The reality of renting in Westwood is that you'll be charged high rent for unworthy "luxury" apartments, and 430 Kelton is an amazing example of this. I lived there for two years and am so happy to be done with this place. Management is terrible. I had FIVE different "landlords." When a new "landlord" comes, they know nothing that the old one knew. So, maintenance on common areas is very slow, and the management is chaotic every time there is a change. I used to personally give the "landlord" paper checks each month to pay rent. They lost the check twice, and tried to blame me for not paying on time. When I moved out, I was charged for things that were not agreed on in my inspection. They dropped this after I fought it. But, this incident (along with "losing" my rent payments) is sketchy. Regardless of when your lease starts, you have to decide whether you will renew by February. When you move in, nitpick the place and START DECIDING EARLY whether you want to renew. Also, the only option for lease length is 12 months, which sucks. They probably pressure you to renew early in your lease on purpose, hoping that you haven't lived there long enough for the disappointments to truly set in so that you will renew. Once you sign that contract, you are trapped paying the rent until the lease ends or finding a sub-letter. Kitchen appliances are good. Bathrooms look nice on the surface, but have issues you won't notice at first. Your two options for lighting are a heat lamp, or an overhead light with a loud fan that doesn't work. Every time you shower, expect the entire bathroom to be soaking wet with condensation, toilet paper, and mirrors included. This is not normal. I had endless issues with my toilet. It kept running water after flushing, and the flush handle broke off three times because it was made from cheap plastic. The toilet also flooded two times. Maintenance did their best to help, but I had issues until I moved because the parts they used to fix the toilet were cheap. The shower head is so low that my head touched it. The tub faucet and knob are made of cheap plastic that can detach from the wall. One bathroom had silverfish and spiders, the other had termites. The landlord refused to send an exterminator until we brought the carcasses to her office and told her firmly to get it fixed. The apartment also became infested with cockroaches during my second year, and it took months to get an exterminator. My bedroom window looked out to the hallway where people walked to get to their units, which is terrible from a safety and privacy standpoint. There's only one elevator that is too small, too slow, and breaks constantly. Need to move furniture? Have fun taking the stairs! There are 40 units in the complex, but only three washers and three dryers total, which is not sufficient. There was once a three-month stint where only ONE WASHER AND DRYER was operational for the entire complex. Unacceptable. Maintenance is the one thing they got right. When you submit a request, they will come in an efficient manner and do their best to help you. The maintenance workers are also very nice. My only complaint is that some things (e.g. toilet) kept breaking. The building has an "atrium" design, and all hallways are outdoor ledges, so anyone could keep a list of who lives where if they wanted to. During the day, the front entrance is propped wide open. Anyone can enter. At night, no management is present. Residents are too lax and will let anyone in the building from the lobby. No one monitors who enters or leaves the building, which is unsafe. The doors to units are flimsy and can be easily broken into. Units also have bedroom windows in the communal hallways, which could be broken into. In Westwood, break-ins are not uncommon. These factors led me to feel unsafe living there. Lastly, packages are thrown lazily on the floor of the lobby and I had many packages stolen. There is no reason why a luxury apartment shouldn't have a secure mail room system. Come on, 430 Kelton. At least advertise the place for what it is. Do not call yourself a luxury apartment until you start doing more than the bare minimum. Fix the laundry, elevator, and package situation. Start investing in quality parts so that repairs to the building actually last. You are a luxury apartment in Los Angeles charging $5k plus per month for a 2B2B. You can do better. read more

Avoid by all means. One day, karma will get them all :) The building looks nice and recently remodeled (hence they could deserve 2 stars by kept it one), but expect many breakdowns over the year as the gut of the building is bad, from leaky windows to leaky sprinklers that would damage ceilings and drywalls, and they would repair them days later, with dust and debris everywhere on your furniture and cloths. We have 5 or 6 major breaks/incidents in one year. Managers are rude and uncooperative/ snobby. The building is owned/ managed/ operated by sharks, and some are out of State, (an investment company, an accounting firm, a management firm, etc.) They have low-life business practices that would make sure to eat away your deposit with "glazing to tubs, paints, cleaning and other phony repairs that are greatly exgagarated. Good luck trying to communicate with them, and you basically have no recourse against their army of savvy managers, etc. They wouldn't mind ripping off unsuspected poor college students! read more

Terrible staff and reliability. Lived here for 2 years and went through 5 different property managers the only one who actually cared and helped out tenants was Christine. There are so many issues with this apartment. The elevator in the apartment is constantly broken and/or there is food residue or vomit on the floor. The staff keeps changing and is difficult to reach because they are never available. We also had a cockroach infestation that lasted several months. When we notified the staff they didn't treat the issue as aggressively as they needed to even though other apartments were experiencing the same thing. They claimed they would also reimburse for the issue but have yet to do so. Stay away from 430 Kelton there are so many nicer and cheaper apartments in the area or south of Wilshire. read more

As a student living at 430 Kelton, the biggest pro is definitely the location--it's super close to UCLA, so I can walk to class in about 10-15 minutes, which saves a lot of time. It's also near Westwood Village, so grabbing food or groceries is really convenient. read more

the apartment is nice overall but has some issues. during the last couple of months, there have been some leakage alluding to plumbing issues and some pest control problems, which have all happened in a relatively close amount of time. im unsure if this is because of more structural issues or whatnot, but it seemed like often we would run into some issue around the apartment. Jerry, the property manager, is very quick, responsive, and attentive, along with all the staff that handles repairs on the property, so our issues get handled pretty quickly. im very appreciative of the attentiveness that goes into ensuring our problems are addressed. the admin on the property takes cares of everything well, but i think the building and units themselves have deeper issues that goes beyond the scope of the property manager (maybe more of concern for the owners of the property). read more

Elevator is broken and parents are trying to trying to move their students out. Longest it was ever broken for over two weeks. About the 10th time this has happened this year. Not to mention the plumbing issues with sewage backup in car garages when I have visited. Definitely not worth the money one would spend in "luxury" building. read more

I cannot say enough positive things about Christine, the building manager at 430 Kelton. She is proactive, responsive, and professional in every way. In an emergency on the weekends, Christine can be reached. As an out-of-state parent, it was important that my daughter live in an apartment building that was managed properly by someone who I felt was upstanding and caring. Christine always welcomed my questions and phone calls; she felt comfortable and trustworthy right from the beginning. Sadly, this is something I did NOT feel about any of the managers I've dealt with in other apartment buildings around UCLA. The rent in this building is a little higher per square foot than some neighboring buildings, but the kitchen and bathroom fixtures are top-notch, the units are pristine, the public areas and amenities are bright and well-maintained. The building itself is very beautiful, clean, and the units are all remodeled. There is a study lounge for students to study in, as well as a rooftop lounge area. The management and quality of this building is truly abysmal. I would not recommend living here to anyone who wants to have peace of mind and not have to constantly stress. This building is the definition of lipstick on a pig, and not a "luxury apartment" experience by any means. Despite appearing renovated, things are constantly breaking (such as the fridge/freezer), there is an extreme cockroach problem, there are leaks in the ceiling and in the sinks, and the elevator is out of order every other week. The list just goes on and on. We are constantly putting in maintenance requests, only for the problem to reoccur because they always just put a band aid on the problem and don't actually fix things properly. We are truly fed up, and this is not how things should be in any apartment building, especially one that charges such high rent prices. It is evident that the ownership is capitalizing on the fact that there is a housing shortage for ucla students who might be more tolerable or don't have the time/resources to do anything about this lack of integrity. This is a belated review for 430 Kelton and most especially, wonderful Christine (the property manager). Somewhat unusually, BOTH of my kids actually lived at 430 Kelton at different times. My son lived in a two-bedroom with a bunch of other guys while he was an undergrad at UCLA. A few years later, my daughter lived in a one-bedroom as she pursued her master's at UCLA. Both of those experiences (spanning the time period from 2017 through the summer of 2022) were outstanding. As you likely know if you are reading this review, renting within walking distance of UCLA is tough in terms of availability, affordability, quality, responsiveness to maintenance issues, and sometimes, safety. 430 Kelton may be a bit more expensive than its neighboring properties, but it's well worth it. It is well-maintained, and the apartments are attractive and in good condition; some have been very recently renovated. The lobby is inviting and includes a lounge that students often use for studying. The building includes a secure parcel locker system and a nice laundry room. BUT THE MOST IMPORTANT THING you need to know about 430 Kelton is Christine, Christine, Christine. This woman. My goodness. She was extraordinarily helpful to me as a parent, and my kids as tenants -- ALWAYS available, ALWAYS helpful, ALWAYS straightforward, ALWAYS kind, ALWAYS fair, and ALWAYS patient. I remember when we were trying to figure out long-distance which unit to rent as my daughter was entering UCLA, my daughter mentioned she had a cat that would be coming along, and Christine literally told us she was a "cat person" and believed a certain unit (CHEAPER, by the way, than the other options she had available) would be most liked by the cat for its sunny location (and she was right LOL). On the day we moved our daughter in, Christine called me as we were driving down I-5 to personally tell me (and apologize) that the building's elevator had just broken down and the repair person was working on it right then, but she was concerned it might not be fixed by the time we arrived. Who does that??? And then we arrived (with our moving truck pulling in right behind us), and sure enough, the elevator was still down, darn it. So our movers got to work moving things up the stairs instead. Christine herself joined in, hauling my daughter's stuff from the truck to my daughter's top floor unit (I was slightly mortified and also infinitely grateful all at the same time). My daughter had previously lived in other collegiate apartments, and I cannot even tell you what a contrast Christine was with others we've dealt with. If you are a UCLA parent or a student (or a UCLA staff person) thinking about 430 Kelton, don't hesitate; you will not find anything better, and certainly nothing better managed. People usually never consider the importance of the quality of management while searching for apartments (it's something I definitely didn't consider) but it definitely makes a difference. Chris, the apartment manager, is such a wonderful and helpful person! She is always caring of the tenants and very understanding. (I would give her 5/5). Another pro is that maintenance requests were also attended to quickly. I mean I've heard of people complaining that their AC was broken and wasn't fixed for months, which sucks because it was summertime. This apartment complex is average but one of the better ones in Westwood. Some of the apartment complexes in the building are outdated but some are remodeled with newer appliances. Some cons: -I had a corner apartment on the first floor and the side door used to slam when closing and would wake me up / startle me. -It's located right behind Jefferson court so it could get loud from parties. -Insulation isn't the best, it's gets really cold in the winters. -Showers aren't the best: the shower head is low (but I'm short so it wasn't an issue for me...but was an issue for my tall roommate), the water fluctuated from extremely hot to freezing cold. Overall, I'm glad this was my apartment of choice during my college years. Finding a great manager is absolutely important in apartment hunting, and this is what you'll find here. read more

Beware of ridiculous and sketchy utilities charges from AUM. Furnishings in kitchen and bathrooms "look" new but feel cheap to the touch. Get used to paper-thin walls and shaking floors into the wee hours of the morning. "Gated garage" means the gate is open everyday during the day (and a couple times overnight) inviting anyone to enter. + UPDATE + I put in a work order to fix a leaking pipe above my parking space in the garage back in December, and six months later, they have yet to follow through and completely fix it. Instead, they relegated me to another spot on the edge that gets occupied by the maintenance guy's car in the day if I leave the apartment. Paying $100 for parking, yeah... The auto-debit option for rent is also a bad idea as Kelton Plaza will take the whole month's rent during your last month's stay instead of prorating it and refuse to make any type of refund. read more

I love the manager. Chris is really understanding and made an effort to know my apartment mates and me even during the application process. The rest of the review is a bit negative, but that is more of a common theme of you want to live in this area. Some of the utilities are a bit old. One of our showers is a bit leaky. I'm also not happy that the rent went up, but it's going up everywhere else too. Also, there's now this giant tarp on the face of the building. The construction began during finals week of winter quarter and through the end of the school year. The workers showed up one day without any prior notice and disturbed a lot of studying. The manager was able to put off construction during thhe remaining finals, but it was a huge eyesore. read more

I lived in this complex last year, and I can say the only thing I really miss about it is the landlady, kris, and the downstairs study area. Kris is the sweetest person you'll ever meet. She makes an effort to get to know the residents and remembers almost everything you talk about! To receive packages, you have to check them out from her office, so there's a 0% chance of them being stolen or tampered with. The study area has its own wifi and tons of outlets (saved my life heeeella times). Oh! Also the maintenance staff is super friendly as well and are very quick to respond! Put in a work order form online in the morning, and it'll be fixed by the time you get back from class. Ok now the downside, parking is not free nor is it cheap or all single spaces. If you want to buy a single, it's over $100 per month. That doesn't sound that bad, however, the rent has gotten pretty expensive. I lived in the 900 sq ft unit and our 2b2b was about $3000. AND literally nothing is included. Not even water. Also the wifi situation was not stellar. We started with Verizon then switched to time warner because it was slow af but it literally did not get much better. Idk if it was just the area, but my neighbors had the same problem. Also, although maintenance is quick to respond, things broke aaaall the time. Toilets running, blinds breaking, our stove didn't work for the first quarter that we lived there. It was a bit of a mess. Also, I lived in the bedroom where the window faced inward towards the little sitting area with a fountain. Two things, 1) the fountain was hella loud and hella annoying and 2) you get no sunlight in there whatsoever. It also did not have an overhead light installed, so bring your own upon moving in or else you'll be living like a hermit. If you have the money for this place, kris tries her best to make it the best stay possible. But with literally no utilities included or parking, it was impossible to stay. Great place, but not for someone as broke and money conscious as me haha. Nice for how close it is the the UCLA campus. read more

To live in an apartment near UCLA, you have to be ready to learn a few things. The building offers a competitively priced unit for 5 people. The utilities are split between AUM (water, pest control, energy, sewage, trash), SOCALGAS (gas), and LADWP (electricity). Your lease with Kelton is a full-service gross lease (minus utilities and insurance), meaning your rent covers normal damage from wear and tear; these maintenance requests are either handled or inspected within 24 hours, depending on the availability of parts. There are more details on your contract detailing the costs to specific items you or your guests inflict damage to. As part of the service lease, the apartment commons are vacuumed and mopped every Friday. The place looks and remains pristine. The rooftop is gorgeous and is well maintained by the staff. Chris, the building manager, is very responsive, courteous, and professional. If you have a problem or concern with the apartment, you can be 100% sure that you will never have to tell her twice. I am currently living here for my 3rd consecutive year and it has been nothing but a pleasure. The apartment fills up quickly, so make sure you express your interest early! read more
