I have since learned that one of my beams is actually in contact with the ground and misaligned with an adjacent beam. None of this was noted in the engineering report. Overall I'm extremely unsatisfied with this service. A critical (and costly) detail was missing from this report and I couldn't even get an answer as to whether or not he noticed it during his inspection. I called back to ask about this and still do not know whether or not that beam is supported by pier pads or by the ground with which it is in contact. I would expect at least that amount of detail in a structural engineering report.

Third floor condo - we ordered all, they bought everything up three flights of steps ( 950 square feet) - after carpet was up they noted flooring was off, and LV was not an option unless floor floated. We opted for carpet. They hauled all of the LV back down three flights. Zero complaints. Happy to do whatever was in our best interest! I get it, delays can happen. However, two things are unforgiveable: 1) there has been so much wasted time - weeks have gone by with zero progress being made on the project, where some things could've been handled while waiting for inspections on other things. 2) I have to constantly seek out explanations for delays and status updates rather than Armada being forthright and communicative on their own.

Shortly after the deck was completed, we had a torrential rainstorm. I looked under the deck - it was a dry as toast. The water just beads up - which means that the surface is hydrophobic and it should stay that way for decades to come. The steps are made of Trex and it has grooves that go cross wise. This makes it hard to slip on the stairs, but easy to clean them.
