A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. Eileen directly told our realtor that the first application processed was accepted meaning that the other 6 applicants were never processed or reviewed. Our application was never denied, just didn't have the chance to be reviewed since it was 7th "in line", which is completely understandable during these crazy times in the market. However, we basically paid $60 to send our application in...no processing was done, nothing was reviewed. This company pocketed almost $400 from people who applied who were never processed, which I think is incredibly immoral to take advantage of people during this time in the market. Rich directly told me that the best way to contact Eileen was through text messaging. I sent her ONLY professional, respectful text messages regarding our application to which she contacted my realtor asking "tell your client to stop contacting me". I spoke to an associate in their office in regards to getting a refund for the $60, he said to contact Eileen and it shouldn't be an issue...I emailed Eileen and she has refused to contact me directly. I sent our application and documentation via email, she refused to contact me or keep me updated with our application. She denied my request for a refund via Zelle and refused to acknowledge my email to explain or talk to me in ANY way. We are an active military family and this experience was awful.

And later this afternoon I was given a mean condescending email from Gustavo. Saying the landlord of Occoquan overlook drive used my money to update his home for my move in. A security deposit on the application said security deposit may be refundable. Yet my security deposit was used to update a home and not used for as intended. Now I updated a home for the next renters. This home would have rented for $1950. I feel the application wasn't as clear as it should be for a first time renter of anything. I feel as a mom and going on being single woman that I was taken advantage of. I worked 3 jobs to save for that deposit and it is very disheartening to have to leave a bad review. They knew they were going to keep my money all along and it was very greedy of them to do so, even after I had reservations. The lease is enough to scare you out of the place. And this is most of my reasoning for backing out. See they don't give you everything in a lease in your application when you sign. I am sorry Xenia. I will not be doing business with your company again. I really thought you had my back. I would not want to be a tenant as it is frustrating enough to pay her for incompetence. Her husband, a licensed contractor is her "handyman". I have had one estimate with an inflated price. I have had one repair with shoddy incomplete work. I am not recommending this is a business that offers any "customer service" for either potential buyers, renters, or looking for property management services. The only "skill" that this business can offer is taking your money.

I was able to get closing estimates before hand when I insisted. When I arrived in their office, the front desk lady was unpleasant and was rushing to close the office. They had mistakes in the paperwork. The closing lady rushed through the paperwork very fast. They did not give me the keys for the house I bought. Just before leaving, I realized that and went back to the front desk - the front desk lady was annoyed. The closing lady handled the situation rudely. Overall, it was a very awful experience.
