As someone who is on his third apartment search in as many years, I am familiar with the poor state of apartment reviews online. Even when you manage to find a place with more than a handful of reviews, the majority tend to be written by previous tenants who were slighted in some way by the management. I'm sure at least some of that is due to expectations - what I am looking for in an apartment is not necessarily what you need, so we voice our opinions in a completely subjective manner. This is true for all things, I suppose, but we're not dealing with reviewing a supermarket or restaurant - this is where we spend most of our time. This is where we live. My ultimate goal when looking for an apartment is the illusion that I am the only one living in the complex. I don't want to hear, see, smell (touch?) other people. This is where I go to recharge, to prepare to go out into the world again. The quality of construction is somewhat important to me, though not critical, so long as it works. Size, too, is negotiable, provided that the price is fair for the area. There were many newer, larger, and more modern apartment complexes in Universal City, but I chose The Meadows for several reasons: -Cheap: $625 for 550 square feet -Free Electricity: I sweat at the drop of a hat and need the A/C cranked at all times. -The population: There are a large number of elderly and families living here, which I loved, because this is a demographic that doesn't want to party, steal your belongings, or conflict with you in almost any way. -The main detractor to The Meadows, and the reason for its low rent is the age of the complex, which has been around for at least fifty years, and are equipped with appliances that - while not quite as old as the apartments - were not in their infancy, either. I never had a problem with anything breaking. With that, I lived at The Meadows for a year, and would have lived there longer had my job not taken me to other parts of the country. It was fine for me, a single guy, but bigger families or couples would probably benefit from one of their larger capacity units. if you're thinking about moving here, do not do it. These people do not care if your AC goes out for a week and a half. I have slept on my couch for a week and a half due to no AC. The building is 78° as we speak. There is constantly stuff breaking constantly something happening that I have to put work orders in for and whenever I do, they can't get to it for about a week after I put one in. This place is a disgrace. read more

Stay Away! The management is no help and the place is old and full of rats. My son has had to put out daily traps and put food in plastic bins. It's just awful. Stay away!!!! If you're looking for a safe clean family home, this place is NOT for you. It's infested with rodents STILL, and the staff does nothing about it. They charge you for anything and everything that does not apply to you. The entire time I lived here, I argued with the staff about the living conditions. The first 2 months we moved in, my son was hospitalized for mold exposure. I let the office know that our ducts needed to be cleaned because they were BLACK WITH BLACK MOLD, they argued with me till I had a real professional come in and test it for me to where then they could no longer deny it. They still took 2 weeks to send someone into my apartment and clean my ducts. And when they duct cleaners left they left my door wide open and I didn't come home for hours after the fact. RATS were in our roof peeing through the ceiling, they just paint of the yellow stains. A contracted pest control company came in and told me how big of an issue the rats really are and the property hides it from the residents- when I relayed that information THEY FIRED THE COMPANY for telling people the truth- I know because I saw the same pest control guy at HEB and he told me. At night I could hear the rodents running around above me and squealing- not to mention that our utility door with the AC unit inside has NO COVER FROM THE ATTIC OF THE WHOLE BUILDING TO OUR APARTMENT, RAT CENTRAL!!!!!!! I kept my apartment extremely clean, and do to the lack there of the other residents and the staffs lack of enforcement we were constantly spending our own money to deter pests. Roaches, German roaches, rats, mice, just absolute filth beyond what you can see with your eyes upon first look. I pushed out my time here, hating every second of it and staff always made it near impossible to get a maintenance request completed or a complaint properly handled. I left my apartment in immaculate shape, cleaned it from top to bottom and fixed any repairs necessary (there were maybe 2 max) myself. I have finally Moved out of this health hazard of a property they claim as apartment homes then received a bill for $300 in cleaning and repairs. No matter how good of condition you leave your unit in, they will find something to charge you for. As if you're supposed to leave absolutely NO SIGN of living there for the past year??? Isn't it their responsibility to cover preparation for the next tenant? Because we left absolutely nothing out of the ordinary to be charged for. You should clean your apartments before every tenant no matter the condition it was left in, but to charge ME FOR IT????? Same thing goes for monthly rent, if you do by some terrible mistake choose to live here- make sure you pay attention to your itemized statement each month, they will take any and all money they can get wrong or not. This is by far the worst experience of living in any apartment I've ever had, there's NOTHING good about these apartments. There's no amenities, no guest parking AT ALL I mean they will literally tow your car but give you no place to park. Then charge you a fee for that. The pet deposit is a total of $500 NON REFUNDABLE (apparently) and then expect to be charged atleast $300 on top when you move out. I thought the non refundable portion of the pet deposit covered pet cleaning? (Even though there was none of that needed either) they kept allllll my deposit then charged me on top. Don't listen to the claims of this property being in better hands with new management... it's still CRAP. And so is the staff, the manager handles NOTHING in favor of her tenants, she's only better than the last one at PRETENDING she cares. The only thing she's done is painted and helped the physical appearance by cheap coverings. She doesn't care about your health, your families health, or actually making this disgusting property a reputable company. As AWFUL as this apartment was to live in, it sure did cost me way more than any nice property with actual things to offer would have. These apartments are not cheaper, and pretty expensive for how nasty they are- they're just better at lying to you. Go with the nicer property, you'll end up spending less anyway!!!! read more

PLEASE READ IF YOU'RE CONSIDERING THIS COMPLEX!!!THE WORST, ABSOLUTE WORST PLACE TO RENT!! I HAD LITERALLY NEVER MET ANOTHER TENANT THAT WAS HAPPY WITH THE RESIDENCE. On our scheduled moving in day, they they tried to move us in without the FLOORS DONE (we were SUPPOSED to get hardwood, they switched it to carpet??), no fridge, and wanted to come in to paint over the cabinets dirty chipping cabinets a whole week later. The neighbor told us no one had lived there for FOUR YEARS, and they had over 2 months to clean up. Now, once you move in. Paper thin walls, constantly breaking appliances. They also said for 4 months straight they would replace the broken yellowed light in the bathroom- took over 5 requests and 2 calls to the manager spanning a 2 months. Water would go out at least once a month, more in the winter. Nastiest paint job, they literally painted over the yellowing bathtub (photo below). Also said they would replace the bathtub for four months straight- I still have the emails. Photos- Oh... what is that you ask? On the photo there is about a hundred ants coming out of the pipes... This happened FOUR MORE TIMES... and that was the smallest of the bugs to constantly infest the place. They tried to tell us it was because OUR own doing, when our neighbor who would BLEACH HER WALLS would get roaches too! I mean??? Anyways, I hope if you're thinking of moving here for the cheap price to understand they overcharge sooooo much. It's not worth it, for only 100-200 more a month you can get a place with kinder staff, a complex that isn't 60 years old, and working water. One star for the cool maintenance guy (you'll see him 2-3 times a month for the apartment falling apart) who would crack jokes- Paul, you're the best. read more

Just updating my review. Been living here for 2 years now and honestly I couldn't be happier. I continue to have no issues here. The only reason I would consider moving is to be closer to work, but this place makes it hard to leave. I still drive 20 mins to work because I am happy here. Where else am I going to find reasonable prices in a good safe area, well kept grounds/units, attentice maintenance, ect. I'm not exaggerating when I say this is a wonderful place for anyone. Big lady with black dyed hair you can't miss her she works here as leasing agent , came to wife's apartment banging on the door yelling in her face claiming false accusations out of her personal feelings ,disturbing my wife's right to peace and quiet making her uncomfortable to live here there's no privacy cause she told us the maintenance lives behind us and is always watching us which is invasion of privacy and he does live behind us all the maintenance staff live here and just walk in his door without knocking which is weird now I can't have my back door blinds open without feeling watched. but upper management has done nothing to fix the situation we haven't got one sorry . Ever since I wrote my review on google they have called a towing company because our tags are out on my car even though I pay parking rent . the past four months haven't been a problem but all of a sudden they wanna take action out of spite there is more then a handful of tenants cars with expired stickers but they didn't get a 10 day towing notice like I did I literally walked around and looked at stickers to prove it . They have bad ethics and won't respond because they know they are in the wrong and can't admit fault . I wish this on nobody . It just shows what the company represents and what it backs up . It's obviously okay for leasing agents to come banging on the door to yell in your face @ 9:00 am so if you want that or even maybe the chance of that happening go a head and move here read more
