I enjoy staying here. The atmosphere is relaxed and friendly. You feel more like family than a paying guest. It is well situated with various store, restaurants and services close by . The layout is open and not constricted. The rooms are clean and each one unique. The breakfast area is welcoming and breakfast options are varied, ranging from toast to a freshly made omelette. I had an absolutely wonderful stay at Modern B&B! Sarah, the owner of the B&B is absolutely a wonderful host! The room was clean. The bathroom was wonderful. It's very basic and everything that you need. I really appreciated the little lamps on the headboard of the bed to read at night. The commons area are very inviting and plenty of little places to sit if you just want to be by yourself with a book. The neighborhood has lots of things that you could actually walk to if you chose to do so. Lots of easy to get to shopping areas and very close to just about anything in downtown Houston. I had wonderful conversation with several people and met some new friends! I will definitely stay here again. The only thing that I would caution anybody and is, there are stairs all over the place. So if you have a problem doing stairs, this probably wouldn't be your best bet. Other than that it's absolutely wonderful. I did not mind the stairs at all. read more

We chose this B&B based on the excellent reviews we read. We got the complete opposite of what others received. We booked a certain apartment for the privacy. As we were driving to check in to the room, I called the owner. Only then did she tell me there was a plumbing problem with the apartment and we couldn't have the one we booked. We chose another apartment. When we got to the B&B to check in, the owner had disappeared and we talked to some other lady who took us to the apartment. We entered the apartment, and it was 84 degrees inside. We also got only one key to the gate outside the apartment that automatically locked behind the guests, and there were two of us. Unfortunately the key didn't work well and took a lot of work to unlock. One time, we got locked out in the rain and stood outside, fruitlessly trying to get it to work for ten minutes. At first, it looked fine, however, we soon discovered it was missing supplies and it was dirty. We were able to quickly retrieve the toilet paper and soap, but when we tried to complain about the condition of the room, we received no response for about 12 hours, since the second lady we talked with to was off the next day and we had no information as to who to speak with for any issues. Not only that, at the breakfast that was supposed to be included, we were told we would have certain breakfast items that were actually not included as promised, so we ended up having to pay for breakfast on our own as well. Ultimately we talked to yet another lady who offered to let us change rooms. We did not want to do that, since we were only staying two nights. We agreed upon a partial refund. If 0 stars was an option I would have given that. Walked into the common area which was dirty and smelled like weed. Called lady and she gave very vague directions to the room and seemed very annoyed. When we asked if this was a smoking building she stated explicitly not and tried to state an anointing building was the reason for the smell. While trying to explain that we didn't want to be charged for smell she went into a "weed smoking coughing fit" and abruptly hung up on us. Bed was stained with what looked to be paint and other bodily fluids. We left immediately as this place was gross and unsafe feeling. read more

#1) The room we booked didn't have an attached bathroom, and we weren't informed of this until we arrived. The door has a private bath sign on it, but the door was clearly in view of the common area where everyone could clearly see what we were wearing to and from the bathroom. Other guests could access it, even when we werent there. I doubt the private bath sign would deter anyone fom using it. #2) The towels nor linens were changed AT ALL the 2 nights we stayed, which is gross. The store bought shampoo,conditioner, and body wash were good but i expected more "one time use" not community use items. #3) We were never shown were the thermostat was and all we had to cool the humid room was a clanky ceiling fan that had seen its better days. #4) The bed HAD ALSO SEEN ITS BETTER DAYS. Everytime we moved, it made a loud screeching noise telling me that the box spring is way overdue for changeout. #5) When we did go to breakfast, we saw a host of cereals, and fruit, donuts, cupcakes and cookies on the table. The hostess rudely informed us she had one piece of quiche left, and she would offer to make us eggs or an omlet if we wanted? Say What? Um, if i wanted cereal and donuts, i wouldnt have paid an outrageous price to stay at a B&b. #6) The breakfast hostess ignored us the entire time reading her paper. Then when she did acknowledge us, she stated that the owner "would hunt us down" if we didnt stay there again. Ha! Um, once again, say what? My husband and i travel quite frequently ataying in new places each time, so we can experience something new. This place is NOT on our "VISIT AGAIN" list. Its only face value pretty, but the inside speaks for itself. Its not genuine hospitality, and we felt like we were invading in someones private place vs being welcomed in. It was a disappointing experience. We won't be back. read more

ABSOLUTELY HORRIBLE. The price is upscale but the accommodations and staff decidedly are not. The place is outdated and run down IRL. There was a busted chair in one of the rooms me and my group stayed in, which is never a good sign about the care or attention being put into running the b&b. Roku was not set up -- you will only be able to watch cable television. The floorboards were visibly grimey. The building was hot and stuffy, and as with another reviewer, we were not shown the AC nor told how we should change it. The bathroom still had trash on the floor from the previous guest and there were no trash bags in any of the trash cans. No one offered to put the trash bags in the trash cans -- we were handed trash bags and expected to place them in the bins ourselves. Good customer service means anticipating the *BASIC needs and expectations* of the guests, it does not mean that you avoid accountability by replying to bad yelp reviews with your excuses for bad customer service. They don't think about the needs of guest here (and quite frankly the entire staff had a dimwitted and unclean appearance to the point that I'd be surprised if they did any thinking at all), and you will be treated as an inconvenience. Breakfast is an overstatement -- you will not be served or offered anything, and the food and drinks provided are low quality, cheap, bulk foods. The energy from the staff is sleepy and negative. This is definitely not the vibe for anyone on vacation visiting the fine arts scene, and it is definitely not the vibe for anyone under age 35. read more

Overall cute place to stay in a very central part of Houston. Located in the Montrose area close to shopping and restaurants. The owner is very sweet and accommodating. The home feels very comfortable. I did notice a few water damage places that need to be updated and some parts of the home seem a little dated but otherwise I think it's a good B&B to stay. Modern- check, B&B- check! This place is hella cool! I would much rather stay here over a hotel in Houston any day. The photo makes it look like it is set off a major street but it's really smack dab in the middle of a nice, quite neighborhood not far from the Menil and Rothko Chapel. So it fits in nicely with its neighbors. The owners are very accommodating. It seems that they love having the bed and breakfast guests sit and drink wine all together in the early evening but they don't make you fell guilty if you have dinner plans. In fact, they are quick to recommend some of their favorite spots and will google the places for you so you can decide for yourself. There were only a few guests when I stayed and it was quite through the night, though I didn't feel like I had to whisper. The B&B is split into two different houses that are connected and they each have living room/sitting areas and kitchens that are available to you at any time. The Owner told me I could bring groceries and stock them in the fridge if I wanted to and ,"feel free to help yourself to a bottle of wine." The Owner asked my work schedule for the following day so she could be sure the all organic breakfast would be ready for me. I told her I wasn't much of a morning person and usually didn't have time for breakfast. Much to my delight she had a breakfast packed up for me when I woke up. We just stayed 2 nights at Modern B&B and it was perfect for the two of us! The room was huge with an equally large closet with cuddly robes. Furnishings are contemporary and artwork in our room and throughout is stunning. Breakfast included delicious freshly ground coffee ! Fruit, muffins, granola toast, bag, muffins eggs however you like them,Cooked to order! The chef was a genial hostess and quite engaging. We loved visiting with the owner, Lisa and her friend Ari. Overall this is a beautiful, relaxed space with a funky vibe. As opposed to a more formal setting, it feels like you are staying at a friend's very cool house. I will be visiting again. I stayed in the Treehouse room on the 4th floor for one night. Pros: -The room is serene and secluded, the only one on that floor. The king-sized bed is a dream and the huge bathroom with jacuzzi tub and shower are made for relaxation and renewal. -French doors opening up to a large, tree-shaded balcony and also a stoop with a winding staircase down on the other side of the room. -I stayed solo, just looking to get away for a night, but this would be a romantic love nest for a couple. -The decor in the room is minimalist, giving a Zen feeling to the space. -Do you need a giant, and by giant I mean room-sized walk-in closet? This is the one for you. -The common areas are comfortable and inviting, and the structure of the building, with rooms scattered about, almost in cubbies (though much larger of course), allow for a lot of privacy if you're not into socializing. -The breakfast was good, nothing mind-blowing but what you might expect from a continental breakfast with the option of an omelette. -Location! In the heart of the Montrose area and close to The Menil and Rothko Chapel , the Contemporary Arts Museum, the Museum of Fine Arts, Lawndale Art Center, and much more. -Off-street parking -Lisa was kind enough to accommodate me for a last-minute booking. Cons -This is a big one - nothing about this place is ADA compliant. This is not a place for those in wheelchairs or who otherwise have mobility issues. My room was on the 4th floor, and I walked up 4 flights of stairs to get there - no elevator. Even the lobby is up a flight of stairs on the 2nd floor. This was not an issue for me personally, but I did notice this deficiency. -Little things, like cups and water, would be a nice touch in the bedroom. Update the appliances; a smart TV and USB ports would bring it up to speed. -Breakfast is meh - perhaps make a few local favorites, at least on weekends, for those coming in from out of town. Instead of having guests go to the kitchen to get water from the fridge door, offer water or at least put it in a carafe in the table with the other juices and milk. Also, and this is nit-picky, but the napkins look like they were just crumpled on the plate - iron the napkins or something. It affects the ambiance of the breakfast experience. -LOVE the balcony, but I thought it was private as only my room and a door at the top of the stairs that only lead to my room entered onto it, but I was startled when another boarder appeared on the balcony. I was assuming it was private, based on the set-up, but making it clear whether it is or not would be helpful. Also. Better patio furniture - one chair was broken, and both weren't particularly comfortable. -Hot water- I really needed to take 2 therapeutic baths due to a back injury, and neither at night nor in the morning was there enough hot water to take a really hot bath. I had a really great experience at the Modern B&B. Lisa, the person who takes care of absolutely everything was very helpful and considerate. They even took my call at 1:00am when I was trying to find the place due to coming in on a very late flight. They did everything to make the experience really pleasant. Guests tended to sit around in the evenings and socialize over some really nice wines provided by Lisa, which was right up my alley! Not to mention the architecture - very cool - and I was upgraded to a terrific room at no additional charge. Modern B&B is tucked away on a quiet street. During my stay, I was the only one in the condo next door to the main building, so it was really quiet. The bed was comfortable, and the room and bath had all the comforts I wanted. It was nice to have access to the full kitchen upstairs, too. Plus, they gave me a cool coffee cup! While the manager did what she could to accommodate an overbooking that left me without a room at the location at which I actually booked a room, I was sorely disappointed with the alternative they presented me. When I arrived I was told I had been overbooked and that my options were basically take it or leave it with whatever they were going to give me. They ended up dropping me at a crummy apartment a couple blocks away. The poor status of this apartment was extensive. Dirty, stained carpets, loose cables coming out of the wall, tape marks on the wall that had peeled paint off the walls, dirty scuffed walls, a broken, a broken office chair that was missing so many screws I wasn't able to even sit on it, and burned out ceiling lights. In the bathroom there was a rusted, and dirty drain stop, the soap was an almost finished bottle of body soap, the window was masking taped over seemingly years ago and had never been removed, and the shower towel I used had long blonde hairs on it. The feel of this place was as if I was crashing at a buddy's dorm room. There were also numerous amenities listed on their website that weren't provided including a hair dryer and iPod docking station as stated on their website. I asked for a refund before even staying my first night. Be careful and make sure you know what you're getting. read more

This place is not great at all. I honestly got the rudest booking call ever. I called to see how much it would be to rent out a house and the lady just assumed the worst out of me and denied me to book a house for one night although their website CLEARLY STATED you may rent out for ONE NIGHT and she had the audacity to say no we cannot book for you because of your reason which is just have to a girls night sleepover. Then she clearly hung up on me without even letting me finish. If you're going to have terrible customer service then don't even bother booking here no matter how nice it might look. read more

I checked in to the b&b around 5pm on a Monday then went to meet up with some friends. Upon returning to my room (~10p) I turn on the lights and see multiple roaches run into my luggage. I call the owner and left a voice message saying there was a bug issue. I then tried to get settled in for the night, my dog starts barking. I look down, more roaches. I call the owner again around midnight. Her apology was "I'm sorry your dog is barking at roaches" and "I'm not sure where you're from, but in Houston, after it rains, there will be roaches." She said there wasn't anything she could do so I left and booked at the westin in the galleria. While the westin is obviously more luxurious, the amenity I've enjoyed the most is the peace of mind that there won't be roaches crawling into my luggage/into my mouth. I spoke with many locals the following day who stated the day after rain does NOT attract roaches in their houses. I am not someone who enjoys long trips away from home without my husband, but Lisa and the Modern B&B made me feel so welcome and relaxed. I really felt like it was a home away from home with the fresh and healthy homemade breakfast, the happy hour wine and nuts, evening chocolates, board games with the other guests, movie nights, and the comfortable bed. I stayed in the Spa room and it was perfect for my solo trip. I will definitely stay here again when I come to Houston next as the location is perfect to easily access the parks for running, the downtown for touring, and the universities and medical campus. Less than 30min from the airport is also a plus. Very pleased with my visit. read more

We had the treehouse room, which id huge and has a jacuzzi bath and enormous bathroom/wetroom as a whole. I recently held my wedding at the Modern B&B, and I could not imagine it having gone more perfectly. The bed and breakfast is unique, hip, comfortable, and really just plain cool. Holding an event at this venue is so much more unique and memorable (and MUCH more affordable) than a hotel chain or other typical venues. The staff, including the owner Lisa, is extremely accommodating and a pleasure to work with. We rented out the entire house the night of the wedding for a very reasonable price, and all of our guests woke up in the morning to a delicious breakfast prepared by the chef. The entire experience was perfect. Next time you have a small event in Houston (max of about 60 people for a sit-down dinner), do yourself and your guests a favor, and choose the Modern Bed and Breakfast. read more

I can't speak for the actual b&b but I rented one of the full apts from the b&b owner. From reading reviews, I learned that then owner is lovely if you like everything and horrible if you don't. In my case, the apt I rented was dirty, loud and had a terrible hole ridden dirt covered mattress with an unwashed duvet. The pillows were stained and lumpy, the shower shot knife stabbing streams of water and there was one, that's right one glass (this is a long term rental). Between the 3am dumpster diver and the hardware store outside inventory shift at 6am, I had to leave. When I told the owner I had to leave and why, instead of saying sorry and asking if she could do anything, she said "when are you leaving and good luck finding a place for another 5 days." I went to the lovely Palms on West Main, a kitschy and warm b&b that is hosted by the lovely Tom and Rick. Sometimes bad things have to happen to set you on the right path. I was trying to find a place to celebrate my 5th year anniversay. This place looks great from the website photos, but my wife and I will never find out what it's really like. The owner Lisa hung up on me for trying to find out what the rooms are like and how they compare to one another. If there were more photos of the room I wouldn't have ask. I've never been so rude to. She admitted my questioning made her felt like she was lying to me about the rooms and told me that she didn't have to book with me and that her b&b Is almost full and to go somewhere else. I would have expected this response from an employee but not the owner. Looking at the other reviews, we can see that it's not hard to offend or irritate this owner. She was well aware of the fact that I've never been to her b&b and should not have gotten so emotional, so quickly. I made 3 phone calls. The first 2 she hung up on me and didn't let me defend myself from her overly drastic conclusion and the 3rd she did not pick up. I had stayed at La Maison in midtown a few years ago and loved it. Now I wished i had booked it before it was full. I wanted to try this because it looked really nice and modern. But at the heart of this beauty is an ugly queen who can only cater to those who don't tick her off. Give La Maison a try. It may not be as chic and "modern" but the room (#303) we stayed at was gorgeous and the breakfast was beautiful as well as delicious. Plus the owners and the staff was very friendly. Our experience at Modern B&B was great. We were greeted warmly by the owner upon arrival, and the third-floor unit where we stayed was very bright, open and spacious with high ceilings, large private terrace with outdoor dining table and a second smaller balcony with a spiral staircase to the street. The bathroom was enormous with double sinks, a walk-in slate shower and large jetted tub. The king-sized bed was very comfortable with a feather-bed top. Although there were some water deposits on the slate in the shower, everything seemed very clean. The common areas have a casually elegant feel with mid-century modern furnishings and large tables for breakfast, etc. They provide a nice spread for breakfast, and their on-site chef served delicious omelets. The location is very central along a tree-lined street that's within walking distance to a few very nice restaurants, Trader Joe's and other conveniences. We would stay here again (without a doubt) upon our next visit to Houston. read more

I can't believe it's taken me this long to write this review. So many good things to say about this place and the people who own/run it. First off, it's architecturally beautiful. Truly modern, yet warm. Second, it's in a great, central, arty and gay friendly area of H-town. (It's in Montrose.) Third, Lisa, the woman who owns the place and the chef are two of the nicest people you'll ever have the pleasure of meeting. They were both incredibly helpful with restaurant recommendations, directions, etc. More than that, they were just very cool people that sincerely cared about their guest's happiness. Fourth, the breakfast!!! You will get spoiled. Fifth, the other guests are amazing, all really cool people you'll love talking to. Even I liked talking to them and I'm not exactly Ms. Social Butterfly, lol. Sixth, the room ("the treehouse") was enormous and comfortable in every way, and so was the bathroom. Wonderful tub, btw. Oh and the bed... omg... I'm a pretty light sleeper (and pretty picky about all things bed related) and let me tell you, this bed was incredible. I would have happily stayed here forever. Seriously. In fact, by the end of only a four day stay, I felt like this WAS my home. In fact, I think I slipped and said, "let's go home now," or "I think I left it at home," meaning Modern B&B... probably more than once. That's how comfortable it is. I felt like I was young again, living in an apartment with roommates...a really nice apartment, with really nice and interesting roommates, and with a lovely chef who cooks wonderful (organic) omelets in the morning. :) There's also wine and apps served in the evenings. I've stayed in many B&Bs and I've really enjoyed most of them, but this one is special. This one is very different from any other I've ever experienced. The house, the rooms, the hospitality, the food (and wine) is always great and is such a welcome change from staying in a standard hotel. In addition, the neighborhood is fantastic.
