I told them from day one that I wanted to do a 1031 exchange. They said they were familiar with the process, and had done it before - I was reassured... But instead, I was given the name of an account I was supposed to call, who when I did call had no idea of my case, and just said we didn't need to speak with until the closing. I relayed that conversation to Fenceroy, and suggested they follow up (after all I'm paying Fenceroy to manage the closing - I'm not doing it myself). Fast forward to two days before the closing, and I haven't heard an update on the 1031 exchange - I reminded them with an email asking "How is the 1031 going? Everything in order for that?" Fenceroy then responded one day AFTER the closing - too little too late. I was no longer able to complete the 1031 exchange. Because of their negligence I cannot defer the capital gains taxes as intended, which equates to thousands of dollars. There is no repercussion to them for their mistake. I do not recommend them.

Beal uses this legal debt collection group to come after tenants for so called fines if you leave furniture behind in your unit. I had an oral agreement with Beal properties that I would be paying $1500 to satisfy my debt and that I would not be renewing my lease because of their insane rent price hikes and price gauging tactics. I'm currently suffering from migraines and nausea due to black mold exposure from apt. 408 at 635 W Barry Avenue in Lakeview. I'm physically ill so I'm posting this review to clear my name and warn others. I made the mistake of taking over a sublease at 635 W. Barry apartment 408 17 months ago. Both my pets and I were exposed to black mold and flooding that took place at the property. I decided against renewing my lease and paid Beal Properties $1500 and had an oral agreement that that would suffice. The previous tenant left his belongings behind and there was no elevator in my building so I was unable to find anyway to lug a mattress etc down a very dangerous fire escape. Beal hired these debt collectors to come after me because I left behind pieces that I could not physically carry since I'd have to climb six flights of stairs. This particular company represents Beal properties and if you do your research for yourself you will see the numerous building code violations that Beal properties commits which include toxic black mold, rats and other vermin not to mention flooding in the laundry room. These people just sent me threats stating I owe them money and they will soon be reporting me to all the credit bureaus so I will soon do what I need to do and countersue since my health has been affected by the longterm affects of black mold exposure. Protect yourself from predators who defend slumlords. Pamela Bailey has been calling me non stop emailing me non stop but what she fails to realize is Beal properties who she is representing is rated very low on yelp and Google and there's even a website for ex Tenants to file complaints. My friend who helped me move suffers from asthma and he was rushed into the ER the next day because he's very sensitive to mold. After the doctors conducted tests on him they found evidence that he was exposed to black mold. Pamela Bailey doesn't mind representing predators like Beal properties. Everything I'm sharing here is 100% true down to the oral agreement I shared with Beal properties. I will not allow this company to harm my credit score without fighting back. Black mold is an extremely dangerous toxin to have in your apartment building and exposure to black mold leads to organ failure and cancer.

    Trust me; I'm an attorney…read more No, seriously, I am. And a litigator at that. And not a new one either. So- I thought that I knew what I was dealing with regarding my jerky landlords (seriously- there's history) and my bad situation in having to leave town 2 weeks after signing a new lease on that overpriced Edgewater condo- because I can read the Chicago LLT Ordinance. WRONG. I almost drove myself into a nervous breakdown and ruined my relationship over the stress of the situation - I'm not exaggerating- before I called Randy. Boy did I ever learn a BIG lesson in humility - and another big one about how to be a better lawyer. Because Randy is a good lawyer. Better standard of practise than most I've worked with personally and as a client I am 150% satisfied. In support of this assertion I offer the following personal observations: Exhibit A: Excellent client contact skills. To whit: 1- first phone call was returned within 5 minutes. He listened to my freak out, understood all the nuances and said "We can fix this." And did. 2- from signing a contract, submitting a retainer and sharing documents, he was available to ask questions and responded by phone or email within 24 hours (usually under an hour.) 3- he handed over his cell phone- AND ANSWERED IT. Once I called at 7:30 expecting to get voice mail and he answered. Exhibit B: Fast, efficient, positive results 1- He walked us through the options and executed our decisions immediately. 2- He got us our deposit AND damages back for the crazy bs that we origially weren't even aware of. 3- Check, please. Days after judgement= paid. Have I covered everything? Hm. IMHO, he's also a nice guy. Do yourself a favor, hire this dude. I wish we had sooner. Don't let that happen to you. When your plumbing screws up, do not get out a wrench, call a plumber. When you have landlord trouble, no not write letters, call Randy.

    Randy represented me as attorney on 3 deals. The first two deals that I had with him in 2015, one…read moreabout a security-deposit dispute and another one about a parking-spot sale, went well. Randy knew what he was doing and acted promptly. I appreciated his help. In 2017, I hired him again to be my attorney to represent me on a purchase of a one-bedroom unit, and my experience with him was a disaster. My contract was signed right before the Memorial Day weekend. I was not made aware that he would be out of town for several days. Also, no work was done up until I terminated his representation 1 business day before the deadline of the attorney review period. It is okay to be busy and to be upfront to clients about your capacity for taking on clients' cases. But it is WRONG to be unresponsive to clients' simple questions for days, and to tell client that you were out of town after the client terminated the representation.
