They do not even deserve one star. In October 2020 I hired a mold inspector and gave the mold report to Garthchester and they waited until July 2023 to remediate the mold and asbestos. Photos show work after mold remediation, plumbing issue still not resolved to this date, and they have still not released the asbestos report. Now, we have to go to court to get them to move on the next phase of plumbing and restoration of unit. Do you want to hire this management company? read more

Stay Away! A property is better off managing themselves. There should be an option to leave no stars. The property managers there do not answer calls or emails. They refuse to go their assigned properties if they are in "questionable" neighborhoods. There is zero communication and zero accountability. Upper management does nothing to discipline them. Properties are leaving in droves. New billing system is a nightmare. Implementation was poorly planned. Residents are upset with restrictions on paying their bills. Billing calls go unanswered as do emails. Properties have no money to pay bills and it's because residents can't pay their bills and Garthchester doesn't collect on bad debtors. Agenda driven group in control of things, if they don't like you you're out or at least ostracized. Terrible culture, no professionalism. They talk a good game but it is all lip service. Ignored the positive reviews those are clearly paid for! I live in one of the co‑ops that Gartchester manages, and it has been a nightmare. You pay your monthly HOA fees, and then they hit you with additional assessments with no explanation. It has gotten to the point where money appears to be missing from the co‑op's reserve account. They haven't provided heat, hot water, or even basic building cleaning. My co‑op is falling apart under this management company. On top of that, they don't pay the vendors anyone who comes to fix something ends up complaining to us because the management company refuses to pay them. That is their responsibility, not ours. In my opinion, this is a rip‑off style of management that should be investigated for serious mismanagement and misleading their clients. BE AWARE!! They operate like a giant machine buying up smaller management companies and hiding everything under one umbrella. read more

Unresponsive the clients. Our property manager is rude and possibly bias. They recently took over our building, fired the porter of 25 years and replaced him with a soulless entity. HOA costs rose, sidewalks are not plowed as well as before. Additional rules added to the house rules causes real life pain to residents. Garthchester Realty is a nightmare company. They don't pay their bills and they ignore multiple requests for payment by vendors, stringing them along for months. They have earned every lawsuit against them, and there have been quite a few. Time for the NY Attorney General's Office to investigate them. read more

I have lived in a property that garthchester handled, well we're do I start they are the worst people to deal with when you call and ask the receptionist to speak with someone by name,they are either on the phone or off that day it's always the same story. And moving out of one of their apartments that you did own you will have to pay to move out of the building,also the deposit monies that you gave for a a deposit that entails a smooth move you have to call every week for your money the only way you get it back is to say you are going to get your lawyer,and then they don't give you all of it anyway.I have lived in a co op for over thirty years and have never felt so frustrated by a property management like them they are horrible and very unprofessional. I got locked out of my apartment yesterday only to find out my key had been lost by the office! Now they are telling me to simply make a new set for them? My key is floating around somewhere. They really do not know how to deal with tenants. 2 years ago the superintendent told me I had a flood coming from my jacuzzi tub into the garage. Just moved into a condo managed by Garthchester Realty and they have been a nightmare to deal with. They are incredibly unresponsive and ignore numerous time-sensitive emails to coordinate things such as our move, new appliance delivery, and AC repairs. They also do not pick up the phone, so there is no way to get ahold of anyone to speak to. They say that the pandemic has left them understaffed and working from home, but since all of these requests are coordinated over email, I don't understand how it should affect their bandwidth to address these issues appropriately. From the other yelp reviews, it's clear that these issues have predated the pandemic. With each contractor, they have required ridiculous paperwork which our movers/ other contractors have refused to fill out. Despite attempts to coordinate these things WEEKS in advance and countless hours emailing and calling, somehow they have waited until the last minute (literally minutes before our scheduled delivery appointments) to give approval. Absolute worst management company I have ever experienced. you pay over $2K/month in maintenance and they do NOTHING for you. you have to ask at least 5 times before getting a straight answer. they are only there from 9-4, don't answer the phones when they are there, don't return messages and are always closing early. and forget about when you sell your apartment, they will gouge you with fees that they forget to tell you about until the last minute. they won't let you take your belongings unless you pay them almost $900. they double charge the buyer and seller for the exact same sanitation fee. as if they actually do this twice. a COVID related fee that they decided made them money so why do away with it. ask them for help and all you get is sorry we can't let union people do that, workman's comp issue. what??? that makes no sense whatsoever. they make it extremely difficult for you to get any work done in your apartment or to move things in/our. just a horrible place. do not ever buy an apartment that they manage as you will be sorry. You will never get anyone to answer an email, a phone call or text. the Only way to get their attention is to say that you will get an outside person and send them the bill. Ignore these past reviews except for Sarah B.'s. Garthchester is under partially new management and I have been nothing but satisfied with their service. Brian and Craig are extremely responsive and helpful with any issues I've ever had. Nothing but professional. And to the reviews saying to "avoid" Garthchester: maybe these people should do their research on the property management company BEFORE they opt into a building, or at least work directly with their co-op board, since they make the ultimate decisions on repairs, how money is spent, etc. Your management company, especially for a co-op, doesn't simply pay for any and all repairs you want. If you don't like that, go rent somewhere outside the tri-state area. read more

I couldn't take it anymore and moved out! They are awful, the managing agent for our property literally never answered the phone and me and my attorney had to chase him to close. They also did not inform anyone that they moved locations so everyone involved at the closing was at the old location. The super of the building (Park Court Co-op), a horrible person who stole money from me and lied all the time about repairs, and the managing agent are friends so my complaints we never taken serious, I'm actually considering legal action. I've been a property owner for about 2 years at Park Owners and every time I had a question or concern Oscar was quick to follow up with me. They've painted the walls and doors in my building since I've been here and for the most part the building is well taken care of. The porters and supers in my building are also really nice and available to answer any questions I have. I really enjoy the fact that my building is loaded with working cameras to make residents feel safe and secure. Not sure about the other reviews but I've had a really good experience with Garthchester so far. read more

If you fail to get "mommy and daddy's" okay on the board before you do any upgrades to your unit, you will pay for it both financially and emotionally. I tried to explain that my cancer surgery delayed getting documentation to the board and manager, Marshall Kanter. They did not want to hear it and added additional requirements after better windows were installed. Making these triple-pane windows, which are NOT visible from the street but must be seen from my private property, cost an additional $1500 on top of nearly $4000 in medical expenses I incurred during this period. The board refused to hear my case, refused to grant a variance, and refused any accommodation that I suggested. This was a punishment resulting in six lawyer letters in ten days and a flurry of hostile emails from board members and the management who wanted to know if I were crazy and that the remediation was a bargain. Good interpersonal relations is a concept totally lacking on everyone's part who become petty bureaucrats abusing their power and making life miserable for owners who are improving the property value of the unit. Garthchester Realty is the worst yet! They pay little or no attention to shareholder complaints. They do not enforce the 20-80 carpet rule. The staff is poorly managed by the property managers. The doormen, with one exception, look like they slept in their clothes. The porter does a terrible job of keeping the floors and landings clean. Dust is visible everywhere and the laundry rooms and machines are filthy. Worse yet, the Board of directors DO NOT solve any shareholder complaints and DO NOT want to be bothered listening to any shareholder. They are only interested in the dinners they have with each other and the managing agent, Joe Fabrise! The pet rule is not enforced, nor is the policy of sub-letting apartments. I agree with many of the critiques brought up by other reviews. This management company imposes unreasonable rules that go beyond other buildings in the neighborhood. Their responses are robotic. Since they took over the management of the property, it has fallen in a dismal state of disrepair. The building exteriors are stained and marked, plantings overgrown and blocking pathways! Maintanence is the highest in this village of many co-ops and our units are nearly impossible to sell because of the looks of the grounds and the high monthly cost. When you do get a buyer, they drag things out and nobody seems to be able to assist with document movement. read more

I have two small children and have notified them each time the form was sent to us to receive window bars as per the law!!!!, and no response ..this is going on two years. They're incompetent and inefficient when it comes to repairs, responsibility, returning calls, getting the job done. The building is not kept up to par, elevators are always being repaired. I regret buying this condo. Rosemarie to name one is rude over the phone and in person. Looking to sell soon. More things are broken, than fixed. Mgmt does not oversee or manage the buildings staff In making sure those things are fixed and or replaced. It is not always the big stuff, the small stuff as well to add to the comfort of the owners in the common places. Shopping for a house where I will have more control to fix, update and replace. All of the above does not match the monthly maintenance costs required by all owners. They seem to forget this is where Residents call home. Please do your research before buying in a building managed by them, as you run the risk of significantly losing on your real estate investment for as long as the building is under their management. I have also served on the board and worked closely with Claudine Gruen, a management executive from Garthchester. Claudine is extremely knowledgeable and proactive. I left a message stating "please get back to me regarding an urgent matter" for one of their reps. around 10AM, I left another message around Noon that day, I finally got a call back around 5pm. The receptionist was curt and noticeably annoyed to provide information, about specific people being in or out. She also spoke way to fast providing email addresses and got perturbed when asked to spell it. This company greatly inconveniences tenants in order to get compliance with parking regulations. Instead of just levying a fee, they contract a towing company to stealthily boot or tow your vehicle at your expense. A driver in an unmarked vehicle skulks around to check for expired visitors passes, mismatched parking area stickers and etc. then takes action without checking with the concierge who can easily contact the apartment matching the logged vehicles. Imposing a warning, then fine world probably be enough to get compliance from residents and their visitors, but its another thing to be surprised by your immobility to start your day or evening. The convenience and added value of having parking at your living premises includes decreased risk or parking tickets, and the elimination of the city and town towing risks which makes paying more for rent or maintenance balance out in comparison to competitive buildings. read more

Garthchester definitely stands out from the rest. We have recently been dealing with David Guerrero, Just wanted to send him praise for all his help recently. David is the epitome of how the building manager role is meant to be performed. Each time we have needed his assistance, he came through in a prompt, courteous, professional, and ultimately helpful matter that helped resolve whatever issue we were concerned about. The first time we needed his assistance was when we asked him to review a "second bicycle hook" waiting list as we were on that list for a very long time. he was able to resolve this issue within a week, to our great satisfaction. More recently, a plumbing problem in our apartment occurred right before our vacation and a situation that seemed sure to be a total disaster for us was flawlessly handled by him. He reviewed the matter and gave us an answer within a day and coordinated the job flow very efficiently. We have been impressed with the high level of expertise and service. We truly appreciate his and Garthchester's attention to details, professionalism, open communication, and hard work. Thanks again for all your help. read more

This is a stellar management company. I have dealings with our property agent all the time, and he is always responsive and helpful. The condition of the building has improved greatly since Garthchester took over from our previous management company. There have been higher sales, better overall feelings from shareholders and our budget was done perfectly. Thank goodness we found Garthchester Realty. This is the worst Co-op management agency. Do not use them. I have had major leakages in my apt due to broken pipes which were clear violations. I wrote them many letters for repairs. They came to see the problems repeatedly but did nothing to fix them. The manager Oscar Szmor told me to call the building inspector if I wanted repairs. Only when a pipe burst in my living room wall was some of the repairs done. The repairs they did were inadequate and faulty. eg they installed vinyl tiles in my living room and parquet wood tiles in my bedroom. The sewer was backing up repeatedly into my apt, they did nothing to fix the sewer problem. They told me I had to allow the super to come into my apt to clean sewage everytime the sewer backed up. Guess what? I was out of town the last time the sewer backed up and it was backing up into my apt for 6 days. The Super had no clue that there was sewage backing up into my apt. I finally had to refuse them entry into my apt and go to court to get temporary repairs done to my apt. They refused to fix the cause of the sewage backup. In court they lied on affidavits saying the blockage was inside my apt and I was causing it, ridiculous. Finally they scoped the sewer line and found out that the blockage to the pipe was outside my apt - just like all the plumbers who came to my apt were saying. Last month the floor outside my apt was dug open and showed broken sewage pipe. So there is no denying that they are not only slow to do repairs but alos incompetent. They raised our maintenance to almost double within 15 years. We are better off "managing" our Co-op on our own. read more

My building has had a constant decline in services from what it used to be. The maintenance people at the building are lazy and have an attitude when questioned, as if the residents worked for them instead of vice versa. Meanwhile costs continue to increase every year as the residents get less for the amount they pay than in the prior year. Terrible. I live in one their buildings in Yonkers and Oscar is completely unprofessional and unreliable. I work nights so I have to tolerate construction during the week, but when they started doing outdoor construction under my window on a Saturday in violation of ordinances in Yonkers, I hit the roof. I called our board president, who had Oscar call and he left a message stating I would just have to live with it as they decided to do construction during the weekend to meet a deadline. Since I was left no phone number to call back, I called the police and reported a noise violation and they sent over a patrol car and shut the job down. I also sent a letter to the board and Garthchester about how having a building manager unfamiliar with property laws was not in our best interests. This was one of many instances where Oscar and Garthchester have failed us, and outside of the board, no one who lives in my building finds them of any use. They seem to only be able to chastise the shareholders. Many of us have suggested the board look into other management companies but they do not. read more
