"Empire of the Ants" was a movie in the 1970s starring Joan Collins. I'm literally living the horror movie. The Midvale apts complexes have had an ant problem for the last 8 months. Us tenants are so disappointed. Update on my weekly floor meeting: Water&Utility still astronomically high. Had to give a shot of vodka to a fellow tenant it was so bad. I paid 140 for water and Utilities this month and I live in a studio. Utility bills and parking paid outside of base rent and they are soooo high. I'm asking for a little divine intervention here. Ants are still inhabiting the bldg as bionic rates. Had the pest control come to my apts twice, to no avail. The ants keep marching onward! Now I'm not even eating in my apt and they still come. Between not taking showers and not cooking, life at luxury midvales is really something else. Shame on charging high rates. read more

The Midvale apartments are a nice place to live, just be weary...in addition to the base apartment rent, the Landlord charges parking and utilities separately. The utility bill (AUM) is about $300-350 for 2 bedroom; $250-$300 for a 1 bedroom and $150-$175 for a studio. Very expensive. This utility bill covers: Water, Pest Control, Sewer and Trash. The electric is billed in another bill, not by AUM, but by LADWP. So, you have rent, parking, AUD and LADWP per month...it stacks up!!! read more

I currently live at 527 and I love it there. The facilities are easy to access and are always very clean. The room share service was so vital for me to get roommates, which is a feature not many other apartments offer. The area is central and very close to any near by grocery store or shopping center. I can't even mention how grateful I am for the staff helping me with any situation. For instance when I lost my wallet it was returned and they notified me immediately. read more

When there's plumbing/electrical issues they fix it very fast. Very easy to report any issues that you have.

Great amenities like roof hot tub , gym, laundry, and included parking. They have a few spots for electric vehicle charging, and I was lucky enough to get one. Because the building is a little older, power and wifi problems occur sometimes, but they have a work order system that is very easy to navigate! Apartments come unfurnished which can be a con for a one year lease like ours, but they have a relatively upscale feel to them! read more

This community claims to provide "luxury living" for students. However, throughout my time here, they could hardly provide consistent hot water. The leasing office is entirely unethical and will take advantage of students (their primary demographic). They will keep your security deposit, they will ghost you, and if you mix up your rent payments, you will not be getting any kind of refund. Luckily, I had amazing roommates to help make up for it... and a membership to a gym with a shower. Do not live here. read more

Do not live here! This is an overpriced and excessively loud apartment building where their scummy management team will take advantage of you. Pros: gym, maintenance staff is nice, central AC Cons: 1. Management is utterly incompetent. They will dodge questions, not reply to emails, and will fail to notify residents of amenity closures. After leaving our apartment spotless and with no damage after moving out, they still tried to deduct over $500 from our security deposit. When we tried to ask why, they ignored our emails and calls for weeks. They only agreed to return the money they had stolen after we threatened to sue them in a small claims court. The midvale apartment management only cares about taking as much money from you as possible with no concern for your experience living there. 2. There are 2 extremely loud fraternity houses directly across the street. They will throw parties at any time of the day and you will be able to hear every lyric of every song. If you ask management about the noise level while you are touring the building they will lie and say the community is quiet and peaceful. 3. Our apartment was infested with mold. In a few months, we had to place 4+ maintenance requests to treat it. Any time it rains your windows will be covered with mold. 4. They require you to renew your lease 6 months before it terminates. If you fail to do so they will lease your apartment to somebody else. This is an absurd policy and further reflects the fact that management only cares about taking your money. 5. The "emergency number" doesn't work. Good luck if you are locked out after-hours. This is in no way a luxury apartment building. Avoid! read more

This is my second year living at 540 Midvale and overall it has been a consistently good experience! We live in a 2 bed 2 bath and can fit two full sized beds in both. Access to amenities such as the pool, hot tub, gym, and garbage shoots have been major bonuses as well. We had some issues with plumbing in our bathroom but we were able to get in contact with maintenance quickly. A benefit to living at these apartments is being able to submit a work order for any issue. Overall, I would recommend Midvale to college students seeking housing. read more

Optimal location for UCLA students as it is in walking distance from and to campus. Amenities such as a gym, pool, sauna, and laundry room are included. Staff is on site during the day and they are very helpful! Had a problem with setting up internet connection and upon notifying staff they helped me within 5 minutes. Very friendly and accomodating staff. I locked myself out pretty late/after work hours and they had me back in my apartment within 10 minutes! They are super responsive with the after hours emergency number that they provide. Any time I've had an issue with maintenance, payment, etc., the leasing office has resolved it usually within a matter of minutes, if not the same day. The great and fast service from the front desk staff is one of the main reasons that my roommates and I decided to renew our lease here. read more

For the price people pay it is a horrible apartment. During the storming season over the winter the apartment leaked to the point it was a near flood at least 4 times. In-home amenities are frequently messed up. A few months ago they scheduled a tour for the apartment we were in and had people coming in and out for days at a time. Altogether massively overpriced and horrible quality. I truly feel that they take advantage of the students. There is a bowl of candy in the lobby though. read more

In no world is Midvale 527 a "luxury apartment". My roommates and I chose to live here as a quick fix since our previous apartment was infested with rodents. Several of the packages I have ordered to this complex have also been stolen or misplaced... Don't get me wrong - this place is a step up from a rat hole. It has a nice pool area and a small gym. However, it is not worth the nearly $4,000 rent we pay for a two bed, two bath. In particular, I have had numerous plumbing issues. We have had to call maintenance a whopping EIGHT TIMES (!!!) to repair our showers and toilets. From earlier reviews, I see this is a fairly common problem. For instance, in March, water from the upstairs toilet/shower somehow drained into our bathtub. Despite how disgusting this was, the maintenance crew shrugged it off as a "minor inconvenience" and didn't bother to clean up the mess it caused. IT WAS UNACCEPTABLE. To make matters worst, this happened while my roommate was taking a final in the bedroom. I will attach photos for reference. Once again, today while taking a shower, I noticed the water pressure was astoundingly low. I will now have to submit my NINTH work order (in a period of about 8 months)!!! Unfortunately, we have chosen to renew our lease. While it is a step up from the average Westwood apartment, you can certainly find a better complex for the price. read more

The location is very convenient as it is close to the UCLA campus as well as the Westwood neighborhood/area. The amenities are very nice and well maintained throughout both buildings. Stayed here with 9 months lease, I really liked it. People here are really caring and nice - most of the time when I need assistance, they were always there and helpful. Maintenance people are extremely nice. They do forget things that you ask for, but since there are only 2-3 maintenance people taking care of the entire complex, just be patient unless it is an actual emergency. It gets pretty loud during weekends (esp friday & saturday night) since it is located right next to the frat row, so just keep in mind. This apartment is currently undergoing a lot of construction, so it's going to be a lovely modern apartment in a few months! But the noise that resulted from the construction/maintenance has been bothersome. The gym facilities are really convenient and the pool/hot tub patio is always kept extremely clean. I have lived in 527 Midvale for two years and the location is good if you are a UCLA student. It is within walking distance of campus and Westwood Village, making it a good choice if you are looking at renting. The rent is a bit pricey for the amount of space you get, but the units are on the newer side compared to some of the other buildings in the area. read more

The apartment is pretty close to campus (as a south campus student it's usually a 15-20 min walk to Boelter). This proximity is especially handy if you're someone who prefers to walk or scoot to campus. The leasing office team here deserves a shout-out; they're both nice and responsible, which definitely adds to the overall living experience. In terms of accommodations, the apartment also offers a studio plan, which is also reasonably priced compared to the other studios. In summary, my time here has been pretty good - it's a decent place to live. read more

Living wise, it's relatively safer, they respond to requests to fix issues within the apartment, and decent amenities. AC was a plus, but be aware that you're living across a fraternity and there's music every Thursday night/on the weekends across the street. That never bothered us too much because it's a college town, but if it's something important to you, it's worth noting! The music was also bad if that's relevant. My biggest frustration that completely ruined it all was not getting any of our deposit back, despite exhaustively cleaning and keeping up with cleaning our apartment both throughout the several months and doing a deep clean the weekend before we left. We were all cleaner than the average college student and all prioritized it in the apartment. They did provide us with an itemized bill describing the work that had to be done- "scuffs" that warranted repainting the apartment, "dust", etc. Everything was incredibly minor and would in no way near warrant losing a 1000$ deposit. Under California law, landlords can only deduct BEYOND NORMAL wear and tear (Cal. Civil Code § 1950.5(b)(2).) This means you can't just repaint an apartment, rob your tenants of their deposit to pay for it, and call it a day. In the legally mandated walkthrough prior to move out, the only thing the man brought to our attention was a black scuff on the wall and needing to clean the main bathroom. The former was wiped away with a clorox wipe, and the latter happened ALL the time with the rust that came out of the water pipes (something we brought someone in for in the beginning, and they informed us was completely normal.) Our bathtub was red all the time, and we completed a full scrub through every weekend- including the weekend of move out. I don't believe this was on the itemized bill explaining why they needed to keep our deposit, but it speaks to how much effort we put into keeping the apartment clean. Some of my frustrations are from the fact that we as tenants didn't take documentation of how the apartment was on the day we moved out, after brooming, mopping, wiping down the stoves, wiping inside the cabinets, behind beds/bedcracks (which were incredibly dusty when we moved in- despite the floors being generally clean). Call it hubris, call it naivete for trusting landlords, whatever you want- it's just something to keep in mind going for midvale. Edit: The pool is cool, the shared amenities between Midvale complexes is a plus, and the gym is as well. But if you're prioritizing any of these things, you could absolutely get something better for the price. The gym equipment is incredibly limited, and given that you can't go out for a casual run at times convenient for a college student like early in the morning or at night (despite it being a "nicer" area, there were several police reports regarding harassed women early in the morning, students that were robbed, etc all in the neighborhood), it's just something to note. read more
