I knew we never should have rented from this place. Seriously, beware!!! They are absolutely predatory and will take advantage of you! I wish I could give a worse rating than 1 star. The place had so many things wrong with it when my kids moved in.... they obviously didn't do any repairs/cleaning but probably kept the previous tenants deposit and then charged them extra, again, for bullshit charges. I have rented many places in my life and have always gotten my deposit back because I leave the property in the same condition or better. I helped my kids move out and cleaned that place from top to bottom! I am writing to warn ANY POTENTIAL TENANTS of the safety concerns within the Deerpath on the Lake community. I had an incident at the pool on 06.27.2023 in which I had been threatened by multiple people (ALL CAUGHT ON CAMERA) and have left 6 voicemails for Michelle Bravo in attempt to get this issue resolved along with the fact they have charged their tenants for water leaks on property and refuse to make this right, THIS IS ILLEGAL! Now, here are previous Google reviews 2-28-2023: This is day 21 since my FOURTH call about my dining room light not working. Unfortunately, this is not out of the usual as they have a revolving door for the maintenance crew and it is beyond frustrating because i pay my bills on time but dont get the amenities that I pay for or the maintenance. I have been unable to use my dining room light for OVER 2 months now. It's fair to expect better. EDIT 7-20-2021: In response to the reply to my review (posted on 7-19-2021), I was in there on May 26th, 2021 and spoke with Hany and Deanna about the money concerns after sending Hany 3 emails in regards to this. By the way the lights haven't been on outside since it was brought to Hanys direct attention last Thursday when I made my original review. This is BEYOND frustrating 7-15-2021: Definitely don't provide 5-star service at any capacity. Lights have been off outside my building and building across from me for a week now, since there was a BREAK IN at the apartment ACROSS the street. This is a HUGE safety concern for OBVIOUS reasons. Terrible experience I was renting on Louden Grove Dr with MAXXPM and it was bad from the start, to get in contact with MAXXPM was a struggle (Devon, Ayden, Grace, Gail, Mary), I arrived in the apartment at mediocre condition and left it better in a better state, I serve my country's Military and they made it almost impossible for me to break my lease with government issued paperwork, they still made me pay a month even though I was no longer occupying the location, not only that they hit me with a itemized receipt saying I will not receive my security deposit due to cleaning and maintenance that is required, even with photographic evidence they are still trying to make me pay as if they want to upgrade their property when it was a basic apartment. I would not recommend this Management group nor any of its locations, too many excuses with management and they don't even get back to you. Save yourself headaches. read more

DO NOT RENT FROM THIS COMPANY. I rented one of their Eagle Mountain townhouses for a year, and it was the worst experience I have ever had with any rental property. There were many issues when we first moved in, including a broken water heater that wasn't repaired for over a week, an incomplete kitchen floor that was a safety hazard and had to be redone after we moved in, and MANY paint scuffs and damages. I took about 90 pictures during move-in because there were that many dings and paint issues. We just got our move-out report back, and we only got back $400 out of our $1400 deposit due to "paint repair, vinyl damages, and cleaning". We hired professional cleaners before we moved out, and had almost no new damages that weren't already there when we moved in (that I have many pictures of). We tried talking to them about it, and they kept telling us that they gave a 15% discount to account for "any imperfections at move-in" (which was NOT stated in our lease), basically saying too bad, so sad, we still have to pay for damages we didn't do and have pictures proving that. They don't hire cleaners between tenants, because we were responsible for cleaning every little thing, down to the dust in every tiny crevice. And if it isn't to their exact liking, you get charged $500. We didn't even have the option of having a non-refundable deposit for move-out cleaning like most places do, so we spent $200 on our own cleaners just to also be charged that insane $500 from Maxx. They purposely do this so they can nickel and dime you for every little thing they can think of. The list could go on and on with the amount of issues we've had at this place, but no matter what, they don't care at all about their tenants or what they have to say. They offer move-in deals and discounts, but there are so many hidden fees at the end of it all. We had to pay over $100 extra a month for the amenities package, which was a complete scam on it's own. We paid for a "clubhouse and gym" that wasn't even finished until over half of our lease was over. It's also a non-smoking community, yet we had to suffer a great deal of secondhand smoke inhalation from the neighbors on BOTH sides of us smoking cigarettes outside their garage, which is where the bedroom windows are that we liked to keep open. This went on for well over 2 months, no matter how many times we reported it and even sent pictures for proof. Please please PLEASE, do yourself a favor and avoid this management company at all costs. They won't even have a real discussion with you. Listen to the reviews here. Renting from maxx property management is not worth it. They treat your security deposit as free money and then look for anything at all possible to add to that. It is really sad. We will be telling all of our military friends with BAH not to give their money to this company. We were charged for routine maintenence and general wear and tear like tightening toilet seats (against Idaho law.) We were told in our lease that paint codes would be provided and they were not. We were given 3 business days to pay or be sent to collections. We made it clear that we were disputing the charges and they still sent us to collections. They are just trying to scare people into paying for things they don't owe. This company is predatory. Gail is a nightmare but it seems all of them in upper management are.  I assume she is only able to sleep at night because of the past residents money stuffing her mattress. I called for the paint codes multiple times and didn't receive a response, finally Monika told me to chip off some paint and take it to be color matched. I asked her if she just didn't have the color codes and she confirmed that was correct. There was never any notice about them not using the paint codes any longer or not providing them even though there was ample opportunity to do so. We even signed a second lease. We followed her instructions and touched up the walls with the color matched paint. We cleaned for days trying to leave everything spotless and not only was our security deposit taken but they are trying to charge us $876 for paint. If they would have given us the codes as stated in our lease there would have been no need to re-paint anything. We also never recieved a bill for painting (also against idaho law.) When we tried to voice our concerns about these charges we were told that we recieved a 15% discount on something that we don't owe. No other issues were addressed in their response. All of the invoices that we were sent were from the same company and that company isn't licensed to operate in the state of Idaho. Komplett is the company. You won't find them in the idaho state secretary's website but if you look them up you will find that they only have a domestic license to operate in Utah. It seems to me like a friend that will write up bills so they can charge whatever they want. I'm really surprised maxx property management is still in business. read more

Don't ask to view anything. They refer you to the website. You select a date and time...poof it isn't available for showing. If you can't show until it is vacant...then don't offer the option. Then you reschedule...poof sorry not available but will still show it to you. WHY? WHAT IS THE POINT? Wasting more of my time? And THEY DON'T CARE. RUN RUN RUN! These employees fail at communicating with potential renters. I would hate to be at one of their properties and need a response to an emergency maintenance issue. And not even open on Saturdays. Last showing appointments during the week is 5pm...oh and only on certain days of the week do they actually conduct showings. Do they live in the real world? I refuse to even complete an application before I see a property, photos are DECEIVING! I will be looking elsewhere and will cross any property handled by MAXX off my list! read more

My review is based off of my experience applying with them. We were interested in 3 of their properties. They look beautiful online and rent is fairly inexpensive. We applied after being assured that if the apartment we applied for became unavailable during the process, we could always go for our 2nd or 3rd preferred apartments. During the application process, communication with them was poor. Only texts even after 3 requests for a phone call to clarify information via a phone call. Responses were short and curt. After spending about $100 in application fees, multiple calls/requests for updates over a week, I learned that the apartment complex we were interested in was sold off to another company. Frustrating, but I wanted to give the benefit of the doubt. I asked about other apartment complexes twice. No information in return. I asked if the company would be willing to refund my fees because of the weird selling off the complex situation + because of the lack of response regarding other availability. Silence. It's been about a month now and still no response. I figured this would happen, but thought it was worth a try. Bottom line: If a company is THIS neglectful of a potential customer during the application process, I can only imagine how UNRESPONSIVE they are to tenants when they're having maintenance issues (which seems true after reading all of the reviews from all of their properties). I'm upset to have been scammed out of application money but overall thankful we dodged a bullet in signing a contract with Maxx PM. read more

Cannot say this loud enough.. LISTEN TO THE BAD REVIEWS ANS STAY AWAY. We lived there for 2 years and were great tenants. We always paid on time, took care of our townhome, never had complaints, and put in minimal maintenance requests (because they never can fixed stuff anyways or gave you a hard time). The entire time we lived there, they sent out rude snarky emails and cancelled my maintenance requests without reaching out. They do not care about you at all. They are money hungry and fine you for everything they can. The day after Christmas, they fined us $50 cause a box fell out of the dumpster. (Clearly the dumpster was overflowing from Christmas) We asked for a warning since this was our first offense and they said absolutely not. Then they fined us another $50 after our "yearly inspection" because our air filter wasn't clean enough. They fined us after the guy said "we passed with flying colors". Fast forward to move out: I was expecting the worst only because of the reviews I had read but they charged us $600 OVER what our despot was. I have rented a lot of places and NEVER owed money. Usually I get most of my money back. This townhome was left in great and in clean condition but they nickel and dime EVERYTHING. They'll charge $20 to clean a spec of dust on the wall. They expect you to move out and leave as if you haven't just lived there for years. Don't even get me started on what they did to my friend who moved in for ONE WEEK. They moved into the condos and immediately started having issues with their upstairs neighbors. They were getting death threats and they keyed their car. So they moved out after one week and Maxx Pm made them pay $5k to break the lease AND made them sign and NDA saying they couldn't leave a review . Maxx pm didn't do anything to resolve the issue with the neighbor. Anyways... don't say you haven't been warned. There is so much more I could say about them but i just don't have the mental energy. Im adding a review on every platform to get the word out about how horrible this PM company is. When I first moved in the customer service was wonderful, my application was accepted in 2 days and I was able to move in within a week. Now I have moved out(after almost 3 years, and yes we always paid our rent on time) and will say that I am changing my once 5 star review to a 1 star. Upon move out we spent 5+ hours scrubbing the apartment(3 people, I used to work for a cleaning company so I wouldn't just wipe everything and call it good) to get it up to the move out report standards(replaced light bulbs, sanitized, deep cleaned, even got the paint color matched to paint over scuffs, cleaned behind and under the fridge and oven, deep cleaned the bathrooms, etc.). Now we are being charged in addition to our security and pet deposit. The photos they took upon their move out inspection look just as they did when we moved in. I also have video proof that the apartment looks just as it did when we first moved in. But the only response given was "the balance due is as per your lease agreement". If I could give this company 0 stars, I would. When I first read reviews about Maxx PM it seemed like it was a bad idea to rent from them and I wish I would have listened. I expected to lose my deposit after moving out but did not expect further charges after the fact. My girlfriend and I along with our roommate spent a full week cleaning the place only to have a company come in behind us that cleaned and repaired everything. The communication around the whole process was not clear and very shady. We were stuck with an additional bill and sent the invoice that stated "we (as in Maxx PM) decided to have the entire carpet replaced" and when trying to understand how that was our fault I was stonewalled and could not meet on a common ground. If you are thinking of renting from this company, please reconsider and save yourself from a major headache. read more

If I could give them 0 stars I would. If you plan on paying upwards of $2500 just to move out of their property then this is a great fit - but considering we left the place cleaner than when we got the place and the property managers still argued with us (we had photo proof). We were given a week to pay the "fine" and with minimal time to dispute the charges we got a run around from the company and minimal answers to our concerns such as "the charges were correct" and so on. They refused to even explain their charges as they claim they do not pocket any of that money.... BS. Living here is my biggest regret and they prey on poor young people who are just trying to make ends meet. read more

The townhome itself was a nice place to live but anytime you had to deal with management made it not worth it. First when we moved in it was a huge mess from the construction guys. like paint spilled, dust and debris EVERYWHERE, things left in the sink that rusted and stained sink, construction boot footprints everywhere in the house. At one time our gas got turned off (in the dead of winter with a baby) because management gave them the wrong number and it was a nightmare trying to get them to turn it back on. We also had SEVERAL issues with work orders. They never responded to most of them and we ended up fixing them ourselves. our garage was damaged in a wind storm and got blown off the track and we put 3 separate orders in and never heard from them. Then came the move out process. We deep cleaned EVERYTHING the only thing we didn't do was patch the holes from hanging pictures which we expected to pay for. but after a month of being moved we got an email sayin we owed money over the $1250 security deposit we opened the files and saw that they were charging us over $3000 total for cleaning and repairs. not to mention they gave us a deadline of 6 days to pay before it went to collections and incurred a 40% charge. after looking over the itemized charges we realized they were overcharging for every single nitpicky thing. like $77/hour of labor to patch the holes and we were charged for 11.5 hours of labor. it doesn't take even remotely that long to patch a few holes. then came the cleaning charges. $15/ blind (not the whole window of blinds but just one blind). and other asinine charges for things that we know we had cleaned very thoroughly. it's as if they know they are gonna pay for the cleaners anyway so they don't even look at what you did. they overcharged us to replace the carpet which we had seen every unit have carpet replaced upon move out. but they charged us more to recarpet that crappy carpet than we paid to have our whole new house recarpetted with high quality carpet. they must hire the most overpriced cleaners and repair workers. I called our property manager Steve Gillmor to see if we could negotiate a deal. He was extremely unhelpful and just repeated everything I said back to me and didn't answer any of my concerns. he said that we just had to pay it and gave us some ridivulous deal that we could pay half now and half in 2 weeks. mind you that $3000 price is double what rent was. how are we expected to shell that out in 2 weeks. overall people it's seems nice while you're there but when you move out they will make your life a living hell and couldn't care less. read more

This Property management is a SCAM. MAXX pm deserves zero stars, they are horrible to work with and it was a nightmare for the entire 18-month lease I rented at the boulders in Herriman. First, there were 4 different property managers assigned to the lease for various months and the AD pictures were not from the townhouse I moved into. Gail is extremely rude and unprofessional on two separate occasions. I have a service dog who was DNA tested by them before moving in because of their no poop policy, which is understandable except the fine if they find dog poop is 500$ but that fine was not stated in the fine print in the lease when it was signed. Gail claimed they found a "small piece" of dog poop, they then proceeded to charge me 500$ and refused to provide proof of exactly where the poop was found and the test result. There are many dogs in the neighborhood and a lot of people didn't pick them up. I was very careful about picking up after my dog, and without a warning or anything they changed the lease and charged me 500$ and if it was not paid I would be sent to their attorneys and collections. Then while in the process of moving out we were speaking with her about the security deposit charge, and she couldn't give me a direct answer to my questions and I felt like she was tip-toeing around them. Another issue is you will NOT receive any of your security deposit back even if you do every little item on the checkout list. I was even charged $60 after that as well. You will be charged for wear and tear which I think is illegal. I lived on a decent-sized hill, at the top and in the Salt Lake winters it would get very snowing and icy and for the first winter, they didn't ice any of the roads or sidewalks making it very dangerous. I would have to park down a busy street and Walt to the sop of the complex just so I could get to work on time. Another awful thing about the townhouses, THERE IS NO PARKING. On one street in the whole complex you could park beside your driveway, a lot of the renters had multiple cars that would sit in the same spot for months taking up most of the parking. When the streets were plowed, it was plowed into the driveways making it almost impossible to get out if it was solid ice. Just inconvenient things which I feel should have been basic amenities to a townhouse community. There was always trash outside blowing in the wind, which was due to trash just being thrown in but also due to the trucks just letting it fly everywhere, the dumpsters were overfilled every day. Every situation where I had to talk to my PM or maintenance was frustrating and like I said, just a nightmare. Stay away if you can. read more

Absolutely hate this property management company. If you live somewhere that is managed by MAXX Property Management, be prepared to pay random fines. They use an HOA company that are crooks. In June of 2023 I was sent a warning that he HOA company didn't like the "tarp" on my balcony. I realized there was a bike cover that had ripped off in a storm and was blowing off my deck - understandable, I removes the item. 5 months later! 5 MONTHS LATER, they came back to me and told me I had to pay a $180 fee for the privacy screen I didn't remove. I spoke with everyone I could at MAXX Property Management about the misunderstanding and how I didn't realize they wanted me to remove the screen. They all said that even though the terminology was changed (from tarp to privacy screen), I was against HOA policy and they refused to waive the fine. I have been a standup renter; been here for 2.5 years with no issues, no maintenance requests, nothing...and they couldn't even be bothered to help me out with a misunderstanding. read more

We rented a townhome at the Boulders in Herriman, Utah. We had no issues while renting the unit except there is dog poop EVERYWHERE on the small grassed areas that they do have and through the rocks along the walkways. We paid our rent on time each month, never caused problems or needed repairs. Our problem came when we moved out. We moved out a week early and spent over 20 hours deep cleaning the townhouse. We did miss a couple of things and confirmed those things with the PM. We had videos and pictures of everything and politely requested their review and an additional credit, yet they still charged us over $800 for "cleaning and repairs" and didn't even acknowledge that we had cleaned. This company and their vendors will nickel and dime your deposit and charge for services that aren't needed. I would not rent from them or recommend them. read more

I submitted a maintenance request 5 days ago to fix my AC that won't kick on during the hottest week in Utah yet. I was completely ignored, even called into the property's Provo office, did not get an answer during normal business hours so I left a voicemail to call me back which never happened! Until I submitted a second maintenance request on day 4 stating it was an emergency was I responded to. I then was told someone would be contacting me to come fix it and here it is day 5 with no contact from anyone and my home is almost 85 degrees. SO unhappy with their service. I never got the key fob to have access to the pool/gym I pay for AND they charge me an extra $10 fee per month for their renter's insurance even though I have a personal policy through an insurance company. They never followed up on submitted work orders for electrical issues throughout the entire townhome. Told me that I would have to pay for an electrician if I wanted the issues resolved. Maxx property is the absolute worse they do not care about their tenants and will take every penny they possibly can from you. We had our roof start leaking in November and again in the same spot in January. My husband went into the attic per instructions from Karla the maintenance coordinator who said "it would not hurt" to place a bucket under the leak to prevent any further damage. He found multiple spots of sheet rock covered in black mold. With how much mold we found we suspect it was there before we moved in. The office would not let us leave we tried to work out a walk away agreement with them, we explained my husband is asthmatic and that we were concerned for our own heath and safety but they did not care. We continued to live there during the demolition and removal of the mold and lived without multiple sections of our walls and ceiling for a couple months before it was fixed. If you, a friend, or a loved one is considering Maxx property run far away. No one should have to go through and be treated the way were. read more

Absolutely horrible and the most dishonest company I have ever heard of. Any mothers or fathers out there BEWARE and warn your children not to touch any of the properties run by this company. My son rented from them for a year. This was his first apartment and he was a great renter. Never once late. A month ago at around 11pm the fire alarms started going off and all of a sudden my son is being blasted by the fire sprinklers as he was laying in bed. Long story short- there was no fire and the sprinklers were faulty. He lost everything he owned. . 4 inches of water throughout the unit. The fire department couldn't even get the door open due to the amount of water. They also couldn't get the water turned off in a timely manner because the water shut off valve was in the unit on the bottom floor and the tenant was not home at the time! This company basically told my son there was nothing they could do and he had to leave. The disaster clean up company informed my son it was going to be 2 months for renovations. It's been almost a month and he cannot get anyone to call him back. He put $3k down for a deposit and they have yet to return ANY of it!!!! They basically told him they were "investigating" the situation and would let him know if they could return his deposit. He has tried contacting Casey (director) at least 20 times with no response for 2 weeks. I have also tried contacting them with no response. The last we heard was they would send him a "settlement letter". The night this happened, we were told this isn't the first time this has happened at this property. I will be reporting this to the Utah Fair Housing Labor Commission and contacting my attorney. PLEASE AVOID AT ALL COSTS!!!!!!!!!! read more

I haven't lived many places in my young adult life, but I can promise you I don't need to to rate them a 1 star. Me and my wife had a fairly easy going sign on process. It was once we actually moved in and became tenants that I saw how they acted towards their customers. Low quality in their communication efforts, and it doesn't take much for them to throw fee after fee and and fine after fine for the silliest things that could be resolved through clearer standards and communication. Sure the monthly rent is cheap compared to other places, but for good reason. What they lack in rent they make up for in extra bills and fees. If you want a reliable, for the customer company, DO NOT go with these people. read more

DO NOT ENTER INTO AN AGREEMENT WITH THIS COMPANY! I have lived here for about 6 months and cannot wait to end this lease. I have had multiples issues with management charging unfair fees. Multiple times I have had good communication with an agent only to be reversed by the Supervising manager. This manager will refuse to speak with any clients but will relay messages and overturn previous agreements with no issue. I was in the process of speaking with this property manager about a late fee when I was given an additional late fee for not paying the late fee on the same day I was speaking about the current late fee. For context, they charge a fee if you are more than 3 days late. I paid on Monday which was on the 5th day. I reached out to the manager to ask that it be waived since its the first time and it was a weekend. While speaking with them about this fee ON THE SAME DAY I was given an additional $50 that they decided not communicate with me. Before I received this fee I asked to speak with someone over the phone. I was given a phone number and a persons name, I called and left a message asking for a callback, instead of calling back(which literally never happened)I was given a new fee of $50 and given a 3 days to pay or vacate notice. In total I called about 8 times and left 3 or 4 voicemails. They never called me back, I had to call them to get an answer. Due to the lack of communication, I was given another $50 late fee on top of the $150 late fee that is charged. The lease agreement says $150 late fee, but in reality its $200. $150 for the initial fee and a $50 charge to post a notice to your door. There are a lot of misleading lies in the lease, read it very carefully. They said they needed to serve the notice to let clients know but said it didn't matter that I was already aware and in communication with them. I was talking to them and they failed to have enough respect to even tell me they were charging me another fee during the same day. Instead of responding they will charge more fees so you are forced to pay them even if it is without an explanation. Than the response you receive from them is "it in the Lease". There is no explanation in the lease, only the words Service of Notice fee - $50. I had yet to be late on any payments since I moved in, yet I was told if I didn't pay the $50 Service of Notice fee I would be evicted in 3 days. They use these tactics to demand tenants pay with no more questions asked. The company Maxx PM is a terrible scam. I would tell everyone I could that you should never enter into a lease with this company. This is the worst run Property Management company I have ever dealt with. This company is a stain on the Utah Community. read more

Terrible, horrendous. I'm a veteran in the Army, and have been diagnosed with PTSD and have an emotional support animal. I have been fined $500 for having him with me since he "wasn't on the lease" after I had correct paperwork from my care provider. I paid the fines, and got him on the lease. After I paid every lease fee that was required, they informed me that my support animal wasn't allowed on property until he received his DNA swab, 3 months after I paid for said test to be received. I've never seen such unprofessionalism when it came to a property management company, nor have I seen a company treat Military veterans so poorly. I will not be renewing my lease when it is up. Find a different spot to rent. read more

Honestly The Brickyard by Maxx Property Management is the worst place we have ever lived. The wall are so thin it's almost like you're living with other people. Everything is done so cheaply as well. If you bump into a wall, it dents. We moved out, and they charged us FIVE HUNDRED DOLLARS purely for a few tiny marks on the wall. It's unbelievable. They also had us pay $65 for a "DNA" Sample for our dog and said they would charge you $500 if your dogs poop is on the ground... people left their dogs poop everywhere. It's a scam. They just want to charge you for every little thing. They will rob you until you have nothing. Kim, in the office, was always kind to us but the other ladies were horrible. Our one year with MAXXPM was HORRIBLE. They attempt to charge you for normal wear and tear - cleaning fees (when you leave the property in cleaner condition then when you move in, really?). Avoid using them if at all possible! TERRIBLE, HORRIBLE, Company and UNFRIENDLY people. read more

Seriously their only saving grace is their manager. I think her name is Gale. But for the most part I had to deal with Kade, and it was a struggle. He emailed us about 8 weeks in advance to renew the contract, which was nice because it would give us time to make some changes. We had a roommate moving out and we were looking for a replacement. I text him about it and he said put it in an email and he would get on it, so I did. This is where all the trouble starts. A few weeks later, I hadn't seen anything. Text him, and got nothing. Called him, voicemail full. Email him, no response. Leave a message with the receptionist, and would hear anything. Eventually, we get a contract, that was the same contract he originally sent. Doesn't help. So I return the email saying we need to take the one roommate off. Kade again, says he will do it. Three weeks later, the week before we are suppose to move out (and had two interested people in signing but decided not too when they found out how much trouble it is) Kade finally gets the contract to us. We both sign thinking it was all taken care of. But Kade wanted a signature of someone that wasn't on the contract. Also he tells us this at closing on Friday. Common of him. At this point, we had already paid rent, and wasn't sure if we needed to be out in a few days. My roommate ended up going in and talking to the manager Gale and she let us stay for the extra month and make arrangements. Long story short, their communication is terrible and almost non existent. We ended up getting some of our deposits back and didn't have really any other issues. read more

Living in Vineyard, Utah is very nice because everything is new. But living with MAXX Property as the management is not ideal. They are good about fixing things within the building quickly but they will try and charge you for everything, even if it was the properties fault. They also entered our town home with giving us less than 24 hours notice. While living here they have added a $20.00 a month charge for air filters and changed parking to no parking on the street (which there is VERY few places for visitors to park anyways). read more

DONT RENT WITH THEM. They didn't not give us a 24 hour notice to enter our home. They are supposed to notify us via email 24 hours before at the very minimum. We enter through the garage and don't use the front door much. We have been compliant for previous inspections where they emailed us. This is an invasion of privacy read more

My husband and I came across the Dublin Farm Townhomes which are managed by MAXX PM in Eagle Mountain, UT and fell in love with the townhomes. We moved in and everything was great. We loved the neighborhood and the townhome and were planning on living here for a few years. We had a few issues while living there, one of which was the property manager. In less than a year we went through 3 property managers. The first one, Sarah, was good and got back to us about things, the other two I never heard from. We also weren't given a garage door opener or a fob for the gym upon move in. I had to bug them about both and then had to drive into the office to pick up a fob for our gym. When I got there I told them I was never given a fob and their response was, "Oh, did the previous owner never return theirs?" which seemed odd to me for a company that is so strict about move out charges. Besides that, things were great until 2 and a half months before our lease was up we received an email with our move out instructions. The end of the email stated that if we had any questions to reply to it. I emailed back saying I was confused as to why we had received the email when our lease wasn't up until the end of October and we planned on renewing lease. I never received a reply. Fast forward to when the deadline to let MAXX PM know that we wanted to renew our lease came up, I called to renew it and was told they would not be renewing it with no reason given. We were told this a month and a half before our lease ends. We have asked why and still have not been given an answer, just that it won't be renewed. Very frustrating as we were not planning on moving and not saving up money for a new rental. I don't even want to think about what is going to happen on move out day with our deposit as everyone I know hasn't gotten theirs back. This company swaps out tenants so often so they can ramp up rent, take your security deposit, and take the new tenants security deposit. Easy money for them, but the little guy gets screwed over. read more

I never write reviews, but I had to this time!!! I rented with MAXX Property management in Eagle Mountain for almost 2 years. The property was nice and they were timely on repairs. That is all I can say!!! I paid my rent faithfully on time the entire time I lived there. They raised my rent after one year. Upon getting married and needing to relocate. I gave more than a 30 days notice. That did not matter. I was charged 3 months rent due immediately. They referred to this fee as a "3 month buy out" to cancel my lease early. This fee was over $4,500.00!!! I paid it and left the unit spotless. Not only did I get ZERO of my security deposit back, they sent me an additional bill for $144.00 for repairs they stated went above what my security deposit covered. There was absolutely no damages that would exceed normal wear and tear. This process was absolutely ridiculous. I was just sent an email informing me of my balance due immediately with the added threat of a 40% addition charge for legal fees and the threat of being sent to collections if I did not pay within 3 days, before I ever even responded. The very first email from them regarding this issue and it threatened collections within 3 days???? I have never once been even a day late with any fee or payment they have required. We are a very clean family. I could not have left that place better than we did. I believe they never plan to refund anyone's security deposit. This was a terrible experience. I would never recommend leasing from them. Period. read more

I was going to move in with Dublin Farms/MaxxPM, but then decided I no longer wanted to live there. I gave them MORE THAN 30 DAYS NOTICE OF THIS. They kept the deposit and have not applied it to any other portion of anything else even though Sarah G and Gail K said they would. I asked for a lease cancellation and Sarah G said to me IN WRITING that I could have a one month buy out option. She sent me the lease cancellation and I signed it. Oct 19 came around, the day after I was supposed to move in, and I get an email from Gail K that I owe another $1K because of rent/late fees. I look at the lease cancellation and they put 2022 on it and not 2021 on it. I say they were supposed to re-rent it and they haven't and 'have it listed'. I ask if they have had any calls or have any leads and she said they don't keep track of that. They 'have it listed and that's all they could do'. I asked for photos to list it on my own to clearly help rent it and she said they couldn't provide any since that 'isn't what they do'. So, if you don't promote a listing to help re-rent it, it's been over 30 days, you don't keep track of what calls/leads come in, how on earth am I supposed to believe that it will ever get re-rented? I am in shock of how under the table and shady these people are. I have a lease in another house and I am a single person. I have to get another job just to pay them or this bill will go to collections or I could potentially get in serious trouble over this since I can't pay two separate leases. MaxxPM is the most disgusting company to work with. As with many other reviews here and other forums and google, DO NOT RENT FROM MAXXPM. By Utah Law, we are not to be charged for normal wear and tear, but Gail K. accidentally misspoke and confirmed that we were. Gail K. Was the absolute worst person to work with. My husband and I have always paid our rent on time and we never had any concerns or complaints brought to us. MaxxPM withheld our deposit AND charged us an additional 889.71 for damages, repair and cleaning. This is absurd. We hired professional cleaners. While I understand that they did not clean the place 100% spotless, we were more concerned with the fact that we were being charged for partial carpet replacement due to Pet Urine Stains. WE NEVER HAD AN ANIMAL IN THE UNIT SO THIS CLAIM IS FALSE. When I mentioned to Gail K. that she completely mixed up her story and that our lease contradicted itself numerous times, we got a very short reply that the charges were correct. We never even mentioned to them that the poor tacking in the carpet actually caused harm and punctured my son and husbands feet numerous times. I should have put in a maintenance request, but I didn't. So that's already a lesson learned. These are not people. These are monsters preying on innocent people so they can have a pay check. I will absolutely be telling everyone I know NOT to rent from MaxxPM as they are thieves. I'm not sure why Gail K. is allowed to communicate with tenants. You would think that they would try and resolve the issue with us, and together, but no. They are heartless. Never. Ever. Rent from this company. You will absolutely regret it. read more

Terrible place to live. Clearly a lack of communication from the HOA and property management. Lease states to pay a certain amount for a fine then the HOA states to pay a different amount. This unit requires DNA testing of all dogs. The initial DNA fee is $65 to be paid by the tenant when the lease is signed. If any animal feces are found in the community they will be sent in for DNA testing by the HOA. If it is found to be your dog's feces then you will be fined $500 by the HOA, which will be due immediately, and payable via your MAXX PM tenant portal. There will be no exceptions. HOA states 1st violation of a reported incident of DNA evidence leading to a violation of the rules and regulations will result in an initial reimbursement assessment in the amount of $140 ($40 for test kit, $50 for lab results, $50 for procuring sampling) for first time offense and warning; fines and reimbursement will be applied to second repeated offense ($180 Fine and $140 Reimbursement) and $200 for each additional fine in addition to the reimbursement. Per property managment lease is a legal document no shit but maybe you should get your shit together. Also all this is during COVDI19 and after I send emails regarding other issues because they neglect everything after you sign a lease and don't expect your deposit back from looking at the BBB and other reviews.
