Avoid this company at all costs. If you value your property, your time, your money, and your peace of mind, stay far away from MGR. I own multiple buildings and have worked with thousands of companies over many years in business. I rarely write reviews, but my experience with MGR has been one of the most frustrating and financially damaging professional experiences I have ever had. In March 2025, I contacted MGR for information regarding property management services. The CEO, Michael Rademaker, personally called me and assured me that MGR was "the best management company in California." He repeatedly told me that if I ever had any concerns or issues, I could contact him directly and he would help personally. Unfortunately, the reality was completely different. My property was assigned to Melissa A. Sheridan. More than a year later, critical issues remain unresolved. Despite repeated requests, tenant contracts were not properly reviewed or understood. I received multiple different versions of CAM reconciliation calculations, many containing errors involving tenant and owner responsibilities. Even after numerous discussions and corrections, the reconciliation process for 2024 and 2025 remains unresolved well into mid-2026. Communication has been one of the worst parts of this experience. Emails, texts, calls, and voice messages often go unanswered for weeks. When responses do come, she usually promises that things will be handled "next week." After hearing "next week" for over a year, it became clear that nothing was actually moving forward. About a month ago, after asking what legal action might be necessary to recover outstanding funds, I was met with yelling over the phone instead of professionalism or solutions. I was told the matter would be completed by Monday. That was a month ago. Since then, despite many follow-up attempts, there has been no meaningful response. What disappointed me even more was that the promises from leadership meant nothing. I called and left messages for Michael Rademaker multiple times. Despite previously assuring me that I could reach out directly if problems arose, I never received a response. When I called the office, I was told he was there, yet my calls still went unanswered. This experience has cost me time, money, energy, and unnecessary stress. Property owners hire management companies to solve problems, communicate professionally, and protect their investments -- not to create more problems while ignoring their clients. I have worked with countless companies throughout my career, and this has been one of the most disappointing business relationships I have ever experienced. If you are considering trusting this company with your property, think very carefully before signing anything. No property owner should have to beg for communication, chase basic accounting answers for over a year, or feel ignored after paying for professional management services. read more

This man will never call you back, had to call corp office several times and only by them transfering the call directly to him did he pick up. He has no clue what he's doing, absolutely no people skills which is a must have in this kind of business. Never follows up when he says he will or calls you back. Kept saying he had another applicant in front of us, but weeks of that same excuse should not be the case. No one could be that slow. My experience with this company in Victorville, was all bad I was led to believe more than a few times that we were approved for the property. My agent David Leon has no experience. It appears as his fellow office workers say I try to give him the benefit of the doubt but he never reached back with all my text messages and emails that I have left. So I reached out to his supervisors like Sylvia and supposedly the CEO's daughter Dana, which that time no one reached back. My complaint was clear I wanted to know why it was taking so long for this process of this house. Strangely, I got a phone call from David saying he doesn't think we were approved but he had to check with their attorneys. Something about one of my family members credit report showing criminal report. Finds out he ran our credit 3 times without asking and the 1st and last reports were clear. some 3rd party company they used computer scoring did and was told it was old and misdemeanor, and had no bearings for the house .was told everything was approved and we can move forward, then I got another call from David. I don't think you were approved but I'm not sure again. I ask what was going on and what a time of waste i could have been looking elsewhere. That maybe I should get a refund. He said I can show you some other homes that you may qualify for and I didn't get that. I sure feel like at that point I was being discriminated against for serval reasons. All this didn't make any sense first. I'm not calling and getting back to me now making up some crazy reason why you can't rent to me nor just tell me straight out was going on. Later that day I got a letter in the email from David saying he's returning my deposit. I asked why he said because I asked him to pull my application. I never said anything about pulling the application .So I went back to my complaint to Dana, who never got back to me and Sylvia at the Ontario office. Sylvia came down and met with us and assured us that she would get to the bottom of everything so we would know when we could move. a few days and a weekend went by and then I got a call from Sylvia. saying I was being refunding my money. She said she doesn't know what happened that we were not approved. I asked why she said the attorney said we have to get the credit report. Since then I'm still waiting for my money and got the credit report which is third party site never heard of and information is a misdemeanor, and closed and old. Also if it was something bad we couldn't be approved or on section 8, they are very strict. Fair housing says that civil rights may play into this as well, maybe I will contact an attorney for advice. This company is very Unprofessional and unreliable. I have to wonder does the Landlords know the real reason why they have to keep rising their rent to keep up an empty house. Unfair and rude. read more

***update*** MGR called me this morning to work on fixing my heating issue AND to let me know they were looking into what happened with the after hours system. They DO have an after hours system that is supposed to page someone to call you back. So, I am sure that will be rectified. They also called again to make sure the appointments were made and the heating situation was being resolved! Thank You to MGR for working on this and for staying in communication with me. I have had very bad luck with MGR. My current complaint is that no one answers the so-called "after hours emergency line". You just leave a message and they call you back during regular business hours. This is horrible when your heater goes out and it's 27 degrees outside. read more

My boyfriend & I got our first place together about a year ago & found the perfect apartment for us. Silvia showed us a tour of the apartment, answered every question we had & made us feel welcomed. She was super sweet & helpful. We're now relocating due to new opportunity, but if it weren't for that we'd still be staying at the apartments at 1160 Barstow Rd. When I was in the military I worked with several property management companies for home's I'd purchased. MGR is far and away the worst I have ever dealt with. After a mediocre run of management, when I finally went to sell my property, I stopped by to take a look at my home. The landscape was destroyed. The carpets were horrible. The walls were stained. I was shocked. I ended up selling my house before receiving damage payments, so when I informed my property manager I'd sold the home, she informed me I'd have to pay my repairs out of pocket; she couldn't keep the tenants deposit. The tenants had even taken my outdoor furniture! Of course the manager hadn't noticed that. Glad they mentioned all of this to me after the fact. Even if you don't have a lot of options, I'd suggest renting your property yourself before hiring MGR. read more

I've lived in the sonata condos for over 10 years and I'm a owner and my dealing with the HOA management here is not very concerned with the safety and cleanliness of our community. The property is poorly lit. And I've addressed the concern for the residents to the HOA that it's unsafe for people exiting their vehicles or entering to and from. The HOA responded with the light bulbs were to expensive. With the transients trespassing throughout our complex it's easy for someone to be robbed or trip and fall. I feel that someone will get hurt before management takes any action. Property management posted signs on our gates that state No trespassing violators will be prosecuted. The signs are not registered with the police department and HOA stated in a board meeting that the homeless situation was our problem not theirs. read more

After signing property management agreement with MGR, the agent said, with a sly smile, "we like to take your money without working". I laughed, thought she was joking. This was three years ago. It took them more than three months, finally they rented out at way below market price. MGR promised me this is an excellent tenant so it's worth it. The tenant was paying for a few months and then started paying on and off. This was going on for many months until I could not stand it. I lost a few months rent, MGR still charged me full 8 percent commission without collecting rent. They also failed to turn in some keys. Lots of trash left through out the house when I got back the property. It took MGR two years to turn a cute house into a junk house! That MGR agent was not joking. Now I manage the house myself. The rent is 20% higher. It took me only one week to have a really good tenant moved in. Happy not having MGR as middle man. read more

We called the MGR office to find a property management representative for our rental property. The representative that worked with us was Marisa and she talked with my husband about the rental property. Afterwards, she agreed to meet us at the property to come take a look to check it out. She was very meticulous and took many pictures of the house's interior. We discussed her policy and we agreed with much of what she said. We made another appointment to see her on October 28th, 2022. At 10am in her office, she gave us papers we needed to sign. We then gave her a check of $300 along with the receipt as proof of the carpet cleaning and stretching that we had done (as per her suggestions after her initial visit of the rental property) which she disregarded. We told her that the house would be ready on October 31st, 2022. A woman then walked into Marisa's office and introduced herself as Taren Cerda. She introduced herself as a fellow property management representative. Marisa told us to come back to the rental property one more time so that she could take pictures, however she ended up not going. However, we discovered that Marisa haf been holding our property in her office and we called her only to discover that Taren had the pictures from Marisa's first visit. We tried to contact Marisa by calling and texting her but she kept avoiding us after that confrontation. Marisa and Taren forced us to fix trivial things around the rental property which my husband and I believed wasn't worth putting any time into to fix. Finally, we decided to cancel the rental contract we had with Marisa. We paid the $500 cancellation fee and Taren told my husband that he only paid $300 by mouth and closed our account with any papers to sign for cancellation. Overall, our experience with Marisa and Taren was very unpleasant and I wouldn't recommend anyone to work with them. read more

I'm looking to move to victorville and I have been trying to contact them about 3 homes I wanted to view and never got a call back. 3 weeks seems like plenty of time to return a call. we rented a property through MGR for about 6 years. It was no problem getting in to the home and paying our deposit and rent, but once we started contacting them for repairs that needed to be made to the place it was all bad. The home had damage when we moved in and we were told that they would not be making repairs as this was an as is property. That should have raised a big flag. Six years later in Aug 2016 we moved out and were denied our deposit due to carpet cleaning and repairs to the home that they claimed we had done. We have video of the home of when we moved in and when we moved out that clearly shows the condition of the home. Anyhow, if you need to rent and have the money to get in don't expect to get any of your deposit back and don't bother doing any repairs yourself. Had I known this I would have left them with $1500.00 worth of cleaning and repairs to do so that they would have earned the money instead of ripping us off. read more

mgr property management is a scammer! they will sit on the phone with you and lie, i told them about my situation instead of saying that okay even if you have no evictions and you make the amount of money we're looking for we want all three to be on point they lied and said they will overlook my student loan on my credit when everything else was in good standing ... i talked to the manager and the guy that oversees the property and he denied me a day or two of me turning in my application when they are telling people it'll take 3-5 business days. they are collecting $30 application fees and denying people. they place was at $1575 when i first seen the property and now it's at $1495 how much lower will they go and keep denying people ... i can go on and on but i will end it here and say be careful with these people because if you don't have a 600 credit but you have everything else they will deny your application read more
