I contacted my agent in IL and she connected me with Franzi Rothe. Franzi called me on the phone and within hours had 6 houses for me to look at. Franzi is very kind, unassuming, down to earth and approachable person. She was patient with the ignorance that I, as an out of state home buyer, brought to the table and explained everything I asked in as much detail as I required. Franzi took me exploring houses from one end of Arizona to the other for what seemed like endless evenings and weekends! She was incredibly responsive throughout the entire process - new listings, follow-ups on offers made, strategies for getting my dream home. In the end I looked at 60+ houses - There were a few times that I became exhausted and when I looked at houses I seemed to have changed my overarching vision. Though Franzi made it clear this was my decision and she'd support me in whatever choice I made, she pointed out in more than one instance that maybe the houses I wanted to look at might be shifting away from my vision. While many Realtors would probably jump at the chance to get a good deal and move on with other clients, but not Franzi. She became my friend through my house hunting adventure. Because of her extensive knowledge and honesty, I completely trusted Franzi through our four month journey together navigating the Arizona real estate market with my best interests in mind. She was like my personal advisor and went out of her way to research homes that would fit my criteria and budget, prepared comparable market pricing analysis and gave me valuable advice to help me buy a home in an extremely competitive market. Franzi was always extremely responsive, thorough, and prepared multiple offers for me in a short amount of time. Franzi goes out of her way to help a client. For example, when I inquired about a particular property, she decided to go the extra mile and not only call the listing agent to get more info, but she went the property to check it out for me. I didn't ask her to, but she decided to do that for me. Also have to note her honesty (that's what won me over especially). She was upfront in disclosing the pros and potential cons of particular properties. It's indicative of her genuine interest in helping guide the client in the right direction and not in just making a quick sale. I made a quick decision that I wanted to place an offer on a home, and she worked quickly to put together a very competitive offer while on vacation with her family. We were exchanging emails and texts into the late hours of the evening! There were competing offers and mine was accepted and well-within my budget. She also coordinated home inspections, reviewed the findings and provided good advice. She has an in depth understanding of the legal terms & conditions within each contract and educated me on the whole process from submitting an offer, loan application and closing through escrow. I recommend Franzi to anyone who is looking for a knowledgeable, full service, and personal approach to the home buying process without the high pressure of other companies. If you want a Real Estate person that takes the part of a personal friend, I recommend entrusting Franzi Rothe with the biggest financial decision of your life. I did and I have my dream house thanks to every "T" being crossed and "I" dotted. She won't disappoint. Thank you Franzi -You are the BEST!!

    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

I had chosen 3 realtors to look at, and Kris had the most sparkling revues by far, so it was an easy choice. Well, she didn't disappoint. She came to my house and took a tour through it and said "You have a beautiful home, I don't think we'll have any trouble selling it." Mind you, it was during the time of high mortgage interest rates, and I was concerned that the house would lanquish on the marker for weeks if not months. I needn't have worried. Kris worked her magic, and I was able to sell my house for a very nice "chunk of change", thanks to Kris. I give her 5 stars!!

One of our biggest challenges we faced was the responsibility to sell the family home. We live in Northern Arizona, and our parents home was in the West Valley ( Westbrook Village) Jen Johansen was recommended by our neighbor who knew Jen. From the first phone call though the process of so many questions and concerns, Jen was always available to answer our calls. Jen worked with the company we had hired to do an Estate Sale, going as far as listing the estate sell on her Home Smart Page to help with the advertising. Jen and one of her friends went over after the sell, and cleaned and staged the home with the furniture items that were still there. Fresh Flowers greeted each potential home buyer. Jen guided us with multiple offers, helping us make the best choice. Jen is a professional, and looks out for her clients in multiple ways. Jen is a kind, and caring person. She went as far to find out how many grandchildren our folks had? Strange question we thought, but at Christmas came beautiful gifts wrapped for each grandchild with a book she hade made with photographs of our Fathers Art Work. Not a dry eye on that Christmas Morning. We highly recommend this special lady- Thankful clients in Northern Arizona.

My wife and I were looking to buy a rental property from out of state and Tiffany was prompt in getting back to me (always a great first start), we chatted with a couple agents but Tiff was easy to talk to and had a few strategies we liked out of the gate. And she was an ASU grad so bonus points! We narrowed in on a budget, cities, and showing strategy (we bought sight unseen due to how competitive it is right now so coming to view each property didnt make sense) so virtual tours were key. We put trust in her to look at the house, point out any red flags and give offer advise. She even talked us away from one house we wanted to offer on which is good in my opinion, that's why you hire someone with industry experience, so we really appreciated that it wasn't just ablut closing a deal. We had specific requirements so after looking for about a month, she ended up finding us a beautiful house in Tempe before it hit the market and negotiated with the seller to work out a deal. We 100% would not have got that house if it wasn't for her and may still be looking today. We're very happy, and finally met her in person on inspection day. We've since closed on the house and once we're in the market again she will be my first call. Joe and Lauryn P.s. the rest of her team is great to work with too, we met Tracy and Bridget.
