I ended up doing everything that a listing agent should do including hiring and paying for a real estate photographer, writing up my own marketing material, showing my property to potential buyers, negotiating the sale, reviewing and signing all legal contracts etc. By the time Cheryl returned from her vacation the deal was complete. I fully anticipated that she would be apologetic for being unavailable and reduce her commission for providing virtually no service under our listing contract. However, she was very defiant with a sense of entitlement reminding me that I was trapped in a signed contract. So I paid her full commission, but will never ever use her or her disrepute broker.
