Like most housing situations, at any given time, this review would've fluctuated between a solid 1-star and sometimes as high as a 4. Probably not a 5. If you take nothing else away from this: just know, it was a generally comfortable unit, but external factors in the second year sometimes made it intolerable. It looks like a not-recommended review here also mentions one of those main factors: the dang nightclub that opened across the street. Thursday to Sunday night from 10 pm to 2 am, even though I lived several floors up and on the side of the building not facing the club, the bass would straight up shake my apartment. And at 2 am, police lights would often light up my space as kids trickled out onto the street. It was not ideal, but very much also a nuisance to property management and out of their control. What was in their control was my direct neighbor. Also in my second year, a horrifically loud guy moved in next door who loved being super noisy between 1 and 5 am on work nights. Management response was pretty poor at first; eventually he was moved away from me though..after several months of me complaining and then him harassing me on social media under a fake name for filing the complaints. One positive of the building is that they do have an on-site security attendant for noise complaints -- so stuff like that is reported fairly easily. The follow through when it becomes a chronic issue is where it can become messy. Other key things to note: - They do not offer on-site parking. It's right downtown, so you need to select from one of the paid garages if you have a car. I paid $85 for a roof spot in the creepy garage across the street that didn't have an elevator. - Studios are small. At 385 sq ft, with a cat, after two years it can start to feel claustrophobic even if you are a minimalist. - It's expensive for what it is. Over $1K for my studio and not all-inclusive like some others downtown as one of the cheapest options. You pay extra for a washer in your unit. I instead paid per load for the community laundry downstairs, which was tedious. Often I had to wait for machines to become available, and I had to wait for my clothes to clean/dry, so no one would touch them. - Trash chute was almost ALWAYS clogged. Other tenants also often left their trash sitting in the trash room when that would happen, which wasn't allowed. - The gym is really nice. No need to have a membership elsewhere. - There are weddings here all. The. Time. Get used to walking through the lower level/crashing bridal party photos. - Homemades by Suzanne is a lunch option right in the building. So delicious and helpful on sick days! - Management is responsive to emails, even on weekends. - Maintenance is great. I hardly had any issues at all, but when I did, they were on it. - They have a book exchange in the mail room. I was a frequent flyer. - Some of the folks living here have been for a while. They have a resident Facebook group. But be positive on it or management will delete your post. - I almost stepped in dog pee in the lobby more than once (see above about management deleting posts in the FB group). But the lobby is otherwise stunning! One of the best features for sure. Super cool history as well. How neat to say you've lived in a place where so many key figures in history have slept? All in all - if you have the money, want to live downtown, don't need a pool, can sleep through whatever, and want a unit with minimal maintenance issues - this could be your place. It's hard to put a rating on a living situation since we're all different and we all have varying tolerance levels. I waited several months before reviewing, but looking back, despite the issues, it was a decently nice place to live for the specific chapter in my life.

The only issue within our apartment that we ever experienced that wasn't immediately handled was a few minor leaks after a very heavy rains. The dog parks nearby are very fun and a nice opportunity to get to know people if you are new to the area. There are also two breweries and a handful of restaurants nearby within walking distance.

I have tried to talk with the neighbors directly but they refused to answer the door and had to leave letters as well as my cell phone number so that we can discuss this issue. Nothing has seem to be working and unfortunately I am forced to move out of an apartment that I absolutely loved. I felt that it would be my due diligence to warn anyone who is coming to be aware of living here as you will be dealing with some incredibly loud and inconsiderate neighbors. Included garage parking was another great perk. Internet is also included in rent, but it is rather slow and very difficult to stream anything. Noise from neighbors is about what you would expect in any apartment, and I was fortunate to live around people who kept their noise to a reasonable level. Street noise from the neighboring apartment building can be an issue if you live on that side of the building though. Some residents at Link let their animals urinate in the elevators, and do not clean up after them. Many days the elevators smell like stale pet urine. Location wise: I enjoyed being close to downtown and you can easily walk to the river. I did not like that Manchester does not have a grocery store or many decent food options, so that was rather inconvenient. But there is a brewery, pizza place, and Subway all within walking distance. The office staff (Shayla) and maintenance are always pleasant and kind, and maintenance is very quick to respond to work orders. Overall, I found Link to be a reasonably priced city apartment with enjoyable features and amenities.

We were nightly frustrated with loud music and people in the street screaming. Christmas night there was a huge fight just outside my apartment. We had our delivery packages repeatedly stolen to where we had to get an Amazon locker for delivery's. The back trash area of the trash is ALWAYS over flowing and so gross you don't want to go near it. Yet, you are forced to pay the mandatory charge of $30 a month for "valet trash service" at your door. This only 4 days a week if you're lucky and depending on the mood of trash people they may or may not take your trash, yet you can't opt out. Run far and fast from this property. My kitchen sink kept overflowing and management/maintence would not listen to me about the problem resulting in overflowing into my living room and drenching my carpet. Roots were growing in the pipes and made the water backup. As a result, they replaced the carpet, but gave me carpet thaat did not match the carpet in the unit without letting me know beforehand. I was forced to live with two tone carpet. My list goes on and on. I felt disrespected living there, even though I paid my rent on tie every month. They raise the rent by hundreds annually. Management is too small for the size of the community. The onsite staff constantly changes. I don't recommend it, but each his own. Good luck!!

I've lived here 18 months. In no particular order: 1. It is…read morea beautiful old building, with great views from the roof. Other reviews cover this pretty well, so I will skip it. 2. The building is adaptive reuse (which I hugely support), and the refit is mostly thoughtful and well done, but there are some unfortunate compromises: A. Windows do not open. Awning windows at the top of each opening would make the units far more comfortable, and healthier. Cooking smells really linger (the hood over the stove does not vent to the outside) and frying or pan grilling will often trigger the smoke alarm. (Yes, I did.) You can turn your HVAC to "Fan" and set it on "High," but it doesn't seem to make much difference. B. No outside ventilation for dryers. The condenser dryer works pretty well and is reputedly energy efficient, but it heats up the apartment and increases humidity. In the summer, I have to run the AC extra, to make up for it. I often hang clothes to dry on a rack instead. C. Lack of ADA access: I think the building is actually unafe for anyone with mobility issues. There are no automated or power-assisted doors to the outside, or to the mailroom, package room, roof, etc. I have seen a neighbor who uses a cane struggle with the exterior doors and get caught. 3. ELEVATORS. At least one of them is usually down. Sometimes all of them are down, although the reliability has improved. Still, they tend to shudder and shake and lurch. (I got stuck once and the elevator service didn't answer the call box. Fortunately the staff hadn't gone home for the evening, and they heard me ringing the alarm and were able to get me out within about 10 minutes.) The elevator doors are also very quick to close, and I saw a neighbor get caught and drop his groceries and nearly fall. 4. THE SMELL: As a dog owner, I really appreciate the indoor "dog agility" space, especially in bad weather. But it is not well designed: urine leaks from the artificial turf onto the concrete floor in the little lobby, pools there, and is left to dry. Ventilation is poor and the extraction fan is very loud. The dog park is not cleaned anywhere near often enough, and it stinks. You can smell it throughout the basement and ground floor, as well as outside the building. It's a lot worse in the summer. The staff try to cover up the smell with strongly scented diffusers, which are horrible for anyone with allergies or asthma (I have a friend who refuses to visit because of it). NOISE: Sound from other apartments is pretty reasonable, but of course your neighbors are luck-of-the-draw. I can hear everything that goes on in the hallways, but not much from the adjoining apartments. I hear nothing from the unit above me, ever. Street noise is not really an issue in my courtyard-facing one bedroom. If there's a tornado, I probably won't notice, the building feels that solid. 5. TECH The "smart" thermostat is erratic. It has never worked with the app and sometimes mysteriously turns itself off ("Unoccupied"?). If the internet is down, your smartphone won't open the doors. The Wi-Fi (included, nice) is run by a third-party provider, and when it went down on a Friday night, it stayed down until Monday morning. (This has happened twice since I've been here). 6. TRASH PICKUP: I appreciate that Landmark doesn't charge a separate fee for trash. The pickup service is mostly reliable, and if you do get skipped, the office staff will take care of it, as long as you let them know. 7. STAFF They are fantastic about most things. They are super responsive to repair requests, keep the place clean and tidy, and take security seriously. (Amber is my hero in that regard.) However, there are some building issues that they seem to have given up on (i.e. the smell from the dog park. Don't bring it up. They will get snippy.) 8. RENT INCREASES Lease renewals are weird: the rent for a 12-month lease was $336 a month more than an 11-month lease. The management company, Landmark, uses the RealPage algorithm to set their rates (I was told, and all my renewal documents did come from a RealPage email address). *The Department of Justice and several states' Attorneys General are suing RealPage for alleged price fixing and collusion to violate anti-trust laws. (ProPublica and the NYTimes are both covering the suits if you want to Google it.) That said, my last rent increase was 5.5%. That's higher than inflation or the expected market rate increase, but not as egregious as the 13.5% my previous building tried to charge in 2023.
