My problem with this property manager is that their new property manager Griselda is unprofessional. She didn't answer my pest control request until a month later when I called and only texted back responses like at 10pm at night telling me that in the future that I will have to pay for pest control when that is not what my lease agreement says. I didn't realize it at the time but my unit is constantly getting earwigs and spiders all over the house and even as I'm showering. I have to keep an eye open just in case a spider lands on me.... I was BIT by an earwig while sitting in my living room out of nowhere so obviously it is a needed maintenance. Why am I being penalized for it? I've never had this experience with any other complex. Update: I got a text back from the property management with a different tone. I contacted my landlord who resolved the problem so I will give a Star for that.

From high turnover, to working with so many different people, to bad communication etc. This was just scratching the surface. The year working with them was HORRIBLE. I even reached out to their manager and left a message to talk through some concerns. I politely asked for 15-20 min of his time on a call. Days and weeks later, I never got a call back. There were multiple mistakes on our listings we had to point out, no ownership of mistakes but rather people getting on defensive, pointing the finger back, no proper annual inspections (no reports at all), lack of management support or completely ineffective management support. Derek Lowe (Manager) only came in at the very end to escalate the situation rather than make it better. The company also lacks integrity. They kept referencing a valid Property Management Agreement that did not exist. I honestly don't understand why management and ownership were copied on so many emails in the past 3 years; they never actually helped with anything, ever. Jan the owner never reached out once. They just like to collect their 7% a month but do nothing to maintain a strong relationship with their customers. If I could give Hudson Property Management 0 stars, I would. Save yourself the migraine and stay away.

Now, I'm working with Trevor. Jan shut down the business for a day and give training to your folks. Have them call back when they say they are, give notification of personnel changes and have your folks provide accurate monthly statements. But these guys have been refreshingly responsive. When I would need to put in a maintenance request, they would always get someone out quickly. David even got someone out the same day when I had a heating issue. I never felt left out to dry which is unfortunately common for property management groups. I never feel like I'm chasing anyone down just to get a straight answer. Move-in was smooth, the unit was clean and exactly as advertised, and any small issues that came up were handled without me having to follow up three times. It's a pretty low-drama experience, which is honestly all you want from a landlord situation.

It's weird, all the facts were on my credit report my last landlord where I lived for almost 4 years had a recommendation letter about my character and rental history. Not enough. I am happy I was denied due to them asking my personal references very personal questions (I am a very private person) -the lack of diversity in the office should have been red flag number one and the yelp reviews of discrimination should have made me run. I've been harassed for a year and I don't want to continue to be harassed. Don't rent from here if you're a private person and especially if you're going through a lot in your personal life because your rental history and credit doesn't matter here. Looking for somewhere to live is already stressful don't waste your time and increase your anxiety by dealing with them. There are a lot of properties and private owners that will be willing to rent to you.

The location is great, the rent was reasonable compared to other places nearby, our neighbors were friendly, and we never had any issues with bugs or pests. That said, the apartment itself needed much more upkeep than we expected. It felt like it had received a lot of "landlord special" fixes, with layers of paint over everything instead of proper repairs. During our time here, both toilets, the kitchen sink, and the washer and dryer all had issues. Thankfully my husband is handy and was able to repair most of them himself because maintenance fixes often only lasted a day or two before the same problem came back. Other frustrations included water that rarely got truly hot, an AC unit that struggled to keep the apartment cool, and baseboards and other finishes that were clearly worn down and in need of replacement rather than another coat of paint. We also only had one assigned parking spot, and it wasn't even close to our unit, which became inconvenient. One feature we did appreciate was that the community is gated. There are several newer apartment complexes nearby that are not gated, and we frequently heard car alarms at night and saw reports of vehicle break-ins in the surrounding area. The gated access definitely gave us some added peace of mind and was one of the reasons we initially felt this property offered good value. The biggest disappointment came at lease renewal. After being reliable tenants for a year, our rent was increased. While rent increases are common, it made it difficult to justify staying in a unit with so many maintenance and quality issues when there are brand-new apartment communities nearby offering modern amenities for a very similar price. Since we're planning to buy a house soon, we decided to go month-to-month for some flexibility, but the month-to-month rate increased our rent even more. At that point, there was very little incentive to continue paying more for a unit that still had the same unresolved issues. Overall, I don't regret living here because the location, neighbors, and gated community were all positives. However, the recurring maintenance problems, aging condition of the unit, and higher renewal pricing ultimately outweighed those benefits. I wanted to love living here, but I just couldn't. With more attention to long-term maintenance and better incentives for existing tenants, this could be a great place to call home.
