This is a wonderful property. Perfectly located near I10 in The Heights. Plenty of parking and the free coffee is just amazing. The Inn also puts out wine and snacks everyday. They have an ice machine and their housekeeper and manager are very friendly and attentive. I've stayed here more than once. The rooms are all very clean, linens are great, small fridge in the rooms and I stored water in the kitchen's fridge. Beds are very comfortable and the linens are soft. Each room has its own personality. My only concern, and this would be for management The Innkeeper Elizabeth is not very friendly and asked me to prove my service dog was a real service dog. She demanded a letter from my doctor. After a few minutes in which I explained the ADA she dismissed me with a wave of her hand. The Manager was completely appalled and apologized many times. What a lovely B&B in the perfect location for those wanting to check out some of H-Town's "cool hang-outs," or just be in an area that makes it easy to jump on various freeways and get to your destination. I had an overnight business trip and was thrilled when I saw what fellow Yelpers had to say about this place. I fully agree that this is a beautiful, clean, quiet B&B located near freeways, restaurants, grocery stores, etc. Of course, since it's in the Heights, you can walk to a lot of places. My room had all the amenities of a hotel room, including cable TV and complimentary WiFi. The pictures I took didn't capture the charm of this B&B. The photos on Sara's site are accurate. Because we are still in Covid times, understandably, they are not providing breakfast. But, they did provide bottled water; a machine that makes coffee, lattes, tea, and hot chocolate; and wine! There is also a free parking lot for small/compact vehicles. Larger vehicles are asked to park (for free) along the street. Shhhhhh.....let's keep this spot a secret so they always have a room I can reserve. LOL! Oh, I ended up checking in late, so I did not meet the proprietors, but I did interact with someone via email, texts, and a phone call. That person was very polite. read more

Bed and NO Breakfast. When I stay at BNB I expect to be pampered a little. This was just a bed. The bed was comfortable, and room was clean but needs some little repairs and updating. Breakfast places are always super busy in the area so having a breakfast available would have been nice. No coffee maker in room but there's a small frig. If you stay here and like breakfast, you'll need to get up early to avoid waiting in long lines. read more

I stayed in the Man Cave. The furnishings were appropriate, right down to the books on rifles and baseball. But there was no air conditioning that I could find, in spite of two large a/c heat exchangers outside the room door. There was a small room heater which I tried, but could not get it to turn on. I had to stand on a chair to reach the ceiling fan pull switch. There is a wall switch for the ceiling fan and light but not separate controls, aside from the ceiling pull switches. On the positive side, the bathroom with walk-in shower was quite nice. The large bed was comfortable. read more

Beautiful place and area, very clean and well maintained. Everyone there was very helpful and kind. Unfortunately, there is still no breakfast which I don't understand if restaurants are open, and the Inn was not in any way sold out. A minor inconvenience was the coffee machine is located in the area where they hold events vs the kitchen. This makes no sense, and I was not allowed to use the coffee machine during those events. Do events take precedence over guests? They ran out of snacks or were not mindful and the wine must have been rationed. Please folks, be generous if you're not going to include breakfast. read more

My wife took care of most of the talking so my understand my assessment is based off that. I will start off saying this is a beautiful place, inside and out. Rooms, reception area, dining area.....all beautiful. However the day of the wedding, my friend arrived around 2-3 PM to set up our chuppah, didn't take long, then went back home to get ready. Around 4:30, he arrived back and called me asking if I needed to set chairs up and tables. Around 5pm, my out of town guest started arriving and I already had a list of who goes where but rooms assigned to me were 2 off so that messed up the beginning as well. I arrived around 5:15 to chairs and tables being set up by, well, everyone. The staff, my groomsmen and all. /sigh I get dressed and come out to the staff members handing bags to my freaking groomsmen. THIS IS THEM PROVIDING THE SIVLERWARE AND DISHES. But we are getting pressed on time so my people take care of me and help out. Mind you, this is their (Saras) set up. Should have been set up, already done before we got here. So we set up the tables, line up the silverware and assign the tables. Everyone is thirsty now, we bought lemonade and tea and..........no lemonade or tea. Fast forward past the ceremony and reception, clean up. Because of the earlier prepping, I thought we was in charged of clean up. I even asked the manager for bags and he asked me what for, to which I replied cleaning up and instead of saying my (Saras) team has this, he showed me where the bags were!!!! So we are cleaning up, bringing dishes to the kitchen (to which they don't even know where they want us to put it) and we run past time limit to which they were about to charge us but after hearing our complaints they said they wouldn't charge us for over staying. But no credit, for doing a lot of their work. /shrug Oh well read more

Had wedding here and guests stayed in every room. All are gorgeous, each with very distinct character. Bedding is new and of high quality cotton. Furniture in excellent condition. Bathrooms well maintained and from Cody but beautiful to downright opulent with stand-alone soaking tub and walk-in custom showers. Service is amazing. Event space decorates itself, there are very good onsite kitchen and bar facilities. Most of all Paulina the Manager attended to every request we had and was exceptionally gracious, giving us more than we asked for when she could. There are lots of rules she must enforce due to the neighborhood, law, and ownership of the location concerning quiet hours, acceptable use of the property and management of the rooms from the hotel side of the buisiness; she is firm on those. But she helped make the event a success. She helped our vendors set up and clean up, she gave us extra ice for free, she allowed us flexibility getting drinks & supplies in before and stored our items in a locked room. She even brought extra dessert to our room after the party. These and many other little services made our stay and event better than expected. read more

I stayed here for a wedding, my room was the Grande luxe it was amazing! the bridal suite was beautiful and had a private balcony. the venue for the wedding the BEUTIFUL! only needed centerpieces because the venue itself has a wonderful aesthetic. This was the BEST little place. We stayed in the Man Cave room and the bed was so comfy. The room smelled amazing, and was squeaky clean when we arrived. The lady serving breakfast was THE SWEETEST PERSON and the service was phenomenal. Food was tasty and the variety was awesome. Coffee, espresso, lattes, hot tea selection, yogurt, and snacks like nuts and crackers available at all times. I'm not a drinker but theres also wine available all times too. We have stayed at Sara's Inn several times and LOVE it. Excellent location, reasonable rates (especially compared to chain hotels!), beautiful decor, comfortable beds, very responsive HVAC, good water pressure/temperature. Things one can't take for granted anymore! Now I just can't wait for them to serve breakfast again... One work of caution is that the rooms ARE different sizes so just pay attention to what you're requesting and needing. For instance the Royal Damask room is quite small but there are larger ones! read more

We were looking for a place to set up our relatives for a death in the family. My Aunt and her daughter came down to support my dad and myself from the loss of my mother and wife of 52 years. They were treated with such care and respect it meant the world to us. They even took in the consideration of my cousin's breathing concerns and moved them to a different room downstairs. My fiancé and I had an extremely disappointing experience with the Belamour. I reached out to The Belamour in Mid-November about having our rehearsal dinner here this summer. John responded letting me know that I would have to check back on the availability once we are 6 months out but confirmed that the three-hour venue rental listed online is available (see image) for a rehearsal dinner but would have to end by 9PM unless we rented rooms in the main house. This was great. I reached back in January 2022, just 6 months before our event and Alexandra confirmed that I was in luck and the date was available, but the charge would be $1,500. I explained to Alexandra I had been given a price of $700 confirmed by John which I included on the same email chain. Alexandra responded, "the price must have changed". However, the changed price was not online or communicated. We explained this is over double the original quoted price from two months ago. In addition to the fact online it states three-hour venue have a base price of $700 and this is what John confirmed to me as well. Alexandra explained this is a "day-time" price and for events for only 30 people. I told Alexandra my email from John stated this is for up to 50 people. Alexandra said, no online it states these events are for 30 people (please see screenshots below of what is online). Even though the price and venue count was confirmed via email and is still listed online, the Belamour is unable to honor this price or offer any flexibility. The staffing seems very unaware/unapologetic and constantly changing their minds. I believe it is extremely unprofessional to quote me one price and then over double the price with absolutely no explanation or proof. I have attached online pricing and my email conversation below. My fiancé and I are both extremely disappointed and hope no one else has to deal with such unprofessional service. Especially, when we were excited about this venue and looking to book once we were 6 months out. This comes across as false advertising, disrespectful and unprofessional. This is the nicest place I have ever stayed!! I can't say enough - they let us arrive super late, and then extended our check out in the morning. They upgraded us from the room I reserved to their luxury suite - which let me tell you is LUXURY in every way. The property is gorgeous, attention has been paid to every detail. Everything is spotless. It's lovely and quiet, safe neighborhood, coffee shop 2 blocks away. The complimentary breakfast deserves an additional 5 stars. The dining room is GORGEOUS, everyone is so friendly, and the breakfast spread is unreal. 5 kinds of homemade muffins, fresh fruit, fancy coffee, tea, juice, anything you could want. Plus it comes with the sweetest older lady who will cook you anything you'd like off of the menu. What else - the bed was so comfortable, bathroom so gorgeous and clean...parking lot easy to find and so convenient. I couldn't recommend this place more. read more

Great for sleeping, not for weddings as the only problems I had on my big day were Sara's Inn staff related. Not setting up their chairs and then enlisted only one guy to set up 30 minutes before wedding. I want to express how terribly disappointed I am in the service we received during our big day. Firstly, Jessica was incredibly rude. She was snappy to anyone who approached her. For example: when I asked her which rooms were available so that we can assign them. She answered: "You don't know that? You're supposed to assign them." Then, I reminded her each room had a different name and style, and we didn't know which were available, and we offered the Queen Anne room and found it to be a storage room. Jessica said, "Ugh! I don't know let me call Alex. Alex was supposed to do this." When I asked for cake plates, Jessica said all supplies are in the kitchen and instructed me to look in there. So, I had to dig around in there. I spoke with Jessica, and she informed me her frustration was in part due to being charged with an event she did not coordinate and had no idea what was going on, and everyone is asking her questions she couldn't answer. She dismissed my guests when they engaged her. I was under the impression that Sara's Inn was in charge of the set-up and tear down of all chairs and tables. However, the ceremony room was not set up at 5:00 PM, so the bridal party had to set up the white folding chairs. We were told that Sara's Inn would set up the ceremony room. The lounge chairs were still in place. My stepdad had to ask for the folding chairs, so I am not sure the staff present was aware a wedding was occurring on that day. My bridal party and a few guests were stressed out and sweating, trying to shuffle to get chairs set-up and in place. The transition of the ceremony room to high top tables/sitting lounge also happened quite slowly, and there was no seating provided in the area as discussed. High tables and seats were to replace the ceremony folding chairs, this happened gradually, and by the time it was completed, it was almost time to end. In the reception area, we were missing an entire table and chairs set-up. There was no lemonade, water, and iced tea station as we discussed leaving the breakfast beverage station set up when we came in for rehearsal, and you stated that would work. The rooms proved challenging to assign without the names of the rooms we were to assign. We knew the Empress room and Le Petite Paris were not available; however, we gave out the Queen Anne room to discover that one unavailable as well. The toilet in the Grand Lux room needed service. The chef did not clear the plates when guests finished eating even though we were told: "Our chef will replenish the Brussel sprouts and rice on the buffet area, as needed. We will have the beverages (lemonade, iced tea, and water) set-up at a station for guests to help themselves to and will refill the dispensers, as needed. She will also clear plates when your guests are finished eating." So, I had to clear the tables of plates. I am sure I am leaving something out. I was quite overwhelmed with completing tasks left undone by your staff and underwhelmed by the service received. read more

This review is overdue, but better late then never!! My sweet neice got married!! I cannot believe she is old enough, I remember when she was a rosy-cheeked baby bouncing on her auntie's knee! In case you are wondering, she picked a good one. We stayed at this Inn when we came to Houston with some relatives. Sometimes it's good not to stay at Mom and Dad's, even if you're invited, you know?? This was the perfect place for us. It is a charming Victorian Inn with lovely staff and is super clean. It is also quiet despite being the middle of a big city. You do need a car to get around if you want to expand your sights beyond the inn, but there are shops and restaurants within walking distance which was hugely helpful and convenient. Also since we like to exercise we were pleased to discover a running track across the street. If you're an early-morning runner you can get back in time for a delicious breakfast, which comes with the price of the room, and is all-you-can-eat. (And that is a lot!!) We didn't need dinner recs since our family lives here but the owners were kind enough to suggest local restaurants. Overall, the rooms are well appointed, clean, and pretty, and it was a good trip. This is a nice place to stay in Houston. We miss Texas. Any day now, and we'll be back... see y'all again soon!! read more

Stayed here for a wedding and reception that was held here as well. This is a beautiful facility. They have the Victorian look but also some modern features such as our room's shower. Modern, walk-in shower with "rain" type shower head ( our room was the Floral Suite), very relaxing!! Our room, reception/ dining room was very clean! There was no dust under the bed, nor between the night stand, around picture frames, etc. (yes, I'm the type that inspects EVERYWHERE). I was impressed with the care and detail of the renovation of our room. From the wallpaper, paint, trim work was done so meticulously well. The Innkeeper that was there during our stay, Alex, was very hospitable. Getting ready for a wedding can be very hectic, but she was always around to answer our questions and offer guidance. I could tell that the newlyweds were appreciating of her as well. If not for the wedding being held here, I'm not sure I would have found this place on my own since I'm usually an 4-5 star hotel type. Sara's Bed & Breakfast Inn in the Heights was perfect for us. We booked on line, were able to access the facility and our room on our own with the code provided. Couldn't have been easier. The location was on the main drag, but the room was quiet enough, even though it was in the front on the first floor. We only stayed one night, but breakfast was very generous, and the attendant was a very charming lady who made it quite clear that there was no way we could eat enough to make her happy! The spread was plentiful, and yet she still offered to cook us up anything that we wanted hot. We picked it for the location since we had tickets to the Obsidian showing of Saucy Jack and the Space Vixens. Very happy with our choice! read more

Great place to stay when I'm in town working or visiting. It's safe, spotless, and walking distance to coffee, restaurants, yoga and shopping. There is a running track right across the street. They have different sizes of rooms and pricing. Breakfast is included as are the snacks and beverages in the afternoon. Free water bottles in the mini fridge. They don't allow pets or smoking so you won't have to worry about allergies. They have their own parking spaces included in the price. Their wifi is great and not an extra charge. My partner and I came back to town on a Sunday night and found that our air conditioner was broken (in the middle of the Texas heat!). We were a little past the regular check-in time but Connie was nice enough to accommodate us anyway. It was a short and sweet stay. The home and room were very clean, bed and linens comfortable, and I loved the brownies in the kitchen at night! Breakfast was a great value and the woman who cooked took care of our every need. This place is lovely. Average price will be $130 and up, but it's immaculate, homey, and even somewhat elegant. The breakast lady pushed no waffles (previous reviewer), but instead offered choices of Cajun scrambled eggs, spinach quiche, and homemade breads and rolls. The coffee may come from a European machine, but it's excellent coffee. The breakfast is worth $15 per person (although they'll charge you $10 if you bring in unregistered friends). It's true that the owners stay out of your way. We assumed that the room had no phone because most people carry their own nowadays. Easy to find on Heights Boulevard off the Katy Freeway and Highway 10. read more

This house is STUNNING! We got married 1/23/16 at a venue around the corner and decided to stay here for our pre and post wedding. We stayed in the Dallas room and we couldn't have been happier! The bed was so comfortable, and the tub was a wonderful luxury for our wedding weekend. The breakfast room had a wonderful spread (their coffee machine makes any Keurig look like a joke!), and the staff were very friendly and attentive. I also want to add that the late/self check in made everything SO easy for us. It was so nice having check-in instructions via email, arriving, and getting settled in after a long day of wedding prep. No fuss at a front desk, just come on in, and make yourself at home. Sara's is an elegant Victorian B&B in the historic Heights section of Houston. It is the very picture of what you would expect from a top-tier establishment. We spent 4 days here for a family event and thoroughly enjoyed our stay. We stayed in the Allston Room, which is a suite including a bedroom, sitting room, bath, and private (large) balcony. The location is walking distance to some very nice restaurants and shops. The Heights is a beautiful neighborhood full of pre-war architecture. But it *is* Houston, which means things are still spread out and you will need a car. Luckily, parking at Sara's is ample. I will stay here again, next time I visit my brother. This is a really lovely place to stay. The house is beautiful! My bed was SO comfortable. It's walking distance to 19th Street, with all its shops and restaurants, which I really enjoyed. And if you walk in the other direction, there's a great, large antique store. Wine and brownies are always available in the kitchen (BIG plus!), and the breakfast is abundant and delicious. (Try the grits.) I highly recommend Sara's; it feels like a home away from home. read more
