    Good campground. However, lights out is terribly early and the showers need help big time. Very run down, otherwise generally central Cape.

Mainly rvs with nice tent spots. The proximity to beaches restaurants and even the bike trail adds to the appeal of Atlantic Oaks Campground. The cons are few and didn't impact our stay or the rating. The point here is that you're going to the beach. So No pool, but go to the beach :) Next internet is about a decade behind, e-mail light browsing work. Internet coverage is wide with barely any dead spots just slow. Tips!! Go to Arnold's for food it's a short walk and it's fun and tasty great onion rings and scallops bring cash. Don't forget to return your gate key. Oh and one more have your campfire but have it put out with water by 11pm.

It's also the cleanest and most well-run private campground on the Cape, in my opinion. I had made a reservation earlier that day in person on the phone, mentioned I would be getting in late. I got a friendly call from them later to make sure I could get to camp ok if it was after hours, and to make sure I did so quietly. I was impressed at the concern not just of my experience but that of the other guests. I write this on the front porch, just outside their very nice common area, sipping a good cup of coffee ($1.75, vs $3 at the far inferior North of Highlands campground) and about to get back on the bike. One more note, I mentioned I had forgotten to pack a cup, didn't see anything just right in their otherwise well-appointed camp store, and wouldn't you know Brian pulls up at my site later in his golf cart with the loan of a coffee mug! In the thru-hiking/biking community they call that "trail magic".

I booked my site on June 5th for my Motor coach Class C, 25 feet long via their website for a 3 night stay. The site I chose was "Full Hookup 30amp RV Site # S07. The website showed it can accommodate RV's up to 40 feet with room for slide-outs. The booking went thru fine. Next day June 6th, I called to confirm my booking and the lady said everything looks good. Before arriving call for the gate code in case I run late. June 14th I called them again to confirm if sewer was available. They didn't even ask who I am and was able to tell from my cell number that I booked site S07. The lady immediately said this site cannot accommodate a Motor coach C. The site is only 15 foot long. She said she have to cancel my reservation because my arrival date is June 17th and they do not have any site available. Pretty much told me too bad you chose a site that is shorter than your RV. But I said the description say it will accommodate up to 40 feet. She said, well that's just a general description for all their sites. So they canceled my reservation and also told me that they will keep my deposit because booked the wrong site. 2 days later another representative called me and said she wanted to make sure I was aware that site S07 will not accommodate your RV. I said I know and you guys canceled my reservation. The rep even told me few other RV guests booked the same site in July and August and was in the same situation. Because their booking was further out they were able to switch their site. Long story short, Karen the manager called me and was super rude, pretty much told me you're not getting your deposit back. We're keeping it. Too bad. We know there's misinformation on the website but that's from their corporate office. Nothing they can do about it. Look at the screen shots of the website. Site advertised as 30amp but description also mentioned 50amp. Site stated 40 feet but only allow 15 feet. I am glad we didn't go to Sun Retreat and instead I stayed at Bay View Campground, Cape Cod. The camp site is friendly, clean, full time security. These people have been there for 55 years. We had so much fun.

We stayed here for two weeks and had a blast! The park is extremely well maintained; Karen the manager takes pride in maintaining all departments; she is a wonder. All the employees here are helpful and friendly. The sites may be close but walk across the street and you are in Nirvana; what a beautiful beach. The restrooms are well maintained and the water pressure is fantastic! This is primarily a lovely seasonal park but the residents are very gracious to outside guests. There is a small store and ice cream shop on premises; they do the job well. What a great time we had!

I called the phone number available to ask my question and I was met with a rude condescending woman who went out of her way to belittle me for asking if they had flush toilets and hot showers. I hate to break it to her, but not all places have flush toilets. One perfect example is Horseneck beach in Westport. This woman is was only rude and condescending but also ignorant.     NOT FAMILY FRIENDLY!…read more WARNING: There is poison ivy EVERYWHERE. The most basic overgrowth control is completely ignored, which makes the already bad mosquitos even worse. AMENITIES: There are no family friendly amenities at all. Not even a slide, so plan on bringing tons of your own entertainment, but not any balls that could get caught in the brush because you most certainly will come in contact with poison ivy. FUN?: There is a large overflow field my kids were initially attracted to but the sign "WARNING COYWOLVES HUNTING" scared the crap out of them which caused me to have to reassure them no less than 500 times that they weren't going to get eaten in their tents at night by hybrid animals. STORE: The camp store is bare bones and expensive. Bring everything you need. VIBE: Be warned, the seasonal RVers, which most definitely are the folks keeping the bills paid considering how empty the campsites were during PRIDE FAMILY WEEK, are clearly this campgrounds top priority. A potluck sign up for seasonal campers only in the office tells me they are more interested in planning fun events for their long term guests than any of the lowly short term folks. BATHROOMS: stalls don't lock properly, I nearly walked in on a woman looking for a moment of peace. Showers are coin operated, $0.25 for 5 minutes. I've been to a lot of campgrounds and have never paid for a shower so that was odd. Facilities are old and shower curtains were ripped and falling off. It's pretty gross. CAMPSITES: Small and wet. Literally, that's it. The back row near the marsh has a sink, maybe to make up for the fact that the marsh releases a cloud of mosquitoes on the campers in the back row every night, idk. The middle sites are equally as small but with no sink. They seemed a bit dryer, too. STAFF: Friendly at first, but an interaction with them literally ended my trip early after they threatened to have me arrested in front of my children after running to stop and shop (for 20 minutes) with my children and leaving my dog behind in a perfectly safe environment. It was BIZARRE. The hostility from campground manager ANNA KUZIA was unnecessary and she should be ashamed of her behavior.
