We chose Linda Zimmer after checking her past work on-line and following up with a property walk and discussion. Now that the project is completed, we can easily recommend her highly. My wife and I found in Linda the following qualities that we considered essential: honest & fair; knowledgeable; relational; willing to work with us and consider our ideas along with her own thoughts; possessing of broad resources for subcontractors, flora, and materials; and capable to act as our 'general contractor'. Our experience of her was that she exceeded our expectations in all of these areas. We had a yard design on paper from 15+ years before which we used as the foundation and from which we made adjustments both large and small. The design that Linda proposed was presented to us with specific names for trees, shrubs, and plants. With a few changes, we accepted her concept and she generated a written plan and contract. Implementation went very well; we particularly appreciated the sub-contractor's personnel who provided all the labor. All of the vendors for flora and materials delivered their products per plan including all of the flora that Linda personally selected. Linda supervised all of it with skill and diplomacy. Everything went according to schedule from beginning to completion. We were quite happy with the results including the final invoice which was per the commitments written into the contract. As with any large project, a few choices and changes were made along the way; the final invoice accurately itemized all of the changes. In summary, we were very pleased with the entire process: work together on a design; implement the design; complete the project per design and on time. They diagnosed a failed fill valve which did not shut off resulting in enormous water waste and crazy water bills. I had them clean the pond & water fall as well as replace the valve with a newer design. They also adjusted the water flow to improve the fall and filtration. My property came with two ponds, but at the time ponds and Koi were still very new to me, so I began to learn a lot about both from visiting their retail business (Falling Water Gardens) and purchasing for my needs. All along the way I found them to be extremely kind, friendly, welcoming, and helpful. Rick was constantly giving me useful information when I'd drop in to get a new fish or buy miscellaneous supplies. Eventually this led me to a consultation at my home to help identify things I could do to create a better environment for my fish. Rick did the consult and was extremely informative, and he made different recommendations for various equipment options, even recommending against certain steps (which I took as a good faith sign that someone is avoiding every possible upsell and instead focused on what's best for their customer). I later decided to contract with Falling Water Designs for both a cleaning of my two ponds (one about 3500g and the other probably 1500g) as well as installation of a UV Sterilizer and Bead Filter for the larger pond where I keep my Koi. As an added challenge, I needed this equipment installed in a way that would make it easy for me to remove it if I needed to move on from the property I'm in now. This also included some landscaping and planting to help hide the equipment. Well, all I have to say is this was one of the best contracting experiences I've ever had. Ken showed up on time and the hustle started immediately. The ponds were drained, my fish were removed carefully and housed safely during the work, both ponds were cleaned for hours, with some added help replanting some overgrowth in submersible pots as well as positioning them, then the equipment installs and planting to hide. They just plain knocked every single step out of the park. Ken then spent time with me going over the equipment operation step by step and offering his help any time I had questions or needed advice to avoid incorrectly operating the equipment. Everything was inspected for leaks and optimal condition before they left, and they cleaned up all their own supplies and any mess and left my property spotless and without any effort needed on my part. The difference in my ponds is unbelievable. I inherited these ponds and they were absolutely filthy, so this was not easy work at all, and I'd have been fooling myself to think I could ever have done anything like this on my own. I'm incredibly thankful for the difference they've made in my landscape and I can't recommend them highly enough. Looking forward to working with them again in the future on other projects! We got estimates from over half a dozen contractors and L & S was not only very competitive, but could start sooner than everyone else. We ended up doing a half paver patio, half artificial turf for the back yard which included some retaining wall work. They also installed a gravel path to the back yard with paver stepping stones. The work was done in 5 days and his team was very courteous and friendly (especially to my 4 year old daughter who would wave from the window). As with most projects, issues arose, but Santiago was very transparent with them and provided solutions to get the job done right. L & S did such a good job that the neighborhood is considering them for future work and regular yard maintenance.

We have never reached out to this business or provided them with our contact information, yet they have been contacting my partner daily to push services. It appears they are actively scraping public government or property records to cold-call local residents. We keep blocking the phone numbers they use, but they just call right back from different lines to continue the daily harassment. Despite making it clear that we are not interested, the invasive disruptions do not stop. This behavior is predatory and incredibly unprofessional.

We had a nightmare large strip of bamboo, along our driveway, and running on top of our underground utilities, which turned out to be buried less deep than legally required. After a year of chopping cables and only making headway on our bank account, not on controlling the bamboo, the other company suggested ripping it out. And then gave us basically a "no bid" and walked away. Calluna's came in, locked in a reasonable bid, outlined the work, reassured us constantly that they were looking forward to getting it done, showed up only a week later, spent only 3 days, carefully hand digging around utilities, then skillfully backhoeing, finally finishing up and cleaning up much better than we could have imagined. Even the neighbors are making positive comments. The driveway strip has never looked better. We have to let it lie fallow for a year while we chase down straggler rhizomes, but it already looks better than it has since we moved in many years ago. The Calluna's bid was very reasonable and they went above and beyond what they outlined in the bid, and were a pleasure to work with. Call them for a bid! You will not regret it!

    Update: one day after I posted the following review, the owner replied trying to judge me…read morepersonally based on my previous reviews. They couldn't even disproof a single point in my review because they're all true. Do yourself a favor and stay away from this business. Original review: Before they started this Landscape & Construction service, they used to provide cleaning service, and that was totally a disaster! Danny, his son, and the whole team was super unprofessional! 1. Recklessness - The cleaners only cared about having their cleaning work done as soon as possible, and didn't show any care on handling the stuff they needed to touch or move. For almost every time, they caused temporary or permanent damages to my items. For example, they once attempted to use steel wool to clean our range top, causing permanent scratches; they violently pulled out the blind hold down bracket and left it permanently damaged; they accidentally started the microwave oven and let it run empty for several minutes; they turned the thermostat setting to heating to 84F and we realized it after the furnace had kept running nonstop for almost 24 hours; they unplugged our water boiler and warmer without bothering to plugged back in, which we found out only when we needed hot water; they tilted the security camera angle and it couldn't capture useful footage. As a result, every time they came to do a cleaning service, I had to anxiously waiting, and the first thing after they left was to do a thorough check to see if they broke anything again. 2. They randomly raised the prices several times without advance notice, i.e. demanding a higher price than we previously agreed only after the service was done. For example, for once they said "Because of extra cost due to COVID measures, I need to raise the price by $25" - this is understandable, but not after they finished the service. And "Because you didn't do cleaning for the past two months due to COVID, this time there was a $50 extra charge." "We spent extra time in the past two services so $50 extra each." Again, each time they demanded, it was after the service. 3. They consistently put our garbage into wrong bins, for example, they put trash into compost bin. Whenever this happened, I had to get deep into the dirty bin and take the garbage out. I've complained to them so many times, and it kept happening again and again. Their whole work was cleaning service and putting garbage into correct bin should be a very basic requirement. This is incredible unprofessional. 4. They don't have a fixed schedule, and only schedule the service one day ahead. And more than often, they frequently change the schedule in the last minute. Of course this works super convenient for them, but at a cost of customers. We could not plan ahead to get prepared for their service (because we had to leave out of the house for several hours). It happened pretty often that we had already scheduled everything to prepare their arrival - should I work in the garage or take the kid out? When would the kid take a nap on that day? When did I start the dishwasher and make sure there's no dirty dishes in the sink? When should I make sure all the small items that are vulnerable to their violent handling were properly stored? And they postpone and cancel right before (or even after) the previously scheduled time. Furthermore, they often didn't show up on time and wouldn't respond to my text. For the last time, they already postponed the service date once, and less than one hour before the start of the service, they told me that they'd arrive two hours later. Two hours had passed, and they told me they couldn't do it until next week. I cancelled the service immediately and felt better than ever.
