When we were in the market for a general contractor to build our two-bedroom/two-bath ADU in San Marino, we interviewed several general contractors. Mike Maman of MF Construction was one of them. Mike showed us several of his projects as well as his own custom home. We were extremely impressed with the end results. After reviewing several competitive bids, we selected Mike because of his 40+ years of experience in building high-quality homes. During the construction of our ADU, Mike was just a text or phone call away. He kept us informed of upcoming events and visited our job site almost daily, sometimes more than once a day. He was present at all 12 of the City inspections. Every step along the way, we noted the high quality of materials Mike uses from the Ganahl lumber to the thick insulation and roofing paper to the copper pipes and shower hot mop, and mold-resistant drywall. Mike uses materials which meets or exceeds code requirements. Everyone on Mike's team is extremely skilled in his/her craft, many having worked with him for decades. We recently contracted MF Construction and Design, Inc. for another project because of excellent work they have done in the past (please see previous review). Highlights from this project included: Install new weather proof doors on garage and guesthouse Prep entire exterior of house, garage, and guesthouse for painting Replacing severely damaged siding, repair and fill minor damage / wear-and-tear, sanding entire exterior surfaces to remove peeling paint, applied caulk on EVERY piece of siding, high pressure water wash to remove dirt & dust prior to paint application. Paint exterior siding and doors & window sashes with premium Primer followed by premium exterior paint. Side project included demo and removal of an old kiln, cutting and capping of a gas line, and clean up. This has been our second positive experience with MF Construction and Design. Mike's team did an incredible job prepping the house given the significant damage in several areas of the siding. The entire house was caulked to provide an extra level of insulation and protection from weather and insects; over 150 tubes of caulk used on the prep! The project was organized and efficient with workers that were friendly and punctual. The work was completed over a month ago and I am still very impressed by the craftsmanship and attention to detail. We never hired a contractor due to all the horror stories, decided to join Angie's List to see if we could find a reputable and ethical one. Our home was built in 1954 and there's one bathroom that's never been remodeled. We called Mike and he actually answered the call instead of letting it go to voice mail. We made a appointment and he showed up on the scheduled date and time. Instantly we felt comfortable with Mike, he had great ideas and listened to our needs. Mike looked over the job & suggested a design, which we liked and decided to go with. Our old bathroom had ceramic Tile that ran halfway up the walls, and a shower stall the size of a broom closet (bathroom has a separate tub and shower). Mike demoed the entire shower area & halfway up all walls. We knew our toilet had a leak and wanted to have the floor torn up to check for damage. As it turned out the toilet leak had caused some wood rot and the sub-floor had to be torn up around that area and joists had to be replaced. This added $375.00 to the project. The medicine cabinet we chose was 30' wide which ran right into a vent pipe for the bathroom that had to be moved & cost an additional $250.00. Obviously Mike couldn't see through walls so this was an unexpected expense and we decided to have the vent pipe moved. The window was a retrofit from the 80's that was just awful and loud, it was replaced with a new vinyl window that looks great. We decided to go with the vinyl tub instead of the cast iron. I was set on the cast iron because I've seen how poorly the vinyl tubs are installed & Mike invited me to his home to see how his looked in his bathroom, it looked great. We went with the vinyl tub for our bathroom and are very happy with it, it looks wonderful. We decided to have Mike custom build and stain the vanity cabinet, which looks amazing, much better than that stuff you buy at the home improvement stores. The granite top also looks great. All the brushed nickel faucets look great and are also name brand. We let Mike make all the design decisions and are very happy we did, our new bathroom looks amazing and we are very happy with the end result. The way he positioned the tile on the floor and shower wall/floor look fantastic. Mike coordinates his jobs/crew very well so there was someone at the house every day. All the guys on his crew are very tidy and cleaned up every day. I must say we got exactly what we wanted and Mike delivered exactly what he promised. When a contractor lets you come to his home and walk through every room to see the details that he has promised, it certainly raised my comfort level. The bathroom looks fantastic! I would definitely recommend Mike, and have encouraged him to give client's my number if they should like further information about Mike's work from this very satisfied customer. This is my second project with Mike from MF Construction and design. The first project was a minor interior remodel, which I was super pleased with MF and the outcome. Given the success of the first project, I reached out to Mike to see if he could help with my wall leaks from these last rains. He came over and assessed the issue, explained what he found and the process to repair it. Given my previous experience, I signed. As expected, the project was started right away and was completed in a reasonable amount of time. The best summary I can give is that Mike does what he says he is going to do, when he says he is going to do it, at the cost of what he estimated. Bumps do occur in any project, but when they do Mike explains the issue and gives options. I will be using MF Construction in the future. He is not the cheapest, but if you value quality and the level of partnership he brings to his projects, the cost is worth it in the long run. read more

We first worked with Mike and MF Construction two years ago to remodel our kitchen. We had a great experience with them, we still love our kitchen, and so when it came time to convert our garage into an office we called Mike. Everything was great this time too. Mike listened to our ideas, asked questions, and made suggestions to make sure we got exactly what we wanted. The main team on our job, Luis and his son Jose, were great. They always showed up right at 8 am and were friendly and easy to talk to. Mike also came by about every day to make sure everything is going well and to update us on the schedule. One thing I appreciate about Mike is that he is very easy to get a hold of. If he didn't answer his phone, which was rare, he would call back right away and was happy to answer any questions we had. I have worked with other contractors who get upset if you don't take their suggestions or question something that they have done. Mike is not like this. Working with Mike was a pleasure, start to finish, and I feel lucky to have found a detail-oriented contractor who is so aligned with my desired process and outcome. Of all the bids I received, he was the only one who reviewed the plans for the project, the result being that I had a much more accurate estimate up-front, rather than surprise in-process addendums. As with any project involving a 95 year old structure, there were items that we could not foresee, but Mike was up-front about these possibilities and fair in negotiating the resulting change orders. He's a great source of ideas and has a good understanding of the importance of attention to period detail. No project is without its friction points, but Mike is excellent in discussing areas where we disagree and I feel that we always reached a solution that was fair to both parties. On May 31st, 2017, we began an extensive remodel of our 1950's galley kitchen. Our goal was to incorporate the kitchen and living room by expanding the opening some 14 to 16 feet. We chose to go with Mike Maman, MF Construction and Design because he was a contractor in our area and his estimation of the job was fully detailed section for section. Mike made sure we fully understood what the job entailed, and not leave us with more questions like other estimates we had received. After a complete demolition of the kitchen and living room, changes made to both rooms include new wood floors, resurfacing and painting of both the ceilings and walls, installation of 28 LED recessed lights, and finished with crown and floor molding throughout. However, we did run into problems with electrical circuits and required some re-wiring to code and corrections to existing plumbing lines. The transition of our kitchen was magnificent. Mike was very assuring and explained the detail of each task completed every day. Mike would review the progress of the job, sometimes 2 or 3 times daily and each time he would ask if we had any questions or any changes. The highlight of our project was the transformation of our kitchen. A total of 65 feet of custom cabinets with a quartz Caesar Stone counter tops were installed including a 6' X 5' island. Finally, a sparkling backsplash and under cabinets LED lighting completed the project. Kitchen appliances were professionally installed by an alternate vendor. Clearly Mike and his associates for flooring, tile, plumbing, cabinetry, and stone/granite counter tops were professional and expert in every way. Mike was able to carefully coordinate each job section in a timely manner. There was minimal down time. Each day had different tasks. But in particular, Mike's electrician and craftsman, Luis and his son, Jose are exceptional, dedicated workers. Every job is done with precision and the detail to perfection. At the end of the day, all tools are put away and the area cleaned thoroughly. They were always polite and thoughtful. I am exceptionally grateful to Luis who resolved a multitude of electrical problems in our 50's home with low voltage switches. He worked tirelessly to re-wire and install new switches and re-install a new 200amp electrical panel. Overall, we are extremely satisfied with Mike Maman of MF Construction and Design. His kitchen remodel exceeded our expectations in every way. We finished our project on August 1, 2017, a total of 8 weeks which was well within the schedule for this project.
