Spoke with Damion on the phone, set up a time to meet on Saturday, which he agreed to. I made plans around that meeting and he canceled that day. We met another time in which I was able to give him the security deposit. Fast forward to move-in day. It was snowing and I had my father and brother come from out of town (Dad came from Salem, MA). I already gave Damion the security deposit and made the first month's payment online. A confirmation number was sent to me and the money was withdrawn from my account. Standing in the kitchen with Damion, my brother, and Father, he insisted I get a cashiers check. We agreed to meet at the Walmart down the road where I waiting in line over an hour to get the check. It was Dinner time and starting to get dark (Uhaul was sitll full..). After walking out of Walmart I don't see Damion. I call him and he tells me to meet him another 20min away because "I have four wheel drive" (in a dickish tone) - I meet him, give him the check and go back to the place to unload the uhaul. After unloading it came to our attention that the furnace hasn't been turned on, nor has the yard been picked up as we agreed. The company did credit me $150 for not following through on the yard clean-up. Next I was told to measure the air filter for Damion which I found extremely inappropriate. However, I did end up doing it. So that was all a month into the process. Now it's May, about 4 months into the lease and I have taken the liberty of doing yard cleanup (leaves, twigs, etc.) and also removed a large pile of trash (rusty metal, glass, even diapers..). I didn't feel comfortable with my dog using the area in that condition. I left this in a pile by the road for pick-up as per Damion's instruction. It's been a week and the only person that showed up wanted to see if there was anything of value (I could've saved him the time and tell him there wasn't). I've never met the owner before but from what I see, Pro Property Management's only function is dealing with the lease paperwork and taking payment. They did help me replace the dryer in the unit but they knew it was broken before I moved in and it was far from simple.. What do you think? Would you guys be happy with them? -**Response to Adrianne** - The clean-up then, and the clean-up now are different. If I was the landlord, I would be ecstatic that the tenant cleaned up some garage. See the picture as reference. I don't think it's fair to say you understand my frustration, because frankly you're not it.. I already sent a copy of this review to your email and not sure what else there is to discuss.

So, their focus is for convience of the renters, not to the unit owner still living in the units! So, there no rules inforced, tenants park anywhere, garbage overload with trash, broken garage gates, no communication when it will be serviced... I mostly blame the Forest Mews board members, however WFL truly SUCKS! But I must admit, WFL is good and timely at email notices that common charges are due!!

My attorney had to copy every member of the board on every email to him and even then took him days to respond. I had to physically drive to the office in Norwalk to get a response. I was also treated with terrible misogyny on multiple occasions and, after discussion, I discovered that the women in my community were treated badly by him and the men never were. That is unacceptable. In addition, the man assigned to my community had no idea what a home improvement contractor's license was or that it is required by law for anyone performing work on the building. So, he didn't check for that before having work done. The level of incompetence was truly astonishing. My attorney is going to report this company to the department of consumer protection.

Cons: change in management, if you don't lock your car & because the garage is wide open you are at risk of break in., random fire alarm can get pulled so making everyone evacuate. Pro: door friendly, a lot of community events and raffles, mailroom is better and they fixed the mailroom issues they had a couple of years ago. Don't just look at the rating. Actually read what residents have written. I wish I had, because many complaints about poor communication, maintenance, and lack of follow-through are remarkably similar to what I have now experienced firsthand. Knowing what I know now, I would not have chosen to live here. The maintenance technicians themselves have been great when an issue finally reaches them. Management and communication are the problem. I documented several issues on my move-in checklist, personally handed it to the leasing office, and was told work orders would be submitted. Months later, some remain unresolved. Management recently told me two requests were "pending" because they didn't have permission to enter, yet nobody ever contacted me asking for permission. Previously, we rearranged our schedules for a Friday maintenance appointment, were told around 4 PM they weren't coming, and then maintenance showed up Monday without anyone telling us. Coordinating basic maintenance has become a constant game of cat and mouse. The same problem became apparent during an EV charging dispute. Management told me Level 1 charging from an existing garage outlet violated a "long-standing community policy." I reviewed my lease and addenda and couldn't find the prohibition. I asked several staff members and the Community Manager directly three separate times to provide this supposedly long-standing policy. It was never provided. Eventually, management sent a community-wide email stating the rule. I appreciate that it is finally clear, but if this policy had already existed and been communicated to residents, providing it when I first asked should have ended the discussion immediately. Even more disappointing was management's response after I raised specific questions: "Given the length and number of issues addressed, we are not going to respond to each statement or contention individually." I'm including a screenshot so prospective residents can read that response and form their own opinion. From my perspective, saying there are essentially too many concerns to address is a remarkable response, especially when many arose because getting straightforward answers was so difficult in the first place. This isn't happening in isolation. The pool has repeatedly been closed, the garage access barrier has been broken for about a month despite residents paying to park there, there have been repeated fire alarm issues, and maintenance concerns reported at move-in remain unresolved. Part of our closet system even fell from the ceiling and nearly hit my girlfriend. It was eventually fixed, but only after more than a week of calls and repeated follow-ups. I'm including photos and screenshots so prospective residents can see some of this for themselves. Management, if you're reading this, it really isn't complicated. If something is a "long-standing policy," provide it when asked. If you say work orders will be submitted, follow through. If maintenance needs permission to enter, contact the resident. If an appointment changes, communicate it. Residents should not have to send email after email chasing management for basic information and follow-through. What makes this especially frustrating is how quickly management communicates when they want to tell a resident what they cannot do, compared with how difficult it is to get that same urgency when a resident actually needs something. The technicians and other staff I've dealt with have generally been nice and helpful. Unfortunately, my experience with management has been poor communication, poor follow-through, unclear answers, and far too much effort required to resolve issues that should be straightforward.

There was a serous lack of oversight, follow-up, and basic checks and balances. We discovered numerous issues, examples; no collection efforts were being made on delinquent units, late fees weren't being charged, invoices were paid without required Board approval, some payments were duplicated or incorrect or work was not properly completed so vendor should not have been paid, owner bill-backs weren't being done/processed so when Felner provided a budget, they recommended a significant increase in condo fees. Knowing this was wrong, we dug into the expenses and discovered units were not being billed back along with various other issues. Felner also paid themselves from Association funds without the required Board approvals. Repairs went unaddressed for months, including serious issues, while unit owners often received no response to emails. Maintenance contracts and reported problems were not consistently monitored or addressed. Ultimately the Board had to step in repeatedly to identify the problems, inform Felner of the problems and push to have these and other problems corrected. Very disappointing experience. We are no longer with this company, yet we are still experiencing problems; they continue to send invoices to Unit Owners for condo fees as one. I strongly recommend that anyone using this company, look closely at all of this for your Association.
