IRINA is pushy, and refuses to answer simple questions about the lease stating she is not an attorney it's my responsibility to fully understand it. Lol that's insane! I had a simple question about the terms of the maintenance deductible...which ive never even heard of in my 15 years renting in Florida. Also it's impossible to get in touch with these fools on the phone. Can't wait for her to respond something crazy on this review haha. I wish the owner of this property would wake up and realize that Mila Realty causes unnecessary stress and is not tenant-centric AT ALL. Beware! My lease is up soon and for that I am grateful. This company hides from liability stating that they simply administer the lease and "everything is up to the owner" but the fact that all contact is through them does in fact create a landlord tenant relationship making them ultimately responsible. Moved into a HORRIBLE roach infestation. Apparently the property was previously rented out as an air bnb and the owners decided to rent it out on an annual lease. What followed was nothing short of a nightmare ultimately costing me thousands of dollars. On the day of move in, I arrived to a cleaner who was clearly on drugs as she consistently wiped the same spot on the counter for over 20 minutes after being two hours late. I had to call the agent and tell him to have her leave the property. She had no vacuum and wasn't really cleaning a darn thing! On walk through with the property manager there were a couple dead roaches on the floor. He dismissed it as "that's just Florida" and didn't seem concerned. As we began to move in that night, there were literally roaches crawling up the walls. I have a child with asthma, apart from the fact that we've never had roaches and wouldn't have rented had I known the place was infested. And I do mean infested. It was rented furnished and there were roaches nested in EVERYTHING. Further inspection in moving furniture around revealed absolute filth. Spilled sodas and food in and under furniture, caked on dirt from a dog on the exterior and interior doors - it was just disgusting. The lease had already been signed and my movers were there to unload, having already been paid. What followed was even worse. They sent a pest control tech to bomb the house three separate times, each time seeing no reduction in pest activity. Their own tech said the furnishings were infested. I called Orkin to get some real pest control out there. They found an owner's closet backed up to the kitchen that was packed with old mattresses and furnishings from floor to ceiling that gave them a place to hide during bombings. No wonder the bombing didn't work! At this point I am beyond disgusted and distressed. I called the property manager who agreed to remove the furnishings almost two weeks later. For two weeks the home was uninhabitable and I was very close to suing given the thousands in wasted money on pest control, cleaning and movers to get the furnishings to the garage as previously they wanted me to keep them in the house! Additionally, they had to know it was infested as they had conveniently checked off that I was responsible for pest control. The year of pest control and remediation cost me over $800.00! The professional cleaners cost over $1000.00!!!! On April 1st they finally sent someone to remove the infested furniture. I thought alls well that ends well and continued with my life despite the financial loss. Aldo worked hard to try to smooth the issues and kept blaming the "unreasonable owners." Fast forward to time to renew or move. They wanted to raise the rent far above the market value so I declined to renew and then was transferred out of town. I am being asked to show the property to prospective tenants who "may arrive unaccompanied." As a single mother with three children that compromises my safety. I'm also asked to make myself available during business hours - while people work. I don't mind helping but I cannot be available during business hours to be an unpaid property agent. Last is the cherry on it. They have listed the property as "furnished." Either they keep very poor records or fully intend to move the roach infested furniture back into the house! Or they've simply forgotten that they removed it! At this point I am concerned for my security deposit of nearly $3000.00 and now have to take the time to prepare paperwork for claims court just in case. Thankfully I kept record of all correspondence - even the voicemail from the junk removal guy the property manager sent. If this sounds fun, go ahead and rent from them! My advice is to look elsewhere. Further, on my final month, a clerical error caused a full months rent to be posted as due when rent is only due through the 14th. I had to wait 3 days for it to be fixed. They didn't notify me they had fixed the issue so they could post a late fee that they now refuse to remove. A clear money grab. I'm filing with the courts and recommend anyone who has been hustled by these people do the same. read more

My wife and I applied for a rental home and was advised that our application was the 1st for the property and the're its 1st come 1st serve bases . After they ran our credit and ran background check we was advised that the place was ours. We requested to schedule a showing and during the show Vicky rented the property to another family. Please believe they rent to their own kind. Please stay away if you're not of Hispanic descent. We made several attempts to contact the owner Valemtina Naumenko but never would respond to email or text. We tried to explain the situaton to Steven Tavarez but he only made excuses. He offered a refund but never received, again more excuses. Don't trust Vicky Arriola either. My son had rented a unit in Cocoa beach Florida and he arrived to move in and they said he had not even toured the unit and he did one week prior. Lease was signed and money sent to Chase bank. Valentina Naumenko Mila Realty also known as New America LLC is the worst management company we have ever had. When you call them you have to leave a message all the time. No one ever answers the phones. Most likely you will not hear from them for a day or so. Don't get an emergency like a water leak you are on your own. You cannot just call them and get an answer to your essential question. If you are the president of a condominium you still cannot talk to anyone you have to leave a message. This was so frustrating to all the owners and the board members of the condominium with many serious situations. Their bookkeeping is not good. They say you owe money when you have paid your condo dues. Make sure you keep good records you will need them. They will not show the owners of the condominium the financials. This is illegal in the State of Florida and all management companies must keep accurate records and show them to the owners and give them copies. The owners have not seen the financials from November 2022 to June 30, 2023, when our board hired another management company for July 1, 2023. Valentina didn't send the document and financial records over to the new management company as of August 2023. Save yourself a lot of aggravation and go with another manager and management company. They do not deserve even ONE STAR read more

We tried working with Mila Realty to rent a house in Orlando. Communication with the owner, Valentina Naumenko, was terrible - once they got our $60 for the application fee, they refused to work with us for our application documents and when we scheduled and confirmed an appointment to view the house, they cancelled 2 hours before, after we had already driven 7 hours to come see it. EDIT: Immediately after posting this review, Valentina called me and threatened legal action if it was not removed. read more

All of the one star reviews listed below are very consistent with our experience with Mila Realty. They were incredibly unresponsive. We had an issue with our toilet leaking the day we moved in, and they never came out and fixed it. There were also several other issues that were never addressed. Valentinas responses to the other reviews are combative. I would never rent a property from this company again. It appears most of their 5 star reviews are from friends and family, and not actual renters. I researched this company before doing business with them. All of their rating on multiple website was 5 stars, well that was a load of crap. I would not recommend this company to my worse enemy. My family and I applied for a house that they are managing. Their application process was a complete nightmare. After four days of constantly going back and forth via email because their google phone would always go to voicemail (red flag #1) we finally got approved. After getting our approval email we were asked to drop off money and slip underneath their office doors (red flag #2) due to it being after bank hours we were unable to. After all being said and done we get an email stating that the owner of the house would like that we keep the utilities in his name (red flag #3). Lucky my family and I were only out $150 in applications fees. Although they stated that they would refund us I don't know how much of that I believe. I would stay as far away from this company as possible. (Update) Yay! We received our money back for the application fees shortly after this review. Just recently an email was sent to my husband asking that my review be removed or I would be sued. Good to know that this company feels that they can revoke my first amendment. read more

No stars. The most unprofessional real estate company I have ever dealt with. Relocated from Illinois to Florida recently to walk in a home that was advertised as move in ready and furnished. Upon arrival maintenance was cleaning carpets that needed to be replaced. House was trashed. Complete nightmare. Maintenance guy stated he wouldn't live in that house . He informed us the tenant moved out two days prior. He was rushing to turn the place over. The pictures advertised where not accurate. After we demanded our money back days later they posted the accurate pictures. We took pictures of what the place looked like when we walked in. Completely unacceptable. They did not try to make it right knowing we came all the way from Illinois. Currently living in hotels and air bnds with my husband and three kids. I have pictures as proof. They will still your deposit. i only have them for a year and 5 months and due to my previous land lord quit due to the house owner was a character. Hello all, I'm big on reviews and expressing my First Amendment Right. I just start working with Mila Realty. I thought all was going well.. OMG!! These is a 60 dollar gimmick. When I first inquired about a property I did mention my score was low. I was advised it is ok, I would just have to add an extra security deposit. Ok, we proceed.I sent my docs via email. The next day I received an email saying the property was taken on a good faith deposit. I was then sent a link with some more rentals. Many over 1400 wow! There was one for 1200 when I asked about it I was told that the property was a month to month. Ok, I asked now what is your procedure now? Do you hold my application and money till you have more? Because I'm not interested in a 1400 plus rental. I was told "NO" I have two weeks to decide on a rent on the list. REMEMBER exceeding 1400 monthly, if not I will lose my 60 dollars. Mila Realty is unethical and doesn't practice accordingly. STAY AWAY! This is a quick 60 dollar scam everyone here is right. I will report to BBB as well. i am two weeks away from moving out of one of their properties . The company took it upon themselves to send people to the house to look while we are packing . I am immune compromised and having all these random people come bang on my front door with Covid so prevelant was incredibly unprofessional and risky to my health . They don't fix things without charging you to fix it then making you pay the repair person the full price as well . The gutter on the back of the house is about to fall down and they have down nothing about it . The office staff are incredibly rude , and they made changes to my lease without informing me . They added a cable package that I was only told about by spectrum when my bill changed . the house was covered in ants no matter how much we cleaned .
