The property I moved into was not cleaned at all. There were still pubic hair in one of the showers from previous tenant. There were holes is the wall, and they didn't paint at all. The unit smells like pet urine, but was told pets weren't allowed. I'd love to ask the people who work from MLPM, would you move into a place in such poor shape!? Plus I was made to sign a 1 year lease, before I was allowed to do the final walkthrough. Anyone thinking of using this company to find a place, use caution. I was lied to about the carpet being cleaned as well. Overall experience would be a zero star, but I was forced to pick one to write a review. read more

I wish I could rate zero stars. This company treats their tenants as if they are the worse possible renter from the word go. They don't take care of the tenants at all. They only care about the owner of the home. We cared for the home we rented as it was our pride and joy. We paid the rent a week before it was ever due. Never missed a payment ever! They left us in the cold because they couldn't be bothered with fixing the second source of heat during the PGE outages. Left us in the cold for days. According to the contract NO HEAT doesn't constitute an emergency! It was 40 degrees in the house! The office staff is rude and disrespectful. I believe they re rented without fixing any issues and a dismantled wood stove that appears to be okay. I feel sorry for the current renters. They will go to start a fire and flood the house with smoke. Then the property manager will hold them responsible. I can't really express how disappointed and frustrated that this kind of behavior is allowed in any business. Worst of the worst property management company. I will be sure to tell everyone I hear is looking to rent a home to avoid this company at all costs. Don't be a good renter from these people. Because they WILL NOT support you. Worst company I've ever dealt with. They lie to you. They rip you off. Kept my $3,000.00 deposit for repairs that were clearly noted as needed on the movein walkthrough. Failed to contact me and denied my legal right to be present at walkthrough. Failed to make repairs over a 2 year lease period. My mother and I had been consistent on check in with the progress of our application and they decided to let us know the day the give the rental away that they didn't have all of our applications complete. It's a shame that they change you $100.00 an hour to do handyman work that should only be $25 to $35. After 2 years of them handling my property I terminated their service. If you work hard for your money and value your time, DO NOT do business with this property (mis)management place. I have called 7 times over the last year and each time I get the runaround message that the owner, Tracy, is out of the office or not in today. That's 7 times I have left a messages with a phone number and never received a call back from her. It is only when I go into this establishment that I can talk to anyone. They will get you into a place - but what they don't disclose to you is they DO NOT manage all properties. Meaning you will pay your deposit to them, but if you need anything after that - it is the landlord that is the "Manager of the property". I was absolutely appalled by this and consulted a local reputable legal source and this is ILLEGAL. Their name is on the lease, and yet they won't step up when a problem or issue arises. I have talked to the girl in the front office (12:00 straight ahead view when you walk in) and she has always been rude, and her infamous response is "sorry you feel that way" when I have approached them about multiple issues. This place is such a mismanaged joke of a business that is shady and will never follow through. My point of writing this review is not to get back at them - but to help hardworking people and families like yours stay out of negative situations. Case in point - we all work too hard to deal with this un-needed stress! There are many public records of this company and their court appearances available to view online. Very sad this place is still taking advantage of people in Tuolumne County. Even my landlord said this place is "inefficient and unstable" and wont do business with them again. Please read all reviews and inform yourself before making any decision about a place. Using this company only empowers them and negatively impacts all the people of Tuolumne County. We hired Motherlode Property Management for tenant placement. They were extremely professional and they were current with all of the tenant and lease regulations in California. Their lease and addendums fully covered CA law and they provided a DVD of photos of our rental property. I highly recommend Motherlode compared to the other property management companies that we experienced in the past. read more

Her immediate response was " I do not have it in me to help you, you're the 5th person to call me this morning. Sorry but I'm not doing anything at this moment." 0 STARS!! Day 1 when I started to unpack in the kitchen is when I called to complain! They ignored my calls and we're NOT helping me until I sent an email with pics of cockroach filth and dates and told them I would be turning them into health department if they did not do something to help me. I had to contact the owner to get help getting out of my lease because the prop management said they couldn't " get ahold of her"!! The owner was more helpful then the prop management and told us she had asked them to let us go day 1 when we started complaining of the problem! It was horrible working with them and I would never recommend them. read more

I would be interested to know which Mother Lode employee put up the five star review. I am echoing the tenant who put ZERO STARS. Other than the agent who showed us the apartments available, the rest of Mother Lode Property Management were difficult to work with from the first day. Calls go unanswered or the response is, "I don't know." You are treated like they are doing you a major favor by letting you rent one of their properties. The carpet had crusty spots on it when we came in that took several hours of applying carpet cleaner, sponge up, wet, sponge up, etc until the crust was gone. My wife and I are mature professionals and they add insult to injury with a lease clause that says not only do you need to have the carpet cleaned as part of the move out checklist, it has to be done by a truck mounted professional whether it needs it or not! I have no problem with an expectation the apartment is clean as I leave. A truck mounted cleaner is a total waste of money. I wonder who is getting the kickback from that clause. There were many little things that were not so egregious. For example, the oven did not work right. Mother Lode sent a person to look into it. To make it work they duct taped a "broil" note over the oven's "preheat" setting, an "off" note over 150 degrees, etc. A few little things are fine, that happens in the best of places. However, when it comes to many small problems it becomes an unpleasant rental experience. Any professional looking for a place to rent will want to avoid this rental agency. For that matter, ANY normal, hard working adults should avoid the agency. If any property owners are looking for someone to manage their place(s) there has to be better agencies out there. We have not rented a home in several years. We went to MLPM hoping to avoid issues with a rental home. When we went to view the property we were told that the fireplace was in working order and some areas on the grounds were to be shared with a caretaker on the property, but the garage was for our sole use. We were later told by MLPM that the person showing the property should not have told us this because he doesn't actually work for MLPM he just shows the properties as a favor. A person acting on their behalf should have the correct information, the fireplace has not worked in about 30 years and the garage is shared space. On the day of move in I found out that the house had sat empty for 8 or 9 years. The home owners who live out of state came and removed the furniture and did some cleaning but their time was limited. I found out that MLPM told the homeowners that we were in a rush to get into the home and we were told that the homeowners were in a hurry to rent it. Neither fact was true. MLPM later realized that the property was not ready to move in and apologized for the issues and did send a housekeeper to assist with the deep cleaning. However this would not have been necessary if they had bothered to go out and check the property prior to renting it. They did not come and inspect the property until 6 days after we moved in. If MLPM had bothered to come and inspect the property the issues that came up could have been addressed with the homeowners. What ended up happening is MLPM ended up creating animosity between the homeowners and us. We LOVE this house and are getting along fine with the homeowners now that we have been fired by Mother Lode Property Management (Mismanagement). read more
