I was told several 2/2 apartments were coming available and I liked one so I applied. The guy who showed me the apartments was so personable and I was initially very impressed. Since he was on vacation early in the week, I heard nothing from the apartment complex until he returned. There was a mixup on their part regarding the unit for which I had applied, but they fixed it. However, it took them a full day to respond to my many emails and calls. After a full week, I've still heard nothing about the status of my application. I'm out $200 and if I'd read all the reviews about their deceitful practices, I would not have applied to this complex. I applied today to another complex and was approved in 2 hours!! Incredible that one apartment took 2 hours and the other has taken one full week and I've not yet heard anything. Not one email or phone call. Don't lease here!!! Added 11/5/2020 The complex called me and apologized for their poor communication. They were able to credit me for that application fee as I had to end up paying another complex to lease there instead. They are a beautiful complex just very busy. Likely need more than one person approving applications. Just pack your patience and bug them if they don't respond timely.

It's filthy and gross to look at every time you come home. Oh and if you file a complaint or maintenance request that the tall guy thinks is silly, it doesn't get done. He belittles the residents who make maintenance requests about cleaning. He makes you feel like he can't be bothered. Deispute that the reviews say this is NOT a clean nor welcoming community. Its way over priced for such a dirty area. Gates never work. Pool is so loud. They don't enforce restrictions on extremely loud and foul music. It's not family friendly.

Let's by starting off that she is liar, incompetent, stuck up, and down right impossible to work with. When informed her that I am the customer she literally said" This isn't the 1920's anymore and I can do whatever I want as the business owner." Let's review she is the property manager and Ranch 123 is owned by Bluestone Properties, LLC. So stupid reply. Upon move in. My place was extremely filthy, dust everywhere. Paint all over the floors which had giant gouges all over the floor which they refused to fix. Holes in the wall. The bathroom tub had mold everywhere. I had to go to the office and show them all the pictures. They sent the maintenance man to finish touching up the walls but I literally spent the past 72 hours deep cleaning the apartment myself. The things they do not tell you about living here: It takes 12 days to fix your leaking garbage disposal. 13 days to fix your broken stove and oven. The pool is always closed or is dirty and cloudy water. The gates never work. So don't expect this place to be secure. There are gross nasty dirty garbage pilled up in the all over the place. And college kids live here so its always noisy. Horrific place. Never Move in. And avoid Paula. She is the worst person in the entire world! Pics to follow

When I moved out, I had a professional cleaning crew to deep clean the apartment to make sure that nothing would be charged, since most student apartments in San Marcos will try to scam you out of money at move out. I took videos and pictures of everything. Now the Outpost is trying to charge me $250 for carpet replacement. I lived in my apartment for 2 years, my roommates carpet had been replaced in between then but mine never was. So, the carpet was at least 2 years old already, but I'm assuming it was older because I did not have what appeared to be fresh carpet when I moved in. Obviously the apartment knew the carpet was old, because they decided to rip up the carpet once I moved out. However, they took a picture of the under side of the carpet that was ripped up trying to hold me responsible for a stain that they found. They were obviously replacing the carpet anyways as the pictures showed the carpet already ripped up before they found something they believed they could charge for. I have pictures of videos of the carpet when I moved out and there is not one stain, tear, rip, or hole in any part of the carpet. They could not send a picture of the top of the carpet showing a stain was there, they sent a picture of the underside of the carpet after it was already ripped up. Trying to dispute this charge has been impossible. I first contacted the apartments and they refused to talk to me about the charge and said everything needed to be through email. So I emailed and they pointed me to a third party company that is supposed to handle the disputes. The third party company is legit an AI company as I've tried to contact them and speak with them, but can never get a human and get AI responses back. The third party AI response told me to contact the apartments about these concerns and the only option I had was to pay the charge. So I've contacted the apartments again requesting information on how to file a dispute, but since then they've been ignoring all communications. I have emailed several times and called several times, no responses to emails, and all phone calls have been sent to voicemail. My father was the guarantor of the apartment and he called, which they answered and already knew who he was without asking his name. He also requested assistance on how to file a formal dispute and they told him he would "have to fight the credit bureau on the charges". This is not legal as there has to be a formal dispute process, not taking up to the credit bureau when the collections will have already impacted credit score. They said there was 90 days for people to pay or dispute charges before the charges go to collections, but so far the only option I've been presented is to pay the charge. They are refusing to discuss with me any dispute process. I am very disappointed in how they've handled this matter and they will try to take any money they can out of you. It's not worth it. I know they will reply telling me to contact the office to figure it out but that's a lie. They're refusing any communication with me when I am just requesting how to do a formal dispute so it can get figured out before hitting our credit.

One of the biggest highlights is the absolutely beautiful backyard--lush, well-maintained, and perfect for relaxing or entertaining. Even better, there's direct access to the river, which makes it feel like a private little escape right outside your door. The staff here are genuinely kind and helpful, always going the extra mile to make sure everything runs smoothly. The amenities are top-notch--from the fitness center to the community spaces, everything is clean, modern, and thoughtfully designed. And for everything you get, the pricing is very reasonable, especially compared to other places in the area. If you're looking for a peaceful, scenic, and friendly place to live, I highly recommend this apartment complex. Total gem!

    I have lived here for less than a week and we have got the low down on the property from neighbors…read more So we moved from Austin and lived on the 2nd floor the whole 10 years in various apartments and always heard out neighbors. We literally don't hear anything here- we have 100% wood flooring and many of their units do too.. and NOTHING! I forget we are even on the 2nd floor too. My move in process was quick and painless and I am slowly unpacking boxes and downsizing. I will say these apartments (2/2 Pecan floor plan) might be 200 sqft less than what I had before.. I feel cozy and will tiny house the apartment. We got this floor plan because of the pricing and amazing deal they were offering. My patio is probably a 12 x 12 room (no lie) and majority of the neighbors actually use it. As in they decorate their patios and enjoy them. For an apartment community built in 1995 .. there hasn't been any reviews about bug or mold issues.. plus the maintenance guys have been here for 10 Years and live on site. I will say the ONLY thing so far I will have to get used to is the uneven flooring- it's a little vertigo for me.. but it's because this community is old and the foundation has settled. I was told they are super specific on patio furniture and truly enforce it- fine you $25 a violation. No valet trash here and you can't throw away anything but trash here- no stools or anything outside boxes and bags of trash. No guest parking and they can park wherever- also towing enforced kinda. The water access is so much fun and tons of people use it (that live here only) and it truly feels like a resort. I don't plan to move anytime soon and have an 18 month lease. We plan to live here for 3 years minimum. I will report back in 6 months and post pics once my apartment is together :)
