If you expect your security deposit to be returned, do NOT rent from Maxx PM. We rented an apartment managed by Maxx PM for 18 months. Upon vacating the unit, we hired a licensed professional cleaning service and left the apartment in excellent, move-out-ready condition. Despite this, Maxx PM withheld our security deposit and charges us over $300, citing vague and unsupported claims of "damages" and "uncleanliness." No meaningful justification or itemized evidence was provided that would reasonably support these charges. Based on our experience, it appears the withholding of security deposits may be a routine practice rather than a reflection of actual tenant-caused damage. Prospective renters should proceed with extreme caution and carefully document the condition of the unit before and after occupancy. The townhome we lived in was nice. But the paint on the walls would not clean. They charge you with an extra cost fee when something is wrong with anything. They had zero grace when we lost a job for one month and planed to start eviction processes four days after rent was late because of it. They drained our savings because of all the extra fees. When they want to verify a prospective tenants current or previous tenancy they send an online form and expect that business to fill it out and provide information. Our business (landlords 30+ years) does not do that but we are happy to TALK to people on the phone. Any violation of this term will result in a $500 fine. Any animal violation will result in a $200 fine PLUS any fines assessed by the HOA. A second animal violation will result in a $200 fine PLUS any fines assessed by the HOA and you will be required to remove the animal from the home and no animals will be permitted in the home for the rest of the tenancy. Do they enforce it? NOPE. * Tenants regularly move other random people in without disclosing it on the lease, meaning you always get random people coming in and out of your neighborhood. And yet according to their lease: 1.9 UNAUTHORIZED TENANTS Occupancy by unauthorized tenants will be a violation of the lease and will result in a $500 fine and an eviction notice. Do they enforce it? NOPE. * Tenants that are accepted by this Company regularly disregard the 10pm noise ordinance, to the extent that Herriman police had been called several times and have reports on file. It's not unusual for tenants to party into the night, or have arguments spill out onto the street in the middle of the night and you get to just sit there and take it. And yet according to their lease: 3.3 NOISE & NUISANCE TENANT and TENANT's family, animals, guests and invitees shall not disturb, harass, annoy, imperil or otherwise interfere with the peaceful enjoyment of other tenants in the building, the neighbors, or workmen. Nor shall TENANT or TENANT'S family, animals, guests and invitees violate any law, ordinance, or health code, or commit or permit waste or nuisance in or about the Premises. Do they enforce it? NOPE. Everything I have pointed out above all VIOLATE THE LEASE and what does this property management do about it? You guessed it! ABSO-FUCKING-LUTELY NOTHING. But when it comes to taking your money, They will take everything they can from you. The following is my review for the apartment complex The Ridge in Sandy: Since Maxx Properties took over The Ridge, the complex has gone to complete shit. I tolerated the thin walls, cheap cabinetry that breaks all the time, poor air circulation, and constant noise from the trash compactor and garage door only because the views were stunning. But now, even the most basic standards of cleanliness have collapsed. Cleaners are rarely seen. The back decks and pool area constantly look like a tornado just passed through. In Building A, children frequently drop food in the hallways, and the staff just step over it like it is not their problem. That food sits for days. The hallways reek of garbage because the trash compactor regularly gets stuck, and no one addresses it. Workers drive around in golf carts without tools, which puts a spotlight on their laziness. This is a small complex that does not even warrant golf carts. They do not roam the facility, so if there is trash or something broken, like a pool entry door, it often goes unnoticed. Worse, if you are unlucky enough to be outside at the wrong time, you will get an eyeful of the larger worker's backside as he bends over on an ATV to pull out the trash containers. That is the kind of "full moon" no one wants to see at seven in the morning. Maxx Properties ruined what used to be a pleasant place to live. I do not usually write reviews, but people should know before spending their hard earned money on this complex. Since the food sat all over the hallway and door for an entire day, and the worker had already walked over it the day before, when another neighbor also complained about it, I gave them a chance to address it. But apparently, he stepped over it again while investigating my complaint. It could have been cleaned up immediately. Honestly, I would be concerned if someone threw up or if a dog had diarrhea in the hallway. How long would we have to wait for that to be cleaned? The only thing this complex still offers is the view, and that is not something Maxx Properties can take credit for. I can only speak about the cleanliness of Building A, but if that is any indication, I would not recommend this property to anyone, unless you want to feel like you are living in a landfill with the smell and constant food droppings which linger around. BEWARE BEWARE PREDATORY LANDLORD. Well I waited over 4 years to do this review. Living at The Lochs located in Vineyard Utah was quiet with the exception of their predatory behaviors. First is the parking situation If you want your guest to stay the night, better expect them to have their vehicle towed if they park in visitor parking or at the clubhouse. They've got tow truck drivers waiting. Second is the dog waste program. They will charge you 500 for your dogs waste even if it was diarrhea that you couldn't get out of the grass. After you are popped with the 500 fee, you have 3 days to pay it or suffer am eviction process with more excessive fees. Finally, their predatory move out charges. They charged me almost $5 thousand dollars in move out charges. Basically they want me to pay for a full repaint of the home. They provided photos of damage but when you look at the photos there is no damage or unclean surface showing. So now I am in a legal battle with this predatory and untruthful landlord. 4 years of impeccable rent history thrown away because they exaggerated and overly inflate move out costs. They charge 75 dollars for a can of paint. We triple checked lightbulbs and they charged us to change 16 light bulb that were working. 8.5 hours at $65 per hour of cleaning a townhome that was sparkling clean in their photos. A base unit turn fee of 150 that they do not list on the lease as a necessary charge. So this is in court now. They didn't counter claim my lawsuit so I'm expecting them to be super slimmy. I actually enjoyed having them as my property management at first. They actually responded to me in a timely manner and got maintenance requests fixed when I put them in. I only chose them to rent with because the price was cheaper to live alone than other places (of course, until they add on another $200 for packages that seem unnecessary). I did have smaller issues like the walls being so thin that I can hear everything, people leaving trash around the dumpster so it flies everywhere, and the carpet in the main area of the complex being nasty. All the good feelings I had with them changed when I was starting my move-out process. I always thought it was silly that they "didn't have a paint code," so I decided to do what they told me. I went to Sherwin-Williams with a paint chip from my wall and got a sample. Sherwin-Williams isn't cheap, but they told me to go there, and I thought they would give me the right paint. On my last night of my lease, the paint was not looking right, which made no sense because I brought a literal chip of the wall into the store, but I assumed it needed more drying time. I spent HOURS with my friend deep cleaning my apartment to make sure it was ready. A month later, I get the invoice for my security deposit. Part of my cleaning fee went toward a SPECK OF DUST in my bathroom sink. There was a picture of that as part of why I was getting charged. Then, a majority of the rest of my security deposit went toward painting charges. For spot painting, they charged me almost $900. I tried disputing this with them so many times, but was received with silence or saying it was the third-party company that charged this, and that they had nothing to do with it. I asked them to dispute with them, and again met with silence, over the phone, text, and email. They said I couldn't contact the third-party myself either, so it felt like a dead end. They charged me for a full workday for a job that would take an hour. And they are handling it so poorly because they do not care. I have tried working with them so many times are the last few weeks in getting more of my deposit back, but to no avail. I am grateful that I did not owe more like other renters had to, but based on the pictures and the invoice they sent over, I should have received a lot more back of my deposit. But again, they don't care. They only responded with something along the lines that it was accurate and due, and that they don't benefit from it at all. Doubt it. I feel like there is so much more to say, but this about sums it up. My advice: Try to avoid any property management if you can. If you are already renting from them, start putting in maintenance requests now for all the little things you notice around the house that you know they won't charge you for. When moving out or in, TAKE PICTURES OF EVERYTHING! So if they try to come at you for cleaning and maintenance fees, you have proof (not that they may care anyway). P.S. If you rent an apartment from them in AF by Easton Park in Utah. The invoice said they used the paint color DOVER WHITE to spot paint my walls. So much for not having the paint code. read more

We were at the boulders in Herriman. Don't recommend renting from these guys. I know, I know, everyone says that about every apartment right? So if you decide to rent with them anyway, be prepared: bring a microscope and a ladder to your move in inspection. Take photos of EVERYTHING. Every speck of dust, every corner of every window sill, every corner of every toilet. Now get up on that ladder and take photos of the top of the door frames. Take photos of the outside of the apartment. Every door knob. A close up of the doorbell and the light above the front door. The outside/inside of the garage. Inside/outside drawers, microwave, stove. The tiniest mark or mismatched paint. Make notes of every little speck of dust in the inspection notes. These are thing that they are charging us for. Read the other one star reviews, unfortunately we are not alone on this. I wish I had done more research before signing our lease. They are charging us $794 more than our security deposit, for a repaint because of barely noticeable tiny scuffs and cleaning fees (plus some damages that we expected to pay for because we had a washer dryer installed and the guy scuffed up the floor + the carpet cleaning which is included in the lease). I am a house cleaner of 11 years and cleaned the unit myself. I'll include some photos of the scuffs and dust that they charged us to repaint at $80 an hour for 15+ hours of labor. We also had to break our lease early, which resulted in us paying them 3 months of rent, and so keep in mind that they had already taken $6k from us, and are now keeping our security deposit, and charging us more. So now we're at about $8,500 we've given them. We live in WA now and I'm glad to be in a state that has more protections on tenants. Will not make the same mistake again renting from a company like this. Other things to note: They threatened to send us to collections and tack on a 40% fee if we didn't pay the $794. "The charges that were sent to us were as follows: $537.80 for Carpet Cleaning $315 for Cleaning Services $135.88 to replace door stoppers and window blind wand. Even though the window blind wand was $8.68 and door stoppers were $3.60 each. $545 for Crew Hours and Paint $142.39 for baseboard replacement (the pictures do not show it is damaged, and we did notice it not correctly installed upon move in and we noted that). These numbers add up to $1,676.07. We demand an itemized bill that clearly outlines each charge and an explanation for how the total of $3500 was determined. Additionally, we kindly request a reinspection of the property with us present, as we have serious concerns about the validity of the charges." They charged us for soooo many things that fall under normal "wear and tear" that is supposed to be covered by the landlord according to the Idaho Landlord & Tenant Manual issued by the Office of the Attorney General. The parking situation was HORRIBLE. Our driveway was constantly blocked, and at one point our neighbors even blocked in AN AMBULANCE that was called to bring me to the hospital. Can you post a 0 star review? I would if I could. I lived in a house in West Valley City with two roommates. We lived pretty clean and I made SURE that when I moved out, I left it in great condition. And then we were charged $2370 in excess of our security deposit. I would challenge ANYONE to find issues with the state we left the house in. But somehow they found a reason to charge us $875 for landscaping (we mowed and edged regularly), $845 for a FULL house cleaning (we cleaned EVERYTHING), and $1820 for repairs/painting (including an hourly "regular labor" rate of $77/HR for 16 hours of labor and all of the missing and damaged things that were issues before we moved in) Honestly, what repairman can charge $1200 for 2 days of work? On top of it all, once they sent us the invoices, they gave us only 1 week to review the charges, submit any disputes, and pay the charges before they would hand it off to collections and tack on an additional 40% in attorney fees. When you're not sitting idly by waiting for unannounced charges from the last place you lived, you're not available to suddenly dig up evidence as to why you don't owe $2000 to a property manager with attorneys sitting on standby. They strong-armed me into paying before I could even think. Plus, I'm not in the state anymore so the idea of going to small-claims court to go over what reasonable landscaping and house-cleaning should cost isn't an option. And they know that. The will take the entirety of your security deposit and charge you extra on top for charges that have no proof along with them. The leasing managers are very shady and dishonest. They will charge you for every single spec of dust that is in your apartment. No amount of cleaning, patching or painting is good enough and they will charge you and UNGODLY amount out of your deposit and then some. They are forging invoices from vendors for cleaning, painting and carpet cleaning at crazing rates. We were charged $840 for carpet cleaning. Part of the deposit is a cleaning fee; if the previous tenants don't clean when they leave, someone else should do so before new people move in. This place was not properly cleaned before moving in whatsoever. There was previous tenants' hair all over the house, including the ceiling fans. There was also grime all over the house (baseboards, cabinets in the kitchen and bathroom, all corners of the house). There was also a ton of damage that we had to not only deal with but pay for some of it. By the way, we did not cause any of this damage. I have never experienced this before, and the management is completely unprofessional. Save yourself a lot of money and stay away. Maxxpm is scamming people out of a lot of money and it only takes a quick online search or even just going through these google reviews to see how common it is. The good reviews here are either fake or from people just moving in, moving into one of their properties is not difficult and the prices do seem reasonable, it is moving out where you will lose a lot of money to crazy cleaning fees. They claim it is just to make the place clean for the next tenants, but that isn't the problem. The problem is they use a no name cleaning business to come in and charge extremely high prices. Friends of ours that moved from Maxxpm believe they have found that the owner of the cleaning company and Maxxpm is the same person, which is the only explanation for why they would continue to use the same company. Our personal experience was that we moved into our unit and everything was okay. We did note that it was a lot dustier and less clean than most places we had moved into before, but that wasn't much of a problem for us (though what happened later made it infuriating). The 20 months or so we lived in our apartment we had a few problems with management being unresponsive or generally incompetent (posting an eviction notice on our door due to what they thought was a missing payment on our garage unit, when in reality the payment was up to date). However, none of that is what leads me to leave this review even a year after moving out. Upon move out we cleaned our apartment quite well and felt that we left it in much better condition than when we first moved in. However, we were hit with huge cleaning fees and way higher prices than any other cleaning company in the area would charge. They took back almost our entire deposit and would not budge on the cost of things. When we pointed out that they were giving us the charge where the cleaning company charged maxxpm $50 for not providing them with a key, it took a dozen back and forth emails as well as lying about what was in the contract until they finally agreed to give us the $50. However, they wanted us to sign an agreement that we wouldn't say anything bad online about them and so we refused. This is a long review, but we just want to add to the many stories already here on google, yelp, reddit, and even in the news (https://www.fox13now.com/news/local-news/renters-rights-what-to-do-if-facing-unexpected-leasing-costs). If you read this I hope you stay away from them. We didn't realize getting charged around a thousand dollars for cleaning was being let off easy. We asked to have the carpet repaired which we were aware we would pay for the repair. What they neglected to tell us is that you will not receive a quote before the service and then they will expect you to pay within three days or they will immediately send you to collections. Over 14 months of being tenants and we always do our best to make sure every piece of dog poop is picked up. After 14 months of being tenants a piece was missed and they are charging a $500 fee or the process of eviction will start within three days. They do not give any warning, they will not waive it for the first time. Our issue is how long we have been tenants and it was not intentional. Oh, let us not forget the $50 fee the add to your account for walking 50 feet from the front office to take the notice to your door. Money hungry? I don't think so. We have to pay for snow removal as it is a covered service. Did they frequently forget to shovel our walking path? Yes, yes they did and I took it upon myself to while pregnant to shovel and clear the sidewalks. Do you want stuff fixed in your apartment? Plan on having to remind them over and over you put in a request and the issue still ends up not fixed. SIDE NOTE: Read the other reviews they will do everything to keep your security deposit and charge you more when you move out. Yes this was confirmed outside of the reviews as well by another tenant. I've moved around and have had experience with various property management groups. Never had any real issues until dealing with MAXX PPM. They are horrible. Every time you call the person who is supposed to be over you and the unit you're in it changes. When you ask to speak with higher management about issues your direct line is supposed to have answers for, they tell you they don't have any availability. The day we were supposed to move in they were still installing carpet in a room and we were forced to wait to move in. Never take what they say to be accurate and always verify and confirm what they say preferably in writing because it doesn't seem like they train their employees very well unfortunately because they don't have answers or will unfortunately give you false information. Forget about your deposit because it doesn't matter how much you improve, clean, or fix (if needed) they will take virtually all of it. DO NOT rent from them. read more

I am writing to express my deep disappointment and frustration with the recent experience I had during the application process. Initially, I was informed that my school income, along with my personal income, would be considered, and I was encouraged to apply for a unit. I paid the $50 application fee based on this information. However, after applying, I was told that my school income does not count, and I am not qualified. Additionally, I was informed that I could get a different unit and to proceed with the application, despite the property's terrible smell. This further adds to my frustration. The inconsistencies in the information provided are baffling. It makes no sense that I would be qualified for a $1695 unit elsewhere but not for a $1495 unit here. I was given the options of either getting a co-signer or paying the move-in cost and next month's rent upfront, with a promise of $1000 off the next month's rent. Now, I am being told that the $1000 discount depends on when I move in the $1000 is less which is $990 and that was not advertised, and that I must pay the full year's rent upfront, which is completely unreasonable. I was told it's in their policy. I asked the supervisor to show me the policy where its states this. She states it's in our Webb max pm.com. I asked to send me the link. I then ask where it shows this. She stated under "How do I get qualified". I asked her to send me the link. she did Nowhere in your policies, which I have reviewed and screenshotted, does it state that I must pay the full year's rent upfront. This situation feels misleading and fraudulent. You guys lie and do not keep up with what you advertise. Mis leading customer. Never have I consistently been screwed over by someone I rent from. Things that were broken before I moved. And and legitimately every tiny scrape including scrapes from before I moved in I'm being held accountable for. The garage door spring that broke when I pushed the button to open the garage I'm being charged for. Because they didn't maintain the garage door parts. We clean our asses off and it still wasn't enough. Moving in was a bitch. Because vineyard is crazy you have to have a sticker. I will start with this. Filter by date and notice how they have yet to respond to anyone in about 5 months. It is because they do not care about changing anything. They have a dispute form to fill out after they charge you a ridiculous amount for leaving a clean apartment they then do not even look at the evidence you present them with. In every resonse, they will offer some customer relations line, but I promise they do not and will not help you. I asked for a call to go over some things, they can even record it if they want or I can come in in person but they will refuse all of that because they refuse to even look like they will help you instead after you move out they will take everything from you shove you to the ground and kick you. My wife and I moved in on 8/19/23 and left on 8/19/24. We cleaned the apartment thoroughly for 2 days before moving out, but a week before, my wife slipped and accidentally damaged the tub. We reported it, they sent out a repair man and it cost us $750 of our deposit. which we understand but I work in construction and this is the cheapest tub insert on the market that I could get for about that much when all they had to do was get someone to patch the fiberglass hole. A month later, we received an email saying we owed $450 after our whole deposit was taken. The carpet cleaning charge was understandable, but they charged us $40 for .5 gallons of paint and 2.45 hours of work at $80 an hour. Then they came back the next day saying they made a mistake and we owed them $750 on top of our deposit. They jumped the hours up to 5.45 hours at $80 an hour and to 2.5 gallons of paint at $76 a gallon. I work in construction and our most skilled people after markup we charge $65 and after markup we charge about $50 a gallon of paint they say they do not benefit from the third party vendor so either they like ripping off customers which they do or they use the most expensive people on the crappiest apartment. They will not let you talk to anyone in person and when you want to dispute you fill out a form just for them to throw it away. They said they reviewed it but even after evidence that makes it clear we left it better than we found it they will find every way they can to charge you. So they took our $1300 deposit and $750 more a total of over $2,000. If you are considering living here plan on them taking your deposit and way more after. If you are considering living here please heed the advice of everyone on here. They will do nothing but kick you down and then kick you while you are down. read more

Please whatever you do stay as far away from anything these people manage, they are super predatory in the way they do business as well as suck at making repairs, we went the entire length of our lease without a working ac. They also kept the entire 1.8 k deposit and required another 1.8 k in "cleaning fees" after move out read more

These guys keep your deposit and will charge you extra. Doesn't matter how good the condition is. Also they're complex's seem to never have enough parking spots which is on purpose so they can charge extra for the many garages they built to get more money out of people. They don't care about their renters and no one has the money to sue them so they just get robbed in fees because they can't fight back. I despise this compan. read more

IF THE PROPERTY IS MANAGED BY THIS COMPANY GO ANYWHERE ELSE. This is hands down the worst company I have ever dealt with. They will do their 6 month inspections and tell you everything's great, they'll tell you what to do when moving out and then charge you for EVERYTHING. You won't just not get your security deposit, they will charge you above and beyond that deposit and threaten you with collections. Their customer service is horrific. They will screw you over anyway that they can and they couldn't care less. Wish there was a 0 star review rating. Hoping they get sued and picked apart for all of their shady practices. I consulted a lawyer about taking these guys to court and the lawyer even said that these guys DO NOT follow the law. They just follow it "close enough" that they can get away with it. I wish my wife and I had the time to sue these guys unfortunately life is busy. I would love to see this company crumble. Hopefully someone else sees this review and stays away. I too wish there was an option for ZERO stars. My family and I moved from out of state to Vineyard. We were 10 minutes away from picking up our keys and they wouldn't wait. We had to find a last minute hotel. We lived there for almost 4 years and they TOOK 2,844. We got a WHOLE 5.00 back from our deposit. Management was slow in responses, didn't reply at all at times. Wear and tear apparently means nothing to this company. During last winter I almost fell on the street in front of my driveway because the ice was so thick. I mentioned it to management and they had nothing to say about it. Our deposit report was 98 pages of pure pettiness. Make sure you clean your doorbell and under your toilet tank lid!! My family and I spent days morning till night cleaning and still it wasn't good enough, they wanted it immaculate. Terrible experience. DO NOT RENT here!!! It was a TERRIBLE experience! The place had a lot of broken things when we got there and we asked them to come fix it but they REFUSED. They charged us over 2,000 after our taking all of our security deposit. They charged us for things we begged them to fix and then they just made the rest up. It was truly AWFUL. We also did not have hot water for over two weeks and they did nothing about it. You can't take them to court cause there is a clause in the agreement that says you waive your right to an attorney.... NEVER rent here EVER!!! Rather be homeless than stay here ever again. ********Renter beware!!!!******** DO NOT RENT from or do business with MAXX. Renters cannot afford in most cases to sue companies like this and MAXX knowS it. They will take advantage of you legally because they can, once you sign their contract and pay the "deposit". The contract is very well written by some integrity lacking and crooked lawyer wanting to make a few extra $$. DO NOT expect to get your deposit back but in fact expect to be charged additionally no matter the condition you left it in for your stay. If I could leave a zero star rating, I would!! I recently co-signed with my son to rent a property from MAXX. He lost his entire deposit and was not only charged the deposit but an additional $850 in repairs. I'm a landlord myself and if I wanted to rent to future customers, I wouldn't be doing what this company does. Companies like this need to fade into the sunset!! I was there one year ago on move in day and saw there were many marks on walls that had been repaired. Otherwise the place was pretty clean and nice. I was also there the day my son moved out and we meticulously went through every inch of the apartment. We left the place cleaner and in better condition than it was when he moved in a year ago. Also, everything worked great when we left and even have video/photo evidence after all of our cleaning to prove it. The reason we took the video is because of all the negative views here knowing they might to do us what they have done to so many others and then they did just that. Not only did MAXX take his deposit but they charged him an additional $850. MAXX does not care about their tenants. It appears as though they care more about their image since it appears Brianna seems to be responding to the negative reviews. If they truly cared, they wouldn't do dishonest things like they're doing with so many of their tenants as you can see from the many negative reviews. Rest assured, unless their policies change, your deposit will not be refunded. You will lose it all and have to pay more in the end. They know exactly what they're doing here and obviously have no problem continuing to do it while hoping to sound sincere like Brianna is attempting to do here. If Brianna really wants to make good here, she will contact my son and make good on charging a reasonable carpet cleaning fee for the square footage and return at least half if not three quarters of the deposit. If they make good, I'll remove this post. Otherwise, I'll seek to find every location for reviews to leave this same review because companies like this need to cease to exist. Brianna, I've read all your replies. You state that there was a "misunderstanding" in some of your replies and that you "itemize" the charges. Itemization isn't the problem! It's the unreasonable and extremely high priced charges for things that are not broken or need repairing. You charged more for carpet cleaning a 1,700 square foot town home than I paid last year to have carpets cleaned in my 4,000 square foot home! Labor alone for the "repairs" was $1,400 and yes, it was "itemized"! The master bathroom shower head is one of the things charged and yet on move out day, it worked great!! MAXX PM addressed my move out in all the wrong ways and not professional like numerous other apartment/town houses I have rented. I move alot for my job and in this case I asked for a one month extention, due to being around the holidays and not being able to get into my new place out of state. I was met with attitude from our manager and a follow up letter to vacate. At the time we had a few month old child and they were not willing to work with us at all. That is my first time experiencing that, were the manager was not willing to be accommodating. Upon finally moving out, by the requested date, I moved on to my new address and almost 3 months later was met with a collection letter to which I did not see coming and completely blind sided me. My security deposit was almost $2,000.00 and they are charging me around $2,800.00 for damages. That is also another first for me, looking at the pictures it almost sems like MAXX PM, is trying to have me pay for imperfections/issues that were there when the unit was built. Also, they charged for every little thing which does not seem professional as there were human beings living there and there will be wear and tear. They told me they had to repaint the entire place but if you review the picutres that was total over kill. The cleaning recipet was also sky high as we used to higher professional cleaners to clean our place monthly and their person was almost 30% more. It would have been nice to recieve this information or a call to discuss the charges but they instead let it go straight to collections. It is not right at all thet now I cannot have a conversation about this with MAXX PM to discuss maybe coming to agreeent, no now I have to get a lawyer to if i want to discuss this after I was sent the report. All in all I would caution any one from doing business with them as they seem to only care about getting money from you and don't seem to conduct buisness the correct way. Absolutely the worst. I tried to contact the company about renting an apartment and was told the only way they would talk to me was over text. I told the person I had several questions that would take a very long time to type out and she still refused to allow me to call. I don't know why but I still applied and was accepted to rent but when I got the contract there were so many HIDDEN FEES. I don't know who is running this company but I could tell from early on, the renters are not looked after whatsoever. read more

I am a disabled individual who was provided a 3-day notice to evict the home due to my emotional support pet. As it turns out, in the state of Utah, one can't be given an eviction notice if it's not court ordered. This company threatened to evict me by putting a notice on my door and saying that my roommates and I would need to move out within 3 days if a $500 fee was not paid immediately. MAXX PM had been given all my pet's information ahead of my move-in through their requested third-party website that reviewed my pet's information and my therapist's letter. I have all this information documented, and I had followed the protocol to provide them with my pet's information in good faith. They lied to us about being able to creating a new lease for our current residence without the cosigner and now we're being forced to move out. In January of this year, a rep by the name of Ana told us that the only way for us to be able to renew for our current residence without our cosigner was by applying and creating a new lease for our current location before our lease expires in September and that we had to do it then. So by the time Mid July rolls around we discuss this option with a rep by the name of Tayler who not only confirmed Ana's statement in writing, but also sent us the application, advised us to pay the application fees associated and wait for a response from their team. We even had help from other representatives to make sure we answered the questions on their application correctly so that we didn't get anything wrong (Ayden, Belinda, Brooke). On Monday, August 8th we get a mass text message from someone named Gail stating that Tayler was mistaken and per our current lease we are not allowed to remove the cosigner for any reason unless we move out. To give you all context, my husband and I have paid our rent on time for 2 years straight. Our cosigner has never once lived with us or paid a dime towards rent. Our income and scores now meet/exceeds the expectations they require for new tenants. When we tried to explain that we are wanting to create a new lease, we kept getting the same answer from Gail. Not only did they not work with us, but we were ultimately mislead by their team and we now have to pay the price for it. Do not work with these people. They will not work with you. Maxxpm is absolutely The worst place ive ever seen. I work construction and do alot of billing ect. before i moved out i did my own quote and had 2 other company's give me a quote to make the place perfectly new. the total was 2300 was the highest quote i got. Maxx pm sent us our 4 weeks after moving out. IT WAS $5300!!!! after taking our deposit it was $4012.76 with 4 days to pay it otherwise we get sent to collections. we have to get a loan. might be going to court with them but not sure yet. while living there its really not bad, you don't hear neigbhors but everything and i mean everything is broken. all of our apliances were broken at some point. when we got our washer and dryer to install we found that the water was not even connected the air duct was latterly gone. What you have to be carful of is the fact that they don't let you see your unit until after you sign the lease and pay close to 3 grand. they let you walk thru a really nice model that is empty so you think your moving there at first then after you sign they give you a complete different address and ours was just trash. you do however get 24 hours to send pics of all the damage before moving in but who can do that. they charge big for tiny things. while living here i was in the procces of getting a new little puppy. i was all of the way thru the proocces and the lady on the phone said ill be good to let my dog into the house. After letting my dog into his new home i got a notice the next day for $550!! saying i wasnt allowed to have my dog yet because THEY DIDNT GET THERE 2ND SIGGNATURE. all on there end they lied to me and then charged me and there wasnt anything i can do. I had to get rid of my dog and barley made rent. they found out when i was on a phone call with me and the lady LAUGHED at me because i paid money for the dog as well they costed me 900 dollars total. over all if you have a bunch of money to spare this place would be good. read more

I'm a college student looking for a place to live. I was doing tons of research and looking online. I came across one of MAXX Property management units. It looked awesome, was in my price range and near my college. I went to check it out, there was a sign on the window saying it was available for rent, and I could do a self tour. I took a look inside and decided I loved it and wanted to live there. I received a text from Maxxpm, asking if I was interested in the property. I responded with a resounding yes, but there was no response. I had to go to class so I couldn't call them yesterday, they closed at 4:30. So I gave them a call this morning at 9:36. I asked about the property and told them I wanted to rent it. The man on the phone was difficult to hear and understand. He let me know the the unit had already been taken and the security deposit was laid down 12 days ago. My frustration is that I could tour the place, and see the for rent signs, and the unit being advertised online. If someone is moving into your property you should not advertise it as available, it wasted my time and gas money. Please take down "for rent" signs, and access to self tour. This is misleading and causes people to waste time and money. read more

I do not regret many things in life but one thing is for sure I regret ever signing a rental lease agreement with these inhumane beings. they are the worst landlords i have ever dealt with! DO NOT RENT you will be IMMENSELY disappointed, stressed AF, and broke AF because they will do EVERYTHING in their power to find ANYTHING to fine you for!
