Updated Review I'm writing an updated review for the building I live in, and I want to be fair, honest, and detailed. About the Morning Cart Situation Someone recently complained about a person coming to their door early in the morning asking for the cart. The carts are meant to be shared by all tenants -- once you're finished, you're supposed to bring it right back downstairs. It's not meant to be taken up to your apartment, loaded with your personal items, and returned whenever you feel like it. That's just basic courtesy in a shared building. Mishaps Happen -- What Matters Is How Management Responds In any apartment building, things will happen. That's just life. What truly matters is whether management is proactive and actually works to resolve issues -- and The Avenue does. Every time something has come up, they've addressed it. Past Issues With Dogs There was a time when some tenants thought they were above the house rules and let their dogs roam freely. That was unsafe and unfair to everyone else. Management stepped in and handled it, and that problem is no longer happening. ‍ Leasing Office - Tom Deserves Recognition We are extremely lucky to have Tom in the leasing office. He is always proactive, helpful, and genuinely cares about the residents. He's one of the reasons this building runs as smoothly as it does. Security & Nighttime Concierge They replaced the old security with nighttime concierge, and I couldn't be happier. These guards are skilled, alert, and proactive. They make the building feel safe, and that peace of mind is priceless. Pool Noise - Resolved Years ago, the pool area brought a lot of unnecessary noise, especially after hours. A nighttime concierge at the time contributed to that problem. Management handled it professionally, and that employee is no longer here. Again -- they were proactive. Pest Control - A Huge Priority This is extremely important to me. They stay on top of pest control, and that matters a lot, especially in Hollywood where roaches, rats, and other issues are common due to the homeless crisis and items being brought in from the street. As long as tenants follow house rules and don't bring in street furniture, we're in good shape. Cleanliness & Porter Staff The building is kept clean. Clemente, our porter, works hard every day to maintain a clean environment -- even though some people can't seem to hit the trash can. His work is appreciated. The Yoga Studio Downstairs I won't take a star away for this, but I will be honest: The yoga studio brings in too much outside traffic. The mail area gets hot, steamy, and smelly, and it doesn't feel like a resort-style environment when strangers are constantly coming in and out. In the future, it might be better used as a rec room, an extended office space, or even a larger maintenance room -- something that benefits residents directly. Staff Changes Over the Years It's been sad to see some great employees come and go -- Mary, Werner, Werner's brother (amazing maintenance), Adam, and others. Adam used to offer early-bird lease specials where your rent wouldn't increase if you renewed early. Those were the days. Extra Fees I do want to mention the extra charges. I already pay my own gas and electric, but the building adds their own property-related fees on top of that. The porter fee alone is over $50 per unit. With the number of units here, that adds up to around $12,000 a month -- and we all know the porters don't get paid anywhere near that amount (though they should be paid well). It would be great if new management reevaluated these charges so long-term tenants feel encouraged to stay. Final Thoughts At the end of the day, we've lived here this long because of: * Cleanliness * Proactive management * Safety * Great location (close to the 101, Sunset, and the boulevard) No building is perfect, but this one does make an effort -- and that's what counts. We just hope management continues improving and considers adjusting some of the extra fees so good tenants can stay long-term. read more

I been living here for over 6 years at THE AVENUE and this is MY HOME..! From the Maintenance crew .. go Izzy and team.... to the leasing and management team (Brendan , Thomas ,Paisley and Alexis)....I know they dealing with a lot of issues and personalities like ME ( OCD).... but I know no matter what.....they have their tenants back and needs covered.....sometimes it takes a little more effort but they got you!!!! if you like living at a unique community... this can be your home ... it will take a lot for me to leave this spot. I've lived at the Avenue for nearly 7 years and it's an exceptional community. The property is well-cared for and suites are upscale, but it's really the staff who make the building feel like home. For example, Tom consistently goes above and beyond to ensure the residents are taken care of, like bringing up heavy packages when you've had a busy day or helping resolve complicated delivery issues. It's the people like Tom who set this building apart from the others. The entire team, including maintenance, is excellent and they each elevate the experience of renting here. read more

Stay away from this apartment building. It's definitely not worth your money. It looks nice on the outside, but has the worst building manager, who doesn't address tenant concerns. Please know that my review is not about the maintenance, leasing or front desk folks. I moved to The Avenues because I couldn't handle the poor quality of management at my previous building and I thought this place would be an upgrade. Unfortunately, the building manager here, Pat Bickmann, is the worst! My apartment sits above an incredibly loud plumbing booster pump and when that thing kicks on, it creates this high frequency, loud whistle that rings all through my apartment. It has woken me up in the middle of the night so many times. Plus, I work from home a lot and that thing is always going and very distracting! I complained and logged a service request, but Pat didn't do anything for the first 2 months. I even had to go to his office multiple times just to find out if anything had been done. He always puts on a fake smile and says how much he wants me to be happy here, but then does nothing to find a workable resolution. It's been 5 months and he hasn't even come up to my apartment to understand what the problem is for himself, which really tells you how much he doesn't care! I'm moving out at the end of my lease all because of Pat and this issue! For reference, I stayed in my last apartment for 6 years, so I don't like moving often! Other issues with this building: 1. Many non-working amenties - The grills at the pool don't have working starters and it's pretty dangerous trying to light them! The TV's in the gym don't work. 2. No security cameras in the garage - my motorcycle helmet was stolen even though it was cable locked to the bike. It's a very tough cable to cut, so someone had to really work it. 3. Greystar is under investigation by the FTC for junk fees - You have to really watch your monthly bill because Greystar is known for adding in little hidden fees that they never tell you about. I've found two since I've moved in and Greystar is being sued by the FTC for this very issue. read more

Living here for 8 years i can firmly say the management by Graystar has reached an alltime low. We are having problems withe mechanical systems like hot water heater (boiler) sense last week. Thursday 2/27 we got it working by 11, 3/1 it was noon, 3/2 it was 10am and today 3/3 it is not available as of 8:00am. Maintenance is on the way into work. We cannot tell management as the front desk informed us everyone is out walking the property and cannot take a call. Similar events occured with the number two elecator when it was out of servie for three months. As Greystar is under investigation for price fixing by the DOJ I'm guessing we are racking up profit, not maintaining the property and dogging responsibility. As 'management' is unavailable and cannot get anyone to work I thought i would let others know my frusturation here. Thanks Timothy read more

The building is very well maintained and the maintenance staff get repairs done in a timely manner and they are very professional while in your home. Sydney in the office is absolutely wonderful. Very unsafe area, thieves regularly get into the building and parking garage. Have been a victim of theft there. 24 hour security is useless. Management is disinterested in thefts. Not worth the price at all. Shabby interior and substandard care from the team. read more

Omg! The negligence is so evident. Stay far far away. The property manager Patt Bickman is beyond incompetent. My car got smashed into by thieves and his only response was a sarcastic small smile and a flippant apology. They charge astronomical prices for "24 hour security" and "luxury accommodation" but when it comes down to it they are worse than a slum lord. Or at least their chosen rep is. Run. Take your money and tell everyone to stay away if they want to be safe. read more

I've lived here going on 8 years now and you won't find a better building with regards to customer service. Werner and his team at the front desk are always on top of everything, Mary bends over backwards to make residents feel at home and safe, she is always fair and professional. You feel heard when an issue arises, the maintenance staff is quick to fix whatever problem you may have in your unit and the amenities are second to none especially when considering the price per square footage you get comparatively to the competition in the area. I love this place, great building, highly recommend. read more

DO NOT MOVE HERE!!!! My car was broken into on the very lower garage as well as someone's else car last Friday. Told management my keys and mail that had addresses were stolen. Management has done ABSOLUTELY NOTHING about it. Found out bikes were stolen from the bike storage last month, same thing - NOTHING. Spoke to some other PAYING TENANTS and again it's happened to a few of us repetitively. Over the weekend, our front desk and security staff knew nothing of it. Absolutely NO CHAIN OF COMMAND IS RELIABLE HERE. NO EMAIL was sent to let the community know. Our main garage entrance has been broken and has remained unsecured. Finally, they were able to get someone to watch the gate ONLY AFTER MY REQUEST. Security is found sleeping. What a joke. Spoke to management about why there was ZERO ANNOUNCEMENT to the community to be AWARE OF THEIR SAFETY, was told an email would have been sent yesterday. Still NOTHING. I requested to put something on OUR COMMUNITY WALL to let everyone know and they DENIED IT. So DONT MOVE HERE. They don't care for your safety. Management live here for FREE or at minimum a huge discount. So the high cost of living here is IRRELEVANT to them. This is BS. read more

Applied an apartment on special on Dec30th 2022($3334 for unit209, with 7weeks free and $1000 look and lease so it's around $2889 a month for 2b/2b), when we were about to apply right after the tour the price raised up to $3430(on the same day the tour was 30mins tops). Then it took 7 days of "approval process" and on the night of January 6th, we got denied(AI said we don't have enough "income to rent" ratio, the agent said if we had a co-signer who has 5x whole year rent we are good to go so we did get a co-signer, still got denied.) the agent was not very helpful and the whole experience was plain awful. Just give future tenants a warning. Oh btw now they raise the 2b/2b price up to $3850. Maybe that's the main reason they didn't approve us! We ended up signing a much nicer apartment in WeHo, much better location. Good luck anyone dealing with Greystar! read more

I love this place, the front desk people are amazing and so is the general staff, but unfortunately the management has become an issue with their handling of certain important aspects of living. They recently towed my car out of our private garage without warning - just completely gone. We pay a lot to live here and want to feel safe. Knowing that the management is fine to tow cars of RESIDENTS when they have all of our plates on file with NO WARNING is completely unexceptable. It's a shame the management has gone this low. I recently moved in so far it's been so great. Uff I feel like I live in a hotel. I've lived in nice building before but this feels so much better the concierge and leasing professionals have just awesome accommodating service. Bryan was the leasing profesional who helped me with my application and all and he was so fast and very responsive which is something I value and reason I left my last apartment. We have lived at the Avenue Apartments for less than 6 months and it has been the worst living experience of my life. It starts and ends with the management. There is a total lack of respect and compassion for their residents. We signed our lease in March 2019 and were given NO NOTICE that they were going CLOSE the pool, hot tub, and grills for FOUR MONTHS starting on our move in date of April 2019. They did however give notice to all their CURRENT residents that month (March 2019) notifying them that the construction that was going to happen in the coming months. BUT NOT NEW RESIDENTS SIGNING A ONE YEAR LEASE - who are signing in anticipation that the amenities they are agreeing to will be available. THIS IS NOT THE WAY TO RUN A BUSINESS. When we spoke to management in shock after seeing the construction begin three days after we moved in - THERE WAS NO APOLOGY or any recourse on behalf of the management. Their response was that it was in our contract and that the woman who we were working with has since left so she must have forgotten to tell us when we signed our lease. NO COMPASSION AND NO APOLOGY. EXCUSE ME? My husband and I both work from home and the drilling & construction started every morning at 8AM lasting all day till 6PM. We moved in April 2019 and the drilling didn't end till LATE August 2019. ANOTHER NOTE : It's very frightening to see how completely disorganized management is - hiring new people who are coming and going ever couple months. We have been sent the same email THREE times asking for the SAME information regarding our jobs, our pet, etc. We gave management this information when we moved in. We also sent them this information again when they asked for it after we lived in the building for two months. I just got another email last week requesting this SAME information. Clearly there is a problem in their office, and worse, I suspect they are mishandling personal/private information. We will not be renewing our lease in 2020. It's shocking how this apartment complex is being run. No respect for their residents when a simple apology or slight gesture of caring would go a long way. STAY AWAY. STAY FAR WAY. read more

I'm living in avenue apartment almost 2 years there is a lot of problem in this building and specially the past 6 7 month it was awful experience! Even though it's non smoking building there is a strong weed smell when I open my balcony ! The management don't have a solution .! Every evening you can hear the dog barking from the dog park and it's really disturbing. Every 3 weeks the entrance gates are broken! The worst part is that they doing a renovation to the pool you can hear drilling noise all day starts from 8 AM! I gave 3 stars and not 1 because I love my apartment it's beautiful it's pretty big the price a little bit high but decent ! But it's not worth the headache I'm glad I'm about to leave and move to different building. read more

I am upset with the attitude of the management (But Brian - he is a good guy) They was needed to replace my tub because of a leaking problems, they demo it and left it open FOR A MONTH!!! I was needed to use other unit bathroom for all that long. When it finally get back to a running construction the workers was working until 8pm! After the whole BAD process I got a ridiculous $150 compensation . Yes - they didn't charge the time it was running but... isn't it obvious to not pay for a unit without bathroom?!? If you looking for building that taking care of there customers, I don't think its the right place for you. read more

First we had the worst building manager, who finally got removed. result - no building parties, dirty hallway carpets that haven't been changed in YeARS! No yoga or free events , like every normal building has. AND THE WORST IS THE CONCIERGE that never accepts packages unless it's under your name. I ve had millions and millions of important job packages lost or sent back to sender, because the Concierge decides to send them back! Also you car will be towed, and people - maintanance can enter your apartment without permission when you are gone. read more

Each day I'm more and more certain that I made the perfect choice in my newest apartment choice. I've only been here two weeks, but the apartments are beautiful, clean, well-kept, and the community is friendly and welcoming. A huge part of that is Carlee. She's a leasing agent at the complex, but it seems like there's nothing she doesn't do. I half expect to see her sweeping up the halls when I walk out in the morning. She's efficient and friendly and always has time to make sure every problem is resolved. The amenities are amazing. Huge gorgeous pool, great little gym, jacuzzi. Even a trainer that teaches classes and one-on-one. There's a 24 hour security desk, so you never miss a package. But the star are the apartments. Mine is only about 1000 square feet, but it is GORGEOUS. spacious, well designed, modern cabinetry and lighting, spacious patios. I had my first get together last night and people were amazed at how elegant the place is. My one worry when I moved in was how congested the area is, being right at the correction of la brea and hollywood blvd. But it's really not bad. Out of the garage, we have our own light, so we're never waiting long. And once you know the area there are quick ways up to the 101 and other shortcuts. Totally worth it to be so close to the clubs and so close to Runyon Canyon at the same time. This place was the perfect choice for me. A great combination of location, style, and elegance. And you can't underestimate the value of a responsive and friendly staff. If you can afford the fairly steep rents to live in a brand new and beautiful complex, this is the place for you! read more

We toured a couple apartments at Avenue with Baki, she was incredibly helpful and responsive throughout the entire process. The common areas and pool were very nice and well kept, the apartment units are also very nice. We really fell in love with a specific 2x2 unit but unfortunately someone took it off the market before we were able to apply. Aside from this, we would have totally signed a lease (prices were very competitive). Baki was so kind and took a genuine interest in our apartment search, I'm so grateful for her help! read more

My husband and I have Lived here for 3 years. During COVID everything was shut down. Finally had a new manager in this building, who's the only one who makes any sense here. But the building is Super unsafe and not peaceful. Loud music at the pool, tons of random parties. Dogs attacking dogs in the dog park off the leash. 2 dogs have been killed this way already. Homeless people breaking into the pool and swimming . Yesterday a resident got attacked and hit in the face by a homeless person. The maintenance and the concierge are a joke here. Never on time to fix anything, always busy flirting and talking with residents. Also your friends will be harassed and profiled by the concierge. Multiple times I had girlfriends over and the concierge "Warner" would ask inappropriate questions like are you single Whats your number , following them around the building to see who they are visiting etc very cringe read more

The community feel of the building is palpable, the amenities are brilliant and the application/ agreement process was exactly as it should be: professional yet welcoming, rigorous without being onerous and Baki was with me in the most supportive and helpful manner every step of the way. Very nice and Luxurious apartment building! In the heart of Hollywood. This is a great location. Everything is very close. The apartment unit is very large and specious! The grounds and the facilities are kept clean everyday! Darerius was our Leasing professional and he was really awesome! He helped us a lot. Very polite, respectful and helpful to our needs.
