I had an easy time renting from Meca. Ashley was very helpful with my application process when I had to find a place in Charlotte and move in a flash. I see many reviews use the word "slumlord" - it is true that the house I was rented was old and had numerous problems that were patched up haphazardly. But it was also a decent space in a fantastic neighborhood at a low price. You get something that inexpensive, there's a reason. Pick your priorities, and mine was price and location! We tried renting a condo through MECA and despite all of OUR efforts, we opted not to work with MECA. Every single staff member we spoke to seemed peeved we were interrupting their day. Sorry, do people normally just hand you over $20,000/yr without having a few questions answered first?? The man who supposedly "handled" our account wanted nothing to do with us. We had already paid a $100.00 application fee for the two of us, $50/each, only to find out that they would only name ONE person on the lease. DO NOT RENT FROM MECA REALTY!!!!!!!!!!!!!!!!! I would give MECA Realty ZERO STARS if I could!!!!!!!!!! My husband and I rented an apartment that was managed by this branch (Charlotte, NC) of MECA Realty from October 2017 to October 2019. The entire two years was HELL with this company!!!!!! Anytime we had issues with the property, they NEVER had anyone come out to help us. We suffered through plumbing and sewage problems for OVER A YEAR, but they only half-ass fixed the problem then CHARGED THE TENANTS for the "repairs"!!!! Our last inspection was done in May 2019, during which I pointed out that there was MOLD growing in the bathroom due to faulty caulking around the tub and unsecured trimming at the top of the walls. The PROPERTY OWNER ILLEGALLY stated that "it was not mold" (even though he is NOT a licensed mold specialist) and refused to have a mold specialist come out to look at it or to have a specialist come out to clean it. He said it would be MY responsibility to clean it. I tried several times to clean it, as did my husband and my mother. When it came to our move-our date, we called the maintenance man to come over and tell us what else we might be able to do to clean it. He watched my mother scrub the mold, but it wouldn't come off. He then said that it doesn't appear to be coming off and that it would be fine and we wouldn't be charged for it because he had WITNESSED us trying to clean it. When my husband went to turn in the keys, he spoke to the new property manager who told him that HE (property manager) AND THE PROPERTY OWNER had already spoken to the maintenance man and they had been told how spotless our property was, so we would be receiving our FULL SECURITY DEPOSIT ($1,000) back one month after moving out. After receiving the security refund in the mail, my husband and I saw that the refund was ONLY $564.10!!!! The settlement statement with the check listed several issues that we were not made aware of prior to moving out OR when my husband spoke to the property manager, and the attached cost for those issues. THE CLEANING OF THE MOLD (that the property owner claimed didn't exist) WAS ON THAT LIST OF ISSUES WITH A CHARGE OF $187.25!!!!!!!!!!!!!!! STAY AWAY FROM MECA REALTY!!!!!!!!!!! I called a couple of weeks ago to inquired on a rental property that they had listed. The direct selection when you call just kept replaying the same automated message. So I finally press a different option and got a hold of someone. When I talk to that person about the rental property she told me that before I can go take a look at the rental property I must first apply online and pay the application fee; which is non-refundable btw.. I verify with her a few times in clear English "So I need to pay for an application fee on a property that I have not even seen yet; that I don't even know if I want to rent before I can see the property?" And she said yes with no hesitation. On their site it states that you would pay $20 and can look up to three properties and then get the money back, but the representative had a different story and honestly I've never heard of anyone who would be stupid enough to pay a non-refundable application fee to go look at a property they don't even know they are going to rent. It is sad how money hungry some of these property management places can be! read more

I will then email the Property Manager asking about the property and he responds a week later and then tells me the property has been rented. I don't even know where to begin with how horrible this property managment company is. They are not friendly, they don't call you back, they act as if it isn't their job to be the liason between renter and landlord, and they are super over priced. Oh and don't leave a review on Better Business for them because they try to make you out to be the whiney bad guy and act like because they have been in the business for 30 plus years they have to be good at what they do. I moved from Miami to Charlotte 2.5 years ago into a property they were a manager of. It was a struggle to get the property due to their lack of responsiveness, no less than 4 phone calls to just find out if the place was still availble. When it came time for me to pick the keys up the property was dirty. They told me I didn't give them enough time between the old tenants moving out and me moving in to have their cleaning crew come out, I'm pretty sure 14 days is enough time to get it cleaned. Now that it is time to move out, talk about the biggest struggle. Again mutliple calls to find out things and I never get a straight answer or a call back if I leave a message. I'm slightly terrified of how much they are going to take out of my deposit even though I will be leaving the place cleaner than when I got it and it is being demolished to make way for a mega home. I've been renting from MECA for a long time, when I first started it was not great. They got a new maintenance manager and she was a major improvement. The catch is that the people who actually own the place (not MECA) are slumlords, they only allow MECA to the very absolute minimum possible. If there is a problem they will fix it for $20 or less. When we had a really bad leak that was flooding two floors, they calked it with what looks like white tube tile calk. When we have rats (yes, rats) they "sealed" the crawl space with plywood that still had a 2" crack at the bottom. I am moving, but I'm pretty sure that the place will just implode one day. MECA gets a reputation of being a slumlord because they represent these type of property owners so they are culpable as well. Would I recommend them? Depends on the property owner. I'm ready to take my business elsewhere. read more

Horrible property management company. I have been renting a house with them for over 2 years now. I'm pretty handy so I don't use their costly and slow repair people, which has helped with me staying for as long as I have. The house is also in a great location. When they come do inspections of the property they like to leave the back gate open. Normally this wouldn't be a big deal but I have a dog so thats always fun when my neighbors call and say the dog got out because of their carelessness. The last straw came a month ago when recieved a letter from the company that my landlord was selling my property and would not be renewing my lease at the end of June. I was ok with that but when I called to see if I could leave my lease early because of finding a new apartment that I needed to put in for, it took them over 2 weeks to get back to me saying that my landlord was not ok with me leaving early. If I would have waited those two weeks I would have been out of a new place and now I'll end up paying rent on 2 properities for the month of June. This is not the first time that there lack of responsiveness has been costly to myself, but thankfully it will be the last. They are a horrible property management company. read more

Everyone in the firm is top notch- Jean Gossett, my realtor, was very detailed and professional - and quickly knew what I was looking for in a new place. Once I found my new home, MECA's property management team took over and in dealing with Ashley, whom was awesome and I love working w her- she has been extremely proactive and responsive- honestly I am - and continue to be very impressed w their staff. I might rate higher or lower had I completed their process. I visited Charlotte with the purpose of finding a house to rent in the $800/month range. MECA had a few quality properties in this range. Their office was very clean and had a customer computer room where I could browse all of their possibilities before heading out to view them. They were well staffed and knowledgeable, eager to help. In the end they didn't have an ideal property available, but I will look their again next year when I consider moving from the house that I did find. read more

I do not recommend using Meca to manage your properties. I had hired Meca to manage my condo rental while I was living outside of Charlotte. My expectation was that for a 9% management fee (tied to rent amount) they would manage my property in a manner that reflected how I would have managed it. Hardly. They charge a fee for everything. 9% for management, 50% first month rent for marketing, $10/month for accounting, 10% fee on all maintenance (whether they did the work or not), $4.50 for fuel related to maintenance work. Then, they don't communicate any work that gets done on your property. You just see it when you look at your monthly statement after you've already paid for it. You have to specially ask for the invoice to know what was actually fixed. If it seems shady, it's because it is. They don't want you to see all the extra fees they've charged you including the time it takes them to drive to Lowes, the 10% "watch people work" fee and the fuel surcharge. There is no incentive to control maintenance costs because the more that is spent fixing something, the more money they can charge clients. The bottom line is that they don't have an efficiently run business that is properly incentivized to manage costs so they have turned to nickel and diming clients (both renters and owners) to stay afloat. Horrible company and personnel. I rented a property through MECA a few years ago. The refrigerator in the house broke down twice. Both times there didn't seem any urgency to get it fixed or replaced. The second time, they replaced it with a fridge that reeked of cigarette smoke, and I had to clean it with bleach and pine-sol several times to even put a dent in getting rid of the smell. Ultimately, I, by chance, received a notice from Mecklenburg Co. that the house was being foreclosed. I called MECA to ask what was going on, and they had no idea. I notified them that since the house was going to be sold by the bank before my lease was up, I would be looking for another place to live. I would not recommend dealing with this company. They came off as uncaring and not very knowledgeable about the property I was paying them to rent. read more

This is very long so I'm sorry but it's sooooo worth the read... If I could give this company 0 stars I would. I live in Charlotte, NC and rented a home from this company. I had nothing but problems the entire year I was there. Everything from filthy, faulty and unkept appliances, to extreme structural/ foundation damage. When I first moved in, within the first few months we had to call maintenance out for the a/c unit. When the guy came out and opened the vent, there was a pink blanket that had been stuffed in it, to catch leaking water, covered in mold and dust. The a/c, heating unit constantly leaked water under the carpet. It was confirmed by THEIR CONTRACTOR that it was pulling power from the wrong source causing our power bill to triple into the $300s, and they still made us pay for it. The furnace was covered in dust and mold, and dried up dirty water that had been running down the side of the unit. The wires were held together by black tape just extremely unkept. There was a large crack in the wall and the finishing in the guest bathroom started peeling and falling from the ceiling. But despite all of that, the biggest problem with them came when it was time for us to move out. Per the lease, we had to give 30 days written notice to move out which we did. Their emailed instructions said to fax over the notice and they would email or call me within 48 hours with further instructions. I faxed it, got a confirmation (the "ok" page) and waited. Two weeks later when I hadn't heard from them I called and spoke to someone who said they didn't get the notice and to resend it. So I did. Well two more weeks went by and I still hadn't heard from them and it was time for me to move out. So I moved out (on a Saturday when they were closed) and returned the keys on Monday morning when they opened. When I went in I was told they didn't have my notice to vacate form (the one I faxed over TWICE). I had to go home and drive back there to bring them the confirmation from the second fax. I asked to speak to a manager who I was told wouldn't be in until that Thursday but that she would call me when she got in. Long story short I didn't speak to her until Friday (and it's because I called HER). And when I did she tried to tell me because all they had was the second confirmation page (that I gave to THEM) and it was after the 30 days had began that I had to pay for the next months rent even though I was moved out of the house and they had the keys. I told her I faxed it over twice and they hadn't gotten either one. That I was the one who had to show them the confirmation from the second fax to prove I even sent a fax. She then tried to argue that I had trashed the house. I told her I had pictures of how I left the house and that I saw that they had put a "For lease" sign in the yard. "So you're currently leasing a trashed house?" I asked her. She couldn't answer me. She then said it wasn't up to her but to the owner and point blank they were keeping my deposit ($1095) and then she hung up on me. I'm currently in a legal battle with them. Please take my advice and DO NOT do business with this company. They are shady and dishonest. They do not take care of their properties. All they care about is taking your money and will drag you through hell and back. Stay far far away!! read more

My only experience is with their residential leasing program. I contracted with Meca to manage and lease out my house. They at first seemed to be great, by finding a rentor within a very short time, and told me they got the rentor to sign the lease agreement and send in the deposit for the rental term. However, the email where they told me they collected the deposit from said rentor was the last time I ever heard from them. That was 6 weeks ago. No one in the office will return my phone calls or emails. So, I'm left with a contract that I signed, stating they are in control of renting out my house, yet I've gotten no money or rentors or response since. If you're just an owner looking to rent out your home, I strongly suggest looking elsewhere unless you enjoy being jerked around. read more

MECA is fucking terrible. They don't maintain their properties. When we moved in, the carpet was filthy. So on day 2 of living here, we rented a steam cleaner and the water container was disgusting. They had the balls to say that they cleaned the carpet before we moved in. The windows were dirty, the wallpaper in the bathrooms was peeling, and the fuse box needed replacing. After a while, the fuse box was finally replaced. At the beginning of our second year we told them again that the wallpaper was peeling. So instead of replacing or removing it, they sent someone into our condo to tape down the wallpaper. They didn't even have the decency to clean up all the dirt they tracked into our place. I will NEVER work with MECA again and I'll continue to tell people how terrible they are. read more

I have yet to find one positive review on MECA properties and it is now very clear why. I was a tenant and had to leave my lease early because we bought a house. I notified MECA immediately and began searching for a new tenant to take my place. MECA seemed to be okay with this. I found a qualified tenant in a matter of weeks and was able to get the place re-rented very quickly. However, 30 days later, my refund showed up. I was stiffed $400+ from my deposit. A portion of that was justified. However, buyer beware. $250 goes directly to their "re-renting" fee. You will get nickeled and dimed for every small detail you miss. At this point, I'm shocked that I received a refund at all. I was also charged for not cleaning when I, in fact, did clean. My particular property had mold issues that were never addressed, I constantly had to email about lawn maintenance and to this very day, there is a thick layer of leaves from last fall on the driveway because the owner is responsible for maintenance and never took care of it. Even after I emailed and asked. Worst renting experience ever. Unfortunately, I didn't find out until too late. Do not rent from this company. They care about their bottom line and the property owners, not the tenants. read more
