Was not expecting the full amount but got charged $600 for cleaning (cleaners from PPM) and almost $300 for flea treatment. FLEAS?! We did not have fleas and left that place 100x cleaner than how it was received. Renters, beware. Another company to nickel and dime you when it's time to move out, and not take care of the most basic things. ZERO STARS Wasn't an option!!!…read more Legal Disclaimer: Writing this based on direct experience and can cite documented examples for every comment. No slander, no lies - just facts which is how I prefer to work. As a former Board member who selected this company to manage our association, I stand in shame. They marketed an amazing experience, partnership with community residents, support for the Board and premium level service. They could not be any more the opposite. In our three+(?) years with Gassen, we have had something north of five property managers (rough count based on email exchanges - might be missing one or two). That in and of itself is concerning - no property knowledge, no understanding, no historical insight. The key issues with this company are as follows: 1. Gassen is there for your Board not for your Community. Frequent documented comments have included - "we answer to the Board not to the members" despite the members paying their fees. Seemingly if the Board tells them to do something they do it without hesitation - even if it is harmful to a member or members of the community. Then they will claim "we did what we were told" when called out and that is their sole defense, then attempt to present themselves as the actual victim in a conflict. There is little exercise in determining what is ethically right and what is wrong with them - they just do it. 2. They are NOT neutral. Despite (the owner) claiming neutrality in writing - they have allowed themselves (by choice) to be weaponized and implicated in attacks by the Board against homeowners. They will claim otherwise and then utilize legal counsel to talk in circles/bully members to avoid accountability - again, always the homeowners who are wrong - never Gassen, never the Board. They clearly act prejudicial toward those who do not support that business model. Their stance is that members should listen to Gassen/Board and do as we are told like obedient peasants. 3. No Responsibility - Never does Gassen do anything wrong or address any issues inappropriately - even when they are wrong, make mistakes or resolve incorrectly; they are not wrong. Their defense, as previously stated, is frequently - We were told by the Board - and shirk any accountability for their own actions. Even further and quite frequently, they attempt to turn the situations against the Funding Members, despite their obvious failures. 4. Inexcusable lack of communication - No direct emails to Property Managers, no phone numbers outside their main number, no returned messages, voicemails that are always full. No responses, not even updates saying something is being worked on, you sit and you wait; it may be weeks or months before something is responded to. Many times online requests are canceled without notification or explanation. In many instances, my neighbors and I just proceed forward with our own resolutions, including maintenance, without them versus waiting. Community residents would rather get reprimanded than wait weeks and months for action to be taken. Even Legal requests are not responded to. a. Note: If there is a response, ironically, it is done through "no reply" emails. Many times it is used to berate a homeowner for not following their processes and procedures; even when proper protocol was followed. Or worse yet, to "school" Funding Members on their interpretation of the HOA laws and rights of homeowners - hoping homeowners will not do their own research. 5. No attempts at resolution. This companies refuses to address issues and WILL NOT meet with homeowners face-to-face. Part of the avoidance strategy and a blatant lack of company responsibility. They are responsible for the actions of THEIR company, regardless of whomever is involved. They refuse to accept that and therefore do not believe they should EVER have to meet with a Funding Member. I will state, there are some individuals there who do great work. Sadly, they are lower level roles and worker bees who have to bow to the people creating the issues - i.e. Owner, senior leadership, actual property managers. IN SUMMARY - If you are considering this company, run fast and swift. They will be a huge disappointment. If you are still in doubt, I encourage you to read the MN Better Business Bureau ratings, Yelp and Google reviews; draw your own conclusions. Talk is cheap - Consistent actions show the real character. The reviews show a pattern of behavior - very clearly. The fact that their behaviors have led me to waste my time even write this is disgusting in and of itself. I am certain there will be retaliation for my review - that is how they operate - and is part of the problem not the solution. Unfortunately, they will try to blame me, my comments and my experiences without ever considering their own company's actions.
