TL;DR: This place is NOT worth it. Do yourself a favor, find somewhere else to live. Exterior View: 3/10 -- I had a South-facing window so my apartment got plenty of natural sunlight, but the abandoned strip mall to the South is decrepit and had busted parking lot lights that would strobe my windows at night. Not much in the way of natural beauty either. Interior Layout: 5/10 -- Not terrible, had 740 sqft of room and made the best of it. The kitchen was comically small, and you realistically only got 2 normal-sized cabinets to put stuff in. I had also seen the interior of other units, and it appears that some units were lucky enough to have an interior renovation done, but not mine. Cleanliness: 1/10 -- When I arrived the trim was gritty with dirt and hair, especially in the bathroom. The floors were covered in little white paint spots from the crappy job the 3rd party contractors did before I moved in. Thankfully the place was swept and mopped, but the patio slide door was completely broken, the window screens were just barely hanging on and were torn, and the outdoor closet was full of bug nests and other little pieces of junk. Don't forget about the pests! Even with their pest control, which was laughable due to how little effort they put into it, if you turned on the kitchen light at night you would see no less than 5 cockroaches go skittering back into their hiding places behind the countertops. My recommendation: you'll need to DIY your pest control or hiring someone else. Noise Levels: 1/10 -- You live across the street from the city police station and fire department who are answering calls 24/7, good luck trying to get a full night's sleep. Maintenance Responsiveness: 7/10 -- The maintenance guys were great, Tim in particular was awesome. Their timing was pretty average, but if you have an A/C or water issue they'll be there ASAP. It's worth noting that for some jobs they hire 3rd part contractors. The first night after I moved in the shower pipe in my wall exploded and started leaking water into the master bedroom. It took them 2-3 days to get contractors in, and when they were finished it looked like the repair job had been done by a couple amateurs. They didn't bother repainting the walls the tore down or replacing the proper fixtures, they just said "eh, good enough" and walked away. Amenities (Pool, Gym, etc.): 2/10 -- Never used the pools, but they seemed clean enough. My issue is with the laundry rooms. There is no in-unit laundry, but there are laundry rooms that you have to pay to use. Management would randomly close the laundry rooms without any notice, leading to some late night trips to the laundromat down the street more than half a dozen times. No joke, they had to close one of the laundry rooms down for a couple months because someone (an adult) pooped in one of the machines. These kinds of people will be your neighbors. Parking: 8/10 -- The parking spots are decent, but make sure your car's info is entered into their parking system. They towed my car once because I forgot to update my info when I got my plates changed. That will cost you about $250-$300, not to mention the taxi costs to get you to the impound lot in CENTRAL SAN ANTONIO. Safety / Security: 0/10 -- Literally watched a kidnapping happen in front of my window in the South parking lot, thankfully the police ran the lady down on the West side of the compound. There's also a couple units where you can VERY clearly hear the domestic violence. Management / Office Staff: 8/10 -- Their attitude varies between genuinely helping, and giving you the "oh well we did the bare minimum and can't help you more than that, here's your bill" treatment. Oh, and don't forget that they'll charge you a cleaning fee in the hundred of dollars when you move out, even if you leave the place virtually spotless, mine was around $150. Value for Rent Price: 2/10 -- You can get so much better in the local area for the same price, if not less. More modern constructions with nicer interiors, better management, gated parking, the whole lot. This place is past its prime. Overall Experience: 0/10 -- All thing's considered, this place sucked. I remember trying to convince my friend to live here because of the "refer a friend" discount, and looking back on it I think my friend dodged a bullet by saying "no thanks." No one ever answers the phone or gets back to you when you leave a voicemail. Theres been trash outside the apartment and patio area which I'm assuming fell from one of the upstair apartments). It does not look appealing. It has been over 2 weeks and no one has picked it up. I let the front office know and was told they'll come by. Its been a week and I went by the office again and the front office lady said there was no request and she'll send someone out. Let's see if anyone actually comes this time. read more

I am going on 2 years living here. Before I moved in I had a virtual tour. We moved in and from day one the ac was not working. This place is abhorrent. Save your money, time and sanity and live anywhere else. The whole property is infested with COCKROACHES and FLEAS during the warmer parts of the year. Both pests carry deadly diseases. They claim to have a standing order with Worldwide Pest control but I've never seen them outside and they've certainly never sprayed inside my unit but they are real quick to take that $5/mo for pest control. When I renewed my lease they tried to tack on the whole year's pest control fee unbeknownst to me. They backed off when I told them that I couldn't afford it all up front and that they've always just added it to my rent. I also hear critters fighting in the walls in the middle of the night. Maintenence is a joke. They don't fix anything, and if they do its to the equivalent of putting a bandaid over a bullet wound. I've had neighbors go weeks without a working AC or water heater. I've had a 200 pound bbq pit stolen by their temp maintenance workers, with witnesses, and the management refused to do anything about it. I had another maintence man threaten my dog saying "Keep him away from me, I have a box cutter and I'm not afraid to use it." because my dog was barking at him. That's what dogs do. They bark at strangers that are in their homes, especially strangers that give off bad vibes like this guy did. I was in fear for both my personal safety and my dog's safety after that. My bathroom has mold despite my best efforts to keep it clean. I use a bleach based cleaner on it at least every other week but its in the drywall so it keeps coming back. If it's in my unit I'm sure it's in all of the surrounding units. The water will be shut off at seemingly random times with little to no notice for the entire day. The foundation is damaged. Every time we get a ton of rain the building shifts resulting in either my front door or my bedroom door becoming very difficult; in the case of my front door, and impossible; in the case of my bedroom door, to close. The insulation is a joke. My doors and windows don't close properly due to the foundation issues so my electric bill is astronomical. And I can hear everything my neighbors do through our bathrooms. They have these useless bridges that are built in the shape of an arch that become slippery when wet. They lack any sort of grip tape or texture. I've almost slipped several times. The stairs leading up to the second and third floors are shaky and the bolts that secure the railings are loose. Its just a matter of time before they crumble. The laundromat machines are always broken and will eat your money. One dryer in particular doesn't heat so it just tumbles your clothes and when you think you're through with laundry, surprise! You aren't, and you gotta pay for another cycle in a different dryer and hopefully ones open. Not only that but there are only 8 washers and 8 dryers for this 14 building complex. Other inconsiderate tenants will leave their clothes in the machines for hours so you're stuck doing laundry for hours at a time. The pools are filthy, littered with trash and crawling with roaches. There are potholes the size of craters that rival the ones on Rittiman road. They are real quick to slap a new coat of paint on the exterior and jack the rent rates up but do absolutely nothing to improve the property. You can put lipstick on a pig but it's still a pig. And now they expect us to store our barbecue pits inside our exterior closets which creates a massive fire hazard. Seriously guys, I've been here for 6, going on 7 years now. I've seen the leasing agents and maintence men do some shady things. I do not trust anybody that works here. They will lie through their teeth to trap you in a lease. I've only been living here for 4 months and I hate it I'm ready to move out. There maintenance sucks, My Boyfriend and I have been waiting for a P.O. Box key, we've asked them when are we getting one and they told us we should get one the next day. Out of nowhere roaches appeared but I got rid of that problem fast. They painted everything which is really shitty , u get water on it , it turns into a different color, The quality is horrible they painted the bathtub which is gross. There was broken drawers when we first moved in, I couldn't get a hold of them for a week. Also if u try to put in any noise complaint while quiet hours are going. They will simply say it's out of there control. Its rude for someone to be stomping and dropping heavy balls while you're trying to sleep but it's out of there control to tell them to chill out. Lived there for about two years, I've since moved. My first week I didn't have hot water. There was a water shut off in atleast one building if not the whole complex every week for "emergency plumbing" Constant roach infestation. My AC unit was down for weeks and it took even longer for them to fix it with them coming by every now and then just to say "it's blowing cold" took me having to have the manager come in and have the maintenance guys check the stick to find the problem and fix it.. not to mention dusty air vents and leaky ceilings that led to mold. Not very happy here. I've lived in quite a few apartments and have never been so disappointed. I came here trying to save some money. I knew coming in that the apartments are older and some issues were to be expected...but it's just been one after another here. I'm not one to complain but I feel like all I do is submit maintenance requests. When I moved in, you could tell the apartment was not properly cleaned and the company or contractor who painted just painted over the dust/dirt. One of the toilets was constantly running and losing the water in the tank...my AC has gone out. So the money I thought I'd be saving just goes to my higher utility bills. I am so impressed with Peppermill Apartments. The apartments are really spacious and well maintained. The location is very good and the customer service especially from Hannah is exemplary. She takes ownership of her job and is warm and professional. It is hard to get an available apartments so sometimes you have to wait but it is worth the wait. They are also easy on your budget. Stayed here years ago but waited a long time to post a review. This was the first apt i owned by myself. I stayed there 15 months and it was amazing. Yea... it was older and I only left because I got a brand new apartment for the same pricew but i never once had issues with bugs or noise. About a year passed and me and my cousin were going to move in together. I recommend peppermill because it was cheap and I never had any issues. BIGGGG MISTAKE!!! Our first night setting up we found 3 large water roaches. Im absolutely terrified of bugs. I called, then the next day 3 more.... in our pantry! I was so disgusted that I put all our food in bins. Im a very clean person there should be no excuse as to why there was so many roaches. A week goes by and I tell the office... they "spray". Every. Single. Week. I would see at LEAST 10 roaches. Coming up from the drains, in my bedroom! In the kitchen. I finally raised hell and they said its because we are "next to the pool" ........ how is that even an excuse?!?! Well.. they ended up moving us to the opposite side of the complex and we had the SAME issue. I wouldnt sleep at night, and if i did i would have a bottle of raid right next to me... AND i would even shove towels under the door cracks because i was scared they were coming in from the bathroom or kitchen. It was the WORST experience i have ever dealt with... Now that all happened about 7 years ago. I just thought about it because I have a friend that is living there now going through the same exact thing. Peppermill is a great place to live. My husband and I have been living here for about 6years now. The management is fantastic. Mirtha is always there to help us. Hannah and Megan always have a smile and ask us how we are doing. The community is private and it's backed by trees to an empty field. WORST APARTMENTS EVER!!!!!! My ac is always broken! I've put in 3 request the maintenance guy shows up for 2 min leaves and says its fixes. I've tried to contact the property manager for 8 months now and I've never heard back from her. Christian is the worst agent out there. I've called him to get help about parking issues and he never resolves anything. Instead he lies to me saying that my issue doesn't exists and that they have proof on camera! These apartments are bad I do not recommend anyone moving an here. Everything is old I have asked to them to fix a lot when I moved in never fixed anything my husband had to fix everything and that not right at all. the employers here are really rude, I have called and emailed them they do not get back to me unless I walk to the office. First day I was treated with disrespect because I was 30 minutes late after they closed from driving 7.5 hours with a UHaul and had everything i owned in it and the manager told me I would have to get a hotel because she wasn't staying after (ironically she was late for a church event). After that I had my apartment balcony set on fire twice the first time the fire department kicked my front door in and left it broken open and unsecured for the night and right below my front door set on fire once. I had a leak bust through my ceiling in the living room. I had cold water showers off and on for over a month in which time I sent a dozen if not more maintenance requests for repair and they would come in and leave a letter saying my water was fine, I had a leak on my threshold of my front door which was amazing being that I was on the 2nd floor and when I asked for it to be fixed they literally screwed a 1x4 to the top of the threshold creating a tripping hazard. I have never in my life dealt with such unlivable and below par service in my life at any apartment but they still charge you top dollar. 1000 a month for a 2br 1 ba. Then I move out and clean my apartment and they decide to charge me another 400 dollars with include replacement of the vinyl in the entire kitchen area for 2 small tears and the entire carpet in my guest bedroom for one stain they claim to be unable to clean. Oh and nail holes. I got charged for each nail hole. That also is a first for me. Again horrible service and horrible amenities and they give no leniency to the tenants for lack of anything. read more

I will be so glad to be out of this place. They will close out work orders saying work was done, but no one has been over to the apartment. I have yet to have a properly working air conditioner. There was a leak in my ceiling and took them 9 months to fix. I have lived here 4 years and received excuses. The pools are rarely cleaned or working so no place to escape the heat of the apartment. read more
