I have been renting from McGrath 2 years now and they have been great from the very beginning. Anytime I have any issues with my property they have responded promptly and have had someone out same day or within 24 hours. This company was managing the condo that my husband and I rented from Aug until mid January. We drove three days across country and spent the night in a hotel in Fairfax so that we could meet the person doing the inspection of the unit in the morning. They would also be letting us in and giving us our keys. They were of course late and the first two times I called someone at their office picked up the phone and hung it up. Finally our guy showed up and let us in. He did our walk through and gave us the keys and the info about the HOA and pool passes. Well there was only a visitors pass. So we went to the HOA and asked for our parking pass. Surprise, there was a $100 move in fee and we couldn't get our parking pass until we gave the HOA our registration for Virginia(which we didn't have because we had just arrived from out of state). So we got a temporary parking pass(which we forgot to leave in the windshield that night and we ended up getting our car towed). I also noticed that we didn't have the key to the laundry, or to the door to the water heater and furnace, and the key to the dead bolt. Over the next, oh it had to be at least a month, they sent someone over a couple times. First to check the keys, then to give me the copys of the keys, but then the copys didn't work, finally they got it, but not all of them, and so I never did get the dead bolt key to the front door. Luckily there was a dead bolt that locked from the inside and couldn't be oped from the outside, but when we would leave places we could only lock the lock on the door nob. Also about a month later we notice a little room by the laundry that was left open. When we looked inside we saw little storage areas for each apartment. When we called about it they said that using that was included for us but they didn't have the lock combo. That of course took a while to get also. Also the people who answered the phones were always rude, not very helpful about half the time, and would have an attitude like you were bothering them by calling the office. Then came the really fun times. My husband ended up getting orders to relocate out of state so we had to move. When we gave notice they informed us that they would be putting a lock box on our door to show the apartment. They had left me a message letting me know what day they would be putting it on my door which I was fine with. So that morning I am in the restroom hear someone knocking on the door. I figure it's the guy letting me know he's putting the lock box on and I ignore it because they had already called to let me know. Then I get really freaked out because I hear someone unlocking the door and trying to push it open. Luckily I had that deadbolt locked or I would have had a very awkward moment with some guy walking in my apartment while I'm in the bathroom! So I get over there and open the door and he looks surprised and tells me that he just wanted to let me know that he was putting the lock box on. A little shady and creepy if you ask me. Then for the next month and half we have Realtors from all different companies around the area bring people through our place. And when they would call and I would tell them we weren't home, they of course said that it was fine that they would just use the lock box. So I would have to rush home and let them in because I didn't want random people going through our place looking through our closets with all our stuff there when we weren't home. It was so annoying I thought I was gonna loose my mind. They wanted to come on holidays, the day after a holiday, when I had my family in town for a couple of days. And on some Saturdays we would have as many as four different showings. And one lady called me 6 times because she kept getting lost and couldn't find the place! 6 times! And she had a GAPS! And one time I did tell a broker we couldn't show it because it was only like four days until we were moving and the movers were coming, we had boxed stacked everywhere, and we had carpet cleaners coming. She was so pushy, rude, and kept insisting and calling so I finally said yes. Oh ya and don't forget that you have to pay to have the carpet professionally cleaned(you have to give them the receipt) and deflicked and deflead if you had any animals. And last but not least their is the security deposit. We were there for not even 6 months. My husband and I have lived in 6 other rentals over the course of our marriage with the same two cats and have never had any money taken out of our deposit for damages. The socket cover was painted over and when the cable guy took it off it chipped because a piece of paint was connected to the wall and socket. And the furnace filter was dusty and needed to be changed. So we were charged $150 to fix those 2 things and $30 to send someone to fix those things. I feel like I can still go on and on. This company made our stay in Virginia so uncomfortable and miserable. I wouldn't recommend them to anyone, ever! read more

Glad I read these reviews...I've been looking at a $2,200.00 (lowered from $2,250.00) rental property in Ashburn and love the layout of it but the carpets are dirty, the whole townhouse is dirty, the brick patio is very uneven and some of the bricks are sticking up out of the ground, the front porch has dry-rot and the white paint is peeling off of EVERY single kitchen cabinet. The picture McGrath posted of it is in pristine condition. My real estate guy (who is very nice and not associated with McGrath) just advised me that McGrath is renting the property "as is" and won't clean or fix anything. I was considering placing an offer for this place before I found out it being rented as is and thought that maybe I would still submit an offer tomorrow to rent at for a lower amount but just read these horrible reviews....I think I'll run, not walk away. read more

Poor service and poor ethics. We retained McGrath to handle rental or sale of our home when we were preparing to leave the country. We lost confidence in their service because, among other things: -McGrath initially posted a picture of the wrong house--a much more expensive house than ours--on various internet services, resulting in several irate real estate agents accusing us of having induced them to bring their clients to the house under false pretenses; -When we complained about the inaccurate picture and the angry response we were getting from agents, the McGrath listing agent, Tommy Chambers, was completely nonchalant about it, and despite our expressed concerns, took more than a week to correct it; -McGrath took more than two weeks days from the signing of the rental agreement and more than a week from our agreement to sell even to get "for rent" and "for sale" signs posted in front of our house, despite multiple requests from us; -When we expressed concern to Mr. Chambers about the length of time it took to get the signs up, he blamed someone else whom McGrath apparently retained to put the signs up, rather than simply taking responsibility for the problem; -Although we stressed to Mr. Chambers multiple times our need to get feedback from potential buyers who came through the house, and he agreed to do so, he later told us that he was only checking once a week to see if buyers had come through, and told us he disagreed with us and did not think feedback was important. -When we called Mr. Chambers to tell him that we had decided we did not want to work with McGrath further and would seek a different agent, he became irate and said, by phone and in an email, that he would not withdraw in less than the 90 days stipulated in the listing agreement unless we agreed to pay him $500. He knew when he made this demand that we were leaving for Europe almost immediately, and could not get into a fight that would delay listing of our house with another agent. I cannot agree with all the '1stars' enough. Terrible experience with McGrath for our short 1 year lease through them. Terrible customer service is an under statement. Renters are treated like second class citizens. They assume that you are punching holes in the walls and that there are cigarette burns in the carpets. They are very difficult to communicate with and take way too long to respond. Very glad to be moving to a new place that is managed by someone else...it is worth the risk. read more

I can empathize with the lady from Colorado, while attempting to rent from McGrath we encountered similar issues around ease of communication and expectation. I understand that McGrath hold tenants to a high a high standard when it comes to cleanliness with the expectation of carpet cleaning, etc however they do so in a questionable manner. Our listing clearly said that the apartment was non-smoking, however upon viewing the apartment it smelled of smoke. Being a non smoker this was off putting, yet we looked past it and saw the potential. We asked as part of the lease negotiations that the smoke smell be eradicated before we move in. I understand this can be done by using a ionizing device for a few hours. They adamantly opposed that no provisions could be made for such additional cleaning as they only require that the carpets are clean. Here's the kicker the apartment has no carpets... So we get multiple emails discussing carpet cleaning and how they require a certificate of carpet cleaning from the previouse tenant , clearly the property manager has never seen the property or they would know carpet cleaning is a null issue. In addition all other discussions with McGrath representatives have produced what seems to be "scripted" responses rather than thoughtful insightful ones. I understand they that are attempting to work in their clients best interest, I feel the clients best interest would be to choose another Managment company. I used McGrath for 5+ years for our rental home while we lived outside the area where the home was located. I will not be using them again. Communication was, perhaps, the biggest issue. At times, it seemed that people within McGrath did not even talk/communicate with each other. McGrath, internally, is divided in sections/groups - repairs, client advocate, marketing, etc. The Client Advocate was - in theory - the go to person to coordinate everything, but in reality he or she rarely ever knew what was going on. I found myself talking directly to the repairs department, marketing, etc. to address and resolve issues, and I usually had to spend my time getting the department reps up to speed after having already explained my issue to the Client Advocate. Repairs were also disastrous. It seemed McGrath repairs department was more interested in getting a quick fix to the problem instead of truly caring about getting the problem properly fixed at a reasonable cost. On one occasion, when my tenant reported issues with the duct work and HVAC system, McGrath sent out one of their "preferred" contractors to assess the issue. It was determined that I needed a new HVAC system because mine was "too old." After further investigation into the issue, I learned the issue was not with the performance of the system and that replacing it would have not resolved the issue. Had I listened to McGrath's contractor, I would have needlessly spent thousands on system upgrade that was not required. This is just one of many examples of this "quick fix" issue during my five years with McGrath. I have not looked at the total loss due to this negligence, but I would safely estimate it to at $1,500+. Bottom line, if you want to overpay for a mediocre service, then McGrath is the property management firm for you. On the other hand, if you want a property management firm that truly has your best interests - financial and non-financial - in mind, then I suggest you look elsewhere. You'll spend more time dealing with and fixing McGrath's mistakes then if you would have managed the property yourself. read more

I would give the only star to the maintenance team because they did their job for me, but the rest of the firm is very irresponsible. I tried to confirm that some of my document submission was complete. I sent five emails and left three messages and two front desk personnel told me that this person will be in touch with me, after a week, she is still no where to reach with absolutely no response. What is the problem of simply replying to your client a quick email or phone to confirm? In addition, my banking agent spent 5 days tries to get a piece of document from McGrath but he was not successful. Later he said "I am so sick of these people, please help me." This has probably been one of the worst rental experiences I have ever had. Beyond the point of terrible customer service that the reviewers below have mentioned, it seems to me that most of the people employed by McGrath do not understand what their jobs are or who can help you if you have a question or concern. There have been countless times when I have called the office and have been put on hold by various departments, only to discover that the person I have been trying to get in touch with is never there. Another thing I would like to mention, like the reviewer below stated that having holes in the walls will make the inspection process very difficult. First of all, when we moved in we never received a packet stating that certain sized holes are not allowed. Out of sheer curiosity I called them and they told me that we cannot mount TVs. Ok fine. We did not mount any TVs, but we hung up some pictures and had to use wall anchors because we were living in the unit for over a year and we wanted it to be a nice home. We offered to cover the holes up ourselves for the move out, but they said that would only be ok if we then paint the whole wall, because they were not planning on doing so. They then informed us that after our move out they do NOT plan on repainting any of the walls, and were going to leave it as is (not covering up any of the minor holes that weren't anchored), unless the new tenant wanted it. Now, I do not know about you, but as a new tenant I would think that the walls are ALWAYS repainted. They informed us that "general wear and tear" does not refer to covering up holes in the wall and that any hole that seemed too big, was going have to be taken out of our security deposit because they would have to have someone come in and repaint the walls. I have lived in many buildings in Arlington, and general wear and tear usually refers to holes being covered and painted..but I guess Mcgrath has a different definition of what general wear and tear means..maybe it would be a good idea to let the tenant know their definition before they move in..just a thought. Anyway, in conclusion, I would NEVER recommend Mcgrath. If you are looking for a new home, and if you found a wonderful place but the property is managed by McGrath..RUN! Think twice before using McGrath for managing your property or renting from a property overseen by them. The previous tenants left the property in a mess, their dog urinated all over and McGrath's "inspectors" missed everything. We signed the lease thinking the exit check list would be completed and we would begin with a nice home! NOT!!! McGrath expected us to simply move in with the reminisce of the last tenants' filth all over everything! AS IS! Just an idea of what their incompetence has caused my family...May 15, 2013 was out move in date yet the place was only professionally cleaned on May 27...some inspection. Well, their sales team is great. They will convince you that they have great resources and a "customer first" mindset. They'll happily sign you up and take your money. But, should you actually need work done on your property, you can expect a lack of communication and egregious - and often expensive - mistakes. With few exceptions (smoke detector checks and collecting rent), all they did without excessive prompting during the 2 years I employed them was cash my checks. After repeated emails to McGrath requesting follow through, I regularly had to reach out to contractors myself to get quotes or clarification. McGrath became an annoying and expensive middle man. I rented a McGrath managed propety and despite moving out I am still being harassed for rent even after two employees said my balance was zero, one of whom threatened to send a sheriff's notice before I corrected him. I rented an apartment through McGrath Real Estate for the last four years and had a wonderful experience. Their office staff is small and friendly, and very responsive. We only had a few issues over the years for things that needed to be replaced or fixed and they were very prompt and the contractors they used to do the repairs did a good job. The only reason we'll no longer be using them is that we bought a home. They were a great company to rent from and their online portal system to pay your monthly rent is super easy to use. read more

Full disclosure: I am a landlord who has used McGrath Real Estate Services since early 2010 to rent and manage a single-family home property in Arlington, Virginia. McGrath 5 Stars: My Top 10 Reasons 1. McGrath representatives are readily available, either by phone or email. 2. They keep me informed. 3. While they "work for me," they also represent tenants. While not all landlords may appreciate this, I do because they provide needed 3rd-party input to ensure the rental property is maintained in good condition, both by me and by the tenants. 4. The sub-contractors McGrath uses (for repairs, lawn service, general maintenance) do a good job, promptly. 5. McGrath really works with potential tenants and me to ensure there's a good fit. 6. McGrath handles all the vetting of potential tenants, all their service requests, and all the rent. 7. McGrath coveys the rent to me promptly each month, together with an itemized accounting statement. 8. McGrath provides me with an annual 1099-MISC which makes it really easy to complete my tax return. 9. McGrath employees personally inspect the property every six months. That in-person provides me with condition feedback, offers tenants an opportunity (if they want it) to raise any issues/concerns in person, and (from the landlord perspective) alerts tenants to the fact that there is a 3rd party who is checking the condition of the residence. 10. I've never experienced any of the horror stories you hear about regarding property management services, and I believe the various tenants have been happy with McGrath's "concierge" service to them. If you find out a property is managed by McGrath run as fast as you can. I rented a place from them for two and a half years. I paid everything on time. My condo looked like something out of a magazine the way I had it decorated. I replaced all filters religiously with MERV 13 filters that were good for 90 days. Had the place cleaned before I moved out. They butchered my deposit. They charged me for particleboard cabinets that were never installed correctly and drilled into the side of a dishwasher as if I installed the cabinets and did that. Not to mention I brought it up to them multiple times throughout living there. Do not take anything they say for face value and make sure to get it in writing. Everything that I had brought up to them multiple times before even moving in they used against me when I moved out. They also don't clean their properties, and they don't paint them or cover old picture holes. They're hands down the rudest real estate company I have ever interacted with in my life and super shady to boot. If you rent from them get everything in writing and if they refuse to write it up go rent from another company. They're insane. read more

We have rented a houses in differents countries all around the world, but we have never seen agencies with little ethic as McGrath. Their main objective is to despoil you money. They stolen one month rent from us playing with the wording in our lease and taking advantages of the fact that our agent was not very carefull and they took a big part of our deposit to pay for utilities and renovation they decided to jointly undertake with the new tenant and after we left the house. the bills they charged on our deposit where all for utilities (water, gas and power ) they used during the period after we did the out inspection which stated that the house was in excellent condition. McGrath arrange to take advantage of people who are not very carefull about the wording at the signature of the lease. Be very caredull when you deal with them because they have a very little ethic. avoid as much you can dealing with them especially Jessy and Lindsay. read more

McGrath Real Estate Services does not have homeowner's best interest in mind and seemed to hide their mistakes by trying to throw renter and owner "under the bus". About six months ago I moved to Virginia and did not know anyone so I got an apartment and my luck it was to this company. David McGrath himself was working with me he was all nice and kind making sure that we had given him deposit and signed everything for the Lease. It's in the house it was only me and my wife we both have regular 40 hr work schedule and on the weekends we would try to go explore the NOVA area so we weren't home that much. Once we moved out this company charged us for literally every and anything just so they could keep our deposit (despite the fact that everything was the way it was when we had moved in.) ( charged us for carpets, full cleaning services, light bulbs, smoke detector, smoke detectors installation services etc... When I asked for a report he said oh I'm on your side this is what the landlord is asking for and funny thing is they didn't involve us in the moving out inspection. I feel like this company does this to people just cause they know people don't have the time or resources to fight back so they take advantage. I WARN YOU PEOPLE DO NOT use their services!! Do not ever rent from these people! They have no business being in the property management business. They are incompetent, rude, and completely disorganized. Among the many things that happened during my lease managed by McGrath: lost rent checks in their office, slow response to maintenance requests (read 2-3 months). At one point I tracked down the owner of the property to get get things taken care of. They apparently have no centralized filing or computer system, no way to keep track of tenants' maintenance repairs or requests. When you call, they are rude and condescending, and every few months, the staff changes hands, so no one ever knows what is going on. Every problem was always someone else's fault. While I was able to get most issues resolved with firm emails and phone calls, I had to make a real nuisance of myself. Nor did I ever receive any sincere apology for the mistakes. The staff would always tell you they were "working on things," but nothing ever really changed. If I was a property owner paying these people to "manage" my property, I'd be enraged that they were taking my money in exchange for doing nothing at all. Save your energy, save your money, and avoid this company like the plague. read more

I am so disappointed with McGrath. I was a perspective renter and tried to get in touch with an agent and it took almost two weeks for Tim to get back to us. He was unresponsive and ignored our emails. When we had our tour he had multiple other perspective tenants at the property, he showed us an email to confirm our identity from his stack of clients for that day and then walked us through the unit for about a minute. We asked if the property would be cleaned before move in and he said "we'll clean is subjective". The unit itself was everything we wanted but Tim made us second guess our decision to rent the property. Tim was also 35 minutes late to the showing and clearly had no desire make us feel welcome to the property. As someone looking for a multiple year lease I would have expected better service. Do not use this company! The costumer service is a joke and that is literally what this business is supposed to be built on. read more

The worst rental experience ever! So bad that the homeowners even dropped this company! Property was virtually destroyed due to their negligent managing, and repairs were grudgingly addressed (and never timely), repair people would be sent weeks later and without prior notice (wasting their time AND creating awkward scenarios at the door). Repairs were also marginalized: a gas leak was repaired FIVE DAYS LATER after Washington Gas was forced to perform an emergency shut-off, and this was in WINTER (yes, no gas in winter!). Super rude customer service -- even to their own vendors/service contract providers (horror stories of unpaid invoices and forcing unlicensed workers to tinker with electricity/plumbing/ etc for fear that if they said no, they would lose their job). Only use this company if you want to over-pay to have your property neglected; only rent from this company if you want to be bullied. Oh and only use them if you enjoying squashing local economies of scale, when you watch them victimize service/repair people who are trying to make an honest living. read more

I went through several property management company for my property in Aldie. We live in San Diego CA and I need a great company to look after my house. I have interviewed a handful of companies and Mcgrath are the only ones that suggested giving their information to our neighbors if they see problems with our tenants. What a great concept! Being thousands of miles away, our neighbors are the only ones that see our tenant's everyday activities. What really impressed is when I need help with the property, They're always ready to recommend someone reputable. Gregg Waters, at Client Advocate, is wonderful! He always has his expert comments to help us out with repairs. When my sump pump stopped working, he stopped me from spending thousands of dollars with a company's quote of $30k, when all it needed was a $600 new sump pump. They truly look after their client's best interest first. I will always recommend them to all our family and friends. If I can only give them 10 stars, out of ten, I would! read more

I wish there was an option for less than 1 star. The customer service for Mcgrath is atrocious. We have had several issues with them, but most recently they completely botched a furnace replacement. First off, they hired a company that misdiagnosed the issue leaving the tenants in the cold for a week - then they only gave us 1 quote for complete replacement of the furnace - so I had to step in and do ALL of the work finding a contractor with a reasonable price. The tenants, rightfully so, asked for compensation, and when we asked McGrath to pay they sent us a defensive 2 page e-mail stating how they did everything appropriately. I since put a 30 day separation notice from McGrath which ends 15May. Today, I spoke to a senior McGrath representative and we were literally arguing with each other over the phone. This representative set up the call with me - and within a few minutes, I realized that he called me to double down on how McGrath did nothing wrong during the botched furnace replacement. To win the conversation with me (his client), we were angrily pushed out of the contract earlier than anticipated because I believe McGrath wanted to win the argument. Then, in my opinion, I was sarcastically offered references by the senior McGrath representative. Later on, we were e-mailed by him giving us more time to move on - but our decision was made to move on immediately after how we were treated. This culture is riddled throughout McGrath - except for one lady named Lindsey who almost had me rethinking me decision to leave a few weeks ago when I put the separation agreement in place. This is a review for realtor David Anderson. Dave helped us navigate a nightmare of a time purchasing a house. Twice the bank canceled our closing - on the day of settlement. Dave fought for us when the bank seemed bent on sabotaging the deal. After the second cancelation, Dave went to the bank in person in an attempt to smooth things over. He even canceled a family trip to attend the closing! Throughout it all, Dave was a pillar of strength. He never lost hope, even when we had, and he kept us motivated until the end. Dave had an endless supply of energy. He was always quick to volunteer to climb up a ladder or down a tight crawlspace, to make a phone call, and to go the extra mile. There was nothing he wouldn't have done for us. We will be forever grateful for all the time he sacrificed and all the hard work he put into getting us our house. In the end, everything worked out - had we worked with a lessor realtor, it may not have. read more

Do not!! I repeat DO NOT do any kind of business with McGrath!! Make sure to read this before you even think about dealing with them. I rented a property in Reston, Va. and from the start I had problems with McGrath. Prior to my family moving into the townhouse there was exposed wiring that was supposed to be taken care of prior to us moving in. These problems of course were only fixed after many complaints on my behalf. This was only one of numerous safety issues this place had, which bothered me because I have young kids. When someone finally came to the house to repair the issues the contractor who worked for McGrath was the son (named Kenny) of the owner of the townhouse I was renting . At this time I thought nothing of it I was just happy to get the discrepancies repaired. However, when we moved out and were waiting on our deposit to get reimbursed Kenny, being a contractor for McGrath, decided to use over $3,000.00 of my deposit to repaint his mom's townhouse along with many other BS repairs. The funny thing is when you talk to ANYONE at McGrath about this lack of integrity they play the blame game and you can't figure out who to talk to. I walked the house with the inspector on our last day and he said that we only had a couple things we would get charged for but would more than likely get most of our money back. When we received a check for about $50.00 (our deposit was $3,375.00) my wife and I were in disbelief. We were told that it was not normal for them to use a family member to do the contracting work, but that there was nothing unethical about it. We were charged for countless things that we definitely should not have been and were told we would have to go to court in order to dispute ANY of it. We all know how that goes. oh, and my wife and I also use a property management company (not McGrath obviously) for one of our properties and they would never pull this crap. read more
