DO NOT HIRE OR RENT FROM THIS COMPANY!!!! This management company is incompetent and exhibits a complete disregard for shareholders and tenants. They ignore requests, make decisions without informing tenants or approval from the board. They influence Board members votes in their favor and are racist toward Latinos tenants, ignoring their requests and other needs. Leon is especially rude and dismissive and Angela couldn't care less and will respond to emails when she feels like it, if at all. They will not approve a single upgrade to your home even after tenants have met all the requirements. They will simply ignore the subsequent emails. Requests to improve the building by the board is met with resistance on every level. They completely ignore the by-laws and lie about board meetings. There is no transparency regarding the decisions they have made. Good riddance. read more

My husband and I have been leaving messages since before Christmas regarding the level of traffic in our building. The doctors offices in our co-op building do nothing to control their patients. Their patients loiter, conduct loud phone conversations, play music on their phones, allow their children to scream, screech, run, and even kick in our door. The property manager for this building is rude, hostile, and belligerent. We've been cursed out, threatened, and even had to call the police at times due to patient interactions. We've been complaining about the same issues for a few years and our property manager does less than nothing, yet our maintenance continues to climb each year. The only positive part of Maxx Property is building super. If the property manager doesn't want to do his job, he should retire. read more

Don't live here (the station on central in Phoenix). The front office, Daisy, is one of the least knowledgeable individuals I have ever met. I have lived here for 13 months now, been a great tenant. I got the renters insurance through their preferred vendor, ePremium, to avoid a security deposit. Well, my credit card expired and the email they sent saying payment didn't go through for the second year went to my spam box. I recognized the issue on 8/30, paid, it processed on 9/1. They charged me $100 dollars for TWO months of no insurance even though the lapse was less than 3 weeks and was rectified at the first knowledge of the issue. "If we did it for you then we'd have to do it for everyone." Daisy had the gall to tell me that's how fair housing laws work. Literally misquoting the law, to a law student, to justify herself. Then, when I said "why do I feel like this is just because you didn't like the way I worded my emails to you." She essentially acknowledged that was the case, so to add these office managers are vindictive. I'm a law student, living budgeted, and while I'm lucky to have parents who can supplement me, it shouldn't be the norm to have a tenant explain an extenuating circumstance to you to just then disregard and blame them! I can understand the $50 dollar charge for august, while it's bogus still, I can get that I signed an addendum saying it was their right to do so. But to charge me for two months because they lacked the ability, no the competence, to see that the coverage was paid for before the next month began is a total slap in the face. Save yourself the trouble of having people making 35k dance for the corporation that turns them over more than I care to count. This is the like 3rd or fourth different person I've worked with here, so the fact that the little power they have to exercise over others is in this context says something of the types of people this company hires to run their property. Do better MAXX, hire people who care about the people they manage and find it within yourself to recognize the difference between negligent payment avoidance and a plain error that was quickly and competently taken care of. read more

This community located in Las Vegas on S Decatur Boulevard is EMBARASSING to say the least. Anytime a corporation does not care about the upkeep and eye appeal of the grounds, needs to change employees and find those who really care about the tenants and the community. For one, the mailboxes were vandalized and we all went without mail service for 6 months.....Why? Because of the lax management and unskilled people in the office. Maxx Properties has posted pictures of decent apartments to try and displace the pictures of mold and slum conditions in their buildings posted by various yelp reviewers who live in Maxx buildings under these conditions. It's almost like they are trying to hide something... analogous to the way they paint over mold in their apartments rather than actually fixing the root of the problem. Not unexpected behavior. They refused to give me access to the side entrances claiming it is only for those with some sort of ambulatory issue. What's really happening is they are only giving side entrance fob access to new buyers. I requested it bc I was followed a couple of times and I wanted faster access to the building. Security is also not 24hrs even though they lied and said so. Since complaining they are now trying to raise my rent by $65. Before I would get a yearly increase of $15. The building itself has paper thin walls and I can hear my neighbor's sneezes and conversations clearly. My mom was startled when she came to visit because she heard a man's voice when I left her to go to the store. She thought someone was in the apartment with her. The only positive is the super who always helps when I have an issue like the neighbor upstairs leaving her water on and causing damage to my kitchen or using so much ammonia in her bathroom it was coming down to mine and stinking up my entire apartment. Any time I have an issue I try to bypass Maxx because they will drag their feet until something is ready to explode and they will have every excuse in the book for why they took so long. Oh and of course more than one neighbor will play loud music day and night with no regard for others. Complaints to management of course do nothing. When I bought an apartment in a Maxx-managed cooperative in Brooklyn 11 years ago, they seemed fine. There was some bureaucracy and lag time with our correspondence, but hey, this is NYC, and most of our interactions went smoothly enough. But since then, I think they have been slipping. From double-debiting my maintenance bill without apology to dragging their feet on repairs and upgrades, sometimes for years (from very simple ones to crucial building-wide ones), they have been disappointing more and more. They have also taken a lackadaisical approach to a nearby development project that could threaten the material integrity of our building. That kind of negligence could have huge repercussions down the road. It seems Maxx has lost sight of the fact that they work for the owner-residents of their buildings: we pay their salaries. As such, they should be actively trying to ensure our safety and decent quality of life--not shoving us aside. We should not have to beg or wait years to get leaks fixed or walls painted. I hope they start to do better, or that our board will replace them. read more

I have made so many complaints to the management that my upstairs is constantly making noises, such as pounding the floors, dragging furniture, dropping heavy stuff on the floor, DAILY!!!, and the problem never resolved, and turn out, my upstairs is the super of the building (hmmm, interesting). I look at the house rule and found residents should keep a quiet environment and install carpet to reduce the noises, and I am sure the super didn't because I can hear the noises every day!!!!!. Please, do something, or I will seek legal advice since the super didn't follow the house rule nor did management supervise the super follow the rule well. read more

Do NOT rent an apartment from this management company. The entire process from beginning to end has been outrageous and highly unprofessional. It is now 67 days past the date I have moved out and I have YET to receive my security deposit. I have written confirmation that I am in fact receiving this (no damage, on time payments, etc), yet there there have been multiple "setbacks". At first, they had their own records wrong. Then, they "never received the check from the bank". Unfortunately, I will have to file a small claims court case to get the $1150 that was MINE to begin with. How disgusting. read more

My husband and I moved out 2 months ago and We still waiting on getting our deposit back. We were initially told that we would get it 2 weeks after we move out. My husband have been calling pretty much every week and Gloria who apparently is responsible for accounts receivable never answers the phone which is funny because the receptionist always says that she is in the office. So after we call at least 3 times in a roll and leaving voice mails she always come up with a different excuse. I am so tired of it. I can't wait to be done with interacting with Maxx Proprieties. Apart from this drama, I would give the super of the building @ Decatur Ave, Bronx one thousand of stars if I could. He and his wife were always working hard to keep everything clean and organized. Took 3 months to get my deposit check back. After calling them 4 different times they always had an excuse such as it will take a couple weeks, we sent it already, and the last one being they send it after they send the final notice of repairs and bills that we just received a few days after our last call. It is obvious they sent that repairs notice statement after our last phone call and said that the check comes a few days later, which we haven't received yet. It appears we will sadly have to go to small claims court and waste our time but at least small claims court will demand they pay back our deposit in full plus $100 extra dollars so it will make up for our time lost. And about their properties or management. Clueless people it seems when in regard to maintenance repairs that you report. Something is wrong with their communication system because repairs just don't happen until the 4-5 request or months later. read more

My sister lives at 1040 Neilson Street in Far Rockaway. What started out as a small leak turned into peeling paint, huge cracks, mold, and mushrooms. Yes mushrooms. This has been going on for over a year. All they have been doing is coming in and applying plaster. They need to tear out the ceiling, fix the leak, and then put in a new ceiling. This is unsatisfactory. There is a rent increase every year and no improvement to the leak in the bathroom that is now a health hazard. There is a four old that also lives in the apartment that has been getting sick. You need to manage your property and people who manage your property better. You need to go down and look at what they have been doing and not doing. In order to break the lease they are trying to keep her deposit. They should let her go because she obviously cannot live like this. Over a year now, this is ridiculous. Get rid of your slumlord! read more

I was a tenant of Boulevard @ 4201 Apartments in unit number 1055 in Las Vegas. I recently moved out and waiting for my deposit check but I got charged $2,270 for insufficient NTV - 60 day fee and still owe the balance. I called property management office and disputed it but they were kept saying we did not give them a notice. I clearly remember that I told them we would be moving out. This is because I got robbed from this unit on 6/20/18 and got stolen the value of more than $5,000 personal items. I went to management office on the next day and told to Christina and Mary (Manager) that I wanted moving out as soon as possible because I felt unsafe and I got scared staying at home after that incident. They didn't care and they couldn't do anything due to our contract and policy. They were kept saying we have to stay until our contact period is ended. They didn't even know we got robbed even though police cars were all over the apartment all night long and apartment security personnel was there at the sight. I felt unsecureness even more about this apartment. I am not sure what kind of security system they have for the tenants. I finally moved out on 8/23/18 but I still got charged this fee and it was more than 60 days after we discussed with the situation. I just called and spoke to Christina again and she just kept saying with rude and aggressive attitude that she doesn't remember that I told them we were moving out and I will need to dispute it through the collection agency. It is entirely unfair that I am being treated this way and I felt they never cared about safety or wellness for the tenants. Mary even told me it sucks but they can't do anything about it. Do you think this kind of comment is what you want to hear after you got robbed? I really didn't express the frustration to them but if they concern about what I've been through, they shouldn't be doing this to me. Christina told me that we didn't give them a written notice. They are the one that should've advised me or documented it when I told them we were moving out after we got robbed. They didn't care about what happened. The matter of fact is they didn't do their job correctly. I am not responsible for the negligence of their job duty. If I were them, I wouldn't say to the customer saying that you should dispute it through collection agency especially when we were under the robbery involved circumstance. Deerpath on the Lake, Tampa FL. When I received my final bill, it was full of items that I had already paid for. I was charged a prorated rent and utilities fee, which I had written a check for and the leasing office had cashed (have proof on my bank statement) prior to me moving out, I was charged for vertical blinds, that again I replaced and have a receipt from Lowe's showing I purchased them, as well as my bank statement showing the transaction. I was charged for a door frame and door replacement, which the maintenance department damaged the door frame when they knocked down my door after replacing locks. The door had no issues for the remaining 10 months we lived there. The complex sent me to collections which I have been disputing. I have reached out to the supervisor at Maxx Properties corporate office, I have emailed all the heads of departments at the corporate office, I have called, left voicemails & sent emails to the leasing office manager Alexis Rolon, as well as the regional manager, Michele Bravo, and have no heard back any response for anyone. I have emailed proof disputing the items on the final bill, and no word. I find this complex and their management staff to be unprofessional and unorganized. I now have to waste my time going to small claims court to rectify a situation that could have easily been taken care of via a phone conversation and a reissue of the final bill. It seems they are deceitful and try to charge you for damages that you did not do. I was denied a final walk through, even though I showed up to the leasing office at the time they scheduled for me. I was told the maintenance manager already did the walk through, and when I requested a second walk through with myself present, I was denied, and told Alexis would contact me, but I was never contacted. I called numerous times before leaving Florida to be ignored. I do not encourage anyone to live here unless you want to pay for a bunch of "damages" that you did not do when you vacate the property. And they'll try to double charge you on your rent. Absolutely disgusting company. read more

Agree with the reviews. They are an absolute joke. We've had water damage from a property that Maxx still owns, and it has taken nearly 2 months for it to be repaired. And, the without any advance notice, a group of repairmen showed up (did I mention no one told us when and where) to fix the issue. Final outcome - not complete. Attached are pictures. I have submitted an issue with the BBB in NYC and also filed an issue with the state of NY. I've been part of cooperatives before and had to deal with bad management agencies; this one takes the cake. read more

I wish I could give this company less than 1 star. I had a leak in my bathroom that started slowly in October, 2015. I told the super about It, he supposedly checked it out and dismissed the idea that it was indeed a leak. In February, the leak got worse. Finally, the super told management about it. Two weeks later, there was literally a rainstorm in my bathroom, I called management and they not only were very lackadaisical in their response, they also never returned calls. I had to hunt them down throughout the day to speak to someone. They finally sent a plumber out to look at the leak, they determined where it was and started work upstairs. Because of said work, the shower could not be used and with a broken pipe in my upstairs neighbors' tub, they had to fix that as well. They supposedly fixed the tub leak however...two weeks later...my ceiling above my bathtub collapsed, there is literally a crater in my ceiling. The leak was not fixed properly at all. I called building management to no avail. They are not only rude, they are also unresponsive and unhelpful. The super came to look into it, he set up for a plumber to come fix the leak. The plumber was supposed to be here this morning, it's now 5 hours past the time they were supposed to arrive and no one has arrived. The leak began again this morning and I've had no contact with those at the management company who are supposed to be helping me with this. Leon Manoucheri has been rude and wholly unhelpful though, he manages the apartments under Maxx Management. Stephanie in maintenance is equally rude and unhelpful. I have taken several days off work to get this situation handled from the start and have gotten no fix. Things have only gotten worse, I will be taking this company to court as this is simply ridiculous. Do not, under any circumstances, rent from these people. read more

Truly a very disorganized management company. The broker who got us the apartment really did a great job up-selling the management company, the super, and the building. Unfortunately, on the day we moved in, we received a rude awakening and realized what we would be expecting for the year. We moved into one of their Bronx, NY apartments in December of 2016. Everything up until the day before we moved went very smoothly. The day before my fiancé and I moved into the building, I reached out to Cynthia, the woman we signed our lease with, just to make sure that we were all set with moving in, that the super was aware that we were coming and that we didn't have a key, so we needed to be let into the building, and she gave us the okay (Cynthia never gave us the supers phone number or email, before we moved in. She told us that he did not want to be contacted before then, even though we already signed the lease). However, when we arrived at around 3PM, on our move in day, the super was nowhere to be found. We had to then contact Cynthia, who then decided that it was the appropriate time to give us the supers phone number. We had to return our uhaul back to Staten Island by 7PM and whenever I called the super he yelled at me, BUT whenever my fiancé called the super he treated him with respect (pig). Finally we found our way into the basement and dropped off all of our belongings there. I stood behind, still waiting for the super, who did not show up until 7:30 (we arrived at 3PM), while my fiancé drove back to staten Island to drop off the uhaul. When he finally arrived, he proceeded to yell at me as if I was the one to blame for the miscommunication. Then, his tone changed and he was being nice, I had a very serious internal dilemma. Was I going to be nice to him or was I still mad? After I finally received the keys, I went to open the door of our apartment for the first time and found out that he gave me the wrong key, so I was still locked out. I had to call him again and that was seriously the last thing I wanted to do, but I called him and he gave me the right key. Throughout the year, he showed up at our apartment unannounced at the earliest hours you could possibly imagine. Broke into the wall right next to our bed and left it open for several days before it was fixed, which then led to these enormous cracks forming just above where that huge hole was. Wanted to come into our apartment literally a few days before we moved out to paint the ceiling in our bathroom. Amidst packing all of our things, that's really the last thing I wanted to deal with. As for the management company, when I tried to reach out to them a few weeks before we moved out, it took them a few more weeks to get back to us. When I contacted them about our security deposit, I was notified that we should receive it between 6-8 weeks after we moved out. As we approached our 10th week, we still hadn't received our deposit and I had to contact Cynthia, yet again, and she forwarded me to Gloria, head of accounts receivable. She could've given me her information when she first responded to me, but didn't. When I reached out to Gloria, she never responded to me. A week later, I decided that I needed to call her because clearly I wasn't gonna receive a response. This was our conversation: Gloria: Hello? Me: Hi, Is this Gloria? Gloria: Yes. Me: Hi, this is Ashley Ocasio. I lived in 55... Gloria: yeah, yeah, yeah, I got it today, It'll be sent out today. Me: Oh... okay. Well, thank you. Bye. Gloria: Okay, bye. I'm not entirely sure why Gloria couldn't keep me in the loop with all that was going on with our money, but I did not appreciate our interaction, in the slightest. Our deposit was sent out on a Wednesday and we received it on a Friday. Finally, all of our interactions are over and I am thrilled! Suffice to say, I am never working with this management company again and would suggest anyone who is interested in doing so, not to either. We moved into Concordia Apartments in Lakewood, CO recently. The apartment is in a great location - less than a 10 minute drive to downtown Denver and less than a mile from Sloans Lake. Really affordable. The location right around the apartment is lovely and quiet, but there are lots of restaurants and bars really close by. The apartments are spacious, with lots of natural light and are updated on the inside. The Property Manager and his team are really responsive, extremely nice and very helpful. We were moving from LA back to CO and they helped make the move seamless. We've loved our experience with Concordia and Maxx Properties so far! read more

Furthermore all staff at MAXX Properties has been extremely helpful with my move in process as well as any issues (luckily not too many) since then. Please disregard any lengthy reviews below - obviously some people have way too much time on their hands. Whenever I call the corporate office everyone (most notably Stephanie) is always there to assist with any questions/issues I might have. These people are horrible!!!!! Negative 5 stars!!!! Poor communication, terrible at keeping records of payments and work orders. I'm on the top floor. There was a leak in my bedroom that the super and management was aware of for 3 months. My house started to stink because the walls became filled with mold. I contacted maxx with pictures telling them we need this fixed (btw we also have a young child in the house). Did they care? Absolutely not! The problem got so bad when there was a bad storm and water was pouring from every crack in the ceiling (we are on the top floor) The only reason why these issues was poorly taken care of is because it was time to renew the lease. The guys who poorly fixed the issue were not professional at all. They made a complete mess and even damaged some of my furniture. It was so bad my husband had to kick one of the guys out because he was so rude and messy. There's mice and roaches all over the building even bedbugs ( when we signed the lease they said the apartment was inspected and there were no bed bugs and a week after moving in, while doing laundry in the building, a tenant was getting rid of a couch. As time went by we noticed mattress here couch there. About 6 or 7 months after moving in.......bed bugs.....in the living room and bedroom) I think it took so long because we did everything to try and prevent it. Very small and dirty laundry rooms. There was a few time when something went wrong with the lock to enter the building so they had to change it. The super said that we could get a key unless we paid $20. They want you to buy not rent so expect them to increase the rent every year by about $100-$150. Maybe more. They lie about receiving checks and payment. When you try to contact them about an issue you can never get in touch with anyone. They don't care about you or your family! It's all about $$$. They have rental property all over NY so I know it'll be hard but stay away from them! read more

I have been living at Glenwood Gardens, Yonkers, NY for 12 years since 2006. I relocated out of Glenwood Gardens on June 2nd, 2018. It has been over 3 months since and I have not received my security deposit. As per Rochelle Morse, Assistant Community Manager, she submitted a request for my security deposit on June 5th, 2018. Despite multiple follow-ups after 6 weeks of my moving out, Rochelle was not able to figure out why my deposit was not paid out. I have been transferred to Gloria's voice mail at your corporate Harrison, NY office multiple times and left message but never been called back. I spoke to Ann of accounting and she transferred me to Gloria again. I need to get my security deposit. The receptionist Bonnie keeps transferring me to Gloria's voice mail and Gloria is not picking up her phone. The last time I called was this afternoon.
