Completely remodeled two full bathrooms and a powder room, gutted and replaced everything (new floors, tiles, vanity, toilet, etc). Both full baths had small tubs, so we changed one to a standing shower and put a larger tub in the other one. Met with seven contractors, choosing Modern Concepts/Charles was an easy decision. His price was fair, around middle of the pack, and he was punctual, approachable, and attentive - he was really listening to our requests instead of that fake, pretend listen. On top of all the moving parts in our main remodel, we also asked him to do random fixes and touch ups throughout the house like patch holes here and there, replace a light fixture part, change some GFCI outlets. No matter how big or small, Charles remembered and did every single one of them. Best of all, his quoted price remained the same from the day we met to the day it finished (alright, it did go up by $250 because we replaced the water supply angle stops, and asked him to drive out of the city to pick up two ridiculously heavy bathroom vanities). In a profession were it is a very real possibility that quoted prices may substantially increase as the job unfolds, I am very thankful for Modern Concepts' honesty and integrity for keeping their word from Day 1. Throughout the remodel process, Charles did a great job keeping me in the loop. I would stop by every 2 or 3 days to check on the progress, and every question or concern that was brought up, Charles was quick to address them. Whenever I was on site, any requests or questions I had for his team, they were always nice and willing to address them as well. His team is a good reflection and extension of their leader. Besides price, my other main concern was the practicalities of the remodel. My place has 3 floors with very narrow and tight angle stairs. Everything had to be stored in the garage which is on the first floor, so carrying it all up and down every single day was going to be labor intensive, to say the least. In the initial walkthrough with one of the other contractors we met, they literally complained the entire time about how difficult this remodel would be. Charles never had that attitude; his response to any and all challenges was simple, "no problem". It will forever be a mystery to me how he and his team carried the duo vanity with an attached counter top into the master bathroom. Once the job was near completion, we requested some grout to be touched up. Charles agreed without hesitation. Upon inspecting the results during our final walkthrough, I noticed some more areas that could use minor work. Again, Charles had his "no problem" demeanor. I was present the day his staff came to do the final touch ups and every spot I brought up to his attention, he fixed it with a great attitude. We couldn't be happier with the end result. The only problem now is that everything is so nice that we just want to look at it and not use it. The experiences I cherish most are those were you walk away with meaningful connections. It's always exciting to imagine a newly remodeled room in your home, isn't it? On this particular occasion, it was our overdue family bathroom. Our emotional journey began more than a year ago. First, we discussed how it would look, its functionality long term and the remodeling cost, of course - right down to the details no one would probably notice, unless we pointed them out. Unfortunately, a random contractor originally reached out to us by phone. They were giving "free" estimates in the neighborhood, for any type of work. Naturally, we mentioned our old bathroom. My husband and I were moving into a new place that needed some work. We wanted to re-do the kitchen and master bath in our 2 bedroom 2 bath condo in Irvine and out of all of the quotes I got, Charles by far provided the best quality, quickest response time, and most fair price. There appear to be a lot of "shady" contractors out there who will cut corners, or contractors who overcharge you for everything, but Charles and his team worked quickly, efficiently, and everything was done perfectly. We tore out the entire existing kitchen, put in new cabinets and appliances. Charles worked with us to make the process easy and helped us to achieve our vision. In our master bath, we tore down one wall to make the bathroom larger, gutted the entire thing and put in a double vanity in place of the old single sink, and took out the dim dark old shower, and put in a marble tile shower with shampoo box and seat! We were able to pick everything from the paint color, the tile, the backsplash... simply amazing. They gave us tips along the way and walked us through everything from the first to last step. The only thing missing right now is the shower door, and that's because unfortunately it was damaged while shipping (things happen) so we are still waiting for the final install appt (will update with photos soon)! The whole process took about 2 weeks which is amazing considering the amount of work that had to be re-done. The guys, Juan and Marvin, who were in our home, were extremely professional and courteous and Charles came daily to visit to check-in and organize the work for the next day. I've known Charles and his family for many years through my in-laws. Naturally, I got to see some of his work and have shared conversations with him about his business. His knowledge and confidence in his work while remaining humble always made me keep him in mind for work when we needed it for our personal residence. Oftentimes, organizations take on the qualities of its leaders and that is definitely what stuck out to me once I hired him and his crew to completely replace my roof. We bought a house in Lakewood and always knew the roof was on it's last days of life. We hoped we had a couple of years to save but, sure enough, the roof leaked the first time it rained. I own a rental unit that needed remoldeling. My previous long term tenant lived there for 22 years and was a chain smoker. When she vacated the apartment it was a disater! As a result, the aparment needed a total gut and remodel. The remodeling project consisted of: demolition of kitchen and bathroom, new kitchen, new bathroom, new vinyl hardwood floors, washer/dryer addition, recess lighting,skim popcorn ceiling, new trim, interior doors etc. My biggest fear was finding a contractor who was experienced, responsible, had good communication skills and moderately priced. Additionally, since I reside in Texas the contractor would need to work with me remotely and without my oversight. So as you an imagine my decision to hire someone was diffiult becasue I needed a contractor that I could trust. My tenant moved out in July, therefore during the month of August I flew to Los Angeles to interview contractors. I met with at least 10 contrators before deciding to hire Charles, from Modern Concepts. Please note that I was extremely thorough in my search for the best contractor. Afterall, I couldn't risk a poorly mananged project while I was in another state. Interviewing so many contractors was extremely exhausting. Nevertheless, I reviewed each and every contractors bid. Some were decent, others not so much and a few I could tell would cause problems down the road. Lastly, I would be remiss if I didn't mention that I tried to get a contractor referral from some landlord friends of mine and they couldn't come up with one recommendation because a good contractor is hard to find. In a nutshell, here is why I decided to work with Charles of Modern Concepts Contracting and here is why: - He has excellent communication skills. He was responsive and answered my questions succinctly. Intuitively, I thought this was significant. - He is licensed and bonded. Unlike other contractors who stated they were licensed and bonded but were not or they let their license laps. - His proposal was professionally prepared and easy to understand. - He completely understood the scope of work and never once did he questioned what I wanted done for my rental. Other than a few upgrades that had minimal cost which I accepted. - He started on time and ended on time. - The quality of his work is excellent! Whatever you do, DO NOT call or hire Modern Concepts Contracting!!! If they had zero or negative stars, that would be my rating. I had Charles come to my house to look at water damage to a ceiling. I went out of my way to be at home during the day and re-arranged my schedule to accommodate him. After looking at my house, he said he would have a quote for me later that day or at the very latest the next day. Repairing water damage is a time sensitive issue because of mold and I expressed this to Charles. I never received the quote that Charles promised...not that day or the next day, but NEVER. Charles never returned my phone calls or e-mails. I called and left 5 messages and I never received any sort of response. COMPLETELY UNPROFESSIONAL. OH and one more thing....There was water damage to hard wood flooring and Charles said to hire someone else because 'that isn't our specialty.' These guys claim to be top notch contractors, but cannot handle installation of hard wood floors? Save your time and frustration and hire a company with professional service and where they value their customers. read more

We hired Charles to partially renovate our 15 year old 2 bedroom/3 bath 1592 square foot townhouse condo on the border of downtown. Our budget did not allow a complete renovation, so we wanted to do things that would bring value with the goal of having more much-needed work done in a few years. It was quite a challenge finding a contractor. I asked friends and colleagues about people who did work for them and nobody recommended their own contractor who did their prior large-scale renovations! My neighbor in the complex said that she had a great contractor to recommend. I had received a few quotes from contractors who I did not know so I thought the fact that my neighbor recommended Charles had added value. We received his quote. It was in the same ballpark as the other quotes, but the recommendation was key. Once we started talking more in depth about the quote, he gave invaluable advice. There were ideas I had that would have cost me more money and made him more money that he told me not to waste my money on if I was definitely going to do more work. He also suggested that I buy all of the lighting, bathroom, kitchen fixtures, door handles, cabinet pulls and other materials (except paint and flooring, but he gave me samples to approve) to save time and money. Once I selected all of the materials, he reviewed my pictures of the selections to make sure everything matched. We replaced all carpeting with wood laminate floors, removed bathtub frames/doors (raised 2 shower heads) and had a single glass panel put in each bathroom, painted all doors and the entire unit, changed all of lighting, faucets, shower heads, door handles and cabinet pulls. He also had a great idea for us to remove a row of kitchen cabinets that would make the kitchen and dining room open plan. He also salvaged molding from the demo to make the new open space look like it was always that way. He also educated me about trends of what people are more commonly doing so we didn't spend money on something that would look dated. I have another property where I have had every type of work done. I now know that it is very unlikely that there would not need to be touch ups, possible change orders or having certain things re-done, but what makes the difference is the end result and attitude of the contractor about solving the problems. Charles had a great attitude about challenges that came up along the way. Charles is a man of few words (I tend to be more chatty), but he would sent a text and say we have this previously unknown issue. You can handle A, B or C way. My response was always-- what would you do if it was your home? I trusted him to decide and the end result was great. When it came time for a final walk through, there were some minor things that needed to be put on a punch list, but he cares so much about his work and that of his subs, that he was visibly annoyed that something went unnoticed and/or was not brought to his attention by those workers until the walk through so he could have fixed it before. This showed he cares about each job as though it was his own home! He quickly addressed everything on the list to our complete satisfaction. I highly recommend Charles and his company. He made the job so much less stressful for us. I look forward to working with him again on the next stages of the project. read more
