I lived in Modera for two years. I waited to write a review until after I moved out because they are very concencious of reviews and even ask residents to remove negative reviews in addition to pestering us to write positive ones. The apartment is nice but very cheap and low quality so things break easily. The building is mostly college students so its very loud all the time and the walls are thin -- don't believe the leasing office when they tell you that they will evict rowdy people because they do not. Don't expect to have guests because there is nowhere to park and even in public spots, cars get mysteriously booted for $180. Dogs pee and poop in public spaces so the building smells bad. The elevators are never working which makes things a serious hassle. I have two friends whose apartments have been broken into because the security in the building is so bad. The worst part about living in Modera is management. They are perhaps the most incompetent people I've ever encountered, and it doesn't help that that they are SO rude. You won't be surprised to find several additional charges on your bill every month and if you're like me, you'll be charged $800 because the apartment was a little dirty at move out (nothing more than dirt and dust!!!!). I would recommend paying the same price and living nearby at Gables Ponce, or Berkshire for a top of the line experience. Modera is a rip off and building management is garbage. read more

I moved in to my apartment on the 8th floor of Modera Douglas Station Phase I Building on December 21, 2022 to a cockroach infestation: my apartment is filled with roaches. I asked to be moved to another unit in the building that was not infested with roaches and building management refused. I learned that pest control comes to the building once a week. I've never heard of pest control coming to another apartment building once a week. Building management has refused, despite several requests, to treat my dishwasher when so many roaches are crawling in and out of it. I cannot use it as a result. Tonight, I walked by the trash room on the first floor, which is located right next to the package room, and where vehicles park for deliveries. I saw that it has lots of roaches and I saw a roach flying there! Perhaps this is unsurprising as there is a an open pipe (not a leaking pipe) in that room in which water pours on the ground. Addition on January 6, 2023: Joe Blackburn (building management) responded in the comment that he sent me a private message to discuss the matter further. I have not received such message. read more

I lived in Modera Douglas Station For 2yrs And It was the worst experience of my adult life. Where do i start i moved in with my wife after we sold our home in palmetto bay and were waiting for our new home to be built in tampa. After a bitter divorce from my wife i decided to stay and i moved from a 2 bedroom to a 1 bedroom on the 8th floor. Well let me start by saying the dogs that they allowed in those apartment's were supposed to be service dogs or emotional support animals they were everything but. Some of those dogs were horses or small dogs on steroid,s. The 8th floor smelled of urine constantly and they never corrected the issue even tho the management team claimed they would they are another story. I was doing business in columbia south america and would travel back and forth so i was out of town occasionally. I rented from modera because of the security of the building and the complex. You were required to have your door fob and your car was given a gate key to open the locked gate to enter the building and the interior doors. Well here is where the problem gets even more telling. i purchased a brand new Jeep rubicon and was parked on the 2nd floor of my what i thought was a secured building and left for columbia only to return to find out that 6 cars were stolen mine being one of them from our building due to the fact that the building management team made a deal with the building across the street that had no parking but were allowed to open and rent apts by the city made a deal to allow them to park up to 15 cars to park in our building and they never vetted the company that was hired by the other building across the street to park cars. Well they were given cart blanche and were in and out of our building at all hrs even on the weekends and were parking a lot more than they were supposed to be in there and when complaints were made to building management we were told to mind our own business by the people working in the office. After many heavey moments and fights with the office incompetent employees and constant lies coming out of there mouths i was told that i could move out without recourse or fully paying the remainder of my rental lease. I paid my lease up to the departure date given by their own attorney after a deal was brokered by their attorney and mine only to have them turn me over to collection company for non payment. They are nothing more than a scam company that preys on people and think that no one will challenge them or hire an attorney to defend against them. By the way did i mentioned that the building was not only negligent but were also complicit in the robberies and vehicle thefts in that building even tho they claim they are not responsible for your personal property and that you should carry insurance which i do and have always done except when you hire a company to park cars in your building for another building you have no interest in and don,t vet the company your are allowing in your building how are you not complicit for all you know they were hiring a company that hired ex felons or illegal,s . My suggestions for anyone wanting to rent there run don,t walk as fast as you can but don,t waste your money there are better building,s around there that are much better than them. read more

My daughter lived in this building during her final college years. Young individuals and parents; please stay clear of this building. It is incredibly unsafe, dirty, and awful. My daughter would come home late at night after work or from the library only to find that her key fob suddenly stopped working, leaving her alone locked outside. Her car was ransacked, to which management responded rudely and truly could not have cared less. They would not even look at the security footage until she spent hours contacting the police and having them come do a police report. Packages were stolen constantly, to which management would response by condescendingly grinning and shrugging. The fire alarm went off in the middle of the night often, as well as in the middle of online interviews, meetings, and online proctored exams, flagging her test. Her appliances were constantly breaking (mainly the fridge and freezer), leading to hundreds of dollars of groceries spoiling. The additional stress of the buildings shortcomings and unbelievably rude attitude of the leasing staff is just ridiculous. Do not live here. read more

Sadly, this "new" building has had issues since day one. From the call box not working, to package concierge not working to constant false alarms, loud metro noise, no guest parking and the list goes on. We have fresh food delivered and with the package room being down, they deliver to the office. Unfortunately, there's never anyone at the office for us to pick up and our food has thawed and spoiled on occasion. The Call box has been broken for weeks on and off ( mostly off ) and there seems to be no urgency to have it repaired. However, you can expect a rent reminder notice days before it's due like clock work. They're definitely timely when it comes to collecting $$$. Communicating with the office is also imposible and don't expect a call back if you leave a message. They're extremely understaffed and the main number goes to a central office, who then relays the message to the local office, which then ignores the message. Truly exhausting. I wouldn't recommend Modera. As pretty as it looks on the inside, the many headaches are not worth the money or the aggravation. read more

The most terrible apartment building in the planet. It is genuinely not even worth one star. Earlier today my car was broken into while inside of the resident garage. There is clearly a lack of security and safety here. Then, I call the building to complain about the incident and end up speaking to someone who says they work at another Modera building. Apparently they only picked up the phone because the calls from Douglas Station get redirected there because they are constantly unanswered. The woman took down my number and said I would receive a call back soon from someone at Douglas Station but to no surprise at all, this never happened. Fully anticipating no call back, I went down to management to speak to someone in the building. Though, there was not one person behind the desk in the lobby or one person in management. Aside from this building being crime ridden, it is dirty. The building is infested with animal urine and feces and vomit. Also, the appliances in the units are always breaking. To give you an idea, the sink and toilets have stopped working more times than I can count. Not to mention the units don't really have hot water. All in all, this building is poorly managed, unsafe and filthy. Stay away! read more

I have lived in this building for two years after moving out of other apt buildings due to the terrible attitude of the staff/leasing agents. Recently I was given a $75 trash fine due to my cleaning lady leaving the trash outside my door for A SINGLE DAY. as soon as I came back, I moved the trash. I explained this to the staff at the front who promptly denied my request to remove the charge. Now my cleaning lady (whom I'm sure does not have money to spare) has to pay almost $100 for disobeying a policy she had no knowledge of. I moved to this building for NICER STAFF. Wow I wish I could give them fractional or even negative stars. One if flattering. Let me first preface this review by saying Modera really, really, cares about their yelp reviews, which all seem to be pretty accurate. They WILL comment on this review, within a matter of hours most likely, explaining how sorry they are they didnt exceed expectations. What a joke. If the other reviews are any indication of previous experiences, @MillCreekResidences, don't even bother saying sorry. Save yourself the time. You have apologized to all these other people, yet you clearly have made no attempt to be better for the past two years. Insanity is doing the same thing over and over again, expecting a different result, and "insanity" appears to describe the Modera management perfectly. Firstly, the leasing office is comprised of a guy named Joe and a guy named Simon. Joe is moderately helpful and seems like he's trying to do the right thing. Sadly, we dealt with Simon. Simon is young, has a man bun, and no matter how many time you email him, EVEN WHEN you email him literally saying "This is a test to see how long it takes you to respond. This will be in my yelp review," he probably won't get back to you for a week. This is because Modera wants nothing to be in writing, so when they screw up, you have no hard proof of what their representatives said. Also, SIMON RENTED US THE WRONG APARTMENT. You're probably asking well how did you get the wrong apartment, and long story short, the actual apartment we wanted wasn't available to look at, and Simon assured us apartment X was the floor plan we wanted. We rented 2 months early specifically to get the floor plan we wanted, which Simon had assured us Apartment X had. So, in short, we paid 2 months worth of rent when we were not even living there because we were assured it was the apartment we wanted, to only show up and find that it was completely different. Modera's solution to this six thousand dollar waste of money was a free parking spot. And you know what's really sad? That was my best experience dealing with Modera's management. As for peace and quiet, at Modera, there is none. In their description, they say you are steps away from the metro. This is true. You also get to hear the metro screech and I mean SCREECH into the station all hours of the day, beginning nice and early and running well past midnight. The parking lot is also a prime parking spot for young people trying to practice their burnouts and tire spinning at 2am. If you try and get packages delivered to Modera, it's going to be about a 50/50 shot that it gets stolen. Most of the doors in the apartment building have big signs on their door asking the courier to deliver to the Package Concierge, which is always broken among other things, so they usually just leave it at the door, where it will most likely be stolen. But who would steal these packages? Well, anyone. Why? BECAUSE ANYONE COULD GET INTO THE APARTMENT AT ANY TIME. You can literally pull open any door that leads into the building. There is NO security besides the lock on your door. Do you like DoorDash or Postmates? Well, all the call boxes in Modera are broken, per the weekly email about how they are broken, so, when you order anything, you have to go all the way downstairs to the front door. DELIVERY FOOD ORDERS NEVER MAKE IT TO YOUR FRONT DOOR. YOU ALWAYS HAVE TO GO DOWNSTAIRS. In terms of the building itself, besides the dog piss, the common areas are nice to be honest. The pool is great. No complaints. However, the elevators are constantly broken, per the weekly emails about how they are broken. If you have a car, good luck. Driving in the tiny, barely two car wide parking garage is a mess. Every morning is a mission to not get sideswiped by some college student speeding out to go to class. This is just a brief list of my issues with Modera. Their management team is a joke and the building is next to the loud metro station and is NOT secure at all. Just please, I beg you, spend the extra money to live ANYWHERE else just so you don't have to deal with the incompetent fools they have running this building. read more

There are so many issues with living here. In my two years of renting, my roommates and I have: had packages stolen, ant infestations from lack of cleanliness outside our room (ants came from the hallway), had experienced a maintenance man entering our apartment at 2:00AM because he got the apartment number wrong, and other minor yet frequent inconveniences. Several people get their vehicles broken into and property stolen. Security is nonexistent here despite how expensive it is to live here. Maintenance requests are inconsistent; sometimes you'll have someone within a day, sometimes they come a week later. Staff here does not respect their customers, as myself and my roommates have encountered extremely rude people who work here. Take your money elsewhere, because this is one of the most disorganized, unsafe apartment complexes in the area. read more

Disclaimer: I do not usually write reviews online, however, I am extremely disappointed in this building. If you are a student at UM I highly suggest you pay a little extra and go somewhere nicer. I moved into phase two of this building about two weeks ago. The building is completely mismanaged and a disaster. I understand that the building is comprised majority of students but that's not an excuse to treat us like garbage. At first glance, the property is beautiful until you took a closer look. Before even moving into my "Brand new" apartment half of the cabinets, walls and floors were chipped. After signing the lease and moving in the building has no regard for you and does not care anymore. Once they have your money you're stuck and can do nothing. Although promised the building would have someone sitting in the lobby of phase 2, the apartment building completely lacks any security. On multiple occasions, I've been followed into the parking garage without the gate closing between vehicles. The building is very quick to send out emails about new policies that prevent residents from reaping all the benefits of living in an apartment building they do not maintain and take care of the property. For example, after moving in I noticed bugs in my apartment and I still have not had someone come up to my unit to check it. However, the building was quick to send out an email saying if a resident has more then 5 people in an apartment you are subject to eviction. I do have to say Simon and Alex from the leasing office are very nice and helpful, but the property manager does not take care of the property or residents. read more

My son lived here for a year. It had all of the normal issues with apartments but never an issue or safety concern. His brand new car never had an issue and in fact I think it's more of the other residents and their disrespect and unrealistic expectations. We moved in and out with no problems. I spent three weeks at various times visiting and never witnessed an issue except damage by immature residents who don't respect other people's property and left trash. I can honestly say that the management at the apartment is the worst, most unprofessional staff I/we have ever encountered. Aside from the debacle of a squatter that was in their apartment when they were moving in a year ago (yeah, that happened) they were unresponsive, unfriendly and more concerned about all of their awful ratings than they were about FIXING the reason why they have so many bad ratings. I would NEVER consider living there or letting one of my kids live there. They also took every opportunity to gouge him for every possible expense and charged $250 for a lost parking pass!!!! read more

It started out as a great place to live. Amenities were great. The maintenance was on top of everything. And then sometime around August 2016 when the undergraduate students became the majority of the building at 75% capacity, everything went to hell. Modera Station went from a luxury apartment building to a college dorm. Garbage in the hallway, pet waste everywhere, vomit after every weekend. You would have to put in a service request once or twice to get things accomplished. The leasing agents were more responsive than the manager. I never knew who the manager was until the week I was moving. The refrigerator handle broke 3 times upon moving in so the appliances are pretty, but not exactly sturdy. Non smoking building, but we had cigarettes dropped on our balcony from above regularly. Not to mention the dog hair from someone shaving their dog and throwing it over the balcony. For the most part, our neighbors were friendly, but there was one confrontation in the parking lot. They added security for the parking lot but pretty much everywhere learned to work around that situation that didn't live there. For almost the monthly rent, it wasn't worth the money in the end. I left before my lease ended because it was becoming dangerous. read more

I don't recommend this place too any families, the maintenance people are the worst they don't keep up with the building and there is dog urine stains all over the first floor hallway rugs. You can the main office and they don't respond and when you finally hear back nothing gets resolved it's their way of customer service. The guy at the office Alex he has horrible customer service and tells you one thing and does another, he is a liar and derserves to get fired. This is single handedly the worst establishment I have ever lived in. I pay $1600 a month to have no hot water, the grout on the floor dirtier than a motel in south beach and a fire alarm that won't shut off for the love of god. In fact one night I was trying to sleep with my girlfriend when the fire alarm started blaring in my room for 45 minutes and would not turn off no matter what we tried. A disgusting sound that would simply refuse to tone down at 4am had no problem in ringing nonstop away for every single person in my apartment, loud enough to make all of us wake up and want to call in a workout order prior to discussion. I seriously do not recommend living in this place unless you absolutely have to. It is a horrible establishment run by horrible people. If I could take my money back I would and that is coming from a college kid at UM! Do not live here no matter what you are thinking and save your friends by telling them too. Believe the reviews. Constant fire alarms (one lasted over 30 minutes, and there was no fire). Not having assigned parking is a complete mess for residents. My brand new apartment had a cracked toilet, a leaking sink, a broken towel bar, and the ceiling fan continues to make a loud clicking noise. The new amenities have been around for months, and there's still no way to use the tv's. They simply don't care. Once you move in forget about it, they do nothing for you. Just yesterday i had to park on the first floor to pick up a package that was waiting for me. While doing so an employee was walking by and mentioned i had a package in the main office. Which isn't supposed to happen, but apparently the package concierge wasn't working (surprise, surprise). I walked to the main building which is a 1 minute walk, picked up my package, walked back, and there was a boot on my car. In my own building! Picking up a package! The whole thing took less than 5 minutes, and there was already a boot on my car, it was such a short time, the parking guy was still there getting the license plate. I called management on the spot and they did nothing to help me out, no one came to help explain to the guy that i was a resident just getting a package. The manager wouldn't even take the 50 dollars i had to pay off my next months rent. It's hawkish behavior that they are using on their own residents, it's disgusting. The only silver lining in this mess is one of the front desk people, Felix. He has been extremely kind, polite, and goes above and beyond to help. read more

If i could give -5 starts I would. Linda and Joe Chan are the only respectful and accommodating people that worked in the management office. I wasn't emailed or informed of a having to give a 60 day notice and was charged for a whole other month of rent even after my father, myself, my roommate, and her dad all mentioned we were not renewing over the phone. Then, after arguing with the office, they promised to waive it but we were STILL CHARGED. Make sure to take photos of your apartment before moving out because they will charge you hundreds of dollars for ridiculous fake things. Oh but that's not all, a homeless man has walked into my apartment, i've had $600 worth of packages stolen, people break into your cars in the parking lot, the garage door was broken for at least 6 months, and the fire alarms/ carbon monoxide alarms go off at least twice a month in the middle of the night. Maintenance is AMAZING and super responsive which is why they deserve at least one star but go to Berkshire if you want to have a better experience for the same apartment or spend the same amount and live anywhere else. The management office will make your life miserable. read more
