My girlfriend and I moved into a place…read morethat they manage in June of 2018 and have had literally nothing but problems from that day forward with this company. They decided to switch our contact and who we were dealing with to get keys and to let us into the building. We had a plan in place to show up at a certain day, get keys, and move small items in. Of course when they switched people they neglected to tell us this and we were left waiting at the townhouse with no keys and no representative from Vibrant. When we moved in the townhouse was an absolute pigsty. There was dust on the main ac vent at least 4 inches thick, all of the screens were either filthy or had multiple holes in them, multiple holes were left in the walls, multiple light bulbs were burned out and multiple items were left by the previous tenant. They then took any and all paint and wall repair items because "oh our wonderful handyman can take care of this". Keep in mind they had two months to clean all of this up and have it taken care of before our move in date, but chose not to do that. As if moving day isn't stressful enough these people decided it'd be a good idea to replace the refrigerator and microwave on our first day of moving in. You would think this would take about an hour or two at most but their "stellar" handyman took about six hours to do this all while we were trying to move in. They also snuck into the lease (which we didn't get until the second day of moving in) that we had to pay for the home service plus plan to cover the appliances even though we're the renters and not the owners which is another $45 a month. At this point we should have not signed the lease and tried to live somewhere else but didn't really have a choice. They refuse to send the handyman to the unit unless someone is home so if you need anything at all you have to take off work because he won't come outside of normal business hours or let himself in unless someone is home. It took about 2 months of living there for these incompetent morons to even schedule a window cleaning that should have been done before we moved in. They also are in the stone age when it comes to accepting rent. They'll only take it in check form and even if you date it the 5th they'll cash it the 1st which should be illegal. They've "tried multiple online payment options" all of which are unheard of and completely asinine compared to a simple paypal or venmo account. The garage is a nice plus but you better hope you never lose power or you won't be able to get in. There is supposed to be a key that will release a latch in the garage in the event of a power issue, but this God awful company isn't willing to spend $100 to get a replacement unit/key even though one was never provided to us. Even with all of this absolute absurdity and hassle my girlfriend and I liked the location and actual townhouse enough to want to live there another year. In April of this year we asked about getting a lease renewal since you're basically required to give a 2 months notice here. We got the lease sometime in mid June - approximately 2 months after we asked for it and after our current lease had expired. This is basically the norm for this incredibly incompetent company. Don't expect a response via e-mail or a call back in a timely manner or any amount of time short of at least 2 weeks. They then decided to sneak in a section at the end covering maintenance even though they told us the lease would remain the same. They now want to charge us a trip charge if this "handyman" that can barely rip open a wet paper bag comes to the unit, then charge for time and materials. We also are required to rent a carpet cleaner at the end of the lease and send in a receipt to them. Never in my life have I seen someone place such unfair and unrealistic expectations on the renters of a unit. The whole point of renting is to not pay for those things since it isn't actually any of your things in the unit. This company apparently can't seem to understand why that's unreasonable. We waited a bit to sign the lease which my girlfriend did electronically. They never actually sent me the lease however and I've asked about it a few times since in the last few weeks. I've gotten maybe one response that they sent it over and to check my spam folder. I've been checking my spam folder and e-mail in general meticulously the past two weeks looking for this lease and lo and behold nothing has showed up. It finally did show up after waiting a couple weeks. This is hands down the absolute worst company I think I have ever dealt with, not only for renting but just for anything in general. They have so much turnover that every time you talk to them it's someone new either e-mailing or calling you. This company has single handedly caused so much hassle, frustration and irritation it's almost unfathomable. Avoid this incredibly awful company at all costs.

The entire house hunting, offering, and closing process was very easy and relatively stress-free. Her years as a realtor (and even more years as an active community member) put her in a strong position to connect people with real estate. We were particularly impressed with how Cheri handled a difficult closing. We had asked for professional cleaning as part of our offer and the seller declined. Her agent promised Cheri that she would personally make sure that the condo would be clean on inspection/closing day. Quite the opposite happened... the condo was filthy! The seller had 4 cats and it was quite obvious that little time had been spent cleaning. There were streaks on the laminate floor so we could see the seller had attempted something, but that something was not a clean property. Cheri went to bat for us with the seller's agent and held her ground on what had been promised to us by the agent, even going so far as to wait at the property while we went to closing so she could meet the seller's agent at the condo and show her. The other agent was quite put out with our standards and made no attempts to apologize or remedy the broken promise. Though Cheri warned us that the closing could be contentious, she maintained a professional demeanor that set the tone for our closing. If not for Cheri and her team, there is no doubt we would have been frazzled and flustered. They never wavered on supporting us and being in our court. I have had nothing but bad experiences with Homestead Road on both sides of working with them…read more On the seller side they give lowball cash offers, and try to leverage a sellers minimal understanding of the housing market to get houses cheap so they can resell. I know numerous people they have taken advantage of in this way. On the buyer side, the agents are slow to communicate and follow sketchy listing practices. (One house I saw listed by them was put on $100k above market value then re-listed every few days with $10k mark downs) the houses are often listed improperly (ex. 3B, 3BA homes with only 1 legally compliant bedroom that isn't disclosed in the listing) I've even seen agents who don't want to present their clients counter offers (which they are legally obliged to do) because it's a "waste of time". If you looking to buy or sell, I would stay away from here.

We rented a property from Verde Real Estate in south Minneapolis from the summer of 2021 to the…read moresummer of 2023. Things were rocky from the start when we were doing our pre-move in checklist and found that the bathroom window was broken. It would not slide up and down and the top of the inner window pane would fall forwards into the apartment if it was not locked to the upper pane. We were told it would not be fixed and we were just stuck without a working bathroom window for the two years we were there. The first winter we spent there had a 2-3 month span with no snow removal, but by the time they finally hired someone to do the snow removal there was nothing to be done about the inches thick sheet of ice that covered the small, four car parking lot, driveway, and small amount of sidewalk/walkway to the front door. The second winter was much of the same. Though they technically had snow removal people hired, they did a poor job and we wound up with a sheet of ice for a parking lot and driveway again. It was impossible to take the garbage out to the cans without risking slipping and falling and forget even bringing the cans to the curb for pickup because they were literally frozen to the ground because the snow removal crew would just stack the snow and ice up around the cans. On two separate occasions in the two years, they scheduled maintenance to come to our apartment to fix things that we had not asked for and we were not informed of. They were items required by inspectors to be fixed, but they never communicated a time or day to stop by and take care of it. Luckily I worked from home and was there to have them explain the situation to me because I would have been livid if they had gone into our apartment without permission or advanced notice. The oven was lifted up on wood blocks so the surface was even with the countertops and the fridge was in a cubby with a wooden lip in the floor directly in front of it. This made it impossible to ever clean around or behind the appliances and frankly I don't think those areas have ever been cleaned judging by the fact that the one time we were having issues with the fridge the maintenance worker showed up and couldn't remove it, so told us we were just going to have to deal with the issues. During our move out inspection, the employee present was impressed with how thoroughly we had cleaned the place and even complimented how clean the floors were. This made us more than a little surprised when we were missing $450 from our security deposit for "cat urine smells." Our cat is still fairly young and has never had issues peeing outside of the litter box. More importantly, the two places where this smell was reported were the dining room closet and the smaller bedroom, both areas which the cat was specifically locked out of. We bought and installed a temporary gate to keep the cat out of the bedroom and the dining room closet was so full of stuff that she couldn't have gotten in there to pee even if she tried. Despite reaching out and pointing out the fact that the employee doing the move out inspection said there were no issues (and being the middle of the summer with no A/C in that building, if there was a smell it would have been noticeable) we were not able to get a refund on this wrongful charge. There were a myriad of other issues, some that we brought up and some we did not deem worth the effort of trying to get them to fix. I would absolutely avoid this company in the future.
