This is our second year coming to Breakwater and honestly I wouldn't stay anywhere else in Provincetown. The Breakwater is a dog friendly hotel and the rooms seem to be sound proof which is great for our overly excited pups. The views are absolutely amazing and you couldn't get any closer to a beautiful beach. The rooms are clean and modern with a super comfortable bed. Each room gets a lovely patio set to sit out and enjoy the view of the bay. There are also grills out back and a nice little patio area. The manager, Joe, was very accommodating for us and hooked us up with an upgrade. Jen was also super helpful and friendly, making us feel right at home. The staff were very friendly and helpful. They explained the free shuttle and buses and local restaurants. They gave us bus schedules and a couple of menus. The room was clean and modern and the bed was comfortable. The towels were very thick and soft- better than most hotels I've stayed in. The amenities were as described on website. Our main disappointment was the size of the room. We had a king view room and it was extremely small. Closet 24 inches wide and cannot hang a dress or suit because below it is a shelf that can fit one suit case and the mini fridge is below it. The shower is very small, about 30 x30 must point shower head into corner in order to soap up squeeze into corner to rinse, or the water will hit you in the face or chest because it does not adjust low enough. The water pressure was good. If you're good with the size of the room, overall I would say it's a decent place to stay. You're pretty close to town so it makes it pretty convenient. read more

Rooms are very small, but designed well to maximize the use of the small space. Friendly staff too! We picked the Breakwater Hotel for our fall getaway after staying at one of their other properties: Cape Colony Inn. This time, we wanted a water view. To be honest, I find it odd that all of the reviews of the Breakwater are glowing, and maybe this should have been a red flag when we booked. I'm going to break down the pros and cons of the Breakwater Hotel. Pros: -Location, it's great that it's not in downtown P-town, it's right across the street from the beach -Dog Friendly -Friendly Staff -Clean Cons - The room is abnormally small for the price point -The walls are paper thin. Especially if you're put right next to the lobby, you can hear it the entire time -Being right next to the lobby we couldn't use our patio, because the door to the lobby is basically on top of the furniture- truly, if you look at the front, it's missing an ottoman to make room for the door -Ocean View: looking at everyone's room, all of the blinds are drawn because there is no privacy in the ocean view, it's right into the parking lot. This makes the room even smaller, since you can't open the blinds -The outside lights flood the room all night, making it difficult to get a good night sleep When we checked out (early), the front desk was apologetic. We said that we didn't care about the second night cost, although they said they'd talk to the owner/management about it. What's weird is that we never heard from them. If someone checked out early over these concerns, I would have followed up, at the very least. We won't be staying at the Breakwater Hotel again. read more

This dog-friendly motel is extremely clean at a beautiful location for a good price in the area. It is located directly across the street from a beach where complimentary beach chairs are provided; it is possible to take fairly long walk on the beach. It is a quick drive into town or about a 1.5 mi walk. The rooms have a mini refrigerator (with a small compact freezer that actually freezes things) and a Keurig coffee maker. Every first floor unit has two comfortable outdoor seats with cushions and a table, perfect for morning coffee or evening chats. We would definitely stay here again! read more

Stayed for three nights at the end of July. I'd made a mistake when I booked our stay but the management went the extra mile to help fix it. The room and public areas were all very clean and modern. The room we stayed in was very small, with a very small bathroom. But for the most part this really wasn't much of a problem. The design and organization of the room is really efficient, like a tiny house sort of feel. The bed was pretty comfortable. The shower water pressure was INCREDIBLE. Some of the best showers my partner or I has ever had (though, we got a sunburn on the third day and our shower experience was ... less pleasant after that haha). We enjoyed the continental breakfast each morning - not much food, but a nice snack before we could find a place to sit down for a full meal. Great muffins and hard boiled eggs, and very serviceable coffee. The seats outside each room were very comfy and a nice place to relax and read a book. All in all a great place to stay. read more

And they also provide chairs across the street that have access to the beach if you wanted. It was a perfect spot for us to enjoy cocktails in the afternoon and coffee in the morning. You know when you think the manager is the owner you've had the best service, hospitality and stay. Thats what Joseph the mgr is. And the hotel? What a treat. And it should be noted any bad reviews I saw on yelp are no longer applicable because they completely and beautifully renovated in 2019. Best parts? Furniture outside every room so there was a genuine neighborhood feel and we met and chatted with others. Great beach feel vibe to the interior furniture and local art. Great mattresses (even the pull out couch we used had a fancy mattress) and beekman 1802 toiletries (I had to look up the fancy brand and order). The beach is literally across the street and has some chairs. Its a short bus (10 mins) from downtown but thats part of the charm. Thanks for the stay. read more

Pros: When we first drove up the view is to die for. We had the bay view room which was the best room at the hotel. We had a seated area near the front doorway and the side of the room had a cabana style seating area, so comfy and facing the water. Decor has a fun colorful beach vibe. Beach is right across the street and during low tide we were able to walk and collect seashells. Staff very welcoming and friendly. Due to Covid breakfast which was offered wasn't the greatest but it was free. Cons: We had left overs from dinner but no microwave in the room unfortunately. Our visit was the end of April was off season few restaurants were open in Provincetown, but is prime time for whale watching. The walls our thin so we could hear other patrons in the other room. Floor creaked a bit in the corner of the room, so if you are trying to be quiet while the other person rests that's not happening lol. Bathroom although nicely decorated and great water pressure it is a bit small for a large person. Recommendation: Soft touch toilet seat at night it slams closed, although a luxury...A bidet, a microwave, a shuttle into town for evenings when you want to drink and not worry about driving back. A heated pool or jacuzzi would've been nice to take a dip and sip some wine. Maybe a bonfire thing on the beach or fire pit. Just dropping some ideas. But overall a fun time and I would definitely recommend staying there. read more

We stayed after a co-worker recommended it as a nice dog friendly place. We found the rates to be pretty reasonable. We visited the weekend before the Memorial Day holiday so this could have played a role in the low rate. Staff was friendly. They offered a free breakfast of cereal, oatmeal, fruit, etc. It was good to get a little something in the belly before heading out town. Quiet area and directly across the street from the beach. We managed to reserve a last minute booking the week of Labor Day Weekend and landed the last reservation on the website. We have no experience with the area and booked this hotel totally by chance and it was a hit! This place is nothing short of fantastic. The view and atmosphere is stunning and is the perfect quiet getaway for those looking for a few days away from the grind of regular life. The hotel has its own private seating overlooking the beach and well as its own beach area for guests. The front desk associates are super friendly, knowledgeable and always willing to go the extra mile to make your stay comfortable. Each room is clean, quaint and the perfect size for a couple or small family. The beds are really comfortable and new and the place looks like it just got a massive renovation. The water pressure in the showers is EXCELLENT. The grounds have grills for use, brand new gym and beach chairs and towels for use. Breakfast is included and the bus stop for the bus into town (1.5 miles) is right outside! The view and quiet atmosphere is second to none and probably one of the best kept secrets in the area. Although a bit expensive for the Labor Day weekend, it was worth it for the quality of stay. We are so thankful to have landed this place and will certainly be coming back. My family and I come here watch the year for the past six years. The beds are always clean and comfortable. We have had a shower that had leaked all over the floor but otherwise everything has been in good shape. Staff has been friendly and accommodating. Gym is open from 8 AM to 8 PM for those who like to get a workout in while they are on vacation. There is a treadmill, peloton, free weight, bands, and a bench to use. We had a wonderful time staying at the Breakwater in mid-April. We weren't looking for anything exceptional, just a quiet and Comfortable place to spend a few days and bring the dog. What we got was Exactly what we needed to recharge our batteries-- a clean, comfortable, efficiently arranged room and lovely kind, helpful staff. Downtown Provincetown was just minutes away. The beach is right across the street (not sure who loved it more, us or the dog. ). We hiked some local trail, ate some good food, and overall had a wonderful few days. I know that not everyone will agree with me on giving this motel 5 stars. I've stayed at a lot of really exquisite 5 star hotels so I know what to expect in a hotel. The reason I am giving it 5 stars is because it fullfilled all our needs and exceeded our expectations. I found this hotel for only $180 a night during July 4th weekend when other hotels were asking for $350-500 a night. I found that this motel was within 15min from central Ptown and also has a shuttle into town for only $2 a person. I decided to take a chance even though I was a little scared of what I would find when I got here. My friends and I were pleasantly surprised. Firstly, when we arrived we saw the gorgeous beach across the street from the motel. It was serene and inviting. There's also a small platform with four sunloungers with stairs that go down to the beach. When we got to the check-in desk the woman was extremely helpful and gave us a full download of how to get around, where to park and was super friendly. We were also pleased surprised by our room. It was small, but cute , clean and comfortable. The room had a tiny fridge which what helpful during cocktail hour....which was just after breakfast lol. The beds were comfortable. The walls were painted a fresh mint green, the shower had good water pressure and an AC window unit that kept us sufficiently cool. When we checked out we went to the pool at the hotel next door and grabbed a drink. It looks like a hotel that got one of those tv makeovers and is desperately trying to be a cool Miami hotel that charges Miami drink prices. We stayed for a little bit before driving out. Overall I would say that our stay was a complete success. We were all really happy with our stay and I would definitely come stay here again. read more

Pros: The staff is very nice and friendly and the continental breakfast had a decent selection. Also, the rooms were very clean and we appreciated the free beach towels and beach chairs. View of the beach was very nice. Cons: The light shines through the door to the hotel room, so the room is not very dark at night. The AC even though it is quiet is poorly placed right above the bed, so the air s blowing right on you. The doors that connect one room to another are very thin and you can hear the people next door. The hotel is pet friendly which is not something I was aware of prior to booking otherwise I would have chosen another hotel. the "shuttle" to downtown is a golf cart that we didn't see very often to shuttle us back and forth. read more

My wife and I were excited for our P-Town adventure. All we wanted was modest accommodations. This beat our expectations. The hotel has been recently remodeled and have new owners. In general, a wonderful place to stay. Our only complaint is the lack of sound-proofing between units. There's a closed-off door between units 24 and 25 and the sound travels between way too easily. It was like being in the same room! We could hear the other people opening and closing their fridge and could hear their intimate conversations... The moment I walked into my room, I thought, "Don't cry, don't cry, don't cry." I tried to find a cheap place not TOO far from Provincetown's main downtown area. Little did I realize this place is cheap beyond belief. The sheets are stiff. The carpet is old. The showers resemble those on the (PRISON!) show Orange Is The New Black. I get that people wanna save money when they go to Cape Cod / Provincetown, but no one deserves to stay at an establishment where a woman's double-D bra is outside drying on a chair. There's a nice little beach across the street with excellent views. Great little grab and go breakfasts every morning. This was quite possibly one of the worst motels I've ever stayed in. Staff was friendly but the motel and room was very outdated and dingy. Sheets like brillo, towels were tiny, pillows were flat, bed was hard and the worst part? Cockroaches. You get what you pay for. Nice place and very affordable! Rooms there are quite simple but very clean! The sheets were clean, the pillows were good and they also had a coffee maker in each room. Really nice. The only problem is that it's a 30 min walk from the city center, but there's also a bus that costs 2,00 and leaves you right there. Incredible!! This is a newly renovated motel with private access to the beach and a 5 minute drive to downtown. It's a 2- star motel so I think it's fantastic for what it is. It's pet friendly and felt clean and observant of Covid-19 safety precautions. Get a room with a view if possible:). A continental breakfast is usually included but was replaced with a boxed breakfast of packaged muffins and yogurts and fruit due to Covid-19 safety measures. There's no pool or restaurant but the beach access makes up for that! read more

recently got back from a weekend getaway and stayed for 3 nights. The Owner Susie was most friendly and helpful to all my needs. The room was dated, but clean and the large mini fridge big enough for a week of food and drinks. The bathroom was clean and the water pressure was fantastic. It is a no frills motel that has the most stunning view of the ocean. I will be back next year! plus it has great parking, the shuttle stops every 25 minutes into town, and you can bring your dog. My girlfriend and I really wanted to take a trip to The Cape. I hadn't been since I was eleven; she had never been. I don't know how I pulled it off, but on the last night before the summer season started, I got the last room at a wicked affordable price. The only problem with it is that it's quite a bit further out of the center of town than the one mile that the manager had said (and we wouldn't have minded that had my girlfriend not been a bit sick and we not spent a very, very hot June day walking from the center of town out to the Seashore and back). BUT, it was a great walk, and there was a fantastic public beach across the street from which to greet the next morning. THe manager was super nice and let us hold our bags in the office while we walked around town, even though we had already checked out. Plus, when we had gone back, gotten our bags, walked that long "mile" back downtown again, and found that my girlfriend had lost her new hat, the owner sent one of the local cabbies to bring it to us. What a fantastic weekend, and neither I nor my then-girlfriend--now-fiance can wait to have another one. We'll certainly be staying there. read more

Spent one night there on a night getaway with the Husband on 9/10/14. We stay here due to them allowing our pet to stay with us. Our room was clean on our arrival and no issues to mention at all. Very good price for the room. Only thing keeping us from a 5 star was the room is in need of some updating.. TVs, Wall Paper in Bathroom and such. read more
