 years and only moved out because our little dude needed more space. The building is super nice and our flat was awesome! You can't beat the location either. At first we moved in because of all the fancy amenities but thanks to COVID we never checked anything out unfortunately. Like some other reviewers mentioned, when we moved in there were quite a lot of ants everywhere but after telling the building who then did a spray, we never had any issues for the rest of our stay (other than a few stragglers once in a while esp in summer). The Awesome: - Stephanie the building manager is beyond helpful and lovely! We had a few recurring issues (unrelated to the building itself) and she always tried to help as well as stayed patient every time I vented! - Maintenance team LOVE them! Always super responsive! - If you are single and ready to mingle this is the place to live! The building hosts a lot of cool events that helps you meet people The Blah: - There are a lot of pot smokers in this building. It's a non-smoking building but I don't think the management is able to control this. We made a lot of complaints due to our flat being stinky esp on the weekends but this was never resolved. It's funny because we face the other two buildings and given the floor to ceiling windows we can see what happens inside and a lot of people living there smoke openly - A lot of the residents are super inconsiderate. The trash shoots are super easy to use but they just pile their trash around it. Some people like partying and barf in the lifts without calling someone to come clean it. Lots of pet owners who don't clean up after their pets - The homeless around the building are always fighting and trying to light the cars parked on the street on fire - There are some rumoured security issues. The area around Modera is one of the worst areas I've ever lived in, and due to work, I live in a different city every year. The amount of homeless walking around the property screaming and yelling every night due to their untreated schizophrenia is unnerving. The property itself from the outside is definitely worth looking at. However, paint and amenities are just "skin deep" when it comes to apartment living. The amenities are probably the most attractive attribute to the community. They will definitely catch your eye while touring the community. The property is just over 2-3 years old, however, it is starting to feel old. This is due to the lack of upkeep from management. The apartment itself was okay..It was a bit odd to me that wood flooring went throughout the entire apartment, even in the bathroom. It was also a bit odd to me that the bathroom did not have a ventilation fan.... The kitchen appliances are brand new and top of the line however, the washer and dryer were not top of the line. The apartments are pretty small for the price, and nothing additional that you won't find at any other community in the area, is added to make your rent higher here than elsewhere. Management can not tell you the type of people that live here, but I can. IMMATURE. Expect parties every weekend, and every weekend you will not sleep. Expect to see naked people running down the hallways, and half naked young girls doing photo shoots in the lobby. A lot of the residents here just came from mommy and daddies house it seems - as they don't even know how to dispose of their trash properly. Expect to see lots of vomit, human and animal feces EVERYWHERE, and to get a contact high every day. Management here is less than to be desired. Rachel the leasing consultant is the best at what she does and MillCreek should be very lucky to have her. She is the only good thing about that management office. The manager Stephanie will lie to you, and say whatever she can to get you to sign on the dotted line and give the company your money. She lied to my mother thousands of miles away in another state (who was also a lease-holder taking care of our rent) about outstanding maintenance issues being taken care of - when in fact they had not. Guessing she wanted to make sure she got rent money that following month. Also, if you have issues with the on-site staff not doing their job or upholding the lease agreement, do not go to corporate. They will be the first to tell you that if you don't like it there, you can always leave (thus, inconveniencing you) instead of wanting to actually listen to their residents and rectify issues. In July, 2022 my neighbors hallway light burned out right after she moved in. In February of 2023 when we vacated, it still hadn't been replaced. For weeks, the move-in lobby doors to our building were broken, as a homeless person ripped off the key fob access panel leaving the door unusable from the outside. The day I moved out, I got a glare from the maintenance staff for using the main entrance to the building. Maybe fix your problems, instead of looking at me! The parking garage gates are always broken (due to resident negligence or homeless) which makes the parking lot unsecure. They say they have a posted security guard at the garage, however, several times I witnessed the garage open with no guard posted. Management is despicable in this community. They continue to allow residents the opportunities to ruin what should be an enjoyable living experience for those who want to call this place a "home" and not a dorm. The lack of professionalism at its best. It is quite apparent when the manager is allowed to have pink hair and dress like bozo the clown. All in all, for the price they are charging and what you get, go somewhere else. MillCreek Residential does not care about you or what will happen to your mental health if you live here, or your home. There is far better out there. After moving to LA last year, I decided I wanted to live in a more central location and experience a different part of the city. I'm the type of person who makes spreadsheets and conducts quite a bit of research before deciding where to move and I can't be happier with my decision to move to Modera Hollywood. From initially walking in the office to today, Derek has been my point of contact and has managed my move-in. He has stood head and shoulders above the other leasing consultants at other properties that I've visited and has been nothing but exceptionally professional and tireless in ensuring a smooth process. Derek and the management team have certainly gone above and beyond. Also, the amenities and facilities are great. read more

Modera presents well, but trust me, it's a façade that wears off quickly. Before moving here, know that it's run by a greedy corporation and the rent increase is astronomical -- see photo. Modera raised my monthly rent by $630 - that's an extra $7500/year for the same apartment and a living experience on the decline. And that's just for a 12 month lease; it's an 80% rent increase for a 4 month lease to get me through the end of the year, and 110% rent increase for month-to-month if I need a little more time to find a new place. I've been here for over 2 years and paid full rent during the pandemic, even when we didn't have access to any amenities for months, even when my mentally unstable neighbor made life hell, even when leasing didn't enforce its own policies which left me choking on smoke daily. To add insult, they are taking out expenses that used to be all-inclusive in rent like your parking spot and now charging them on top of rent plus also adding some other new BS fees. It's an absolute cash grab; at best it's a ploy to push out old tenants to make space for higher-paying ones, and at worst, illegal price gouging in conflict with Mayor Garcetti's rent increase limits that are in place through March 2023. A few other generalities about the place: the garage gate is terminally broken (only worked like 6 weeks total in my 2 year + stay), cheaply constructed unit and none of the walls are straight which makes mounting difficult, thin walls so you can hear neighbors above and adjacent, the property gets nasty as hell as tenants and their guests continuously deface the public spaces, hot tub is dirty AF as they rarely drain/clean it, front door smells like warm dog piss because pet owners allow their dogs to pee right in front of the entrance, oh and my expensive mountain bike got stolen from their "secure" bike room. Crime and safety is an issue - we get notices of threats like every month. There was also that time I stepped onto my patio to see 2 police snipers in full SWAT gear 5 feet away with guns aimed at a resident's unit, with no warning or context. I went to a meeting hosted by Modera to discuss crime, what I learned - two females were attacked walking home one in broad daylight, there are drug dealers conducting transactions 20 feet from our main door, and crime in the area is on the rise. That said, maintenance guys and Stephanie are super cool, but not cool enough to pay this much AND have a subpar living experience. Good riddance Modera. read more

She had been my manager at two other apartment complexes I lived at in Los Angeles. When Stephanie is the manger of your building you can be sure it's going to be a great place to live! She is Sharp, super organized, and gets things done. She has a great energy about her. I called the following week to inquire about a couple other units I had not seen. Rolanda quickly Sent out videos of the Units. I really appreciated it! They are really on top of things here. The units are thoughtfully laid out with tons of storage. The building is beautiful. This apartment has gone above and beyond my expectations. The building is completely new, and the amenities are very high quality. The gym is beautiful and the pool is very spacious. No sound travels from the outside to my room. The place is kept spotless and smells amazing. This is a great place to work from home, as the views are really nice especially on the south facing side of the building. The internet is really fast -- I usually get 900 mbps! The location is super central to everything. It's super easy to get onto the freeway and there's a lot of good food nearby. Sarah was my leasing agent. From the start she was very personable and wanted me to find everything I was looking for in an apartment. We toured the studios and 1/1. All of the apartments are amazing (they are brand new). They are on a bit of the small side for the price. My deal breaker was none of the apartments had a tub, only stand up showers (a girl needs her relaxing bath). The amenities are breath taking. However the gym was located in building B which is a 3 minute slow walk. However, given the area I would not be comfortable going to the gym at the hours I like to go ( I would like to be escorted by security). There is only a patrol car no one sits at a desk inside the building. The concessions due to COVID-19 make the apartment affordable, so if you are interested I would act fast! read more

My wife and I have been living at Modera Hollywood for about 4 months now and we absolutely love it. The community is great and everyone who works here has been amazing and super helpful. Nisha, who initially showed us the property, has been incredible. She goes above and beyond to help us and answer any questions we may have. The property in general is very clean, well kept, and the maintenance team is great. There's an app to fill out any Maintenace request, which makes it super easy. There is also an app to control home lighting, window blinds, door locks, and room temperature. This is all included, which is awesome. I definitely recommend checking out this property. And although we are smack in the middle of Hollywood, it's surprisingly quiet in this area! read more

Kathy is an AMAZING Leasing Consultant at Modera. She was SUPER RESPONSIVE and a GREAT ASSET to the community that she worked for. I had a very pleasant experience touring the community during pandemic times with Kathy's help. I found a great unit through Kathy's expertise. 5 star rating for Kathy's service! 3.5 star for the actual layout, amenities and the floor plans. As for the leasing company and upper management, unfortunately I have to give 0 star rating. Here is the reason why: My application was denied by upper management due to an adverse record that showed up in my screening that I was not even aware of. Because of COVID-19, I am not able to clear the record when everything is closed and postponed with the courthouses. In the climate where potential tenants with stable income trying to move during pandemic times are rarity, I would think the upper management can find some time to really look into the actual details of the filing before they reject an applicant. Quite disappointed with the not so flexible screening process. I am working with other communities who have more flexibility and time to take my special case scenario. To my relief, my application was approved by another more established leasing company. If you have identity theft or some weird stuff showing up on your record, don't bother to apply at this community because you will get instant rejection with $650 out of your pocket, wasting your $50 hard earned post coronavirus income and your $600 refundable deposit which you paid INSTANTLY will be mailed to you in 21 days via check (so that they can make interests on your $$ while you wait for it to arrive in a super slow SNAIL MAIL). A place this rigid during pandemic will have a hard time filling up empty units. I'd been living in the city of Los Angeles for the last 15 years and every day I see high rises are being built. Signed up to provide some honest feedback from my experience as well of the experiences of others on my floor (we're in this together!). Living at Modera has been a nightmare. After reading these reviews and moving in, I now realize that some posts clearly pre-date when the building opened for residency. Meaning, they are scams likely paid for by management to raise the star rating. I'm not very needy when it comes to apartments but when you charge as much as Modera does, one would think certain things wouldn't exist. 1st: there is a severe ant problem that comes and goes. Everyone on my floor has experienced it at various points, and I know at least another floor has as well. This likely stems from the choice of building materials and poor construction. 2nd: The insulation doesn't give you too much noise cancellation. That means you will likely hear everything going on outside. Whether that's residents fighting each other at 2am or one of the dozens of homeless people setting their tent on fire, it'll happen. Yes, it's sad that so many are homeless in LA, but it's outright dangerous when they congregate in one area and start fires which require LAFD to come and put them out. Modera has hired nightly security to patrol and they are super nice but also honest about the shit show that is living in this building. That brings me to 3: Since moving in, I have had to evacuate my apartment 4 times because some idiot pulled the firearm while attempting to recreate a Logan Paul stunt. This is par for the course, since Modera has had such a difficult time renting their apartments out that the standard for tenant has dropped so significantly. If you move in to lovely Modera, you can expect drunken brawls every Saturday afternoon at the pool and LAPD regularly responding to calls for rapes/assaults/burglaries (check the Compstat map online). COVID hit the industry hard but Modera had the misfortune of trying to open up two buildings in a tough neighborhood right as the pandemic was at its worst. They have had a deal running for over a year that you get 8 weeks free. It's a great deal, but one has to ask how long a grand opening sale can be stretched before the desperation is obvious. This could be a nice community, management certainly tries hard to make it so but with all the corners cut, it's not ever going to be quite worth the price tag. PS: One of the first residents is widely known as the complex drug dealer. Nice dude mostly but super weird and often attracts a creepy element which enjoys catcalling women at the pool. read more

I had the opportunity to tour Modera Hollywood. Remarkable building! Kathy is a leasing agent there and she is super awesome and explained everything in detail during the tour.. She seems to be someone that will go above and beyond to help make your decision during a sensitive time such as moving. Once you walk into this beautiful space you'll be impressed from the amenities to the ambiance. The top of line amenities include resort style pool, fitness center, resident clubhouses, conference rooms etc.. The ambiance is breathtaking and from the pool you can see the hollywood sign. They are even offering 6 weeks of free rent! Like whhhatttt?!! read more

This place is amazing to live in . My partner and I recently moved in and since the moment we toured the complex, the staff has been extremely helpful and supportive. We asked tons of questions which Derek and Stephanie took every moment to answer thoroughly. Also the maintenance team is outstanding. Any issue that came up with our home they usually responded to within the same day or next day. Modera Hollywood is special. I lived in their sister property Modera Lofts in Jersey City so when I was in process of re-locating from New York to LA and discovered this property was being built - I knew I did not need to look any further. The Modera brand is exceptional. The quality of the residences, the finishes, the materials, the appliances, the design, the common spaces is the best I have ever seen for a rental - and I lived in NY for 20 years. This particular property is possibly their best. The rooftop with 360 views of all of LA is ridiculous and the pool is better than most high end hotels. The staff - specifically the property manager Stephanie Tabeau and the leasing agent Kathy Dezfoli - have gone way beyond to accommodate my move-in and any needs that have come along the way. Anyone interested must reach out to Kathy - also a former East Coaster who understands what the high end rental market is all about. They are now like family to me - truly. The neighborhood is truly walkable and has a ton of great options for dining, entertainment and shopping. If you like urban - it has that feel which is not common for car-heavy sprawl LA. The 101 is a few blocks away and 2 metro stops which connect you to downtown, LAX (new route coming), and even Santa Monica. There is significant new investment being made in Hollywood - new developments, etc...with a very eclectic mix of residents - akin to say Brooklyn. Please check it out - and give Kathy a call! Living at The Modera has been nothing short of nightmarish... Partly due to the building's wood construction (a fundamental aspect The Modera is unlikely to divulge until *after* you move in), the walls/floors/ceilings are paper-thin and the insulation so faulty you can't help but wonder if Mill Creek Residential corruptly paid off inspectors... Moreover, it's not at all uncommon for residents to regularly blast music and cause other untenable noise disturbances sure to keep you up at all hours of the night and wake you up hours before your alarm is set to go off. Much to my dismay after arriving with the usual optimism of moving into a new home, I quickly found my legal "right to quiet enjoyment" as a CA tenant violated for months on end--not only because of my outrageously loud upstairs neighbors' callous disregard for anyone else's ability to sleep at night or live peacefully during the day but also through The Modera's negligence and willful inaction in response to the chronic, untenable noise disturbances at play. Over the course of several months, the noise disturbances were repeatedly verified as excessive and intrusive (as beyond normal apartment living sounds) by leasing office/building management employees as well as third-party courtesy patrol officers. And yet--even as I followed the (self-inconsistent) protocol that management outlined and made abundant good-faith efforts to peaceably arrive at a reasonable resolution--I was met with no effective support from The Modera whatsoever. After months of being given the runaround, I finally connected over the phone with a regional manager from Mill Creek Residential named Chellie, who remains one of the most unprofessional and rudest people I've ever spoken with... After interrupting and trying to bulldoze me from the minute we hopped on the phone, all she ultimately (and self-servingly) "offered" was that I move into a substantially higher-priced unit on the top floor of the building, so that I'd no longer have neighbors living above me. This second move would, of course, come at a tremendous cost of my time, energy, financial resources, and stress--while it would, of course, enable The Modera to lease an even more overpriced unit that wasn't getting any bites... To add insult to injury, after I finally agreed to the transfer with little to no other choice, Chellie unconscionably rejected a note from a Cedars-Sinai *surgeon* documenting the medical necessity of an extended moving window due to a preexisting medical condition. The Modera/Mill Creek Residential willfully refused a surgeon's explicit request for "medically necessary" accommodations and callously charged me for the overlap necessitated by the move (for my temporary occupancy of both the old unit and the new unit while moving). They crossed over from horrible customer service to eschewal of basic empathy and common decency in a shrewd effort to increase profitability. Their stunning obstinacy in the face of a serious medical condition and a respected surgeon's clear guidance was disgusting and deplorable... If you're looking to move to The Modera, look somewhere else. Life's too short to live in a building where you can't even reliably sleep without being woken up in the middle of the night or at the crack of dawn by an array of ear-splitting noises from upstairs neighbors. It's also too short to deal with the insulting customer service and morally bankrupt greed and deceit characterizing The Modera/Mill Creek Residential. (By contrast, I've experienced the employees of The Camden--a similar property just blocks away from The Modera--to be polite, reasonable, and, most importantly, humane.) read more

My tour was fantastic. Arielle gave me the grand tour and I fell in love with the building. Afterwards, I was interested in applying but could not find the unit that I discussed with Arielle online. I called several times and was finally able to speak to someone, but they mentioned they needed to investigate then get back to me. They never did. I'm not a fan of poor communication so I ended up going with Thea At Metropolis. read more
