I have had to move five times in the last 10 years due to our careers. I have dealt with many different types of property managers and landlords. I have gone through some of the most stressful situations in my life with these types of people. This company has two of the best service professionals you will ever have the pleasure of working with, Barbara and Cathleen. They have healed our wounds. The experiences that I have had with them over the last couple of years have been the polar opposite of all of the experiences I have had in the past. Some of their attributes include but are not limited to immediate service response with high-quality providers, follow-up phone calls, and personal involvement to ensure that things were done the way they were supposed to. I would not recommend these people. They listed a rental on Columbus St in Alexandria and I replied 3 times via Trulia, Realtor.com and direct email. Four days pass and I drive down from NY to see the house and I never hear back from "Bill". If you're any sort of professional realtor you don't post an ad all over like that and then ignore the responses. They blow it off because they aren't true realtors building relationships it's just low margin property mgt, like who cares who we stick in here we'll find another body to fill it up. read more

Discuss? I attempted using words and they fell on deaf ears-and greedy eyes. I have been taken extreme advantage of. The only discussion I want is my $1950 security deposit returned, as well as the $800+ $932 fees (that I paid). The building was left in pristine condition. Here is what I was charged: not including the $800. $51 for working lightbulbs. $257 for new blinds-and I purchased (and left) new ones. $287 to remove empty planters & a bathroom stand. $800 for ????? Maybe Colin can clarify? $2400 to post a rental. $143 for 1 day of utilities. $25 for parking pass-when they were all returned. Move out Oct 31-new tenant Dec11. Feb 5- notice of not returning deposit =91 days. VA law requires 45. I endured all these financial issues, while maintaining the rent at the property, and erroneous fees, all in the midst of losing my parent. The treatment was/is abhorrent. The amount of stress, trauma and grief that I went through-was compounded by Richey's flawless ability to overlook facts and replace them with greed, and random expenses. THAT WAS NOT HELPFUL. FAIR. DONT RENT FROM THEM!!! Nothing but problems since move in. I'll list the issues we've had in the past 5 months. 1. Me and my very pregnant wife (that gave birth days after moving in) moved into our house 5 months ago. When we took the tour of the house we noticed that there was bug traps everywhere but we didn't see any bugs themselves. When we asked about them we were told that they recently remodeled the kitchen and had a bug issue but they had been replacing the traps weekly and had no sign of bugs for several weeks. The day after we move in we find roached and other bugs all over the house. Bedrooms, bathrooms, kitchen, living spaces, you name it there was bugs. When we contacted our property manager they said that its our problem now and they weren't going to do anything. We contacted an exterminator that found that the kitchenet in the basement was not properly sealed and has signs that bugs have been present in that area for years. They still refused to do anything. 2. We have contacted a health inspector that found MULTIPLE building and safety violations. They have not repaired them and an inspector may be getting a phone call real soon. 3. We put in several service requests that never got answered because they were waiting on property owner approval. The property owner made contact with me in regard to having some trees trimmed. During that conversation I asked if there was an issue in regards to our service requests. He explains to me that he was never contacted about any service requests and that he would look into it. We received very poor service shortly after. 4. The water heater broke leaking water everywhere and their emergency maintenance people took several days to respond. That also required a phone call to the property owner to get it resolved. 5. When my wife came off of maternity leave she was given very few hours at work as a preschool teacher and ended up switching jobs to be able to get her regular 40 hours a week back. We expressed that this loss of income was very unexpected as she was told she would return to her normal schedule upon return. We also expressed that we may not be able to make the full payment by the due date but would be sure it would be paid in full by the end of the month. There was no flexibility offered or available to us since we were only renting for a few months at the time. We did pay all of our rent along with the late fees which were several hundred dollars by the end of the month. We have never rolled a balance into the following month. 6. We then receive an email that we are being charged $500 for lawyer fees. Which they put into our rental portal as so they could then charge late fees if not paid. When we asked what lawyer fees we are paying for they told us that they would not go into detail and that our portal ledger is the only information they would give. It wasn't until we received legal counsel that told us that they are obligated to tell us what legal service we are paying for that they finally sent us an invoice from a very low rated law firm that was no different from what they gave so its still an unknown service. They also sent us this email at 5pm and told us we had to pay the fee by end of day or we would receive late fees. The office closes at 5 and we are under the assumption that it was a timed email so we would not have the ability to contact anyone about this email until tomorrow. read more

The staff at Richey are friendly and we like our place, but getting any type of repairs done is maddening. It takes forever for them to get anyone to even come look at things and then often several other people have to come and they have no idea why they are there or what the previous person did. A couple of months ago I was assured my maintenance request would be handled quickly....two weeks after that I was told the claim was closed, yet no one had contacted us at all. After complaining yet again, that was finally fixed. Now we have had a new maintenance request that we have labeled high priority. That was put in 2 weeks ago and we have heard absolutely nothing. We are trying to maintain the property. We take our obligation very seriously. I wish the maintenance people would as well. I understand that things often have to go through a home warrenty company, but no communication is not acceptable and now we are paying rent for something we can no longer use. I've never had a worse experience renting. Like I said, we like our place, but I would go in very aware that maintenance is a very low priority for this company. read more

As a renter, this has been a terrible experience- hands down. It took a week to get the lease, messages to set up utilities started to come before the lease was even received, daily reminders, and two reminders for payment less than four hours apart. Not everybody sits staring at their personal email during the workweek. I am already regretting renting a property managed by this group and I haven't even moved in yet. For all I know radiation could be leaking every day posing a health hazard to the apartment that this property co is managing. Avoid renting any property managed by this management company at all costs. My experience has been terrible, and just the thought of being stuck with them for two years makes me feel sick. I moved in almost a month ago, and aside from promptly collecting rent and fees, their response has been extremely slow. To date, they have still not addressed several issues noted in the move-in inspection report. Any inquiries I make take DAYS to receive a response. No concrete solutions as of this date. We have had several issues with our Townhouse and the Property mgmt has not successful had any of them fixed. Electrical issues work for 2 days and when we call to say the same issue occurred on the same outlet, we are told we have to pay to get it fixed bc it was fixed once. (What about warranty for more than a week). We reported black mold on walls with pictures which they discounted. They support their clients but do not support their tenants. Dont rent from them or you will have appliances that dont work and you wont get your security deport back read more

Renter BEWARE. You will have a hard time getting your deposit back. I was a loyal renter for 5 years and had a great relationship with the owner. I didn't renew my lease to buy a home and was out weeks prior to the end my lease. The owner was remodeling and had contractors etc. Long story short 27 days after my lease 42 days after I vacated. I have not got my deposit back. They cancelled my online account and are keeping my money till the last possible minute. read more

From application to lease end, I have had an enormous headache dealing with Richey Property Management as a renter. I am beyond frustrated that I was forced to deal with their shenanigans for over 2 years. I feel sorry for property owners paying for Richey's "services". Richey is highly disorganized, non-communicative, and works very hard to keep their property owners' money in their pockets. Despite providing receipts and having them acknowledged, I was still charged for cleaning and carpet cleaning. My fault for not reading and hiring someone from their approved vendor list. However, I still think $745 for 850 s.f. of space, *after* a professional cleaning and carpet cleaning is excessive. Especially when the unit was professionally cleaned on a monthly basis. Despite reporting an outlet that needed repair prior to lease termination, I was charged with outlet replacement. Despite leaving my rental unit early, it took the full 45 days to receive this ridiculously deducted security deposit with no mention of non-approved vendors, which I could have corrected before lease end. I am now in week three of arguing about the security deposit after being told I would be called the "next day." Stay. Away. read more

My experience with RPM was nothing short of abysmal. Myself and 3 others were trying to rent a house in Alexandria and the landlord was using RPM for the first time.We went to sign a lease via docusign for the property, but the term on the lease was incorrect in the first version, stating a termination date of 6/30/2018. When a second copy of the lease was sent to us, we signed the document assuming that the error was corrected. The date on the second copy was the incorrect year. After all roommates signed the document, a completed copy was sent to us via docusign following the signature of all parties. However, the final document had been updated after all four roommates signed the document dated for the incorrect date. The document was updated to the correct date after those signatures. In order to avoid multiple copies of this lease with varying dates and to comply with laws pertaining to lease agreements in the state of Virginia, we requested that a new lease be created, with the correct dates. All four roommates would then sign this new document contingent on the information being correct and consistent with what had been agreed upon by all parties. RPM responded to this request simply by sending us a copy of the lease with all of the dates crossed out, essentially saying that they would not create a new one. After multiple phone calls between us, the landlord, and RPM, Richey FINALLY agreed to create a new first page and promised to have it delivered to us in 2-3 business days. It took TWO WEEKS for the new page to be sent to us, meanwhile they pestered us about paying them the first month's rent which was due 'a few days' after signing the lease. We explained countless times that because we do not have a LEGALLY VALID lease, we technically have not signed the lease. We finally got the lease squared away, and our landlord made the call to drop RPM as her management company. All in all, it was a HORRIFIC experience. They were unprofessional, disorganized, and lazy. I would recommend seeking any other company besides them as I can see in their other reviews that they have a habit of screwing up paperwork and being generally lackadaisical towards their customers. read more

Michelle Williams was our go to property manager personnel. She was rude and truly terrible to interact with. Paperwork was not done correctly or timely. I had a mold issue while staying at the property which left me out of a place to stay for two months. I received no discount on rent for any of those months. I had a roomate ready to sublet my room as I gave two months advance and he was approved. Michelle waited several weeks and did not ever send the proper paperwork. This has left me paying for 4 months of rent while NOT living in my home. This experience was dreadful and I hope no one else has to go through this. Me and my family stayed in a property managed by Richey for 4 years and had not one issue with the Richey team. Cathleen Paul is the freaking BEST. She was very helpful and took care of any problem that arose. I'll say this. If you have an issue with the Richey team, you may need to evaluate yourself. In the 4 years that me and my family were in the Richey property, we've had some things go wrong with appliances. Cathleen Paul had the vendors call literally within minutes. If it was after hours, the next business day the vendors were calling with repairs not long after the office opened. Again, Cathleen's the freaking BEST, BEST, BEST. RPM has been managing our rental property for more than 5 years now. Our first tenant rented for 4 of those years, and when they moved out RPM immediately found and vetted a new tenant. Their management fee is very reasonable...and well worth the peace of mind that comes from knowing the phone won't ring at 3 am with a plumbing emergency. read more

Richey Properties under false claims, took money from my Security Deposit. The owner used my deposit funds to landscape his yard. The landscaping fees were deducted from my deposit, despite the fact that when the final inspection was conducted, Richey Properties final inspection annotated no damages to the lawn. When I brought this to the attention of Cathleen, I provided her the before and after pictures of the yard, I highlighted the inspection to include the pictures of the yard that stated and demonstrated no damages to the yard occurred, and the language in the lease that highlighted my responsibilities as a tenant, that we adhered to 100%. Despite that, her response was that the owner made her charge me. Wait what. I told her I was going to take her to court and she replied, "I would not fight it if I was you, you'll lose." She asked me if I cashed the deposit refund, and I said yes. She said I could not claim anything further because of the clause on the back of the deposit check.... Then refused to provide receipts for the other deductions from the deposit. I spoke with my attorney and it turns out she is wrong, I can seek damages due to the fraudulent nature of Richey Properties actions. I confronted the owner and he was willing to reimburse me but he became belligerent and turns out, according to him, Cathleen lied to him. What a debacle. With that said, I now have to go to court because Richey Properties lacks the intestinal fortitude to do the right thing. This is fraud. Stealing money from a customer who took care of the property, paid rent on time, and paid over $36,000.00 in rent over a year, only to steal $470.00 from him? Sad. I'll report the court findings once this has been adjudicated. All current and past renters, check the damages assessed or will be assed to your deposits, as Richey Property has no problem filing anything to steal from you. read more

I would give them a zero if it were an option. I can't even type this review without getting angry all over again. What a freaking nightmare to deal with. From the moment my realtor and I engaged with them to put an offer on a rental property, they were a complete and obvious disaster/sham of company. Good luck calling them if you ever need to talk to them, one woman told me no one actually has an extension. Not once ever has someone actually picked up when I called, I always reach a voicemail. They completely screwed up the entire transaction starting with not even presenting my offer to the owner, to taking over a week and a half to get a lease prepared for signature. They have ridiculous and random rules, yet they are completely unavailable to address concerns. I can't wait until something breaks in this house, and I'll have to wait weeks for a response. I could literally run this business more effectively with ZERO experience. Complete joke. The owner of my rental property is paying for their service, they put all of these stipulations on the applicant but what is there service level agreement with the owners? Similar to the previous reviewer, my family rented our house using Richey Property Management as our management service. The idea was to make it as easy for us as possible. I categorically and vehemently suggest you look at other property managers and do not work with RPM. 1) Lack of communication: It routinely took 1 week to 10 days to get a response from anyone at RPM, whether it be your appointed manager or the owners, Craig and Sue. This issue persisted the entire year, even after we specifically had a meeting with Craig to address the issue. Their lack of communication culiminated into a court situation for us. Craig and his team took more than half of our time after the tenants left to respond to us about our questions and concerns. He waited out our remaining 2 weeks - after assuring us immediate responses - and then on the second to last day, told us we had to settle in court. He proceeded to file the court case prior to our time being up, thus causing more inconvenience and stress. 2) Lack of follow through on lease: Our lease stated that the tenants would have to switch utilities into their name upon moving in the first week. Four months later, we were still receiving the tenants utility bills. I asked our property manager, Caity, to address it and she promised she would. Another month later, after receiving another bill, I emailed the tenant personally. Craig stepped in and essentially told us we were in the wrong to reach to him and that the "tenant paid rent on time." Rent that Craig benefitted from. He supported the tenant when he should have enforced the lease. 3) Management fees: I don't know what Craig, Sue, or Caity did to provide us service. Our tenant pulled out shrubbery around the house (which was not allowed per the lease) and drilled holes through the exterior into the interior of the house (also not allowed - both issues that Craig wrote off as things that happen). RPM claims they didn't notice these issues but didn't want to enforce the follow through when they happened. I recommend bargaining your management fee down. We did. Instead of 8-9% Craig quoted, we locked in a 7% fee. 4) Listing the house: It took RPM almost 3 weeks to put our property on their site, 3 weeks after the start our our management contract, to rent out. They tried to convince us that our requirements (no smokers, no pets) were too stringent and that was the reason our house wasn't being rented. They also listed the price incorrectly after it was initially posted. Unless you want to deal with these issues, do not let RPM be your property managers. Select another company. read more

Richey PM has been a great company to work with! We are soon to be tenants and Richey PM has been incredibly transparent throughout the entire rental application process, which is very rare. They were very responsive to all of our questions and made sure that they took the time to understand our situation. I literally asked to see a property at around 3 PM and Neilsa was able to show it to me at 5 PM that same day. She was incredible and took the time to get to know me and knew exactly which house would be a good fit for my family. I could not recommend Neilsa or Richey more. read more

I wish I had seen these reviews before I rented...they are solely representing the owners, NOT THE RENTERS!!!!! They were rude in their communications with us, did not advocate for us with charges the owner wanted us to pay for, and overall the office manager just didn't care. The owners turned out to be jerks as well which didn't help the situation. My daughter and I lived in this TH for 4 years, they should expect some wear and tear but I was charged for things that were out of my control. Of $2000 deposit, I recd $1200+. I complained but they didn't care. Look for another management company or you will regret it!! read more

Where do I begin about Kim Powell. I met Kim when I was desperate for a place to live. I was born and raised in Vienna. After a very bad divorce I was able to secure a very cute home right in town. I raised my two oldest girls for 9 years in that home. I loved it like it was my own. Then I got the email I dreaded for years. The homeowner passed. The house was in the Will and now the kids of the homeowner wanted to sell it because as we all know Vienna property is worth a mint! Way far that I would ever be able to afford as a single mom and at the time I had a newborn/toddler. I had to say goodbye to our home. I found Kim because I had to look for something that I could afford which in 2017 was a condo because Vienna was already way pass what anyone could afford. I found one on Zillow and Kim was the property manager. I had to move very QUICK! She was so kind and patient! I was struggling, bad credit due to maxed out credit cards etc, but she made it work! She knew I was worth the risk because of my rental history per my past living situation and she took the time to get to know me as a person. She took all in and rolled the dice! She got me into a property that was in walking distance to the elementary school and in the area I wanted to stay in per where I grew up and 1/2 mile from my kids dad. So fast forward to 2021. She has taken the property I live in with her. She has made sure that I have had never to have to worry about moving again like I did before. She got me locked into a long term lease so I could get my oldest thru high school at Madison and I could go to Nursing school with no worries that I would have disruptions with having to move abruptly like I did before. She took in consideration that I am a single mom, a business owner, a student and my children's well being to be able to stay in the community they have grown up in as well. In addition besides her enormous heart and compassion, I can reach her at any time any hour personally if I have a problem with my unit which is very rare because she takes such good care! I reach out more to her to catch up and wish her a happy holiday than I do for issues with my unit. Kim is no longer just my property manager but more like family! A big sister and a silent auntie to my kids. We are so grateful for her EVERYDAY!!! I would also like to include when COVID hit, she reached out immediately to me knowing I was self employed and per my petsit/dogwalk company I was going to get hit massively! She checked in monthly and let me know she was here for me and if I struggled making a rent payment she was here for me and would make it work. I am not to familiar with RPM but I am with Kim Powell and she is the one you want when looking for someone to care for your property and or as you as a renter! She does not look at her clients with dollar signs. She really takes the time to know her clients as people and their individual situations and needs. I currently rent a condo through Richey Property Management. Prior to working with this company I had experienced terrible service through another property management company to the point where I came in not expecting much more from RPM. I must say that I couldn't have been more wrong. I've been with them for 6+ months and I've been delighted with the communication and service they provide. From first reaching out and speaking with Omar, to working with my property manager, Cathleen, I could not be more pleased. When small maintenance issues have come up, they have been communicated to the owner and handled appropriately. When I have had a question, it has been answered promptly. When there is a message that needs relayed from the owner to me, it is done so in a timely manner. So far, I have nothing but good things to say about RPM. read more

Dishonest and rude. My husband is in the Marine corp and we recently moved up to this area and found a condo to rent through this company. It seemed great at first but turned into a bait and switch type situation once we had signed the lease and moved in. The condo that we were renting from had a 80% carpet rule that we were not aware of (did not see the HOA docs when we signed the lease) and the condo that we were renting did not have carpet. Once we moved in we were told by the condo association and RPM that we had to spend our own dime to put in the carpet. Turned into a big fiasco as no one was willing to compromise with us. Moral of the story would be to ask to see HOA docs when renting a condo. As small town folks who were sent up here with the military, we did not even consider that. Also, did not get full security deposit back because of an undisclosed penalty fee of $600 despite spending about $150 to get the 700 sq ft apt professionally cleaned and damaging nothing. at all. Would not recommend these people to anyone. Complete nightmare to deal with and very rude staff. I'm actually shocked about how rude the stuff was - completely unnecceary to be so unfriendly. read more

I owned my property for 9 years in the heart of Alexandria Virginia and Richey Property Management was the perfect choice for me once we moved away from the area. When it came to finding a tenant they never failed on not only always keeping the rental filled but also always vetted the potential tenants to ensure wear and tear on the property was minimized. With any issue that did arise they used a great team to ensure the problem was fixed at a reasonable rate. The team also used essential tools for an owner always on the go to make sure I was able to access my property details or sign lease agreements, etc. Lastly, when it came time to sell the property they rounded out the perfection with a quick, easy, and near painless process. The Richey Team is my team for the long go and I recommend them to anyone in the need. read more

In a word: disappointing. 1) Communication- The main office is impossible to get in touch with via phone call. We left countless messages on various occasions, but they are never returned. We have to show up in person, to their locked office, and be screened at the door in order to speak with someone. They do not like when we do this, but unfortunately it is apparently the only way to get a response from them. 2) HOA- Our very first piece of mail in this home was a letter from HOA informing us of multiple violations. This was turned over to Richey, who assured they would take care of it. Still no progress on remedying the issues. In addition to this, we never received HOA documentation at all, so I guess we'll have to wait and see if any more violations show up as time goes on. 3) Fees- The property is renting for top market dollar, despite its poor condition and ancient utilities. In addition, this company will nail you with every fee under the sun, even some I've never heard of in my 10+ year renting history. 4) Filth- We were assured that cleaning/corrections would be made before we moved in, but that never happened. The lease dictates the entire house must be professionally serviced upon move-out (cleaners, gutters, fireplace- whether we use it or not, etc.). Receipts MUST be provided as proof of these services, at the risk of losing some or all of our deposit. However, upon move-in, the house was filthy. Walls were covered in dings, smudges, and holes (despite assurances that they would be freshly painted before move-in). Not only were the carpets not shampooed and treated after the previous tenants and their dog moved out, they weren't even VACUUMED! My roommate and I had to clean out the vacuum canister every few minutes in each room to get things "clean", and we had just moved in. It was DISGUSTING. The house STILL smells like unwashed dog and we've vacuumed each room multiple times. We may wind up needing to pay a service to come and purify the carpets, although according to the lease, since the previous tenants clearly didn't do it then their security deposit would have been taken and used for that very reason. We would ask for the contact information of the carpet cleaners who allegedly cleaned our home, but as usual, the front office doesn't respond. 5) Repairs- Every room has at least one broken feature, or something needing repair. We placed a list of service orders, the service men arrived promptly to address ONE of them (we were given less than 12 hours' notice of their arrival), then we never heard from them again. Things are still broken/unusable. More than one neighbor has commented that this will be the norm and the previous tenants were upset about it as well. Lovely. This was without a doubt the WORST customer service i have ever experienced. I am a tenant of one of their properties. We have been without AC now for 20 days consecutively, in July i might add. Richey property has gone 3 sometimes 4 days without returning any of our numerous call and emails. We even had the owner Craig Richey involved, which we thought might make it better. NO! They all seem to think we are bothering them or being unreasonable to want our AC fixed when it has been 90-98 degrees outside. This Richey Management company sucks. They care about nothing except money. It is the worst management company I have ever met. You will find I am right if you choose to deal with them and then you will regret not taking my words seriously. The major complaint is that it is almost impossible to reach the office by phone and emails are not answered very swiftly. If you ask for supervisor or manager there is no one. Everytime you call the owner is out of office or in meeting or has not reported to office yet or has left earlier. These are all the excuses they make because they have no words to explain their lies. I would not recommend this property management company to anybody who wants to live without frustration. Save yourself the headache. All the negative reviews are true. Staff is unskilled and unprofessional especially application processing department. They provide you fake information just to take your money. I've come across different property management companies and never experienced so many disappointments. Staff are NOT helpful. They put up apartments for your move in date and once you pay the application fee and everything then they notify you that it will not be available on that specified date, its just a fake company. Doesn't process the application on timely manner despite providing all the documents it took them more than 5 business days to process my application and at the end they say "we are sorry we can not make it available". PLEASE PLEASE stay away from this management company. I'll keep posting this to every media until someone want to resolve the problem.
